Go Beyond: Real Estate Investing with Kim Lisa Taylor & Vinki Loomba

In this two‑hour Raise Capital Legally podcast episode, co‑host Krisha Young interviews attorney‑founder Kim Lisa Taylor and event co‑creator Vinki Loomba about their upcoming Go Beyond Multifamily Summit (June 6‑7 2025, virtual). The conversation covers the original spark that led to the summit, the need to look beyond traditional multifamily investing, and a catalog of alternative real‑estate asset classes (mobile‑home parks, RV parks, marinas, vineyards, car washes, medical offices, self‑storage, industrial, oil & gas, triple‑net, development, etc.). They discuss the mindset shift from single‑asset focus to diversified portfolios, how capital‑raising skills transfer across asset classes, and the value of networking, mentorship, and AI tools. The hosts detail event logistics: free tickets, a $97 VIP pass with recordings and raffle prizes (e.g., $500 off commercial underwriting, $2,500 Capital Raising Mastermind, $3,000 CRE Pro), 50+ speakers, breakout sessions, and post‑event community (WhatsApp group). Kim shares her two books on legal capital raising and a forthcoming Go Beyond Multifamily book, while Vinki describes her background, nonprofit work, and investment approach. The episode ends with a Q&A on AI in capital raising and how newcomers can leverage experienced teams.

So, in this inspiring episode, Kim Lisa Taylor sits down with fellow Summit co-creator, Vinky Loomba to share the vision behind the Go Beyond Multifamily Summit. More than just another real estate event, this summit represents bold new direction, one that challenges the status quo and opens doors to wealth-building strategies beyond traditional multifamily investing. Kim and Vinky reveal what this event means to them personally, why they felt called to launch now, and how it reflects deeper mission to empower others to grow, diversify, and build legacy wealth. If you're feeling boxed in by the usual real estate routes, this conversation will expand your perspective and show you what's possible when you go beyond. Hello, ladies.
How are you? Great. Hey, thanks, Krisha.
Welcome. Welcome.
Hi, Pinky.
Thank you so much for having me on. Oh my God, this is so exciting.
Well, I'm going to be the interviewer here and interview both of you. And first of all, I just want to say it's such a pleasure for me personally being able to work alongside 2 really amazing businesswomen such as yourselves. And I love the origin story, how this came, how this event came about. And really it's just like seeing an opportunity, seeing a gap in the market and capitalizing on it, you know, in the best way that's of service to people. So I'm excited for our listeners and our viewers to learn more. So the first question is, what is the original spark that led to the Go Beyond Multifamily Summit?
Yeah. So when I first got my start in real estate, it was— I don't even want to say how long ago it was, but it was yesterday. It was in the 2000s. Actually, my husband was a real estate investor, and I had seen an ad for something called the Learning Annex, and they were having a huge event in LA at the LA Convention Center, and it was about all these different real estate investing asset classes that you could learn how to buy and do for yourself. And so we, he and I went there, we met David Lindahl and we decided to buy his home study course. And that's how we started our journey into multifamily. And, you know, probably as a lot of other people have done, but there were all these other different things there that you could do. And, you know, not just multifamily, you could invest in hotels, you could invest in self-storage or mobile home parks. Or, you know, the one I was still upset with my husband that he didn't let me buy the one about how to find and rehab abandoned mansions. So I'm still upset that I didn't get to buy that one because I feel like I missed my calling there. That would have been pretty funny. But anyway, so that was kind of my spark into the real estate industry as a whole. I just happened to gravitate towards multifamily because I had some prior experience. Experience with multifamily from my prior profession. I actually had been a project manager on a project for the Department of Housing and Urban Development, and that project was going around to multifamily housing complexes around the country and doing housing inspections for HUD. And also we actually helped develop their Safe Sanitary Housing Standard inspection protocol. So that, you know, we, other people could emulate what we were doing. And, you know, this was before iPads and all that, but, you know, we were kind of doing it on checklist sheets of, you know, checking every single item inside of an apartment or inside of the common area and then coming up with a whole repair checklist. So that was one of my touches with multifamily. But then also, even prior to that profession, I had been a property manager, started out as a leasing agent at a 264-unit apartment complex. Complex in California, then became the bookkeeper, then became the property manager. So I'd had some experience with multifamily. So that's why we were naturally drawn to that. So, but I just love the whole concept of this. You didn't have to just invest in one thing you invested in and you learned or you bought the program so that you could invest in the thing that resonated with you. And we just happened to end up in multifamily, but there were certainly a lot of other avenues we could have pursued. So what I'm seeing happening now are You know, there are many, many real estate trainers out there training people how to buy multifamily, but there's not very many people training people how to buy other asset classes. And since that, that Learning Annex event, I haven't seen anybody else doing a multi-asset event like the one that we're proposing. So I made it a mission about, oh, 6, 8 months ago to start interviewing our clients who are buying all these different things. And, you know, as the multifamily market became more competitive and there were challenges with interest rates and things like that, so things tended to slow down a little bit. I just thought that it would be great if we could introduce our clients and all of the other people that we can reach out to, to these other opportunities that perhaps they're not thinking about and maybe get them to expand their horizons. And then I roped Vinky Lumba in with me because Vinky is my friend for a long, long time. I've known her very long. We've crossed paths many, many times in the real estate space, and she's made a huge name for herself. And she's a huge presence in the industry. Everybody I talk to when I mention her name, they say, oh, I know Vinky, you know, so she knows everybody. But I also know that Vinky is like this world-class event organizer. I have seen her do these past events and been very successful at it. And so I just naturally said, hey, Vinky, what if we do this event together? And so that's where Vinky came in. And she's just been such an immense, you know, wealth of knowledge and experience. And, you know, I could never ever have done this by myself. So, Vinky, tell us from your perspective about, you know, how you felt about that.
Mm-hmm.
Yeah. Thank you so much. And I love your background, you know, and like Kim mentioned, we've been friends for a long time and I really honor our friendship and how this multifamily— or I'm sorry, Go Beyond Multifamily event happened. Let me talk about that first before I dig into my background a little bit. It all started with a conversation, seriously, a small little conversation. And Kim had this idea she wanted to do something beyond multifamily. So she reached out, she's like, hey, Vinky, let's do the summit. What do you think about that? So I was like, okay. And then I looked at my portfolio. So my portfolio is pretty diverse because I have multifamily, I have BTR, I have industrial, I have self-storage. I'm like, oh my God, what could be perfect than this? And for me, it's just like a sign. It's like a little voice telling you, okay, this is it now, you gotta do this. I'm like, okay, let's do this. And we jumped on it, and we are pretty excited about the summit because we got the top-notch industry leaders who partner with us. They are our sponsors, they are speaking at the event. So it's gonna be like so much knowledge sharing that's gonna happen at this event. So that kind of blows my mind off, you know, how it happens so suddenly, and then There we go. I mean, we are just like only 40 days away or less than 40 days away from the event. Really excited about that. And the other thing is I come from a corporate background. I was a corporate executive for multiple years and also I did some teaching too. I was a professor at Cal State, adjunct professor, used to teach a couple of classes every semester. So I was enjoying that. But when I stepped into real estate, that was a totally mind shift for me. Totally new world, world of opportunities that opened up. And I was thinking about that today, that, you know, when I came into real estate, I think Kim was one of my first contacts, you know, and then she held my hand. She never thought that I'm so new. Whenever I ask her, okay, Kim, let's have this conversation, let's spin this episode, let's share this thing with people. And she was like always on board. She never gave me that feeling that she's been in the industry for the last 20 years or 30 years. And I was just barely new stepping in. So I don't know, I just feel really happy being in this space and really excited about the summit now.
I love that. I love these stories that you guys are sharing. This is so wonderful to hear, like your background and like your tenure and your passion for it as well, right? Like this isn't just like some little project. Like this is a passion project. This is something that— and it's something that needs to happen. Like it actually needs to happen now, economically speaking. You know what I mean? For people to grow. Before we continue, can one of you just define what exactly alternative asset classes are for anybody who's kind of watching and they're just like, wait a minute, what is beyond multifamily? What are we talking about here?
Yeah. Well, the types of clients that we have, we have people who are buying mobile home parks, people who are buying RV parks, people who are buying marinas. Vinky brought us a speaker who's buying vineyards. Let's see, what are some of the other asset classes we have, Vinky? Car washes?
Resorts, resorts, RVs, marinas, medical offices. And the medical offices, I thought there's only one asset class, but there's multiple ways you can structure it. And there's like business side of it too. And then we do have a couple of my good friends, they both are doctors. And they're going to be speaking and they're going to be sharing their model with us, which is like different than the regular medical offices because they are trying to make a difference in healthcare. They're bringing the healthcare in the remote areas too. So a little bit shift in their structure, but it's very interesting. So very excited about that. And I think you asked the question beyond multifamily, what is beyond multifamily? Because I think for me too, when I stepped into real estate, for me it was multifamily. As well too, investing in multifamily only. And that's like one strategy. So it's not like that we are going beyond multifamily. We have to think about it because everybody loves to invest who is an investor. So they might want you to have more than one strategy, investing strategy. So this is multiple different strategies that we are introducing to all the people who are joining us for this event on June 6th and 7th. They're going to be learning multiple different ways to create multiple streams of income, because the goal is to have multiple passive income streams and not rely on one. And once you create that kind of structure for yourself, there's no looking back. You're not— you're basically free of everything. You can do whatever you wanted to do. And that's what the goal is here.
Yeah, I think that's fun. Yeah. And, you know, one of the other things is we brought some people together that also can support other industries because some of the people that might be listening to this are like, well, yeah, I would buy those things, but I don't know how to find triple net tenants or I, you know, because we are going to have somebody speaking about triple net and or I don't know how to analyze a car wash deal to figure out how that would make sense. So we actually have a commercial underwriting. Bob Bowman is going to speak on commercial underwriting that and his program works for any asset class. So it's really not, you know, I want people to start thinking of themselves as real estate investors, not multifamily investors, because you're so limited in, you know, when, you know, interest rates change and, you know, certain things happen within the industry, you know, COVID where we had eviction moratoriums, things like that. All of a sudden, you know, it's those multifamily assets which are normally fantastic can have some certain challenges. And so in those challenging times, maybe, you know, that's not the right time to buy it right now, but there could be other things you could still invest in versus just sitting on the sidelines waiting for something to happen, you know. So that's, you know, that's how I'm looking at it.
And I wanted to add one more thing to it, Kim, if you don't mind. When I stepped into real estate, like I said, I was in multifamily as well. And then my investor base, you know, I was bringing a multifamily deal to them, value-add deal, and a lot of I heard people saying, oh, I just invest in multifamily. This is one strategy only, right? They're following that 100%. And then I used to think maybe I came from a corporate world being a, you know, IT executive, always thinking outside the box. I was thinking all the time, how does this matter to my investors? Because they want to make money, right? So as long as I bring them the right deal and I make them understand the deal inside out, you know, they're going to be on board. And that's what I saw when I started doing that. And for me, it was just like, you know, having multiple strategies, basically investing strategies versus having one. But, and I think when you brought this idea to us, I really love the idea having this information shared with everybody, because if you can do one thing, you can do basically anything because you excel at investing in multifamily, you know, inside out of it. And if you start investing in self-storage, it's not going to be much different. Maybe you'll have a little bit less operational cost, or maybe less management duties over there. So those are the kind of things that we wanted to bring it on the table and then create that pivot or mindset shift for people there.
Yeah, fantastic. I'm so excited for this event. And you know what I'm, what I'm hearing, just to— and then we'll move on, but what I'm hearing here is to very tenured, brilliant businesswomen who are experts in your own right, you know, you know, Kim, also, you're an attorney on top of all of that, you know, and, you know, there, you saw a gap, right? This is, this is like business, like Brilliance 101, right? You saw a gap, and then you had a conversation. And so it was like, you know, the most brilliant business ideas are written on a cocktail napkin, you know, like, that's the business plan. Right? And then it becomes this thing. And so thank you to both of you for seeing the gap, writing it on a cocktail napkin, and then making it happen. Yay. Kudos to you for doing that. That's huge. So let's talk about why now. We've touched on this a little bit, but let's go deeper into why is it important now for people to start looking at going beyond multifamily?
You know, we have so many people, and Chris is our syndication business development director. So she's on the front lines. She's often the person that you'll talk to first when you come to our firm. If you schedule a call with one of our staff, then, you know, she's telling us what she's hearing from people. You know, it's like, well, we're having a hard time finding deals right now. And, you know, the investors seem to be, you know, reluctant to invest in multifamily because they've heard that there's a lot of capital calls or, you know, there's things happening in the industry and there's a lot of uncertainty. And, you know, well, in the meantime, we've got other people in other industries that are just killing it and they're still making great returns. They're not having the same challenges with getting financing. They're, you know, using different financing sources that maybe are, you know, not as unattractive as, you know, some variable rates loans have turned out to be for people, you know. So, there's just different nuances with every single asset class. And, you know, you really just have to be exposed to enough of them to figure out, oh, that sounds really cool. I mean, that was like me wanting to learn how to buy abandoned mansions. I was like, oh, I want to do that. I'm still upset about that. It was only $500. Dang it.
I could have had like a nice party house.
I can't find that course anymore. If we could find that person, he'd be speaking on our event, you know, because that was just such a cool idea. And I'm sure there are a bunch of them out there, but, you know, it's, it's just opening your mind to the fact that, you know, every time you drive in any urban area, you see all these buildings along, you know, lining the highway. Somebody owns every one of those buildings. Somebody is generating income off from every one of those buildings. And sometimes it's the business owner that's occupying the building, but sometimes it's not. Sometimes it's an office building or a retail shopping center, or, you know, a standalone big box store or something like that. A lot of those people, you know, those things are all being either developed Built, owned by somebody, and, and not always just the business owner that's occupying that space. So, you know, you could be those people. You could own those buildings. You could own that medical office building. You know, why not expand into that?
Yeah, and getting involved in a syndicate, which is, you know, what we do here at Syndication Attorneys, is helping people create the offering documents and things like that. So getting involved in a syndicate is a way to do it, either on like the running of the syndicate or investing into a syndicate. So there's many ways that, that you can actually get involved in this.
That's true. And then I'm going to elaborate a little bit on what Kim said, you know, piggyback that, you know, we always hear about diversification. You asked the question, why now? It's not why now. It's always been there. It's just like, you know, whatever is not in your awareness, you don't see it, right? Like, for example, if you wanted to buy a red car, you will see red cars all over. Before that, you didn't even know the red car existed. So that's the kind of scenario that we are trying to create over here is because it might not be in somebody's perception that there's something else exists beside multifamily, right? So that's the reason we are bringing that awareness, that education portal for people so people can learn. And then it's not much different. You know, like you said, you can syndicate that deal yourself or you can invest with somebody else who is syndicating the deal, or you can do a joint venture because there's multiple ways to make money. And the other thing is we learned about diversification. We always heard about don't put all your eggs in one basket, right? So this is like multiple baskets where you can diversify, and especially now because it's a very challenging time and you might want to have some solid deals where you invest in, even though your return is a little bit smaller, but it's solid compared to maybe some other investments that you put your money in. So it's going to help you to do that. The other thing I wanted to mention is Challenging time brings a lot of opportunities too. So it's not the time to sit on the sidelines. It's the time to do a little bit work more, put more work and learn about other things out there so you can be just like expanding yourself and then going beyond multifamily. I'm going to use that because I love that summit name.
Yeah, that's pretty grand.
Thank you.
There might be some people out there thinking, you know, oh, but I've already invested so much money in my coaching program for multifamily. family, is that all going to be wasted? And I can assure you that it is not, because all of those skills— first of all, the capital raising is identical. It doesn't matter what you're raising money for, if it's a small business, if it's a, uh, you know, any kind of real estate asset class, even, you know, you want to get people to co-invest in a yacht or an airplane. It's all the money— the capital raising is— the rules are identical. The structures might be slightly different for one asset class versus the other, but, uh, it's all the same rules that you have to follow as far as securities laws go. So all of those are translatable skills, and your underwriting skills that you learned in multifamily are going to translate. Now, maybe you're going to be looking at some slightly different expense categories, some slightly different income categories, but you're going to have— because of the knowledge that you've already gained from your multifamily experience and your coaching and your training, that's all going to become translatable experience. You're just building on it, that's all. You're adding tools to your toolbox.
Mm-hmm. Yeah, I love that you said that because it's like, this isn't complicated. It's not complicated. So, so, okay, well then let's talk about the mindset shift then, right? So let that— like, what is the mindset shift that needs to happen here? What, what, what kind of mindset shift are you hoping to expose people to in terms of coming to this event?
Well, Yeah, go ahead.
Okay. I just wanted to say, just came to my mind and I wanted to share right now because the mindset shift is right there that you can think that if you can do one thing, you can do basically anything. Like I said earlier, you know, so it's just like you're thinking, okay, I'm good at this thing, I'm not good at that thing, I'm not going to even try. But you have to think that there was a learning curve when you started learning about multifamily and you got to the extent wherever you are right now. If you can do that, you can do basically can do anything. And like I mentioned, you know, the underwriting, capital raising, or even structuring the deal is not much different. It's just like understanding that asset class, you know, what exactly it takes, you know, to take this particular asset class— I mean, this particular property from conception to completion, basically, you know, like where we are and where we want it to go. And that's very important. I always talk about that. You know, you need to know your address and the future address, the present address and future address, and you find the GPS system to get there anyways. And that is applicable to any asset class beside multifamily. So the mindset shift is there, right there. First of all, the awareness. There's multiple other asset classes people are investing in and they are making money. First of all, getting that awareness. Second thing is like digging into it, you know, how hard that could be. If I can learn one thing, why can't I learn any of the other classes? Which is, I, I think there's a total mind shift right there, and people can do that easily. And after that, you know, it's just like diversification, no looking back, basically. It's like a basically 3-step process right there.
Okay.
I always say that learning to syndicate is like learning to drive, right? You know, there's different aspects. You gotta learn how to operate the vehicle. You gotta learn how to follow the road signs. You know, you've gotta learn how to navigate. And so when you start putting all those skill sets together, you know, it doesn't matter if you're driving a car or you're driving a truck. It's all gonna, it's all gonna work out. And now if you wanna go buy, you know, drive a semi, well, you're just gonna have to add some new skills. And now you know how to drive semis. So, you know, we're really just building on the skills that you already know and understand and exposing you to experts that are already doing it. So you can see people, you can hear their stories, hear the people that are already successful. You'll have some opportunities to meet the people that have some training courses in those. You know, if you're— if you want to have a coach and a mentor and somebody to coach you through a new asset class, there will be people there that can help you with those, those things.
Yeah. And, and I mean, I know some of the— I know of some of the sponsors and, you know, we've got some really great sponsors and I think there's still a couple sponsorship of spots left for anybody who's interested. But there, you know, and some of the speakers, and there's this lineup of individuals that like en masse, you know, there's this message that's going to be coming across, right? That we've been talking about. But then if we get it to the micro level, each one of these individuals has its own really cool, their own really cool origin story. So not only are we going to hear from people in terms of the asset class itself, it's It's not going to be boring. It's not going to be like, you know, like a boring thing. You know, these people are innovative, and that's what I like about it is, is like it's innovative. Like it's, it's a lean-in kind of event where you're going to be like, oh my gosh, like you were a surgeon and now you're investing in real— like how did that transition happen? Or, you know, you have this like long pedigree of like your great-great-great-grandfather was doing this stuff and now You know, and now you're here, you know. So that's, that's what I'm excited about, is to hear from the speakers that like just took, took this and have this origin story and their mindset on, you know, creating something that was outside the box because they went beyond multifamily. So they went left when everybody else was going right as well. Can you guys comment on some of the speakers? I mean, we might not be able to say names or anything, or if we can maybe, but what can we say about the event itself? You know, it's 2 days, right? It's virtual. It's June 6th and 7th of 2025. It is virtual, so you don't have to travel except to your computer, which is kind of nice. I mean, we love the in-person events, but, you know, sometimes virtual is kind of nice. You know, we can just, you know, business on the top and party on the bottom.
And well, and the other thing is that It's, you know, it's a Friday, Saturday, so we're not trying to, you know, you're still going to have part of your weekend left over. But if you're saying, oh gosh, I'm not going to be able to make it, well, first of all, we want to tell you that the tickets are free.
Okay?
So just go to gobeyondmultifamily.com and sign up. If you can't be there, or if there are sessions that you can't be available for, or you might want to listen to again, we do have a VIP pass. It's a nominal fee. You can get all the recordings. You can watch them at your leisure. And I just think it's a— it's an amazing opportunity, you know, and I think what are the VIP passes, Binky, like $97, right? So—
Yeah, it is $97 and we're going to have raffle both days and you will get to— there is a link in the chat that Krishna added, gobeyondmultifamily.com. You can sign up there. And for the VIP, we're going to have raffle both days and we're going to be giving away prizes to the VIP tickets only. And those prizes are going to be like For example, we're going to do that for Bob Bowman. I think he's giving $500 off of his commercial underwriting. And then also we're going to be raffling off maybe one of the Capital Raising Mastermind, which is going to be worth about $2,500. And there is going to be one another thing that we're going to be referring that's going to be— I think it's called CRE Pro, if I remember that the name correctly. That's about $3,000. So it's gonna be a pretty hefty price for the VIP tickets beside the recordings. So there's gonna be a lot of value, and then we're gonna have some candid or some special recordings from some of the special speakers that's gonna be available to the VIP only. Those recordings gonna be available when we post this course on our portal, and people who have the VIP access, they're gonna have lifetime access to all those recordings beside whatever we're gonna to share on June 6th and 7th. I think I covered all. If I missed something, there's a lot more.
So, Eric asked, what's the address to sign up? So, that's www.gobeyondmultifamily.com. And I did, for those of you who are here live, it's in the webinar chat if you want to check it out there. And then Tom Jenkinson said, definitely going to sign up for the VIP pass. Yay. This summit and the invited speakers look It's absolutely fantastic. Thank you, Kim, Vinky, and Krisha. Great, Tom. That's awesome.
Yay.
I don't know if you're like me, but it can be challenging to sit at your desk all day long and just listen to something. So if you have something you got to do with your family or something like that, then sure, it's worth the VIP ticket just to be able to go back and listen to those sessions you couldn't be there for. And you don't have to feel like you cheated your family other weekend. Uh, yeah, yeah, but it's gonna be fun 2 days.
It's not gonna be boring, I can promise you that. We have 50+ speakers. Think about that, fit that many speakers in 2 days. So it's gonna be very fast because last year when we had the event, our event went like this, um, uh, 2 days, and by the end of the second day we went over time like like an hour or 2, and people were still there. They just— they were just hanging there. They didn't want to leave. And then we had an after-party, all virtual, and then people were in tears. They were like, oh my God. I'm like, it's just like 2 days. And they were like, they didn't want to leave. They just felt so much connected with everybody. And I hear the stories. That's the reason I like— I love to do this, because I heard from one of the person, he does the medical offices And he said he was able to make so many connections at my event last year, and then he traveled to meet these people in person. And that's the reason he wanted to come back this year again. And he says there's a lot of value that we share. So that's the reason I'm really excited about that. And it's very interactive. We're going to have networking sessions, we're going to have lunch breaks, we're going to have raffles. So it's a lot of interaction happening. We keep the chat open for everybody to connect with each other. Make friends because we are not limited. We are just basically I call myself unlimited, or we just wanted to make the space just like open the space for everybody, kind of unlimited space that you can connect with anybody at any time. And we also create a WhatsApp group after the conference, and then we'll share with everybody. So put everybody over there who so wanted to join. We share the QR code, and people can. can keep in touch after the summit too. So it's not like 2 days only. It's gonna be kind of lifelong relationships or partnerships that you can form afterwards.
Yeah. And this whole— and this industry is like, you know, what I'm noticing is like everybody kind of knows everybody almost, you know. Like it's like you run into the same faces at the same events, you know, um, because this— it is kind of a niche, even though it's like a huge niche. It is a niche, right? Um, and, and there are specific types of people who are interested in investing investing in real estate. And so when you've got that like-minded people together, then there's this momentum and this enthusiasm and this excitement that ends up building. And then at the next in-person event, you're like, hey, I saw you at Beyond Multifamily. You're cool, man. I've got so many besties from around just from being online that I've actually never met in person. I've got some friends that I've known for 15 years that I've never met in person. And they're like, you know, so dear to me because I've met them on events and such like this. Okay, so we've talked about the mindset, the original spark, and what kicked this whole thing off. So let's talk a little bit more about some of the, like, the different kind of strategies and opportunities that will be discussed at this event? Like, what are some of the different ways of doing business?
Before we go there, I want to say one more thing about mindset is that, first of all, Krisha is like a mindset master and she has her own mindset coaching program. She does mindset, you know, kind of counseling for some of our clients that are having some barriers to talking to investors or, you know, getting things done. She's— I've seen her just work magic with people. And I know that Vinky, that this is very dear to Vinky also, who has her own podcast called The Real Estate Vibe Show. And she talks about kind of the mindset and the vibes and all of that that you have to have in order to be successful. She's constantly interviewing people who have overcome barriers. And then we also have Bridget Tritt, who's another mindset coach that I know from RE Mentor. And the 3 of them are going to do a panel together. So that in itself, I think, is going to be a really transformational experience for a lot of different people who are kind of just thinking, yeah, okay, other people can do this, but I can't do this. And, uh, you know, the whole point here is to empower you so that you can have the confidence to go out and try something new, step outside the box that you feel may— that you're in, whether it's, you know, working for you now, or if it just feels like, hey, we're a little bit on the sidelines right now, let's, let's learn new skills. I just think it's going to be great. And then one other thing I did want to mention before we go forget about it is this is going to be an amazing event also for passive investors because all of the passive investors that want to come to this event, you are going to get exposed to all these really knowledgeable, competent operators who are actually succeeding in these other industries. So if you're feeling a little like, gee, I've invested a lot and pretty heavily in this one, asset class. Maybe it's time for me to diversify, as Vinky was talking about. And, you know, this is going to be a great opportunity for you to meet some of those people that are actually doing it and to connect with them and just to be exposed to those asset classes so that you can learn more about them yourself.
Great points. Thanks for the shout out.
I know that was really good. Thank you so much. And to answer your question, Priscilla, one of my favorite sessions is AI and capital raising. So this is just like one of my favorite things. You can say that I'm like an IT geek because that's my background, but I love that. So I wanted to, you know, see how people are using AI in so many different ways and they're kind of automating their systems or kind of amplifying whatever they're doing. So we do have that session on one of the days. Which is going to be really, really powerful, and it's going to open up people's mind. Oh my God! I can see how the transformation is going to happen. Then how much can more they can do beside what they're doing already? And I'm sorry, my voice is like little cracky today. Not sure there's some frog in my throat today. Yeah, coming on with cold maybe.
I know Krishna has talked to a lot of our sponsors. She's been helping bring some of our. Great sponsors on board, and you know we want to give them some shoutouts. Boy, we've got Ari Mentor is one of our sponsors. We've got Ash Patel from Joe Fairless's group, the Best Ever Group. He's going to be speaking, and I don't know if if you knew this, but we kind of realized that we were on parallel parallel paths with Ash and with the Best Ever Group. Because as we started coming up with names for this conference, and I was telling Vinky about my idea, we went out and searched the internet, and and we found that Best Ever is already doing a go beyond or beyond multifamily group. And so so we've invited them to participate because we wanted them to be able to share their experience and who they've you know who they've encountered and how those people are. are actually succeeding in those other asset classes as well. So we've, we've got some really powerful people. We've got John Chang coming. He's the Vice President over at Marcus Millichap. He's going to be talking to us about commercial industry forecasting and trends and, you know, what's going on in the industry. We've got David Lindahl. He's going to be talking to us. We've asked him to be a keynote because we feel like multifamily is like the elephant in the room, right? We can't have an event and A lot talk about multifamily. So we're asking Dave to tell us, is, you know, what's going on with multifamily? Is it dead or alive? You know, do we just have to sit by for a while or should we be out there buying? What should we be doing? And Dave, you know, has a great background in economics and he's been, every year we bring him on our podcast and talk about, okay, what's going to happen next, Dave? And, you know, so anyway, we can't wait to hear what he's going to share with us as well. Gosh, Vicki, who are some of the other great sponsors that we have?
Yeah, and he's going beyond multifamily himself too, David Lindahl, right?
Just wanted to add that. About some other asset classes that he's got some opportunities in as well, and, you know, some training opportunities. So, you know, gosh, we've also got Troy Eckert who does oil and gas and oil and gas investment. And they've got a really phenomenal program. And, you know, right now, of course, with, you know, this new administration is kind of opening that area up. I can't imagine that that's, you know, not going to be a viable asset class. It's certainly going to work. So he's got a really interesting program. It's not, you know, you're not investing in oil and gas wells, but you're investing in the mineral rights and the land. And so he's going to explain to us about how all of that works. I love the program that Vinky brought in a couple of her friends that are physicians who are revitalizing rural medical practices. You know, so they're finding some of these rural areas where the, you know, they maybe the, you know, current physician in the area wants to retire, or, you know, they're, they're ready to move on and do something else. And they're actually bringing in, you know, young, fresh doctors that that would love to live in those communities, build their families there, and then turning those practices into good and viable practices, not just for the young doctors, but also to assist those communities. So I think you're going to see and hear people that are doing this not just to make money, but also because it's in their hearts, it's in their minds that they see some social benefit that is of huge importance to them.
Then we have Gino Barbaro. He's gonna be speaking as well. And we have George Knowlton, he's an AI expert, because that's what I was saying, we have a couple sessions actually on AI. So he's gonna come share with us what he's doing with AI. He created the whole boardroom the other day. I had a little promo video with him, and then he was telling me all about that. He's so excited about that, that how you can create virtual boardroom, all your board executives or board members So it's not just you with the AI. People can still give you the feedback on certain things, you know, without even having any physical person there. So this is kind of amazing to see all these breakthroughs, all this new way of working, because that's the future, right? That's what we are stepping in. This is a paradigm shift right here. So pretty excited about that. And then I think we have really, really good speakers. We have capital raising session as well. And now we have Marcin there. He's one of the top-notch capital raisers. He's like billion-dollar. And then we also have another capital raiser. Adam Gower is gonna be there too. He has raised billions of dollars. So it's with B, billion, not just million. So it's gonna be pretty exciting to learn from all these people's experience. And I'm really excited about that, that how these, all these people, you know, all these these great top-notch speakers in the industry. They embraced us and joined hands with us, and they're so excited to share their experience at our portal, you know. So Kim and myself, we feel really, really blessed and really, really happy to bring this conference to everybody, you know.
We've got a couple more people too who've sponsored. We've got campgrounds and RV parks, right? Um, can we talk a little bit more about, about those guys who've, who've come in the door to give them a little bit of a shout Kevin, Kevin Thuesen is is one of our clients that buys KOA campgrounds, and you know he's going to share with us the experience that he's had in.
And I know the KOA campground company itself has gone through some shifts in the in the last year, and he's seen some opportunities there. Let's see.
I think Ali is here even.
Yeah.
Shout out. Ali. Yeah, yeah, yeah.
He's one of the sponsors.
Ali was the only person that we've ever interviewed on our podcast that actually smoked a cigar during the podcast. Okay, that's kind of a signature thing, right? Because his whole thing is like, hey, I have this cigar group and, you know, poker group, and, uh, you know, that's where my investors come from, you know. So I think you're going to get just such a unique perspective from all these different people that are sharing their background and their experience and how they came to be where they are. And, you know, so Chris Cashman, he's another one. He's actually the guy that I did hike the John Muir Trail with for 22 days last August. So he does self-storage. He's coming to speak. Gosh, who else do we have, Vinky? We've got so many. Dr. Cobb as well.
Because I don't think we covered all the 50. Yeah, a lot of knowledge.
Dr. Cobb too.
Yes, Tyson Cobb. Tyson Cobb is there. Yes, he's someone who's broken out of, you know, he's a surgeon, but he's also a real estate investor and he's invested in multiple asset classes. So we'll hear from his perspective, you know, why he thinks it's important to diversify and how he's found a niche in some of these other areas. areas that, that make sense for him and his investors. And, you know, so there's always, always, you know, things that you can learn. Anytime I go to an event, what's great for me is, you know, I always— it just gets your juices flowing, right? And all of a sudden you start coming up with all these new ideas of things that you could do or, you know, things that you could implement. And it just, you know, it's really just exciting. It kind of revitalizes you.
Yeah.
And one thing more I wanted to mention, you just said Dr. Tyson, right? And my friends AJ and Raghav, they're physicians. But see, you know how they are physicians, they're totally different world, but they're still expanding. They wanted to do something beside whatever they are doing. And this is the human potential, basically. I'm gonna say that right here, even though it's a mindset thing, but it's the human, and human potential is unlimited. So what happened is we put ourselves in a box. Okay, I'm a multifamily investor. This is it. That's the only thing I can do. But no, this is like a kind of breakthrough. You're going to learn from all these different experiences, like 50 people, maybe 55 speakers out there. So you're going to learn from 55 experiences, you know, that you're going to be adding into your experience. So how much you're going to expand in 2 days. And this is like kind of blows my mind thinking about that, you know, adding other people's experience and how your bubble is going to be like a bigger bubble now, and then you'll be able to do so many more things out there. So this is that true human potential right there, you know, and that's the purpose of life, right? Connecting with each other and helping each other.
Yeah, I agree. You can tell we're all very excited about this.
That's true.
You know, and for good reason. And, you know, I think the lineup is a direct reflection, again, of your tenure, you know, Kim, Vinke. You know, you guys have both established yourselves in this marketplace as experts for good reason, you know, and you know what you're talking about. You come with that experience, but also What I've learned about you know working with the two of you is how much you value relationships, right? Like relationships, relationships, relationships, right? Like that's a big thing in any kind of business. And what does that mean? It means that you know you're making connections with people that are actually genuine. It's like not what can I get out of you? It's like I see you, I see your potential, and I see how I. support you. And I've seen Kim at live events where she's literally like, oh, I'm going to connect you with this other person. It's never about her. It's always about how can I help you? How can I put you in contact with the right kind of people? And so it's not surprising that we have this lineup of really stellar players in the game who are excited to talk to our audience. And help people learn and grow. And I think that's really the future of business, to be honest, is just to keep continuing sharing knowledge and cross-pollinating with one another and expanding beyond multifamily and expanding our minds.
Should we open the floor up? Does anybody have any questions they'd like to ask us about the event, about maybe just Vicki, about capital raising her experience. She's got a lot of experience doing that. She's great at putting these events together. If anybody wants to put together an event, I can tell you it is an enormous amount of work. I had no idea when I signed up for that. And then, Laurie, do you have any questions?
It's not just slapping up a Zoom screen.
I wish it was, but no. And we've got a stellar marketing team that we're working with as well that Vinky connected us with. And they've been doing a really great job on getting the word out and helping us with the messaging. And so, you know, we're just, you know, but yeah, we're happy to answer questions if anybody on the call wants to ask us anything. It doesn't have to be the event.
And yeah, and while we're waiting for the questions to come in, if any do come in, Kim, you're also writing a book about this. You know, Kim's an Yeah, I think we can safely say that now.
Well, you know, so we've got these 2 books, uh, you know, Raise Capital for Real Estate Legally. This is— so this was the first book, How to Legally Raise Private Money. This is for beginners. It's short, easy to read, uh, only 168 pages, kind of a step-by-step how-to. Uh, this one is an expansion of the first book, has a lot more content in more in-depth. I like to think of this as a desktop reference. You all should have a copy of it on your desktop, and the table of contents is very detailed. So you don't have to read the whole book, just read the chapters that mean something to you or that you're trying to understand. There's a really great section I'm constantly referring people to, the deal structuring section, where there's like 7 or 8 chapters talking about how to structure your deals with investors, how to split the money amongst your management team, how to figure out your cash-on-cash return, terms, so you know how to split money in with investors. What are your waterfalls going to look like? What does a typical fee structure look like? All of those things, and those are questions that we get asked all the time. There's a chapter in here on fund of funds. Anybody wants to do fund of funds, you're going to want to understand this chapter because there's some new regulations or additional regulations you're going to have to comply with beyond the normal ones that everybody's doing for their real estate securities offerings. So So, you know, good book. This one's also on Audible if you want to listen to it instead of read it. But I do still recommend get the book, put it on your desktop, keep it around so you can answer those questions and you can, you know, answer the questions that maybe your investors have by just looking in the book and reading about it. So we've got another book coming out, How to Legally Raise Capital for Small business and startups, right? So that book's coming out very, very soon, hopefully within the next couple of weeks. And then we've got the Go Beyond Multifamily book where we're, you know, consolidating the interviews that I've been having with our clients over the past several months and trying to put those in a book so you can go home and read them at your leisure. So, you know, there's a lot going on. You know, lots of resources for you always. And, you know, we're here to support you however we can. You know, Syndication Attorneys, if you'd like to schedule a call with us, go to our website at syndicationattorneys.com. You can schedule a call, a free call, and talk to Krisha. If you want to schedule a paid consult with one of our attorneys, those resources are there also. And Krisha just put her link also in the chat. And then Vinky, where would people go if they wanted to reach out to you directly and talk to you about some of the things that you do? Why don't you tell us a little bit more about what you do beyond this event?
You've got a great podcast too, Vinky, as well, Kim mentioned before.
Yeah, thank you so much. Yeah, I, like I said, I'm a real estate investor and my company name is Lumba Investment Group, which I formed About five years ago, and before that I was in the corporate world and did some academia as well. And the real estate, I think I had the niche for it from the very beginning because when we built our second home, we rented the first one. So we learned by default, you know, about the real estate investing because between me and my husband, we started getting $500 like cash flow kind of thing monthly. So we thought, oh, we figured out. This isn't talking about 20 years back. So we were super happy about that. And then we started multiplying that. We bought a few more single-family or duplexes, but soon to realize that was a lot of work because none of us wanted to quit their job. We were working full-time, both of us with 2 corporate jobs, 2 young kids, and lots and lots of travel. If you recall those days, 20, 25 years back, we didn't used to have something called remote working. Actually, I was the one who tested the remote working or the VPN for my company or my department. And then I tested that and it worked for us and I started working from home. So I was fortunate enough to work from home for 17 years and raise my kids. That was like the really beneficial time for me to work in the corporate world because I got to spend time with my kids working from home only whenever we had the executive meetings I used to go in because I had 2 offices, one at home, one at work. But besides that, when I separated from my corporate job, I was looking to do something because I have a nonprofit that's geared towards women and children. Like I mentioned multiple times already, you might have heard me saying that I like to connect with people, like to add value, help them. I wanted to make a difference basically. So my nonprofit is geared towards women and children. We wanted to help them. kind of raise their mindset from wherever they are, like create a little space for them. They can think about something else because my analogy is, or my understanding is, whenever you're calm, there's less chaos in your mind. There is space in your mind, and that's where the creativity happens. So our goal is for— to fund the project, especially in India. That's what we're doing. And we wanted to maybe bring the next meal on the table, or maybe help the kids with the school supplies so parents are not worried that much and they're thinking about something else and they're being more creative about their life, that how they can make their lives better, you know, not fully giving 100%, but just making some little difference. That's what we do. I think that's what brought me to real estate because I was looking to fund my nonprofit and I didn't want to go back to the corporate world. So I was already investing passively. And very soon I got a chance to be on the active side. So that's what I do right now. I bring very good deals for my investors. I have a good investor base as well. I'm in multiple asset classes from multifamily all the way to industrial, storage, BTR. I like to add more, whatever makes sense. I just did the affordable housing recently in January. We closed that deal. It's a ground-up deal and which is really good. Um, so that's what I do and love to, uh, share my knowledge and connect with anybody. I'm reachable via LinkedIn, or you can go to my website, loombainvest.com.
Very good. Thank you. We do have a question here from Tom. Uh, it says, uh, Vinky, just beginning to look into fund manager and capital raiser role. Can you speak to how AI can reach investors and not take away the human touch?
Yes, that's a very good question. But I think this is the future. That's what's going to happen because all the repetitive tasks that you do, you can just automate everything through AI. But the human touch has to be there. That's very important because when you're done doing all the legwork up in the front and then you can come into the picture, you create that strong bond with your investor and always try to create that relationship that goes beyond the transaction. So my thing is, you know, a lot of things happen for me organically because whenever I talk to people, I'm just like talking to them at a human level. You can say it. I just go beyond transaction because my goal is not to get them bought as an investor when I talk to them first time. My goal is to create the relationship with them, to get started on a new relationship with them. And that I think makes a difference because my thing is the relationship is more important Then the transactions and transaction automatically happen if it's supposed to happen, because I don't want it to have just one touchpoint and walk away from my investors. I'd rather have them meet with me one time, two times, maybe 10 times, and then they decide, okay, this is it. That's what I wanted to do. That's the person I was looking for. Then I wanted to work with her.
Yeah.
And then Tom also asked, hey, Kim, I'll get your books. What do you say to a friend of mine who said, well, Tom, you don't have any experience. The potential investors are going to want to see your track record. You'll have a hard time. Thoughts? Always, always, always the answer is team with someone with experience for your first few deals, because then you don't have to talk about your experience. You talk about the experience of your team. And that's the way I got started in this industry. I had a mentor. I had a partner who'd already been doing this, you know, real estate syndication for a long time. So whenever anybody asked me, you know, what's your experience? I said, I work with him, you know, and he's been doing this for a long time. And, you know, that gave me instant credibility. So you can leverage off other people's experience. You just don't want to be misleading that it's your experience. What you want to say is, look, we've put together this really great team that has, you know, collectively, you know, owned this Uh, so that's really kind of where you want to go with that.
That's true. And plus, as a capital raiser, that's the experience of the operator, the syndicator anyways, not your personal experience matters. Because your personal experience matters, the due diligence— because you're doing the due diligence, you're finding the right syndicator or the right operator with a good track record that you believe in. You think, okay, this deal is gonna fly, I trust operator, and that's the deal that you're bringing to the investor. So you have to showcase their experience. Hey, I did the due diligence. Look, they've been giving, you know, consistently 20% return for the past 20 years, for example, or whatever the numbers are. And you have done all the due diligence on them, like inside out. I have like 200 points or 300 points of due diligence that you can do on a person. Give yourself a little bit of time whenever you're working with somebody. You know, if you're a capital raiser, investor, give yourself at least 2 to 3 months, you know, to figure out who you wanted to work with or why you wanted to work with somebody.
Yeah.
Because before you jump onto somebody's bandwagon, it's not just the shiny numbers that you wanted to bring into your investors and say, okay, hey, invest in there. And if the deal goes downside, your reputation is on the line because you're bringing the deal. You're kind of in the middle. So always remember that it's not about your business, your experience. Your experience This is about how to find the right person or the right deal that you're going to bring it to the investor. It's always about syndicators.
And your advisors. Talk about who your advisors are. Like, you know, hey, we work with syndication attorneys. They've done, you know, $4 billion in transactions. We've got so-and-so who's working. We're working with this group for our coaching where we're, you know, we've been to this many classes that we, you know, and then we do have a coach that's ongoing that helps us You know, we've got this, you know, so you, you put together this team of advisors, and that's part of what we're doing at the event is you'll get to meet those people that can be those advisors as you embark into this new, these new areas where you haven't been before. So I just think it's fantastic. We also have, you mentioned something about development. We've also got a module going to be talking about development. You know, because that's kind of an underserved, you know, it seems like a, it's like a mystery to a lot of people, but the opportunities are definitely there in the development space. So I think we're— We love that all you guys came and listened to us live today. We love to have you all come to the event. If you can't be there live, grab the VIP ticket. It's a really small investment for such great information that you're going to get. You know, this is really an event that we designed for active investors, for passive investors, but it's really just about sharing knowledge, experience, and kind of opening your horizons.
Yeah, thank you, Kim, Vinky, for sharing your expertise and your knowledge and opening up our minds to go beyond multifamily. For those of you who are watching and listening, The replay, the links will be in show notes, and the website is gobeyondmultifamily.com.
