Getting crazy over here. Come on, Mark. That's all you got? Come on, Drea, stay tuned. We're up to something over here. How we bought a house for a dollar, mark. And your Sessa account and sold it for $45,500. Would you like to know more? Yes. Awesome. So what does Cessa mean, Mark? Education savings account. So it's a Cessa. It was funded at $2,000. Yep. That's your contribution that was funded. And now we can take that $2,000. A lot of people might know what a 529 plan is, right? A 529 plan is to go down to the bank, get a 525 20. Calm down. I'm getting to the good stuff, Drea. 529 plan. But we can take this money and we can invest into assets, self directed assets that is. And we happen to do it on a single family residence house in Columbus, Ohio. We bought the property for $1. Now anybody thinking, why would someone sell you a property for a dollar, Mark? Why would someone sell you a property for a dollar? Because you wanted it. That's a good answer. The reason the guy sold it for a dollar is because he was sick and tired of dealing with the landlord issues and tenant issues. And it was more of a distraction instead of an opportunity. He bought it for $17,000 six years ago. He wrote it off, didn't need the money and he's like, just take care of it and help me out. Hop over there, Mr. Evans. You're distracting like your father, just distracting us all. So we bought it for a dollar, we put it under contract for $1. And we went and we started marketing it. What? You know what marketing means, Mark? We run Craigslist ads, Facebook ads, we send emails, we contact our sell our buyers that we've worked with over the years. And we wanted to sell this on a thing. It's called a lease option. Lease option or a rent to own. Why would we do that? So we can get more for it. So if we sold it for cash, we could probably sell this thing for 35k.ish, right? Give or take. But we said, hey, we have maximum value because we don't need the money today. And not only that, when all the money comes back in this market, it's tax free. That means you get to keep it all and all that money. That's awesome. Right? So we did a lease option. Yep. When we're done. When we're done. Sir, please don't. I'm going to get security Guards over here for us. But we have a rent to own. And the guy, Vern put $10,000 down, $800 a month, with $200 a month going towards principal. And he paid $45,500. Is this a good deal or amazing deal? Amazing deal, you're right. So we got $10,000 today. He actually moves in tomorrow. We got $10,000 today. It got wired to your account tax free. So we turned one dollar into ten grand already. We've already received the money. Pretty cool, right? What would you buy for $10,000? Reinvest.
Reinvest.
Make more, grow more, right?
Yeah, and buy houses.
Buy houses. And what else? Outfits. Getting fancy and T shirts. Okay, awesome. Okay, 10,000 down, $800 a month for the next two years. So he's going to be paying you 800amonth for two years. We're sitting here in Parkland, Florida. The house is in Columbus, Ohio, on Highland. You and I have never seen it. Mommy's never seen it. Drea bear. She might have seen. She's been hanging out looking a little crazy. Dre, you see it before you got cheese. And the whole team put this deal together to make money. Everyone. It's a win, win, win. It's pretty cool, right? So there are some expenses. Taxes are $1,200 a year, and we're paying a property manager just to collect the money and distribute the funds. $80 a month. So that's $960 a year. 1200. What is that, 2160 somewhere around there, right? What does that come out to? Yep, 2160 in expenses. Now there's no maintenance and all that because it's a rent to own. When it's a rent to own, the the person, Vern is actually going to do the maintenance himself. So like a light bulbs and the furnace goes out, which is a brand new furnace and all that stuff. It's pretty neat, right? Don't have any expenses. 2160. You're bringing in 9600amonth. A year. So that brings you to a total of $7,440 of positive cash flow. It's pretty neat. And remember, we're giving them a $2,400 a year credit towards the principal. So what does that come down to? 40,05. So you're going to make $600 a month, free and clear, going directly into your Sessa account, tax free. And you can use a Cessna account. Please learn, find your rules, regulations, and I'm not giving you financial advice, am I? I'm Just telling you how to make that money. Right, bud? So all that money goes in there tax free. And we could take that. You'll make $45,500. So people oftentimes the reason don't set these accounts up because they're like, it's only two grand. What could I do with it? Well, you could do properties. You could buy them on an option for a dollar to $2,000, sell it for a fee, make ten grand. You turn two dollar into ten grand. Two thousand and ten grand, however it works out. Does that make sense? Bump, babe. So this is just a single family, one bedroom, one bath house. Pretty nice little house in a decent little area. And the guy's older, just wants to be in a new home. What do you think about this, Drea? She likes new home. You like the new home? All right, what questions do you have? Mark, that's. Listen, what is this? You can buy a house for $1. It's pretty crazy. That's what you buy your ring pops for?
What?
Yes. So what we're doing is we're learning in our brain how to become creative, to utilize our resources to go out and maximize it for passive income and revenue. Right. Pretty powerful, right? You can create money when you work on your brain. Look at that brain. It's getting bigger already. I see it. What questions do you have? Dina, Mark, Drea, what do you guys got?
Me?
Yes, sir. Buying houses. Yeah, what about it? You love buying them.
Yeah.
Why do you love buying them? What's it do for you? Maybe make you grow. Makes you grow financially. Makes you grow mentally. Makes you grow. You hiring people? You're putting money in the taxes. You're putting money. And by the way, this house, we're doing this deal in the most economical disruption in the world called the coronavirus, Mark. Everyone's saying no one's paying rent. The guy just said 10 grand and he's paying 800amonth and he's moving in tomorrow. Pretty wild, right? If you have a great product and you have a great prices, there's always people willing to make a move. Would you say? That's right. What else? This is a nice home. Yeah, nice little single family, one bedroom, one bath house. Gray and white and brown fence and white picket fence. Anything else? Any other questions? What would make you go to the bank? Never went to the bank date. But we didn't have to. We bought. What we had to do is there's some paperwork included in doing this deal because we did it through your sessa. We did buy the property for $1. And there's paperwork. It's called Direction of Investment Forms. You don't like doing that either? I don't either. Dream. It's called Direction of Investment Forms. Your self directed IRA company, We use a bunch of them. You can check out the bio section for which one we use for this. But you fill out some paperwork, direct the money to the title, the title handles the closing and the title company sends the money back and forth and on the buy side and on the sell side. Pretty cool, right? What else? Any other questions? Mark, you know how to do this? Yeah. All right, cool. This could happen in any city, any city, any state, any time. This is. This would be considered a hot market. Columbus, Ohio, when we did this deal, we've actually bought the deal a while ago and we just kind of settled because we were dealing with other properties and just busy. Right. So you could do this deal in the hottest of the hottest market. It's. Listen, remember this. Properties don't do properties with people. People do deals with people. Right. They negotiate with individuals. A lot of people think it's just about the property for this individual. He's like, I just want it off my books. Just take it, I don't care. And I said, I can't do that, but I'll give you a dollar. That's a lot of money. This is all a lot of money or a little bit of money? You just turned a dollar into $45,500. Every dollar counts, right? It's pretty cool. Instead of buying a bunch of junk and toys and stuff and candy, you might buy chocolate milk though. I bet if you had a dollar, you buy chocolate milk. Milk. Would you buy chocolate milk or candy?
Candy.
What kind of candy?
Ring pop. In all of the jellies and all that Candy.
What Ring pop? Jelly and candy. All right, well, we'll work on that. Because your teeth are falling out with all that sugar over the morning anyways. Pretty cool, right? So yesterday we talked about making money in the stock market, which so far we're good. Almost a 20 something percent return. And you could do that in your Cessna account as well. Right? Again, consult with your financial advisors, your lawyers, whoever. I'm not giving financial advice, but at the end of the day, I'm building financial legacies with the family. With drea bear at 11 months. Mark, when's your birthday? I forget. August 19th. You'll be the whopping five years old. That's pretty cool. Four and a half years old now and your mom is learning this stuff right along with all of us, right? We're all learning every day. Do you like learning? Yes or no? Yes. It's amazing. All right, cool. Any more questions? No? All right, folks, have a great day. Go out and make that money, all right? You want to help Daddy? Good job, buddy.
