Mark Evans DM records a live call with Linda, a 70-year-old seller owing $2,245 in back taxes on a 3-bed Florida property listed at $30,000. He models how to build rapport, listen actively, and close fast with a two-page contract and inspection clause.

Hey there, it's your boy, Mark Evans, dmdn here, hanging out in beautiful rainy Cleveland, Ohio. Guys and gals, I got something to share with you. I'm sitting in a hotel room. Literally sitting in a hotel room. Yes, I have a house here in Cleveland, but it's being almost fully renovated. It's almost done. They're running a couple days behind as all rehab projects always happen, but I'm sitting in their hotel room. My wife Dina's out getting some stuff for the place and my son, baby DM is here with me, about to be 1 years old. So I'm excited for that, but more importantly, more excited to share with you. A call. So a lead came in. I was looking at my lead stuff. A lead that anybody could have gotten. Anybody listening to this. If you're in real estate investing, come gotten access to this lead in my market. I got the number and I called her. It's Saturday, probably about 5:30 in the evening. Not probably. It's about 5:42 to be exact in the evening when I made the call. And I just had a conversation with her. But I want to do this quick intro to you to let you know to listen. This is a call that you should listen to many times over. Listen to how I barely talk. Listen to how I never make an offer on her property. By the way, this property is worth over $85,000. Listen into this conversation of exactly what she's asking for. You'll be blown away. I've never talked to this lady before in my life. I've never driven by this property in my life. Maybe I've flown over it maybe once or twice in my life, but never driven by it specifically. Notice how I make a connection with her. Notice how it's not about business, it's about connecting. But I want you to take notes, I want you to respond to me as well and let me know what your biggest top two, three lessons were on this direct real live call. All I did is patch it on audio. I have no cameras around. Follow me like I would with my boy Dan in the office. But just sitting in the, in the hotel room, literally closing deals, just calling one person on a Saturday afternoon evening and this went down. So with that said, listen to this. And then once this is done, I'm going to hop back on here and I want to share with you what you just heard. Let's get started. This is Mark Evans. How are you?
All right.
Hey, I was telling you about your property on Phelps Road.
Huh?
I was talking to. I have Some property down the street from there. And I was talking to someone. I guess you're looking to sell one of your properties.
Mm.
Is that correct?
Yes.
Okay. He wasn't sure of the address, though. Dm. Dm. Dm. Dm. Dm.
Yeah.
Dm. Dm. Do you live there?
No, my son lives there right now. Yeah.
So what's the. How many bedrooms?
It's three bedrooms, living room, kitchen, laundry room, one bathroom, and it's got a Florida room out back.
Oh, nice.
But it's a bit of a jungle. My. My. My son let the backyard grow up into a jungle, so. Right.
Yeah. The little boy. As you know, I don't think we ever grow up doing.
Sometimes I wonder, but when they. They live there. And I told him I just needed like 200amonth to pay the taxes, you know, because he's my son. And it just got to the point I have to keep paying and I just. I'm too far in debt. I can't do it no more.
Yeah, no, I understand. How much do you own the house? Free and clear.
Yes.
So you're just for tax?
Back taxes of 2,245, I think. And I need to sell it. I need to sell it before, you know, they put it in a sheriff sale. They put it there last year and I saved it, but I can't save it this year.
Well, just. It could just cost you too much money every time you do that, huh.
Right, Right.
So you owe about 2,300 in back taxes.
It's like. Yeah, $2,245, I think.
Okay. How's. I mean, is the property. How much work does it need?
Well, basically it's just, you know, makeup, you know, just paint and stuff like that. But they've knocked some closet doors off, and it's mostly cosmetic, but I am concerned with the electric because they say in the kitchen a lot of the plugs don't work. So I am concerned about the electric, but other than that, it's pretty. Pretty much cosmetic. They had a lot of cats, but. And the carpets partially missing. So it just needs, you know, flooring and, you know.
Just carpet paint, you know, all that good stuff. Maybe a little good cleaning, it sounds like.
Yeah. Needs a good cleaning, that's for sure. It was my mother's house and she kept it spotless and she put new windows in it. I put a new roof on it. The roof, I think, has a 50 year warranty on it. And I just put that on, oh, five, 2000. About 2006 or seven, I think. It's not that old. Exterior.
What's the exterior siding?
The exterior is white siding. The front porch needs a little work. It's got like a little awning over it. Right. And that needs. Well, it needs. The house needs power washed. Yeah. But there is some kind of a hole in the garage on the side. I don't know if some animal was living in there or what, but cats scratched out all the screens. Mom had new windows put in it and they just haven't been cleaned and taken care of.
What happens if we decide to buy it? Who's got to kick your son out? Who's going to do that?
Me. But hopefully I'll make enough money off it so I can relocate him, you know, and.
Oh, you're looking to relocate him, help him out?
Yeah, yeah.
That's awesome. Nice of you.
And then he's on his own.
Are the neighbors upset around not taking care of it?
I don't know. They don't say anything. I mean, to me they just call it the cat house around there. I think it's got a big tree in the front yard too. There was a big tree in the backyard and I had it taken down and my silly son had the guy leave the stump. I said, why'd you do that? I paid him to take the stump too.
Yeah, so no, it's. How much are you looking to get out of it?
I was asking 30.
Oh, you're asking 30?
You know, and it takes the after taxes. You know, pay the taxes and whatever's left after that.
So 30,000 and then you'll pay taxes?
Yeah.
Okay.
Because I have to pay the taxes before I can sell it. So I figure whoever wants it, we can go down, pay the taxes and then go over and I can sign it over into. I guess that's how you do it, right?
Yeah. So actually how you do it is a thing called a title company. You know, title company is a third party company that will handle the transaction. They'll actually make sure all the taxes are paid out properly and they'll manage all that. That all gets done at closing automatically. So if I'm making this up as an example, let's say if I'm paying you 30,000, we actually paid 30,000. The title company, they create a HUD statement which tells you, here's the taxes, here's the, you know, everything where the money goes. And then they'll cut you a check at closing when you sign your name for the difference.
Okay.
Yeah, just protect everyone because then we get a Home warrant, you know, home insurance and all that stuff through there, and title insurance policies and, you know, just to make sure titles clear what they do.
Yeah.
Is there any issues? So, like, I mean, what's your time frame on something like this one?
Well, I was gonna call and talk to him tomorrow and tell him I've got people starting to be interested in it and I'd like to, like, be rid of it by the end of. What is this August before the end of September. I'd like to just be rid of it, but I gotta, you know, move him, so.
Well, it's easy. I mean, I'd like to buy it. I know the house, like I said, I have properties three, four, five houses down from there.
Oh, wow.
I know of the house and, you know, I think 30,000 is a fair price.
Yeah.
You know, I could get you a contract. Just go over. It's two pages. I don't. You know, I've been doing this business for a long time, so I don't do any funny business. I just want to do a good deal. Fair deal for both parties.
Yeah.
And it does need work. I mean, as you know. You know it does. I know it does.
Oh, I know it does. See, that would be perfect for me. That house would be just perfect for me if I had the money to renovate it and clean it up and everything. But I'm 70 years old. I don't have the energy for it. I wish I was. Oh, no. I wish I was, though. I could clean that house up, move in it. But at 70? No, no.
Well, I live over the, the, the, the, the, the. Nice.
Okay.
Yeah, I know the house. I mean, like I said, it's got newer siding, newer windows, newer roof. There's no garage door though, Right. It's just kind of like a carport.
No, it's a. There's a garage door. It's broken, but there's a garage door. The last time I saw it down there was cat poop on it. So I don't live that way. Okay.
No, listen, as you know, it's like you can only do so much and grow up and do their thing. They just do their thing.
Well, I was going to go over and put new carpet in it, and then when I saw how many cats they had, I'm like, I'm not pouring money out like this for nothing. I mean, it would have been destroyed in a year, so they just had to live in it. And I just recently put a new hot water tank in it and fixed a leak in the Kitchen and I put in a new bathroom, but they've kind of tore that apart. I mean, I put, you know, tile and stuff on the wall made all pretty and.
It sounds like you just, you know, unfortunately this house has been in the family a long time. It's just they're not respected mom like they should be.
No, no.
So it's kind of, kind of toss them out of the nest and let them fly. Right. A little bit.
Yeah. I've got a house, have a house full over here that lives with me that I need to throw out of the nest too. My daughter and her family. I mean, my son's over there and I'm just going broke, going belly up here.
How do you do it?
I can't. Well, it's for sure I can't leave them anything when I die because they done used up their inheritance on a day to day basis. You know what I'm saying?
You're asking him, where's your inheritance?
Well, I've used it up all on them. What my mom left me used up on them. So.
Yeah, no, I would love to. Like I said, I know the house. I'd love to. We can buy. I can buy, I can buy this coming week. It's that easy.
Yeah.
Kind of how I work, Linda, is real simple. I'll send you a two page contract. It's very, very, very simple to read. I don't like any funny business that says, hey, give me, you know, 14 days to get in there and inspect the house. Just make sure everything looks good. You know, there's no. The floors aren't caving in. Basement. Is that on the crawl space or basement?
Actually there is no crawl space or basement. It's just on a concrete slab. Yeah, okay.
Yeah, that's okay. So that's not an issue because sometimes over in that area, the basements are a little weird. Yeah, that's why a lot of marlin slabs or crawl space. But yeah, you know, you can read.
I don't know that there's a crawl space. I really don't.
There's not. No. It's probably on the slab right there and I'm concerned.
It's like I told my son, I said, if your furnace goes out this winter, I can't replace it because I just got through putting furnace and air conditioning in over here. And then Medicare is just like eating up my savings. So I need to do something. So I'm gonna call him as soon as I get through talking to you and letting know what's coming.
Yeah, well, listen, I mean, at the end of the day, you're 70 years old, like, you're obviously busted. You tell to get to where you're at. The last thing you don't is worrying about little stuff like this. Yeah, this will drive you to the grave real quick. It.
Well, it does. I mean, when it gets to the point where I can't pay the taxes and I don't want to get nothing out of the house, that would. My mom would just kick my butt for that. Yeah, I've got to get it sold before they come after it again.
Yeah, it's coming up soon.
Yeah, usually they do that. I think last year it was November or October. November. Yeah, November, I think. I paid it off. I caught up on the taxes at the end of October, and then they promised me, oh, we'll give you $200 a month. So in January, they gave me $400, and that's all I've seen.
Yeah. And then if you bring it up, they're like, well, mom, I gave you $400.
Well, let's give it to taxes or a thousand. 4. Okay, where's the other thousand?
Yeah, what about insurance? Are you guys taking care of that right now?
Well, I keep homeowners policy on it. I'm like, well, if it burns down, I can build it back and move there.
It'd be better off.
Yeah, maybe the jungle would burn down behind it, too.
Is it that bad right now?
I couldn't see out there. Well, you know, it's my mother's house, and it's very sentimental. And I don't go over there very often because, number one, it hurts me to see that they would let it go like they have. And it's just, you know, and I. When I looked out and saw the weeds out back, I'm like, I can't even look, you know?
Were they close to Grandma?
I mean. Yeah.
Yeah, I know she was a clean person. Like, what are they thinking?
My. My son's girlfriend, you know, she more or less raised herself, but she doesn't know too much about cleaning and how to take care of stuff and cleaning windowsills and you got to wash the windowsills. It's like she doesn't really know how to do cleaning, you know?
Right.
And some people don't. And you, you know, you can't hardly fault them for it if they haven't been taught.
I agree. No, I understand that.
But you think they're trying to learn.
Yeah. You know, something like you said, though, they gotta just be willing to learn, though. Sometimes people don't even know that. You know, that's just a way of life for them.
Right.
I don't. I don't want to get it. I don't understand. I'm the total opposite.
I am, too. I want my place. I mean, I take care of this. I have a house that's got four levels. It's got two basement levels, and then upstairs and the kitchen and living room is combined and it's. I mean, I need this big place. What do I need all this room for? I just need me a little one floor place somewhere.
Exactly.
I don't need no stairs. No. And I don't need a monster house to clean.
So do you still work?
No, I'm retired.
You're retired?
Yeah.
If you worked and did all this stuff, I'm like, wow.
When I. When I first moved over on this house, I lived on the east side on Refugee Road, and I just moved out of the house and moved in this one. I had to get a job and I was like in my, I don't know, 60s. Then get a job so I could pay two mortgages.
Oh, my goodness.
So I paid that for, like, three months before the house sold.
Oh, really?
Two mortgages? Yeah, I was, like, sweating it all away.
Yeah, we do appliance like that every day. You know, a lot of people, they move and they sell and something falls through, and then now they're carrying two or three. I mean, that's pretty tough. It's not easy.
Yeah. And I don't know now if I want to own anything, you know, just keep it simple.
Just rent somewhere.
Somebody will be mowing the grass, and I don't have to worry about that because I'm. I live in a corner lot, just like I did on Refugee, so I have a huge yard on the side and sidewalks to trim. I can't do it no more.
Mm. Yeah. Where's y'?
All?
I mean, I love. My wife and I, we live in a condo. It's so easy. Yeah, I have a condo. We have a house in Ohio and have a condo in Florida and the house in Ohio. Like, I'm always doing. Something's always breaking something's always the front. There's always something to do. Yeah. You know?
Well, that's what I told my son. I said, you know, I can't afford to keep up this place. And he said, well, you might as well sell it, because I can't afford.
To keep it up either.
So I took that and I'm going with it. Yeah, well, I can Pay off my credit cards and be able to live, you know.
Absolutely.
Right now I'm not living.
Well, you're alive, just not living.
Right, right. I'm alive, but not living is right.
Now's the time to be living, you know?
I know, but they. Nobody will let me.
Well, it's your time.
They still think I have to take care of them.
They're like, mom, you had me. Come on.
Yeah, yeah. Support me for the rest of your life. Okay. A single mother, that's what I get. I should have sent them to their dad.
Oh my goodness, you're a saint over there. That's amazing. All right, so, well, what I'll I'll do, I'll just send you. I kind of move pretty quick. So you tell me. I'll move as quick or slow as you want on this. I like the house. I kind of know. I work like what I was saying. I'll send you a two page contract.
Okay.
It's very, you know, hey, it's $30,000. I'll pay my closing costs. You pay your closing costs. It's not that much at all for closing on your side because you're the selling piece, but because I'll pay for title insurance on my side and all that.
Yeah.
And then what I do, as soon as you send me a signed contract, I'll call a property inspector and money to him to have him just show up, take pictures for me, let me know what's working, what's not, what's broken and all that good stuff.
Right.
And you know, just get a report. Just kind of. So you and I are both on the same page. And then as soon as he gets back to me and if everything checks out, I'm ready. I can close in three or four days or, you know, as quickly. Wow.
Well, I got to give them time to find a place and get out, you know?
Yeah. Listen, you just tell me.
I don't want to move it in here.
We just did a deal with a lady, she was going to move in end of September and she actually got. Was able to transfer be quicker. So she called us up and we closed within three days.
Wow. So let's see. I could do that if it was empty.
Yeah, yeah, she lived there was her house of 24 years.
Wow. She got out three days.
Well, no. So she, she was actually, she called us and said, hey, I can close in three days. And then, you know, she was able to get everything done. I mean, it was amazing. She was already prepared, kind of like getting ready for it.
But Right.
It was pretty amazing. But on my side, like I said, I've been doing a long time. I'd love to. Love to do the deal with you. I think it's a fair price.
And what company are you with?
I'm just actually a small company.
Oh, okay. Because I. I just put it in two places on the computer. The house.
Neighbor I heard it from. I didn't know you put it online. I heard from a neighbor. I said, I have properties in that area. And they're like, hey, you know, Linda's selling her house. You know, you should call her. And I'm like, huh? So we do a lot of marketing in that area. So I didn't know. I thought maybe it's. Yeah.
No, that's strange.
Small world, huh?
Yes.
That's great.
All right, let me.
What is the best email? Can I email you? And again, if I send you an email, you don't have to. I mean, just sign it and send it back and just say, hey, you know, let me talk to my son. Give me five days. There's 14. We have 14 days of inspection time. So it gives us plenty of time if you call me up and say, hey, Mark, I don't want to sell it. Now, I'm fine with that, too, but, you know, again, I'm not here to rush you to sell. My main thing is give me a contract so I can kind of get it on our books and start talking to my team about it.
Right.
You know, so we're pretty. We're pretty quick, and we use a great company in Westerville.
And your name is Mark Evans.
Yep. Mark Evans.
Okay.
And is your. Is your email dm The.
Correct. Correct?
Yeah. So I'll just send you an email. Give me.
Okay.
About a half hour or whatever. What name's it under? Linda?
What, the house?
Yeah.
Oh, it's under my name.
The. The. The. The. The.
Linda.
What? Dm. Dm. Dm. Dm. Dm. So what I'll do is I'll put that on the contract and they'll say, use a company called World Class title. Really? They'll come to your house. You don't have to go there. They'll come to your house if you want to sign. Yeah. They'll make your life a lot easier.
I'm kind of. For the last two years, I've been babysitting twins, little twin girls, and been gone for a week. So I finally caught a little break, got some rest. But they'll be back next week for a while. I'm hoping this they're four.
Oh, yeah. I have a little love. Actually, he's about to be 1 years old next Friday. He's started walking about two weeks ago. So it's like literally you turn around and he's somewhere totally where he shouldn't be.
Yeah, yeah, they're quick.
I'm like, wow. But, yeah, I'll send this over to you. How's everything? I mean, timeline and all that. I mean, take a look at it. If you have any questions, feel free to call me. I'll walk you through. It's very, very straightforward. I don't think you'll see anything crazy in there. And yeah, let's. I'd love to do it with you. I think I could do it pretty quickly with you.
All right.
All righty, Linda.
All right, let me. I'll check the email and get back with you.
Yeah, come from Mark Evans, dm. I'll send it to you shortly.
Okay, just gotta break the news to my friend.
It'll be good news for everybody.
Guess what? You're moving. Guess what? You're moving.
All right, Mark. All right, Linda. Nice talking to you.
Nice talking to you.
And that's how it's done, my friends. You see, I've made foul tension of thousands of calls. You might have listened to that call and said, bullshit, that was not a real call. And if you're thinking like that, well, you're going to have a long road ahead of you because that was a real live call. I've never talked to that lady, clearly. And there's a deal about to go down. You heard how much we got it for? $30,000. I told you what it's worth at the beginning here. The truth is, I think it's worth more than that. So we'll put a little bit of money. Let's say if we buy for 30 with closings and everything, and then we put say $15,000 worth. 45. We sell for 90. Double your profits. And this is on a very simple deal. Again, I shared with you how I just. Rapport build. Rapport build. Just listen again, please. Listen to this multiple times. For your sake, I promise you I'm giving you the all. It's a straight up call. It's how all my calls go. Watch my other YouTube videos. Watch me close deals with Sharon and all these different people I've closed deals with on YouTube, live, on video, and just watch it happen. Every call is very similar with the objective. The objective is to make a call, serve the prospect, and drive it home to the finish line. That's it, no more, no less. Not only that, did you listen to how little I talked? I was laughing. I saying, yes, a lot, etc. Let them talk. Let them tell you what's up with the property. Don't call and say, how many bedrooms, how many baths. What are you asking? Is that the best price? Why don't you take. Right? Not only that, within two minutes she told me her pain points again. Listen to this call again. She told me her pain points within two minutes. I don't care about deals. I care about people. Deals don't do deals. People do deals. Major takeaway. People do deals. Deals don't do deals. Right? Within three minutes or so. I used her lingo, listen to it. And I said, how about a good cleaning? That's like language in Ohio that people use all the time. If I was on deals in Georgia, I'd say, hey, y', all, et cetera. So adapt to the conversations that you're having with individuals so they can relate to you. Maybe you got to speak a little faster, maybe a little blah, blah. Or maybe you just got to slow it down and say, hey, what's going on? Right? Listen closely. Around four minutes in about the situation, about our son. The language I used was strategic, meaning I said, so let me ask you a question. Who's going to kick your son out? And she said, I will now if this is someone I was talking to. And she said, mark, I just inherited the property. My dad's in the house. I need to sell it for medical reasons or expense reasons, whatever. I would never use the word kick out. I would use the word move out. Same end result, way different way, different conversation. Let's say, hey, kick your dad. Who's gonna kick your dad out? That conversations over. There's never a deal in the making ever. But when you use the proper language at the proper time, it's not what you say all the time, it's how you say it and when you say it right. But she told me she's frustrated. She's frustrated her son is disappointing her. Listen, this is going on every day in people's lives. You would never know that if you're calling just getting bedrooms, bathrooms, amount, boom. Next call. This is a 20 minute call on a Friday night at 5:40 something in the afternoon, evening, excuse me, Saturday night, and I'm sitting in a hotel room making calls when people are out drinking beers. Actually I'm having a beer as well. Making calls because my wife's out running around getting stuff for us here. And I was like, hey, let's make a call and change someone's life. Let's touch someone, right? Not only that, listen to this call again where I clarify the amount when she says 30,000 and then I say, hey. And she's like, yeah, you're going to pay your own taxes? Yes, yes. Yeah, just be clear, right? I always love stating the obvious. I love stating the obvious right at the end. I stated the obvious to her pretty hardcore. You can hear towards the end as well. The baby's starting to get grumpy. He's playing around on the floor, probably digging it in the trash without me looking, right? But you can hear them at the end. And then what happens if you listen? She talked about her twin grandkids that she watches that's been gone and they're four years old. I asked her the next question, right? Not only that, if you listen around nine minutes or so as well, we're laughing and we're talking and having fun, but always know how I'm pulling it around to focus on our goal. Our goal is to help her. Our goal is to close the deal. Not for my sake, but for her sake initially. And then ultimately we'll both win. This is how you set up win win deals when you're setting up transactions like this. Because I care about what I'm sharing with you and how many people you can help. She needs your help. People like her and tens of hundreds of thousands of people, maybe millions. People have these kids in houses, they can't afford it. She wants to live, she's 7 years old, etc. Etc. Etc. You can change someone's life by you stepping outside of your comfort zone, by you getting smarter and better with your calls, by you educating yourself on what you're doing right now. I commend you because it's very powerful to be in the situation. Don't take this lightly. Don't get stagnant. Don't get comfortable. Make a call. Make three extra calls a day. You can change hundreds, if not thousands of people's lives by you doing things that most people talk about but never do. Guys, I don't need to make calls anymore. I do it because I actually care. Do it because I love it. I do it because it can help people. And not only that, it can make me a lot of money. You heard on that call. I could literally have 45,000 in a deal and make 90,000 sitting in the hotel room. I'm in Cleveland, Ohio. The property's in Columbus, Ohio, and I'm sitting here talking to you giving you everything. There's no secrets here. The secret is picking up the phone and making the call. The secret is stop worrying about your problems and start helping people with their problems. That's how you make more money. That's how you make more of an impact. That's how you change people's lives. More importantly, it's how you change your life. That's how you change your family's life. And that's how you build a legacy of what you're here for. You're here for that. But so few people are here trying to learn new techniques or new strategies or new tricks. And they're like, oh, I do 1:1 deals. I do 1:1 deals. This is a win, win deal. If it wasn't, I would kick this girl, this lady, in the teeth. She would have took less than 30. She said, I would like to get 30. By the way, that's negotiating, saying, I'll take less without saying that. I heard it, I accepted it, but I didn't initiate any conversation because it's a fair deal at 30. So then this is very key and then I'll let you go because you need to listen to this call 20 times over. I'm not exaggerating. At least 20. Towards the end, I do something so few people do. I set expectations. Like, hey, here's what I'm going to do next. Here's what I expect of you next. I'm letting her guard come down to be able to help her. By helping her, it helps me, by helping me, it helps her, etc. We both win. But I'm like, here's how I work. I'm here in Cleveland. I'm sending her an email in 30 minutes or less. It was sent to her in five minutes actually, because it's simple to do. I sent her a contract stating I will purchase her property for $30,000. Closed by 9. 27, give me 14 day inspection clause, et cetera, et cetera, et cetera. Straight up, you heard the conversation. She needs longer or short, I don't care. There's nothing to hide here. And then once you get the contract, read it over. If you have questions, let me know and sign it. Once I get it signed, I'll initiate my inspector, etc. Etc. Etc. See, when you do this, you are a professional. You set expectations again, this is how you change lives. Get smarter, get better, more professional. Stop Mickey mousing around if that's what you're doing and, or if you're listening here to get better, congratulations. But from my Experience, anyone, every single person, including myself, can always get better, always improve. I was listening to stuff before I even did the call about sells and negotiations, etc. A 1986 product. Truth, because you got to be feeding the brain. This is how you and I grow. This is how we change people's lives. This is how we change our lives. This is how we change our families, lives and legacies, etc. Because we are the ones that are setting up forth, setting up the efforts to make that movement. No one else is going to do it for you. No one else is going to do it for you. My friend, my boy, Mike Lippman always says, you don't have to get it right, just get it going. Make these calls, make tens and hundreds of thousands of calls. Done this, guys, in the back room, in the dark, by myself for hours on end. Give me a phone. It's your NIES weapon. If you're listening to my voice right now, your biggest, biggest opportunity to make the most money. It's not the bank. It's a vault with a gun and a ski mask. Your biggest opportunity is your phone and heart and drive. Take those three things, connect with people, build trust, rapport, relationship. Help them get a solution and close those deals. Guys, my name is Mark Evans, dm. Dn. DM means deal maker. Dn, that means digital nomad. Here in beautiful Cleveland, Ohio. Like I said, about to roll out to Italy. Actually, I'm going to Montauk for a week and then Italy for a little over four weeks. And I'm just super blessed and super appreciative for you listening to this. I know what I'm sharing with you is real and wrong, and it is a little. You know, you can hear the way I talk. I barely talk English. You know, I probably have run on sentences, whatever, I don't even care. But I'm doing it because I genuinely care about my people that I'm working with to help solve their problems. It's real. No bs, no fluff, right? So for you, if you're out there, I have a great course called real estate phone power dot com. It's a hundred dollars. That's it. 100 bucks. You're not worth a hundred dollars. I'm not your guy. You're definitely worth a hundred bucks. But it's over five hours of pure content with stuff like this. Of me calling sellers, me calling buyers, me calling management companies, seeing what my business looks like, how I'm able to do hundreds and hundreds and hundreds of deals a year without me ever Talking to a buyer, seller, investor, etc. I share that with you live. It's over five hours of pure content. There's no sales letter, just a link for $100, pay it, go directly to a page and then download the audio and listen to it multiple times. Actually, it's a video. You can listen to audio or watch video or do both. Get that? If you're an experienced investor and you have people and you're doing all these calls yourself and you're making all these pieces move and that's awesome and it's cool and it's a great high paying job. You can make a lot of money. You can make seven figures by yourself, but it won't be fun, it won't be exciting. And if you get hit by a train, everyone's affected. So what I do is I take people to 1, 2, 3 deals a month and show them how to get to 10 plus deals a month with a team of process procedures with a great product. Your product is real estate, by the way. We sit down. I have a thing called a deal a thon. It's five grand. Five grand, Mark. Yes, it's only five grand. Yes, I said only five grand. Because when you really understand what we're doing and when you're sitting down with a small group of 10 or 12 guys and gals in a room with me driving you guys to the next level, $5,000 is peanuts. And if $5,000 is a lot of money, that's even a bigger problem because $5,000 is not a lot of money. Figuratively speaking about this kind of situation, you can't be wanting to make millions of dollars if you're not willing to invest $100 or $5,000 in yourself and your success. So guys, let me know. Email me. Follow me on Facebook. You got to go to my fan page because my personal page is overloaded. I can't accept any more friends. But follow me. Mark Evans, DM on Facebook. Follow me on Periscope. I do live videos. You just go to periscope.com and type in Mark Evans DM and follow me. Follow me on Instagram. Mark Evans, DM. I know you're not sick of it yet. Thank you. We got lots of stuff to share with you guys. I'm always growing. I invest a lot of myself and my team and my family. I'm just excited to be here for you to hear my voice. I'm so excited that you took the time to listen to this. And I'm kind of rambling right now. Because genuinely, I'm just, I'm grateful that you and I are here right now at this moment. This is not by accident. Again, this is not by accident. You can push, stop and go on your way and I'm sure you'll be fine. But take the next step with me. Let's get connected at that next level. Invest in yourself. This is free. Imagine what you get when you invest a couple bucks for yourself of therealestate phone power.com or ping me on Facebook or Instagram. Leave me a private message. I'll connect back with you for the deal a thon. This is powerful stuff, life changing stuff. I'm excited to be here with you again. Take the next step. Stay focused, stay motivated and stay in constant learning implementation mode. The best implementation, the best learning that you do is through implementation, coming back, getting some more nuggets, implementing, getting results, taking those and just keep reinvesting yourself. It never stops. It never ever stops. You'll never stop investing in yourself if you're going to next levels. I've never met anybody that stops investing in themselves once they start understanding the power of investments in themselves. So guys and gals, thank you for being here. Please do me a favor and listen to this call at least 20 times over and listen to the nuggets. They're So I have 20 years of experience that I'm sharing with you today. I hope you take it and help a lot, a lot of people. More importantly, help yourself. Have a great day and keep me posted with your success. Talk to you soon.
Bye bye.
