In this brief interview excerpt, Speaker A poses a pivotal question: if one were to lose everything and need to restart a career in real estate, what single "secret" skill should be refined, or what approach would enable the fastest comeback? Speaker B reacts with amazement, and Speaker A acknowledges the relevance of the question, setting the stage for a deeper discussion on strategic skill development and rapid re‑entry tactics in the real estate industry.
If you were to lose it all, start all over again in real estate, what's the one secret skill you would refine on, or how would you do it expeditiously?
Wow.
Great question.
You know, it's a great question. I'm personally not in the fund, but personally, uh, I'm doing a deal right now just to stay close to everything we just talked about, Alex. And, and, and, and I'll share with you that I'm doing a deal that's north of $10 million. I'm working on a deal right now that's north of $10 million and actually around, you know, $12 million. purchase price with no money down. So I'm still— and I say no money meaning not no money directly from myself or any even passive investor. It's a creative structure. So I'm putting— I'm doing now as what I would probably be doing if I was starting over, right? And it's a creative deal and maybe a topic for another conversation. But there are still ways. It's very difficult. I remember the late night talk shows in the— or the real estate shows in the '70s and '80s where, you know, buy real estate with no money down. And a lot of that was almost impossible, but it was possible. And I think it's still possible today to do some deals that way. You just have to get incredibly creative. So I'm challenging myself to still try and do that in this market.
