Oh, thanks, Kim, for inviting me. I think it's a great, great opportunity. I've been with the Texas Department of Housing and Community Affairs— this August will be 33 years. How time flies. For the first 20, 25 years, I managed— I managed the majority of the programs at the agency at one time or another, mainly on single-family programs. And then in 2018, I was promoted to the deputy executive director to oversee all aspects of multifamily, including the LIHTC, Low-Income Housing Tax Credits.
