Okay, uh, today, um, I also do property management as well. We're gonna go serve a 15-day notice to pay or quit. They've recently changed these. It used to be 3-day notice to pay or quit. Obviously, we're at 15 days to pay or quit. There's also another COVID form that is attached to this and gives them some options, uh, You know, to, to get some money from the government or whatever to pay. But anyway, this person has not paid since the first of the month. We're at number— let's see, what are we? The 13th here today. And normally it's not a big concern to me, but he was really late last month. So now it makes it a concern and an urgency that what's going on? I've Sent him numerous calls, numerous texts, numerous emails. It seems that he's fallen off the face of the earth, and so to protect not only myself but my client, we're going to serve this 15-day notice. Okay. I like to do this up front before I get my eviction attorney involved. Once I serve this on him and, and either leave it at the door or Or talk to them at the door, which is where we're going next. I go through that process, and if that doesn't work, then I refer this to my eviction attorney and get a little bit more serious and actually drag them into court. Okay, so here we go. Let's go. Okay, we're here at my tenant's property to serve the 15-day notice, and I just wanted to go over what's called proof of service. So There's 3 ways you can do this: by personally delivering, which is what we're doing, a copy to him; by leaving the notice at the, at the door, at the resident's door, and then after that we mail him a copy; or by posting it at the property itself and then mailing a copy. So one of those 3 ways. So I'm either gonna talk to him in person or just leave it at the door, post it there, and then send him a text that he's been served, and then follow up that with a mailing for the, for the proof of service. Okay? Thank you. Who's there? No answer at the door. I'm trying to call him now. No answer. So I'll just text him with the notice I left and And then we'll go, go from there. Hopefully he responds. If not, then I have to take this up to the next level. So
