Fixing Your Sales Process - Private Consultation

Private consultation (Khari Harper advising a short-term rental/cleaning business owner) focused on fixing an ineffective outreach-only sales process. Main recommendations: stop manual scraping/outreach as a primary channel, run Facebook ads targeting lower-cost international markets to acquire cheap leads, create sales assets (YouTube videos, reels, VSL) that answer common rebuttals, and build an automated funnel (ad → VSL landing page → application → sales call → confirmation page + pre-call content and follow-up). Operational notes include using part-time VAs for non-core tasks, keeping messaging consistent across assets, translating ads for other languages/markets, and hiring experienced ad/copy professionals. Khari also described his services and pricing for buildouts.

How are you acquiring customers right now?
Facebook groups. A lot of cold. Like, I'm literally just scraping Facebook groups for people who are listing or they, like, they'll say, hey, here's my Airbnb, and then I'll just pitch them or just replying and responding to people in groups. Really?
Would you like some insight on how I would do it?
Absolutely, yes.
So the way you're going about it is not wrong. It's how most people would go about it. But I think that your funnel is set up incorrectly.
Okay.
If your target audience is outside the United States, one, you should be running Facebook ads and acquiring leads for like $2 a lead.
Okay.
I have friends in Colombia. They run ads in Colombia. They acquire customers on high ticket products for like 60 bucks because they run ads in Colombia.
Really? Okay.
Only our markets are expensive in Facebook ads. 2. Okay, there. There needs to be some sort of. All right, so let's. That's just Facebook ads. Two, there's no reason why there's not at least three, four, five videos educating me on YouTube about my exact process, aka sales assets.
Yep.
Plus 30 reels. That answers every single rebuttal that they may have already there. And once you have that type of content, AKA sales assets, now you turn the ads on and you begin the education process. Hey, you want to learn how to make more money with that extra home you have? Do you have a home on Airbnb X, Y and Z? You know how it. Now you're funneling them through to your vsl. VSL is written out. Now they're just applying to learn more. Pull out an application. Then after application, book a call. And now you're getting more. And you could be more aggressive because you could spend more because it cost you less doing outreach. It's just, It's. It's a numbers game that nobody needs to play. If you can just go spend $25 a day because you're targeting places like Guyana and things like that where nobody's running ads at all. So you will just overnight. Exactly. Like, you're. You're taking such a long route. I agree to an end goal. When you could just spend 500 bucks a month.
Great. Yeah, I agree. I agree. I. I'm just not. Ads and things like that. Not my forte, but necessary. Like, I've been listening to this girl almost every day about YouTube videos. The importance of that. Like, I'm like the one stop shop right now, which kind of is a good and bad thing. I mean, I've been trying to keep it out to save money. Because I'm not like, I'm not making tons of it, but I'm making enough to sustain my life and do what I need to do. And I haven't really thought about deploying and you know, getting maybe like a VA or something. Like, do you have VAs? I'm assuming you opt. I know you absolutely have VAs. Are you doing most of it or.
No, I do everything because. Well, I only, I only work with like high to get clients. So it's not like.
Right.
A million things happening. So.
Right.
I do have a part time VA that I use. Pretty cool. But it's more so just like for things I don't want to be bothered with, like rebuilding landing pages and stuff like that.
How important do you find or how valuable do you find branding pages are though?
They're everything your entire sales process is dependent upon. You need to have the sales process down. Like if you don't have that built out, you're going, this is going to be a struggle.
Yeah, it is, it is. It is.
Like you not running ads. Like, no one wants a business that sustains their life. That's. That's madness. You could just work a job at that point and have a lot less headaches. You gotta run ads. You have to build out the back end systems. Like I'm actually dropping a YouTube video about this today, but I'll show you. I'll get, I'll bring you into my computer really quickly. Hold on.
Yeah, yeah.
What's it called? Lucid.
So your main business right now is the cleaning business?
No, so I actually, I sold the cleaning coaching. Yeah, so I sold the cleaning business three days ago. So we finally like closed on it. That was. When I talk about. Thank you. Like when I talk about it, I be. I get tired. It is, it really is. But no. So I build sales processes for people, for companies. So they're usually like doing like 50k a month, something like that. And then. All right, let me see. Why is this thing so blurry? I want to be able to show.
You.
Exactly what a sales funnel should look like. I'm going to share this page. Even though it's blurry, I don't know why. Maybe it's just my computer. All right, so this is what the actual framework looks like. Right. Let me zoom in a little bit. Maybe it wasn't blurting. I was just zooming too far out. YouTube shorts, LinkedIn, Facebook post, TikTok. You're supposed to build content on each of these platforms wherever your ideal client lives.
Right.
Once you do that, whatever is performing organically, you're just going to turn that into a Facebook ad. How do you run? And it's like when I say turn into a Facebook ad, let's just say you're, you gonna, you had a video that went like semi viral, whatever. 2030, 000 views, a hundred thousand, whatever. It just has consistent motion. Now you just turn that same video into a thing.
Okay.
Literally campaign one campaign ad set, open targeting. You don't need to do any like crazy targeting and then create three different ads. So we boom, boom, boom. These, once they click on the ad, it's just going to go to a landing page with a vsl and at the bottom of the VSL there's going to be a button to fill out an application. So like this is somebody I built out there as they're starting a coaching program and their videos here, I wrote down, I wrote out the script for them and then they have the jump start call here. The call is really simple. It's a sales call. Once they book a call, they get redirected to the confirmation page. Confirmation page is simple. It's you just talking. Hey, thank you for booking a call. This is what's going to be happening on the call. We're going to go over X, Y and Z. Also what I need you to do moving forward below, there's going to be two links that I want you to look at. I mean there's going to be two sections. One is going to be a bunch of videos that will answer any question that you may have before the call. And beneath that there's going to be an FAQ section. With that FAQ section, I want you to review all that because if you can do all this right now, it's going to save us 20 minutes on the call so we could just focus on the important thing which is how you make money from this program.
Oh, okay.
And then whatever.
And then it goes through the faq. Yeah, exactly.
This is the same page. And then pre sale call, you just send them mad emails. And then you also want to call the lead. Just do a little discovery. Hey, got your application, blah blah blah. Everything looked good. Just make sure you do the homework. Looking forward to our call. I'll see you this day. This is literally the system every single time, obviously building it out. It's a little bit easier said than done. I mean it's harder. I mean it's, it's. Yeah, it's easier said than done. But yeah, YouTube would should be your go to like 110%. Because right now, like, you're doing this thing where you're playing the game of outreach. If you, you have to look at it as a casino. Right. Like, why would you go play the game where. Let's just say you could bet on a thousand numbers, right?
Yep. Yeah.
But then you have a table where you can only bet, where you could bet on 10 numbers. I would be the one with that. Where I could bet on 10 numbers because I have probability.
Yeah, yeah.
You're playing a volume game. That doesn't make sense. And you're probably still spending the same amount of money if you were to run ads. And the craziest part about it is I wouldn't know. If you didn't have the ad budget, I would understand. But the thing is, you're running ads outside of the US and in second and third world countries, in developing countries, your cost per lead was going to be insanely cheap.
Crazy. Now that you put it into perspective like that. Like, for sure, for sure. Because I was like, I looked at it for the States and I was like, what the. It's a lot of money for that. But okay, I see your. Regarding, you know, the low income market.
Yeah, that's. It's the play that everyone runs. And then on top of it, once you see it working like that, just go translate the ads into Spanish and then just go hire somebody to do the VSL and everything and translate into Spanish and just pay them a hundred bucks to just read the script.
Yep.
Or whatever they're going to charge. And then boom, now you're able to target all of these markets. The sales process doesn't change and then you just eventually hire a Spanish salesperson.
Yeah, yeah. All these properties.
Yeah. But most of the time these people are going to speak English anyway. If they have a property that, the investment property X, Y and Z and they want to put it on these platforms, they're going to know in English. They have to.
Yeah, you're right.
So, but that's the, that's great.
Like, in summary, I need to take myself away from the sales process and completely automate it and get onto the platforms that are high. Converting Facebook's been my spot. It's been my spot for years. But I haven't. Like, LinkedIn might be valuable too. I haven't really looked into it, to be honest with you.
Like, do what works. Just run ads.
Yeah, I agree. And YouTube. I, I've been listening to the importance of YouTube. Like, I don't even. This is the thing I'M not really a video person too. Like, I'm more like behind the scenes. I hate. Not that I hate. I would rather be on the back end of things than be on the front end. But somebody's got to do it.
Exactly. Somebody has to do it. And you're that person. Because if you don't do it, someone's going to come into your market and just. Just violate everything. There's going to take everything.
Yeah, yeah. No, I can't let that happen. I can't. Yeah. And we're too hard for it to be that. To be that easy, to give it away to somebody else.
Easy thing. It literally is that easy. Like, I could probably go into your market right now and I could probably get five new clients and, like, less.
Just from what you're doing. From what you're doing. Yeah.
Like. Like you. You have a blue ocean market. You're not using the right strategy. And I'm telling you this because I mess. When I was doing coaching for cleaning, I was the first one. Like, I was making so much money and it was like, yeah, you need to run ads. Run ads. I was like, bro, I'm not.
Yeah.
As I could just make a Facebook post or a LinkedIn post and get money two years later.
Yeah, I understand. So I have to do this to sustain my funnel.
Yeah. And it's like, if you don't have a funnel, like, you'll never be able to properly scale a business anyway. It's impossible.
That's the stuff that I don't know about. I've done everything else. I've always been in sales, so I thought it would be easier this way to just do it my way. But I'm learning very quickly that that's becoming obsolete and not sustainable.
Not at all. It's going to leave you on a financial roller coaster. And nobody wants to live like that.
No, definitely not.
Yeah. It's like, there's no point of operating a business, as you said. Like, I will never in my life ever again operate a business just to sustain my life. I want to operate.
Yeah.
To be rich.
In fact, that's 100. Like, my goal is to make like 10 5amonth. If more, if not more. 10 5amonth. And I've done it before. Like, I've done it before. So I know that it's 100 doable. But like you said, I slipped back when my systems weren't in place and went chaotic. So I'm going to take everything that you taught me here and I'm going to put it into play. And then what should I do for you? Okay, I'm going to create like my own testimonial for you and I'll do a test, like maybe in the next 30 to 60 days, see what the difference is. Once I've implemented, I'll be like, Kari. How do I pronounce your name? Kyrie. Okay. Kyrie taught me how to do it.
That's all it is. It's this stuff.
No, it's not. It doesn't sound difficult. It's just a matter of time. And I'm going to be in Guyana for like three, four weeks and that's like the most. You don't. There's not a lot going on down there. I mean, there is, but for me, like, you know, when you're isolated and you're away from friends, you're away from everything, you're just kind of like laser focused. That's kind of what's going to happen over the next four weeks.
So when do you leave?
Monday.
Yeah, okay.
Yeah, yeah, Monday. And then, you know, I'm gonna definitely use my good friend Chat DVP to see if we can work out some ad content and some ideas as to what I'm gonna do. But I have a pretty good sense as to what I could teach them. Yeah. And how I can make this work.
Every video needs to be a. Is every. Is a sales process. Like every single video you make is just. You're just answering questions and showing them your knowledge on your sales process and how it benefits them. Like you don't even want to teach them anything. So to say. Like, when I make this, this video about the only, only sales funnel you need. This all leads up to a sale eventually of some sort of course.
So, yeah, because they're gonna need you at some point.
That's all it is. So you're really just like educating them. You're not reinventing the wheel. You've already had these conversations with these people hundreds of times. Whatever. Write down like your top five top 10 common rebuttals and just make YouTube videos about it. Here are the top three questions people have when they want to get into air.
Yeah.
Full blueprint. Full guide on how to start a short term rental company. Yeah. 2025 blueprint.
Okay.
And YouTube, what it does, is it like organically? It will organically push the right people to your page.
Interesting, because that was my other question. It's like, I mean, I think this market for what I'm looking to do and what you're suggesting is quite pretty Fascinated, like there's so many people are like, hey, do you want to open up your own Airbnb company? There's this one guy, Sean, Airbnb, automated, like he runs it. You've been around for years, since the beginning, since 2018, I think he's dominated that. But so are you saying that there's still always going to be someone who will be interested in looking?
Of course there is, but that's why you need to have ads, because ads are just going to redirect people to you if what you say in the VSL is valuable information and they book a call with you or whatever, and you have follow up systems built out on the back end where you're pushing the YouTube videos to them.
Right?
Hey, just release this video. X. Yeah, okay. Nobody's teaching anything new. It's just who do they choose to listen to? That's the only thing that we're so. Okay, that's the name of the game. It's very simple. If you ever. You want me to build it out for you, I can. But overall, yeah. Think you can do it yourself? I. I do highly believe you need to hire somebody for ads and landing pages. Don't. If you haven't done it before, don't waste the money. Just, just pay somebody.
No, no, no, no. Get somebody to. Upwork or whatever, right?
So, okay, for, for ads, don't hire a professional. When you're at that point, reach out to me, let me know there. But don't hire someone from Fiverr, someone that knows ads. Don't just use someone that's gonna, you're gonna pay them and they're just gonna use chat GPT and cook up whatever. You need someone who understands the frameworks of copywriting advertising. Because all messaging must be consistent when you're running ads. This is why people's ads fail. And the way I build my ads are actually different. I start from the back forward, meaning the confirmation page on the. I build that out first. Then I build out my VSL and the messaging on the landing page. Then I build out the Facebook ad because now I can make sure all messaging is consistent.
I get it. I get it. So start from the back to the front.
And most people don't know that and they don't do it. Like, why are my ads performing? And then I always look at it. I'm like, bro, the inconsistency in your messaging subconscious. We see the inconsistencies even if we don't see them.
Like, okay, I'll see you do this. I'm seeing you do this, it has to be consistent all the way through. Yeah. To condition the mind of the customer. I understand. Going high ticket. We're not there yet. But what are. Like, what do you charge? What's your fee? Like, what do you do?
It all varies. Depends on the build out. And it really depends on like the revenue of the company in reality. So if you're. When you're like at 50k 30, 40, 50k mark, I charge $7,000 for the build out. When you're less than 10k, it's actually $1,500. It's anywhere from 1500. And if we're going to also create the landing pages, that's an extra 500. So basically 2K. And what we do is we build up your Facebook ads, your landing pages, we write out your VSL scripts, and then we make sure we write out all the messaging on the landing pages and we tell you what videos to record for like all the.
Okay.
And we get that done in seven days.
Really? Seven days? Okay.
I mean, yeah, I don't, you know, I know this stuff like the back of my hand. So like I had. So I see.
Like, I'm gonna try to do it. Let me, let me try to test it. But I mean, I've been watching your for a long time and I know what you could do. So I'm not even doubting what you can do. I just never put a budget aside for this. But I could see the value because I know I'll probably make that back pretty quick. Yeah.
You're just missing lead flow. And educating your clients like it's. The offer that you have is not a very difficult offer. There's not a lot of friction to it. You just don't have enough people being pushed through a pipeline and being educated. Then you're left trying to do everything. Like, when I was running the cleaning business, the operations of managing cleanings alone was crazy.
Yeah. Yeah. 100%. Yeah. So, yeah, I know that you just.
Need more of an automated funnel that's pushing customers. Everything's already built up for you. And then you're going to see just how quickly you're going to scale because you're actually going to be talking to people who went through a sequence of events before they even got to you.
Yeah, they already qualified before they got to me. Yeah. Okay. Okay, I got it. I got it. Thank you so much. I know it's been a while. You gave me a lot of your time and I sincerely appreciate it. And as I said, I'm going to implement it. And once I see it moving, I know it's going to work. So I'm not even. I just have to put in the work now, and then I'll do my testimonial for you. But I really appreciate you taking the time to talk to me.
Absolutely. It was a pleasure talking to you.
Yeah, you too. We'll keep in touch, okay?
Absolutely. I'll talk to you later.
Okay, take care. All right, bye.
