Instead of spreading $1,000 weekly across ads, front-load $3,000 upfront: $2,000 for fresh leads and $1,000 for aged ones. This creates a surge that keeps your pipeline full and conversations flowing, rather than scrambling for leads day to day.

I hear a lot of people talk about leads, and I know people that have success with every lead type. I'm more like a lead's a lead kind of guy, but lead flow, I think people mess up really bad. So I had this, this guy Tyler come to me recently and he goes, hey man, what's the best lead? Let me ask you a question. I want to give you a feeling and I want you to tell me what feeling you want first before I help you with leads. I said, I've seen two different things in the business. I see some agents always kind of scraping and clawing for the next lead to call. They don't know when the next leads are coming in or if the lead order's gonna fill fast enough, or you know what I mean? They always feel like, dang, I don't have enough people to call. Then there's a Second feeling, and this is the feeling I like. Any y'all have like so many leads you don't think you can keep up? I have so many people to call. I don't know how early I can start and how late I can go. There's so many people to call. Those are the two. I don't know of any other feelings. People are either clawing or people have enough. So I said, Tyler, which one of these feelings do you want? He was like, I don't want the first one. I go, cool. My recommendation is why don't you front load it? Because if you spend $1,000 a week and you get 100 leads a week spread out over 7 days, it's only 15 a day spread out over 24 hours. You get a lead at 8, then you get one at 9:37. then you go on a 10:42, then you go on 11:17, and you can't really work in between. Now, if you front load it and instead of $1,000 a week, I'm like, Tyler, if you spend $3,000 up front, put $2,000 in a new lead flow, and then you take $1,000, you buy a bunch of age leads. Day 1, when you're ready to go, you got more people than you know what to do with, right? So the flow of leads is most important to me to keep people talking to clients.
