Okay.
Something I just look at. I don't have marks. Alright.
Yeah, my name is Mark Evans. What's the exact address over there?
26931 Mallard. Like the duck.
Yeah. Okay. What are you seeing over there for rent on that particular type of property these days? 950ish.
Yeah, the low end is 900. How I know is that somebody over there was getting it so we figured they said, well, we're getting us 900. If we fix it up, we get 950.
I understand. Are you guys. Do you guys own it or you're just wholesaling it?
We are wholesaling it. What we're going to do is either going to want to do two things. We're going to close on it like right away, another week. We thought, well, why don't we see if we can get a wholesaler first. Maybe it's sign it. If not we'll close on it. We don't have problem with that either. Just sometimes it's one less step and take closing cost, you know.
I understand. Yeah. What's your price on it? You're asking 30 for it.
Okay.
How much work.
Numbers or list? Work list.
Yeah, just like a number, general number. We do a lot of real estate.
I would say 16 to 18. Actually probably even closer to 16. My guy would probably charge, you know, 18 to make a little money on it, but that's what I'm guessing. Like I said, what, what needs to be done is resurface half the drive, put in new furnish, water tank's good, panel's been updated. What they want is you take, take the. All new windows are new, you have to replace, take the carpeting out, redo the flight. Probably paint the house throughout for sure. In the basement I just take out part of its paneling. So that's, that's probably it. The biggest thing in the basement that the furnace take that out and paint the walls or whatever. But they're in good shape. There's no mold or fungus or foundational issues. Okay. And then the bathroom, there's two bathrooms. I would say they need updating. Right. That's pretty much it.
About 18.
Okay. The roof looks good. It's a single layer. There's no two layers on it. The front looks good. The second looks a little weathered only because of the sun. It's a. What do you want to do with that kind of thing? I mean if I replace the roof, I would cover it with the second layer. We would not take off. It makes no sense because it's laid Nicely. It's one pitch.
I understand. Okay.
But you'll feel this in the pictures. That's why.
Yeah, I'll just jump online and check it out. Are you. When you're looking to close the deal, Rick?
Well, we got a few people looking, so we would like to close it as soon as possible. At least get, you know, get it under contract with the nurse, and then we could just work out, you know, how we get this. Get this done, so.
Right, but you got an approved pos.
Yeah, yeah, we have a pos. Because, like I said, the pos. There's a couple things that are wrong on that. I mean, the one is. And I didn't notice it, so I should have looked at this more closed screen. What happened when you did it? You don't go over it in detail, and you'll see that there's no painting or anything this time. I don't know what she's thinking. I actually think she confused this with another house.
You had to, obviously. Yeah, obviously.
Yeah, yeah, we were there. And, I mean, I know the lady, so I think she goes from house to house to house to house and, you know, writing this up and. But, I mean, that's what I'm saying. I tell. But don't believe me. Go look at it. You'll see that that's not the case, you know.
Awesome.
I had another investor come over and I said, okay, go over this POS with me. Are you serious? He said, no, this is not. I don't know what she's talking about here. So I said, okay, cool, Right?
You got any other deals you're looking to sell as well? On top of this or not really.
Well, we may have. We may have. We may have something coming up. We're just. We don't know yet. We're like. Everything's negotiation, so we're trying to get some stuff done right now before we move on to anything else. But, like, this one, we just don't, you know, we feel like I have the time right now.
All right.
So I thought, well, you know, you pick and choose. There's always more coming down the pipeline eventually, at some point.
Yeah, for sure. How'd you find this deal? Direct mail.
Pardon me?
You find deals, direct mail, or how do you find this one?
Yeah, yeah, we were direct marketing. Yeah. It's not on the ML apps or anything.
Okay, cool. All right, man.
Rick.
What I'll do. Let me take a look at it real quick. We do buy a lot over there, so I'm not sure on the numbers. I Don't know. We try not to be over 12,000 rehabs just because of time wise. Plus with winter coming up, you know, there's so many, like extra layers as, you know, with winter here, so.
Well, like I said, you could decide what steps you want to do and not do. I mean, that's, that's probably, that's the most we do. That's including the roof. I don't know if I ever do the roofs, to be honest with you. I don't know that. So that's. Do you want to look at. Look at something and call me back? What do you want to do so I have a picture. Tell me what you want.
I'll just have my, you know, I'll just jump online real quick and see if it interests us. If it does, I'll get back with you. If not, I won't get back. I'll get back with you either way and just say yay or nay.
Yeah, say yay or nay. That's fine. I mean, I know we're going to move this house to somebody I know somebody says if people know, buy a house, doesn't know what to do with the house, this is an easy one. So I just wanted. If you want to leave a contact number just as a reference point when you call me back, that'd be great.
Yeah, we'll do, man.
Appreciate it, Rick.
Thanks, buddy.
Thanks. Thanks, bud.
Guys and gals, real quick here. This is just a training lesson here. He didn't really ask me any questions about me. This is a high level thing and this is the truth. Ask your potential buyers on the other line. Hey, what are you looking for? What are you up to? He doesn't. He barely knew my name, right? He just like, oh, yeah, Mark, right. Oftentimes we do that. I've personally been guilty of that in the past when I started out and all. That guy's been at it a little bit, I think. But again, he's out here marketing. He posted the property. Let me kind of see what it says. Just kind of give you a point of reference here. It literally says how to. Here, here's what it says. There's literally no way to contact him on here. It's amazing to me. But if I click on his name right, if I'm doing some, like, hard research, I'm trying to, hey, my name is Rick. I'm an experienced investor in the Cleveland area. I've done variety, investments, blah, blah, blah. My goal is to recreate a team. There's no call to action. There's no reason to call them. There's no way to call them even if I wanted to. So you're out here marketing, you're spending the time, look at your marketing stuff and say, can people get a hold of me easily. He doesn't have a website, he doesn't have an email, he doesn't have a phone number. There literally is no way to contact the guy. So all I did, obviously I copied his name, went to Google, typed in his name, Cleveland, Ohio, typed in his name, Cleveland, Ohio, saw that he was on a couple other sites, saw what his company name was, blah blah blah llc, clicked on that, went there, found his website, his website shitty as well, tried to find out where his website is, went to GoDaddy, who is, clicked on that, found his name and number on his GoDaddy registration. So again, it was very hard to find the guy. So I can't imagine people flocking and trying to beat down his door. But he did zero listening, Very, very little listening. Like hey, we buy lots of houses over there. Hey, what are you in the market for?
Hey.
Like he didn't ask me any questions about myself, so I apologize. I was recording, my computer stopped for a second and so I'm doing a second piece of it. But literally, guys and gals, when you're out there promoting properties, make it easy for people to get in connections with you. Secondly, make sure when you do, talk to prospects, buyers, sellers, investors or anybody for that matter. Talk 20% of the time, listen 80% of the time, at least ask me questions. He didn't qualify me, disqualify me. It's all about him. And that's you can make deals like that. I'm not saying you won't make a couple deals here and there, but that's not the way to run a business. That's not a business. Listen to your prospects. Whoa, I'm spitting everywhere. Listen to your prospects, hear what they have going on. I might have been able to help them. The truth is because I saw one of his other ads like hey, looking for private money, this or that might finance him on the deal and be a private investor, therefore down. Well, my downside risk might be a little different or whatever, but maybe I don't want to take on the deal. I have a lot of cash sitting around. If he said, hey man, I'm looking for an investor, I've been doing this for 17 years, blah blah, blah blah blah, we've all been there. Maybe I just said, hey, you know, here's what kind of terms I'm Looking for blah, blah, blah. If it works, it works. If not, that's cool too. Maybe he would have got a private investor has lots of money and access to millions of dollars and he has no clue about that. So I just wanted to shoot a quick training video. I could tell how that conversation was going to go because that's how it goes 99% of the time. I normally don't call people anymore, but I've done this tens of thousands of hours literally. And just based off his activities, based off his conversations, based off of the things, he's doing a couple deals here and there, but at the end of the day, he could be doing three, four, five times the amount of deals with less effort, without stressing as much because he's actually listening. He's being a business owner saying, okay, do this, do that, move here. This guy likes this area. This guy, he doesn't have to get stressed out. It could be really easy. I see a lot of investors over complicating the simple processes over complicating. They're doing a lot of. The truth is they're doing a lot of it right. They're getting leads, they're posting properties, they're doing this, but they're not making it easy and they're not listening. Do those two things even to connect with you and listen to the people that call you, like fill out a CRM, let them know what's going on, tell them how long you've been in the business. Like, he has no clue about me, which is mind boggling. I can tell you all my investors I used to deal with and still my team still deals with. We create a high level profile and every single one of them before we hang up the phone, are they married, kids, dogs, pet, blah blah, blah, blah, blah, blah. We're catching all this information. Sometimes it's not even one call. Could be three, four, five calls deep. So again, invest in the right pieces. You're probably watching this and you're doing a lot of the stuff, right? But start asking yourself to the next level. How can I do more with the exact same thing I'm doing? That conversation should have been about two, three minutes long. And he should have known a lot more about me. That's all I'm saying. So again, guys, I just want to shoot this quick video. Hope this helps you grow your real estate investing business. If you guys still haven't got your ticket@realestatephonepower.com I break down my business and all that stuff, it's still 100 bucks you can. It should be $1,000. I'm lazy. I haven't changed it. Check it out. Realestatephonepower. Com. Have a great day. Peace.
