A builder explains when to stop selling yourself and start recruiting. He was making $30k monthly selling directly, but realized giving leads to agents and building a team doubled his earnings to $150k within six months. The math: he kept only $0.60 on the dollar after distributing leads, so recruiting more people to work those leads made more money than doing the work himself.

At what point do you think like a builder should stop producing personal, if ever? For me, I think you'll know when it's time because you'll figure out that selling is actually more expensive. Right. There was a point when I was selling, for me to make $1,000, call it, I'd miss fucking 8 phone calls from agents in the houses trying to sell. Like, not dipshits, like I want to— like people like, yo, I'm sitting with Bob and I'm stuck, you know what I'm saying? And I'm like, all right, well, if I take the leads and give them to you when I got 40 points, that means I'm only getting $0.60 on the dollar when I sell it. But then if I do that I do that and I work with 2 more people, now I'm break-even. Like, to me it was a no-brainer. I was selling like $30 grand a month when I start— when I knew it was coming, and I was probably making $80, right? And I'm like, well, I can make up another $30 if I just shift a few things around, you know what I mean? I give the leads away, that's going to get me 20 more by heart, you know what I mean? I did, and I'm like— and within fucking 6 months, dude, I was making $150 grand without selling.
