We have a lot of people that are having technical difficulties getting on, so bear with us, Take your time. This is some new technology from Google and we're excited to get it working. Okay, so I'm gonna pause this music maybe. And as I said, there's about a 30 second to one minute delay, give or take. I am your host, Mark Evans, dm, dn. Let's see what we got going on down here. I think it's working on our side, right, Peter? No, yeah, yeah. All right, cool. So we got a lot of people coming on. All right, good stuff. All right. So ladies and gentlemen, as you can see behind me, welcome to the Mark Evans dm first ever Google hangout. We're going to spend a little bit of time here together today. First off, I'm glad to be back in the good old United States. I was gone for about 50 days. Started off in Paris and then walked across Spain, which is 40 days actually. But we were over there 42 days. 42 day walk across Spain, better known as the Camino, the Santiago. We got back last Thursday. So eight days ago we got home and there's a lot to talk to you about, a lot of things I want to share with you. And we'll have a lot of people here. There's a lot of people can't make it obviously at 2 o' clock in the afternoon. But what's great about this technology is as soon as we're done here shooting live, it will automatically, YouTube will automatically regenerate the video and put it online and you can watch it at your leisure. So Definitely. If you have questions about deals, if you have questions about your sellers or buyers or questions about marketing, any kind of questions you have, please ask them here. I'm here to help you today. Again, this is a live event and we're going to be going and shaking and baking. We've got a lot of cool stuff to cover. So Keter loves the Halo. So again, if you guys real quick, give me a quick, let me know your name and city and give you a quick shout out, as we always do. We like to do that in the beginning. Yes, B. Smith says hello, Mark, Cleveland. But the audio freezes. That might be on your side on the audio. On our side is. Everything's running fine, right, Peter? Yep. All right, so we got a lot of cool stuff to get talking to you about. And again, once we're done with this video, this video is going to auto populate and you're going to be able to watch it at your discretion. So my question is, do you like the Halo or do you like this? Dina likes this on me. She thinks I look better like this or the dog or I can be a pirate today. A cat pirate or just a regular pirate. All right, let's take all these off and let's talk some business. So again, guys, thank you very much. My name is Mark Evans, dmdn. I'm going to get started here as I say hello to people in North Carolina, Minneapolis, Virginia, West Virginia. Thank you guys for being here. We got a lot of people here. So again, I want to take one second and give you a quick applause. Thank you for being here. All right, so I'm sitting here talking to you. I'm live from Palm Beach, Florida. Today is Friday, June 28, 2013. And as I walked across Spain, I had many, many, many, many, many hours to think about how to make your life easier. I know a lot of people showed up to my birthday event June 19, where I shared with you some good stuff on how to just start generating revenue. As I'm talking to you guys, I want you to have a pen and paper because it's important that you write this stuff down. And again, in the background, you'll see Cleveland, Cleveland, smiley faces equals money. We're going to talk about that. I'd love to see you guys in Cleveland, Ohio, if possible. So we're going to be getting started. Hello, everybody. Again. I'll say hi to Virginia Beach, New York City, Fresno, California. Janet. Thank you, Dallas. Bob Smith in Minneapolis, et cetera. So again, thank you guys. While I'm talking to you, Again, most people know who I am and what I've done. But behind me there's a. Right here there's three books that I've done. Let me go this way. There's three books that I've written back here. That's up here. But I've actually done seven best selling books. Not New York Times best seller yet, but best selling author. I've been doing investing now for nearly 17 years. I'm known as the virtual investor. I've actually been called the godfather of virtual investing. I coined the term virtual investing before it was even cool. I had no clue what I was doing initially, nor does many people. But at the end of the day we push through a lot of challenges and we have a lot of cool stuff. My team consists of Peter in Palm beach, deal coordinator in Long Island, New York. We have people in Ukraine, we have people in India, we have people in Wisconsin, we have people in Ohio, we have people in South Africa, we have people all over the place in California. I mean literally the business is massive. I think there's a great book called the World is Flat. But what's going on is there's a lot of cool stuff that you need to realize is that you don't have to do everything yourself. My question to you, and again, if you put this in the chat box, I'd appreciate it is my question to you is so everyone can see it. And again, you want to remain anonymous, that's fine. But what is your biggest frustration in real estate investing today? June 28, 2013? What's your biggest thing holding you back from taking the next step? Getting that deal, getting that contract, getting that marketing out there, getting that virtual assistant to help you, structuring a contract to make it presentable to all. My question is to you again, what's that one thing, just one thing that's holding you back? It might be confidence, it might be that you feel like you're over educated so you're trying to figure all this stuff out and not getting the results you want. Let's see here. So again, I'd like to know what that is. And again there's a delay here. So if I don't see it and answer your question immediately, it's not because I don't want to, it's because I definitely want to answer that question. So frustrations. Let's talk today. Start off with frustrations. I want to share with you, like what we see every day behind the scenes. See we have clients, we have hundreds of thousands of people that we talk to. Via online, through newsletters, through conversations and etc. So let's talk about it. Let's talk real. Talk about real estate investing. Real estate investing, first of all, get the purple elephant out of the room. Is not for everybody. If you're lazy, if you're ignorant, meaning not again. When I say ignorant, I'm not talking like you barely graduated school. I'm talking about ignorant like you think everybody's going to do everything for you and you're going to sit back eating Fritos and drinking beer and getting checks, doing absolutely nothing. That's just ignorance to think that would ever exist, even though a lot of people buy that stuff. I'm all about real life. I want you to realize, yes, I am virtual, but it took me many, many years to get virtual. Not to say you can't do it way quicker than I started. But what we need to understand, it starts up here. It starts with mindset. We'll talk more about that here shortly. But frustrations, people are saying, money, money to buy the deals. Finding the right team and funding. Fear of failure, along with frustration. Already working 65 hours a week to run an ad agency, my job gets in the way. Confidence in making the right decision, knowing I will have the funding to close the deal before committing to it. Turning deals into money. People are saying, finding the sellers. The biggest thing is getting funding. Right. Money, time. So we have a lot of people. You're seeing a lot of people saying a lot of the same things. Smith says myself. Right. So these things are going on and let me do this here. Okay. So they're saying a lot of the stuff, right. That we see every day. And again, what's great about this, about what's going on in this chat box, again live below the video here is you're seeing people around the world. We have one guy in Argentina. And there's people here that are telling you where your problem is. Like they have the same problem as you, is what I'm saying. A lot of times we think we're alone at this and we're not. There's a lot of people facing fear and money, whatever that means, and the funding side and confidence, etc. So again, it starts up here. We'll talk more about that next question. And the next thing I see, a lot of things are, and again, you're seeing this live is how did you start in Columbus as a wholesaler. Okay, we'll talk more about that. So again, I'm going to try to sidetrack here because I need to stay Focused because if you can tell I have ADHD all the way to Z and I can't look at three things, I want to focus on you as the viewer. So as you're approaching this business, my next question. And again, be candid here. I'm not here to make anybody feel silly. No one else will make you feel silly as well. How many real estate deals have you done? So it's gonna be a three part question. How many real estate deals have you done to date? Just a number. How much money have you spent on real estate? Education. And the third part of the question. How much money are you spending every month on marketing? Right. So how much, how many deals have you done? How much money have you spent on education and how much every week are you spending on marketing to build your business? I'm very excited to see. USM Realty says I like this. Pretty cool. The hangout. So we have over 100 people now which is exciting on and I'm asking that question. So it's going to come in a little delayed. And I'll wait to answer the question because I want to make sure we don't get too many things. Nina de Verde Rosa. No clue what that means. So how many deals have you done? How much in education? Right. And how much are you spending per week in marketing? Talk to me guys. Alright, so as you guys are getting ready to answer that question and you're thinking about it, someone says they've done zero deals. Too much. Too much nothing. But I have a well ranked website. One person says they've done 24 deals with $5,000 and they, they have a system. 40 deals, about 50k they spend $0. Guest 80 says 5 deals, $50,000. Not much. Planning on marketing. My focus, 50 deals, 40,000, 0 marketing. They're gun shy. I don't know why Dennis would be gun shy. Guest612 says 0 deals. Way too much on education and not very much in marketing. Tom's done five deals with 100k and 50 a week. Three deals. 35,000 in education and zero marketing. 120 deals so far. Marketing. I spend 1,000amonth. And education is ongoing. That's right Ketter. Education is ongoing. So what I'm talking about here is again I'm trying to show you guys. Ed says zero deals, $20,000. 305 deals. Education, 30,000. 2,400amonth. Guess 684. We should talk. So again, visually I want you guys to see this in front of your face. What's going on? There's definitely a disconnect. People are spending 20, 30, $40,000 on education, which I think is great. I have no problem with education and investing in it. But if you've done no deals or if you're doing deals and you want to do more, the only way I know how to consistently do it without being stressed out is investing in marketing and having a marketing funnel that constantly builds as you invest. If you spend $10, it's going to pay you back X. If you spend $1,000, it pays you back X. And if you're not spending any money on marketing, I promise you, you're not a real estate investor. Yes, you've done some deals maybe, and maybe you can do 40, 50, 100 deals in your lifetime. But I promise you, you're going to be stressed out, you're going to be overwhelmed, you're going to be making a ton of money one day and the next day you're broke. It's because there's no consistency really why people come here and why they want to get educated is to build confidence, even though they might not call it confidence. Because as you do, you're going to start learning about contracts, funnels, paperwork, marketing and how to protect yourself and all those pieces that will give you the confidence to take that next step, AKA go find that deal, talk to the seller, talk to the buyer, get private funds through an investor side, all these different pieces. What my goal is is to kind of break it down. I want you to get the visuals again. I see this every day. I know what the problem is. It's not you necessarily. The system and how you're approaching it is broken. There's easier ways to get to the deals, A lot easier ways to get to the deals. That's why you're here. And that's what my goal is, to show you how to really start thinking about it differently next time you do think about getting an education or getting overwhelmed or being gun shy for whatever reason, you know you can convert back to this, right? So again, a simple strategy is have a piece of paper like this yellow piece of paper, and in the middle put a line down it. Again, I'll show you exactly what it would look like. You know, pros and cons, pros and cons. Pretty simple. And if you're thinking about spending $100 on an ad, on a newspaper ad or an online ad, somehow what you're going to do is say, what's the pros of that? The pros of it? You're going to get some leads, you're going to do this, you're going to do this, you're going to do this. And maybe the cons are, well, I'm not sure how to follow up or I don't know what to say or I don't have the money. That's not necessarily a con. That's more of an emotional person. That's not a business transaction. Again, what we have to do as an investor is you have to separate your personal where you've been and where you want to go in your real estate business. They're two separate entities. It's really hard to turn that switch off sometimes. But stop being an emotional wreck. Look at your business for the companies you work for throughout your life. I promise you, if they're paying you checks every week, they're not running necessarily that business on an emotional aspect. They're running it with a business purpose. So you have to have a direction or an identity, if you will. What do you stand for? What's your company stand for? What's your goals in your business when you do that? That kind of gives you stomping orders as you're approaching these decisions. Marketing, how much are you investing on systems? Are you doing anything automated? Are you doing any kind of events that you're putting on? Are you doing charity events? I mean, there's a lot of different pieces that will allow you to mold into getting to the deals and there's a lot of opportunities here. And again, when I say marketing, I don't say you have to spend thousands of dollars a month, even though there's nothing wrong with spending thousands a month. But I'd rather see you start off with $100 to $500 a month. Have a marketing budget. It's a budget even if the ad bombs. The key is that you've learned something. A, don't run the ad again. B, edit the ad and rerun it. C, the place, the location you're running, that is wrong. It's a miss. That's how you learn. You learn by doing, not learn by learning. Especially in marketing, you always hear people say, test, test, test. But yet if you're educating, educating, educating, you're not testing, you're just learning. What happens is we test. Excuse me, we educate so much, we, we kill ourselves in our dreams because we're over educated. Therefore it creates fear, unsureness, not sure where to start. Right before you know it, you wake up 12, 16, 20 months later and you still get to do a deal. You still haven't even placed a simple ad. A simple ad Right. So let's see here. What's the best marketing for the buck? I'm not in the position to spend $400. What do you feel about investing in Detroit? Okay. I'm gun shy. All right, so we'll get to questions, and if you guys have deals, I'd love to talk about your deals. So if you have deals, send them to markevansdm.com we'll get to that section, deal section here within probably about 30 to 40 minutes. Okay, so deal section. So send an email to mark@markevansdm.com I'd love to go over your deals with you and see how I think about them because we definitely are creative and we think about that a little differently. So my next question to you is simple. It's very tough to try and do a deal. Guest96 is saying. So let me answer this question real quick. I live overseas. It's very tough to try and do a deal. Well, I was just overseas for 50 days and we did a lot of deals, so I don't think it's tough. I think it's tough in here. My question to you is what's tough about doing deals overseas from overseas. Right. And all that. Guest 96. I hear stories of people traveling the world doing a deal, but I've tried to get lease option assignments virtually. It didn't work. Okay, sounds fine. Sounds like a localized issue on your end. Yes, we've started. Okay, so Peter's answering questions. My question to you is this another question that I'd like you to answer. And again, so how many offers have you made in the last 30 days? How many offers either to real estate for sale by owners? So for rent folks, maybe don't try to do an option of some sort and. Or an agent. How many offers have you made? And the second part to that question. How many got accepted? How many offers have you made? How many got accepted? Right, Offers made, accepted. Okay. Katzer, can you help me automate? Well, we can. Thanks. Jeff Ater from Indianapolis. Welcome back as well. We need to talk here the next 48 hours for sure. Thirsty over here today. Again, folks. If you guys are just coming on, it's 20 after 2, June 28, 2013. I'm your host, Mark Evans, DMDN. All right, what? Guest 96 has none. I can't find sellers. Okay, so zero offers. Zero accepted, obviously. 12 offers made. One accepted. Okay. Three. Zero. Five offers. Two accepted. Zero. Zero. Okay. Again, this is good because it allows people to see exactly where I'm going here. Tom Says, ouch. Okay, there's definitely a lot of sellers there. Right away for a couple more here. Okay. All right. So you guys can see this, right? It's all live. People are telling you they've made 12 offers, got one accepted, zero offers, obviously. Get zero accepted. Zero, zero who are willing to do lease options. Okay. I don't know what that means. Again, Seven offers, three accepted. Lorelai, she's a machine. She's amazing. Lorelai is awesome. Out of Massachusetts. When people come to me and they're like, mark, I need to make money fast. Mark, I've been trying this business forever, and why am I not making money? Or I need to make money now. The truth is, I always ask one question, and this is it. And this could mean many different things, but it's really the core to the question. Ready? How many people have you asked for money from? How many people have you asked for money? Even homeless people. If I had a cup, I would shake the cup. But even homeless people shake the cup and they realize 100 people walk by, 1,000 people walk by. The more people that walk by, aka they ask for money without asking for it. They're just shaking it. It's a universal thing, right? Shake it. The coins are clinging, you know, ding, ding, ding, you know, whatever. People are going to drop it in, drop it in. Right percentage. It's a numbers game. Numbers game. It's really simple, but yet people are coming to us. Mark, I need to make money. Great. How many offers have you made? How much have you, you know, how many people have you asked for money? When I say ask for money, when you're doing offers, are you structuring offers that make sense? Are you making offers? Obviously, many aren't with buyers. Are you talking to them and structuring deals? I coined a term for this. I call it deal profiling. This is important deal profiling. If as many offers as you're presenting are not getting accepted, it's because you're not deal profiling. If your buyers aren't buying your properties quick enough, it's because you're not deal profiling. Truth is, if what I mean by that is probably 90% of my deals, buyers and sellers are definitely, well, 100% have been deal profiled. Out of that, 90% get accepted. See, 90% of our deals. So if I make 100 offers, 90 get accepted. When I say offers, I'm talking offers to sellers or offers to buyers. Why? Because you have to listen. I ask questions. I'm different. I'm not a real estate investor. I'm a real estate consultant. I'm not a real estate investor. And again, I hope you hear what I'm saying. I'm not an investor. I'm a consultant on a marketing level. So when people come to me, I want to know what they need or want. Right? People go to real estate agents, like a retail buyer and says, hey, here's my budget, $200,000. I want a three bedroom, two bath on the west side with a two car garage with fenced in backyard for my dog. Great. What I just did, that's a consulting process. So when people come to you as a real estate investor, are you structuring it? Like buy a house cheap, 49k, call now. Well, you can do that to get people coming in. But how does the conversation go when they call you? Here's how it normally goes. Hello? Yeah, I was calling about your house. Okay, great. It's three bedroom, two bath, 49K. Do you want to go look at it? So what you've just done is you just became not a consultant and not even a good investor. All you're doing is talking to people and wasting your time and their time. Can you make sales like that? Sometimes. Are you going to be happy? Never, I promise you. I don't care if you get a check. You might be happy for like a second, but at the end of the day, now you sold it, now you got to do that again. It's not very fun picking up the phone. Hello, hello, hello. And then just boom, boom, boom. I've been there. It's not fun. What you need to do is you need to automate most of that process and then by the time they talk to you, you're consulting them. Conversation would go something like, hey, this is Mark, how can I help you? Great. Boom. Okay, how much money do you have in your ira? How much access to cash do you have? What are you trying to do? What kind of deals are you looking for? What's your goal with the deals? Right, ask them questions. See, I'm bringing them in via a property like buy for $10,000 or $50,000, whatever the number is, I'm bringing them in, but yet I'm not trying to sell them the property. Huge lesson. Don't try to sell them the property. They have to be sold on you first. They have to trust you. They have to believe in you. They have to realize that you actually give a damn about their success. The truth is, as investors, you should care about your buyers if you want to be in business for long term. When you do this, you change the game. Because now I'm not an investor. I'm a consultant. I'm actually listening to them. I'm asking them questions that will help them, and they know that, and they realize that. So that's what you need to do. You need to listen to your folks. You need to ask questions that will help you. You need to understand what they're looking for. Sometimes they don't even know. They might have just went to a seminar that was in your town. And now they're coming back and they're like, I want to do a deal. They're all excited. They have 50 grand in the bank, which lots of people do, and they're ready to do a deal. And they saw your ad on Craigslist or they saw your ad, if you're marketing, for God sakes. And now they're ready to go, peter, can we turn down the air? I'm hot. So all this stuff is happening why you're working. I don't care if you have a job. I don't care if you have 15 kids. None of this matters. I don't care if you have a penny in the bank or a million in the bank. It's irrelevant until you start getting people coming to you, until you spend the time to build trust, rapport, and relationship with them. If I went into your market where you're doing real estate deals, and I said, hey, do you know this guy Peter Johnson, for example, I'm making the name up, but do you know Peter Johnson? And that would be you. And they'd be like, who the hell is that? If they don't know who you are in your market, how can you get market share? How can you capture 10 deals out of 100 deals that are being done every month in that market? The only way I know. And again, I'm telling you, this is 100% factual. You must deal profile your prospects to stay sane in this business. I told you, I'll share with you how not to kill yourself, working hard to the bone. And how to do these deals without risking the farm. You don't have to risk the farm. How do you do it? Deal profile your sellers and deal profile your buyers. The one guy here online or gal saying, there's no sellers, there's no sellers that will do lease options and all that. Well, that's not true because they're everywhere. How are you approaching them is the difference? Now, if you walk down the street and you walk to someone and say, hey, I want to buy your property on a Lease option, Will you sell it to me? They're going to say, get out of my face. No. Right? People don't understand what the term means. They instantly say no. If the seller doesn't know what it means, they say no instantly. You don't even have a second chance. Right. Because you've already burned that first impression. The question should be like, hey, how long has this property been on the market? Or hey, is this property still for sale? Get someone to say yes first and then once they say yes, it's still for sale. Great. How much are you asking? Oh, 100,000. Great. Why are you selling? And then they tell you their story. Most people again want to be investors or seven year newbies, I call them. They're. They're so focused on them and their problems that when they're negotiating or talking to a seller or buyer, they kill them. They kill the deal. Get out of your own way. Leave the emotional baggage behind. Right? Focus on the future, the positive. Pull out who you are, your identity, to your investing business. I am Mark Evans, dmdn. I am the virtual wholesaling king. Write it down. What you want to become, who you are. What beat are you stomping to if you're walking and everybody else is crawling or vice versa? You have to get moving forward. You have to build your business. The only way to do this is by building the right foundation. I see a lot of people out there. I see it all the time. Make 100 offers with 5 minutes of a click of a button. That's the dumbest thing I've ever heard. It doesn't work. And if it does, why are they telling you? Go out and make offers intelligently. Don't burn your real estate agents relationships. Talk to them. Ask them what's going on in the market. Hey, I see you sent me a deal for $550,000. Look, I don't know if I can pay that much. What's the best deal I can get? You think? Now you're asking them for advice, right? Let them be smart. I don't want to be smart. I want to make money. So all I'm doing is listening. For example, I'll share with you a deal here that's made us over $50,000. I'll show you the contracts, I'll show you the HUD statement and I'll show you the checks. But what I'm saying is the only way this deal happened. I made one offer to a seller and that's it. I've never been to the property. Truth is I only know it's a four plex with brick. That's it. I don't even know how to get there. I don't even know the address. But I know. Wait. When we talk to a seller and we talk to the agent, we're negotiating. And when I say negotiating, I'm not talking conventional negotiating. Blah, blah, blah. I'd rather BS for 50 minutes and negotiate for five. By the way, BS before you negotiate, let them get to know you. Let them get to know that you're real. Let them know that you can actually perform. Stop wasting people's time. Because you're not just wasting your time, you're wasting their time. We call them time vampires. They just want to talk. To talk. See, I don't want to do that. I strategically want to build rapport relationships so I can open a proper communication. I want to take them out of the. This guy's trying to get in my pocket and make money from me as opposed to, I want to get out and do deals with you so. So we can both benefit, set up fair deals. I know a lot of people when they're talking to sellers, just on a straight up negotiating level. If it's for sale by owner, the person tells you how bad their situation is. This is going on, this is going on. And then all of a sudden you create this deal that you're going to get this huge windfall. You've taken advantage of someone in a very bad situation. Shame on you as an investor. Again, I know everyone wants to make money. There's nothing wrong with that. But at the end of the day, when's enough, enough? When are you going to stop taking advantage of people that are already in a bad situation? I had this conversation yesterday with a guy, great guy, but looking at it wrong. Everyone's trying to make as much money as humanly possible on a deal because they think that's the last deal in the world. There's a bunch of deals out there. The key is you have to market. You have to bring people in through the front door and you have to communicate with them properly via phone, in person or whatever, but communicate with them like a real person. These people will make you a lot, a lot of money. I promise you that. And I'm talking real estate investors. Real estate investors that want to buy property from you. If you're wholesaling. Right. So I want to share a deal here with you in a second. But as I'm talking to you, I'm thinking, Let me read some comments here. To be a real Estate investor, There's no license needed. Okay, that's correct. Would having a real estate license complicate or hinder? I mean, it's up to you. My money partner lives in Denver but wants to do deals in Oklahoma and I live in Florida. How do I make this work? Right again, if he's your money partner, he should want to do deals with where the smart person, AKA the investor is doing deals. If it's Oklahoma, if it's in, you know, bfe, I don't. I mean it doesn't matter. As long as there's money to be made there, that's where they want to do deals. Couldn't find. Hey, Mark. Hey, Thomas. Cena Heinz. I see a bank owned property that's been vacant for years in my neighborhood. How should I proceed? I don't know. Okay, Peter is very important to your business. How do we get a person like Peter? What's that? All right, I'm just looking at the comments here real quick. So again, we have to get in your brain. I know it's not the funnest part because it's a wreck, but. Well, guess. 978. That's not proper information, Thomas. Do not find the owner through record, especially if it's a bank owned property. Makes no sense. Again. All right, here we go. So in direct correlation, how many people you're asking for money to dictate on how much you make, right? So if you're sitting there and you're pissed off because you're not getting rich or you're not making money, it's because you're not making offers, you're not marketing, you're not talking to sellers, you're not talking to buyers. What are you doing? My question is, and again, I'm not being silly here or smart aleck, what do you do all day as a wannabe investor if you're not getting the results you want? And again, maybe you're just confused, that's okay, I get it. I've been there. Heck, I'm there all the time. But you have to take some action to start getting some results. Results build confidence, results build results, they get you results. And then that just kind of gets you snowballing in. And the truth is, and again, not many people talk about this, but they're afraid to succeed. They're afraid of, oh my God, what if this actually does work? What if this does work? What happens to your business if this works? What happens to your life if this works? What happens to your job if this works? You might have to leave the security position. What happens if your spouse is telling you you're crazy? You've been trying this for five years. It will never work. And then what happens if it works? Do you have to divorce your spouse? Maybe that's not the goal obviously here, but you just never know. We're messed up here. Six inches is the biggest. This is where all of it happens. It's really about belief. I talk about it all the time. You have to believe that a seller will do a deal with you. You have to believe that buyers will do deals with you. And it's not good enough just to sit at home in your underwear believing that this will work. You actually have to position yourself. You have to be building funnels. You have to be marketing to drive people in your funnels. You have to be talking to prospects continuously every single day. When I say you again, I'm not saying you as a person has to do it. All the funnels can do it for you. Virtual assistants can do it for you. Other people can do this for you. Okay, so yes, guest 96 I know this is my problem. I'm afraid that I have self sabotage. There are two vacant properties in my in laws neighborhood have been vacant for years. Plus both need repairs. Okay, we'll talk more about that during deal time. So keep that. Okay, Guess. 978. All right. On my Internet TV show, maxed out money hour. Okay, cool. Email Markevans DM if you got TV shows or radio shows, you want me on it. We'll see if we can make it work. Money. Everyone's talking about money, money, money. You need money to do deals. Let's segue into the mindset. You believe you can do it. You know you can do it. I'm going to show you that it's real. This deal here actually had to have cash involved in the deal. I actually structured the deal with someone to put cash into it. So we'll talk about that. So money, a lot of people talk about hard money. Private financing, owner, lease options, equity shares, whatever. The truth is, again, I'm being very candid here. I personally very, very, very rarely today put money in deals. There's really no need to. If you do what I said, deal profiling. If you're deal profiling, you already know a buyer exists to close with that seller. You already know these pieces are going to come together and you're going to make a profit for doing so. Now, there's multiple ways to structure that. That's called creative financing. And it might be as simple as just assigning the transaction. Get a contract with the seller, have a buyer that's willing to pay more. You put the two together and you collect a fee. That's it. That's wholesaling. I just taught you everything you need to know about wholesaling. It's really easy. But the truth is it's easy if you do it. It's not easy if you sit at home and think about it and see everyone else do it around you. As for the money, you don't need money. Money is probably the biggest excuse ever that we hear. Well, Mark, I can't do deals. I need money to buy. I need money for marketing. Hell you do. You don't need money. You want it because you're lazy and you're not out there busting your tail to get the results you want. Will you have to work harder? Maybe we have to think a little bit differently. Absolutely. I had to start that way. I had zero. I had negative cash, I had negative credit. I don't use my credit, I don't use cash on these deals. Nor should you. Especially in the beginning. If you have a million dollars in the bank and you're brand new, please do not use your cash to do a deal. Do a creative deal first or at least get into a good leverage position that allows you to see if this business is even for you before you go throw a million dollars into it. And if you're still hard headed and you want to invest that kind of money, email me. We'll be more than glad to put you in some good deals to get you some good cash flow. Okay, so with sore eye properties that have potential in the neighborhood you want, what is the good way to securing that property to make an offer? Bank. Okay, so back to the money issue again. It's up here. It's all in our head. What do we need money for? To buy the deal. No, don't need money to buy the deal. You need a buyer that has the capital or the capabilities of buying the deal from you. Right? So you have to find a buyer. Again, deal profiling. Help buyers buy. Help your buyers buy with motivated sellers. Find a motivated seller, Find a motivated buyer, put the two together and collect a fee for doing so. It's easy. You could make 1000-1500-2000-5000, 10,000. We've made over $75,000 putting two people together and putting zero money out of our pocket in the deal. Zero. It's not BS, it's not fluff, it's not fantasy land. So the key Is that you have to start doing stuff. What is that stuff again? You have to identify with where you're at today. There's hundreds of people here listening that will listen to this message. Everyone's starting from a different starting point. Where are you starting from? Are you starting with great credit and lots of cash? Are you starting with great credit and no cash? Are you starting with you have a lot of time, you have no job? Or are you starting where you have to work 40 hours a week or 60 hours a week? What is your goal to do? Are you trying to make 1,000amonth, 2,000amonth, 10,000amonth? Be realistic there. What are you doing to make those activities? What activities are you taking to get those results? That's what it takes as an investor. See, it's just a matter of setting up where you want to go. Right now, the average investor or wannabe investor jumps in our car and it's like, okay, where are we going? Oh, I don't know. I'm just going to drive around. In your head, you know the destination, but you're not writing it down. We're not able to map it. We're not able to take the easiest way to get to the point B. Right now, we're just driving around God's country looking around. That doesn't get us where we want to go. And if it does, it's going to take forever. Where do you want to go? Who are you, and how are you going to accomplish it? Those are the steps we need to take. And then we start breaking them down in chunks. You have to chunk your business up. You have the marketing department, you have the financial department, you have the deal department. Those are three pieces that you need as an investor. And when I say funding, it's talking about deal profiling. In the beginning, if you want to fund deals and you have cash, go do it. But if you're looking to just do wholesale deals, which I recommend everyone does, do deal profiling. Listen to people, take notes, name what they like, how much they have, what's their IRA again? Become a real estate consultant, not a real estate investor. Right? Think about this. It's all just the same. It's the same objective internally for you and your business, but on the outcome is way better as an investor again, because you still are an investor, but the outside world would see you different. It will give you more options. It will give you more opportunity. People will talk to you different. They'll look at you different. They'll look for you for support as opposed to like, oh shit, here comes Mark. He's going to sell me something. Here we go. Act like you don't see him. Right? No, you don't want that. You want people say, mark, what's going on? That's what you want to create. You have to do that strategically in a local market. Every single person listening to my voice, by the way, could create this strategically in their local market. In 60 to 90 days they could get a market share that's probably way bigger than the average person could ever get on their own. Because you're strategically planting stuff in the environment in the local market and driving people internally to you to come to you for advice, come to you for your help, come to you for your support. And when you change that dimension of the relationship, I promise you your bank account will go in the right direction. Why? Because now they're open to you, they're opened up, they're telling you how to structure the deal. 99% of the people I talk to for sale by owners are motivated buyers. They tell me everything. They tell me exactly what way they want to structure the deal. I just listen and do as they say. I'm not an investor. I listen and I structure the deal. Great, so you need 80,000. 80,000. Okay, good. 80,000. Here's what most people do. 80. Oh, I can't pay that. Oh, what's the market? I just can't pay that. Right, no, listen, 80,000. Okay, well, sounds like a number. Where'd that number come from? And then boom. It's very soft. It's very, very easy. When you do it that way, it's not just transactional, right? It's relationship building. When you become a relationship builder, your business will grow, guaranteed. Okay, Sir Reginald, to make an offer on a bank owned property, go to a realtor and find a listing agent. The realtor can write the offer and you'll need to submit proof of funds letter. Well, again, you have to market match, Reginald. And again, you're semi correct. Not all real estate agents ask that, by the way. Probably 50% if that. But it depends. I personally think the average investor, beginning investor, especially if you're not, don't have much money and, or you don't have a private partner or someone that has the capital and, or proof of funds letter to go out and make these offers. I think, well, I don't think you're definitely wasting your time. The realtor's time, the bank's time, everybody else's time. Why? Because you're not market matching. Okay? You have to match with where you're at to where you want to go. You as an investor, if you have no money, you have to be looking at creative financing terms. You have to be talking to for sale by owners and for rent by owners. By the way, I would bet 10, 15, 20% of people that have rentals, they became a landlord by accident. They don't even want the property. They just don't know what else to do with it because they've been listening to everybody else. Oh, the market is so bad, I could never sell it for when I got in it, Blah, blah, blah. Well, if you're communicating with these people, your job is to convert them into deals. That's what your job is to do. If you want to make money anyways, what you need to do is you need to communicate with them. You need to, again, listen. That's the theme of today. Listen to people and follow their direction. Listen to people and follow their direction. 99% of the buyers and sellers are giving you exactly what you need to structure the deal for them. Exactly. And again, take the emotional side out of it. Not all those deals will ever come to fruition. The majority of them, especially in the beginning, will never, ever see the light of profits for you. But you can listen to them and you, as a beginning investor, you can start learning if you can help them or not. Well, Mr. Seller, I know you need to sell for 80 grand. I've listened to everything you said. I personally don't think I can buy it for that much. I just don't think the numbers work out. However, if I was you and if I was in your position, here's what I would look at doing. I'm not telling them what to do. I'm just recommending possibly what I would do. See, put yourself in the seller's mindset. They're scared, they're frustrated, they're overwhelmed. They're getting it from their spouse. Maybe they're getting a divorce. Maybe they're just getting screamed at by all these things. Life, work, business, health, whatever is going on. And then you finally come to them and you're not trying to steal their property, you're trying to listen to them, you're trying to help them. And if you can't help them, you give them direction. And then what will happen with a percentage of these people is they're going to call you three months from now and say, hey, Mark, you know, I remember talking to you three months ago. You're the only person that I talk to. They don't even call you investor now, you're the only person I talked to that gave me some decent advice. I still wasn't able to sell the house. I know I was. $80,000. Tell me where you need to be and let's see if we can put this deal together. And when you do that again, the dimensions change. I have no competition. They don't even know other people exist. And if they do, they don't even think they're my category or caliber. You could be brand new doing that, by the way. It's called positioning. Positioning. Dealing with deal profiling. Listening to your sellers, talking with motivated sellers, helping your buyers buy and listening to these people. They want you to do deals. They want you to. They want to sell you their house. Buyers want to buy property. They're calling you. You need to listen and put them together. Okay, back to the money, because we can get sidetracked on this. You don't need money. You need knowledge. You need to understand what it takes to do a deal. If you do a lease option, if you do it right, it takes none of your own money. If you do a cash transaction, and that's how you're structuring it. You can structure where it takes none of your money. You can have a third party finance, you know, either finance it private money, right? Not to say it doesn't take cash to close the deal, because it just doesn't need to be your cash. There's a group of people listening to my voice right now that has access to $50,000 or more if they know it or not. If you have decent credit, there's ways to tap in and get 50, 60, 80, 100, $200,000 lines of credit for free right now, right? So these are the things I can bring to the table to people work with us. I can bring opportunity. I don't bring just BS like we want to bring opportunity. We want you to get money. We want you to make money. The more money you make, the more deals you do with us, the more money you'll buy, spend with us. Maybe you'll buy a book and the money goes to charity. Maybe you tell your friend that has $100,000. We have one client that's generated over a half a million dollars in referral cash. One person. And they're investors, too, but they do it because they can't take all the money. They don't have the capacity at this moment to do something with that cash. So what happens? They come to us and we put them in deals. Had a call with a guy in Chicago. He's actually in Arizona right now because he's traveling, but he's in Arizona. And he's like, mark, I have $300,000. I don't want to deal with the day to days. He's a successful business guy. I don't want to deal with the day to day. I want to give you the money. And we want to turn it. Are you okay with that? Yes. Maybe. I don't know. Let's think about it then. I have another guy. He has $2.5 million. I talked to him on Tuesday. Two and a half million dollars in cash sitting in the bank, wants to do deals. Mark, what if I just send you a quarter million dollars? Let's see what happens. See, when you get to that caliber, that next step. I'm trying to push you into that next step. There's nothing that's changed with me except a little bit of information and education implementation. I'm implementing. I'm talking to people. I was at Cheesecake Factory with Peter. I was out on the phone outside, beautiful Florida, talking to a guy in Chicago that has $2.5 million that wants to just play around with 250 and see what happens. Well, it's not playing around. It's really, you know, they're trusting you. And how did he come to us? Well, he got referred to us by another client that's done over $300,000. So these people are coming into your life because you allow it. You open the doors to it. Most people watching this or listening to my voice, they're closed off. Again, you know your problems, you know what you're struggling with. The buyer doesn't know you're broke. They don't care. The sellers don't know you're broke, they don't care. The investors don't know if you're broke or not. They don't care. Right. At all. The only way they would even know is because you would tell them. So again, start focusing on the belief system. Start focusing on what you need to do for the money piece. Again, this is very important. Align yourself with deals that make sense with where you're at today. I'll say it again. Align yourself with the deals in today's market with where you're at and where you're going. If you have five buyers that want to buy property right now, ask those five buyers, pick up the phone, ask them what they're looking for, and go find them a deal. You're kind of acting as an agent. You're not an agent, but you're kind of acting like it. Right. The consultant listening to them. What are you looking for? How quickly can you move? How much cash do you have? Are you ready to go in three days or 10 days, etc. These are things that get you moving. You don't need the money. Money's an excuse. Been there, done that. And I could show you many, many, many, many, many, many, many, many ways to do real estate deals without using your own cash. Again, you're lacking the opportunities because you're not implementing, you're not building trust, rapport, relationships automatically. Right. That's really what. So what are the specific steps to become the go to person? I understand the profiling, but how do I pipeline. We'll talk more about that. You need to submit. Okay. Hey, what's up mark? Hey guest956 Steve from Tampa, Always a pleasure, bro. I don't know who that is. Where's the best place to find deals to wholesale? 956 again, there's a lot of great place. Wholesale deals are out there everywhere. When I say wholesaling deal, it's not find a property that's under market, blah blah blah. You can wholesale a deal at 100% LTV. Truth is you can wholesale a deal at 105% LTV if you know what you're doing. Again, education. I've sold many, many properties to investors and retail buyers wholesale using 0 my cash and credit by selling it for more than what it's worth today. You can do that if you realize what it takes to do it. Let me share with you guys. Well, let me ask you a question. Think about this. I need two minutes. Not even that, I need a minute. But think about this because today's Friday. It's about 2:55pm East coast time. I'm working, talking to you. I'm sharing some great stuff. I want to ask you a question. I want to say do you guys want to see a real life deal? You want to see the paperwork, some basic paperwork of what it takes to put the deal, how much we made, how much we can make and just talk about it. And then also I want to see your deals. I want to talk about some of your deals. Let me see if we have any coming in yet. We do. We have a couple. Let's see here. Okay, I guess we don't. If you have a real estate deal you want to talk about, email me. Mark America, Email me the specifics. What's the deal? How much are you trying to get it for? What's your objective? What's Your objective with the deal. So let me know. Okay? Give me one second. I'll be right back. And we'll talk about contracts, we'll talk about all that stuff. Okay? So if you want and you have some nice. If you have a success story or you have some good stuff to talk about. Mark Evans, DMDN me. Throw it in the chat real quick, let people know. There's a lot of people here. A lot of people see this. Anything good to say. I'll be right back. Just. It. Dis. Just me. Just. All right, all right, all right. You guys ready? Good stuff. All right, let's see if anybody's saying anything nice about me. Peter, repeat your email. Mark, slowly please. I'll give it to you right here. That's my email. Cleveland Guest 9 Six. Repeat your email. Okay. No one had anything nice to say about me. I don't know what that means. Nina de Vera de Rosa. Alright, good stuff. So again, Happy Friday. I know this might upset some people if you're at work watching this or hanging out. It's three o'. Clock. Happy Friday. Are you asking me that, Ed? Because you see this. Ed, you've been around forever. You don't have anything nice to say about me. Peter, can you sign my hat real quick too, please? My hat right there. I think I threw it over there. Why would they need this? They're all people that say they have financing. Financing. Why would they need this? They are the people that say they have my financing. I don't know what that means. Alright, three o'. Clock. Let's start talking about deals. You guys want to see some deals? I want to share with you. And this is the truth. If I had a bible, I would swear on it. I don't know how to do it. I don't have a bible here. But what we would do is this. I'm going to share with you a real life deal that's going on right now as we speak. When we closed on it, time frame and show you kind of what it looks like on money. How does the money look there? So great, I'm inviting you on my show. Good stuff. Thank you. So I got an email from a guy in Pittsburgh I do deals with, I've done many deals with him. And he said, mark, I got a deal. It's a no brainer, easy money. Do you want to do the deal? I said, well, send me the numbers. I don't care about the property. The truth is I really don't care about the property at all. I care about the numbers. Obviously the property's got to support the numbers. So I care about it for that fact. But at the end of the day, as an investor or someone that's investing my money or my money, I'm investing it. I want to see what numbers look like. I'll share the numbers here with you real quick so you can kind of get a gist of. I've never been to the property. If I drove in the area, I wouldn't even know where it's at. Unless I MapQuest it. I'll never go to this property. I'll never meet the buyer, I'll never meet the seller. I've never even met the real estate agents that sold the property. So that's pretty neat. So let's do this. Okay. Hopefully you guys can see this. So on the hud. This is the hud, by the way. We paid at closing. We had, it says a gross amount due from borrower. $77,705.23. Right. There it is. I don't know if you can see that. 77,000. So for easy math, I'm going to say 77,800. By the way, we did put a little bit of contracting into it. I think like $10,000. We sub metered the electricity and the water and put new windows in it. It was only $10,000 total. Not even that. It was like 9,600 bucks. But say 10,000. I can't even write 10,000. 87,800 bucks. I thought I said it's 78,000. Let's say 70,000, Right? So 78,000 on the HUD. Again, here's the HUD. And the settlement date was 322. Can you see that? 322. There it is right there. So we'll do this 322, right. January 5th. March 22nd. March 22nd, we purchased this property. The property actually makes 2,300amonth. So it's a performing asset. So again, I don't want to get too carried away, but it's performing. If you have an IRA, 401k or cash, you should always be thinking about performing assets. Why? It gives you a second layer of protection. Something. If all hell broke loose and this deal does not happen like you expected, at least you still have money. So let's say it's making 2,000amonth, right? You have management fee, 10%. You have vacancy, taxes and insurance. Right. So let's say this is 200amonth. This is 200amonth. Let's say vacancy is 200amonth. Again, I'm doing high numbers, but for easy math, you know, 2, 4, 6, minus 12, what is that? 1,400amonth? 14 times 12 again. 14 times 1200. Whoops. 12. $16,800. Right. So this is yearly 16,800 bucks. So net cash on cash return. I'm not talking about tax benefits or anything else. $16,800 off of an $80,000 investment. Let's see what that ROI is. 80,000. Okay, let's see here. 16. What did I say? I'm gonna say 17,000. For easy math, It's almost, what, 20%, right? This here. 17,000. 80,000. Let's call it 17%. That's a 17% cash on cash. Again, that's if you have 100% cash in there, that's cash on cash ROI. So on this deal, worst case scenario, you make 17% on your money as is. Again, you can increase rents to $2,400 a month. Very confident in that. We have 80 grand in this deal. And you're going to see this. Today is June 28th. This is June 22nd. Look what we have a contract price at June 22nd. For how much is that? $147,000. $147,000. Yes, it is. 88 grand. Thank you. So 147 grand. 147,000. And that's on 622. So six. Oh, literally three months. 147K. Right. So the net number on that, 147. It's not net, it's gross. Minus 88,000. $59,000 net gross profit. Not bad for three months worth of doing nothing except having smarts, having the opportunity to say yes. If you don't have this kind of cash and you have deals like this, call me, we'll do them. But again, 59k profit. There's real estate agent involved at 6%. Right. So you got 6%. I think it's about $9,000. Okay, so you make 50 grand. A little over 50k net. That's after closing costs and everything. 50,000 bucks. So $50,000, let's say. I think he's got a close on it by July 15th. Again, here's more. Here's his earnest checks, actually. Two thousand, three thousand. Right. We made him do an additional to show he's serious, but he gave us $5,000 up front to our real estate agent. There was no financing at all. Straight cash, $50,000 in four months. Let's say if it takes a total of four months, $50,000 divided by four equals 12,500 bucks. $12,500 a month. 12,500amonth. My question to you is, do you want to make $12,500 a month? 12,5amonth. I swear on my life, I've spent maybe and again just talking to people back and forth maybe an hour doing this deal. Peter, is that a lot? Maybe less an hour or less. Let's say an hour. I don't know heart surgeons or brain surgeons that get paid that kind of money. Now don't get me wrong, not every deal is this good, but $50,000 because you have an inside. What if you just make 25 grand? What if you make $12,500? Again, this is what I'm talking about. This almost an 80 something percent, cash on cash, ROI within four months. This is what we call a home run deal. It's a no brainer. We knew the market's hot, it's still hot. We're buying up a couple more here hopefully. And all we do is go in and do a higher and better opportunity, make the property better, clean it up a little bit, etc. So we net, it's not 80k but we net $50,000. $50,000. So again, let's talk creative just a tad. You needed, let's say $90,000 to do the deal. Why 90 and not 88? Simple. Get paid 2k up front to do the deal in your pocket and then you have, remember I told you it's going to be 78k to close and then 10k for repair. So that's 88. So you're going to keep the difference. Cash in your pocket today. Hip national bank, right? Cash money in your pocket. Right there in your pocket. That's what you need to be thinking. Most people try to do it for 88 or where they try to do 70 and get another 10 from someone else, do it all, add a little bit, hell, you could add more, you could do 95. Get paid seven grand of your profits up front today and then when you sell it, collect the other 45 or 43,000 on the back end, right? These are things that it takes to be creative. So again, think about this. Let's say $90,000, you're going for 90 grand. In your mind you think you're going to make 30,000 again for easy math, because again, always go low on this number. By the way, don't stress it out. If you make 50, great, it's plus 20. And if you make 40, plus 10, right so worst case scenario, you make 30 grand, right? Because you've worked hard, you know the area, you know your numbers. You have $90,000 you've already made plus 2k in your pocket, hip National Bank H and B in your pocket, and now you've got $30,000 that you have. This is opportunity money. What does that mean? Simple. You can go out and find an investor to come with this kind of money, and you can pay them up to whatever amount you think is right inside this $30,000. Maybe it's a private investor and they say, look, I want a 10% a year on my money. A year, right? Per annum. 10% per annum. So let's say just 1% a month at $90,000. 900amonth interest. Only. 900amonth, right? 900amonth. That's. It takes you four months equals what, 918, 3600 bucks. So instead of making $30,000, the investor just made 4% on his money. Right, because he gets 1% a month. He just made almost four grand. And if you want to be nice, you should give him four grand or more. But let's say $4,000, you still net 26k. I promise you this. If you have deals like this, there's investors out there everywhere that have access to this kind of money. You just have to put it together. You don't have to be afraid. Don't be afraid presenting a deal like this. Don't be afraid to pay them some money. Don't be worrying about most people. Oh, just 12% is a lot of money. I go to the bank, you get it for five. The hell you can. If you can. You'd already been at the bank getting it. You can't get it. You don't have good credit, you don't have good cash. I don't have good credit. I don't have any cash in the deal. Why would they do that? Simple. It's $140,000 they're loaning 90 on it. There's a $50,000 equity stake, right? Equity stake. If you default, they take the property back. Boom, it's done. Well, Mark, I don't have the 900amonth to pay him. Well, yes, you do, because it's a rental. It's making $1,400 a month. You actually make 500amonth just holding on to it, doing nothing. If you did nothing at all. So you make 500amonth, you pay him back, he's happy, you're happy, and he has a $50,000 equity stake. That gets you in position, right? If you default, he makes more money. He's at home. Please, Lord, please, if you love me, let this investor default, right? He's begging that you do. Why? Because he gets paid more. He's smart. That's why he has money. He's working the system. He's letting his money work for him. Right? Now, in the beginning, you might have to let your brain work for you, your time work for you. But this guy has the money. He can make the rules. What if he wants 2% a month? Pay it, pay it. It's double it. 8K, right? It's only 8K. Okay, so what, you make 22,000? Are you going to cry over that? So many people get hung up on the 2%, 10%, 12%, 20%. It's all relative. What does the deal tell you? Let the deal tell you how much it's worth. Would you rather some people, they're so smart they won't take 12%, they're not going to pay 12%, and then this deal goes away. If you find deals like this, tie them up instantly. Call me or email me, actually. And let's figure out a way to put the deal together. I'm going to make money? You'll make money. These deals exist all across America in one way, shape or form. Maybe this 90k is 900k, maybe this 22k is 220k. There's deals all over the place. It's you that's the issue. And again, it's not just when I say you, I'm not saying in a bad way. It's that we have to get out of our way and we got to start looking at this positively right now. Most people say, oh, I don't have the money. Oh, I don't know anybody give me credit. Oh, I don't have any cat. Like they just, they kill themselves and then they take three days to analyze it, or analyze it, I call it. And then all of a sudden, someone like me swoops in, gets contract, buys the deal, and boom, you're out of it. You just wasted three days of your life. You lost a lot of sleep. And now you get more pissed off every day because these deals are flying by the side and you're not getting any of the profits. This is what frustrates me. This is what makes me mad. Because all of this is in your reach. If you have zero cash or zero credit, this is in your reach. Zero takes no cash and no credit. This deal could be structured many, many, many, many ways. Start off at 1%. If they want 2% a month. You know your numbers, you know where they're at. You still make money. What if you want to do something even one step more creative, Mr. Investor? I'm not going to pay you $900 a month. I'm going to pay you a thousand a month. But I'm paying you at closing. You don't even pay the 900amonth. It gets added on at closing. So you keep all of the 1,400 just by being creative. By asking if an investor is going to get his money back in four months, he doesn't give two hoots about getting a $900 check a month. Right? You want me to take it one step further. You want me to show you how to pay the guy in advance? Look, If you're super scared and you're wondering, like, how do I pay the money back? It's easy. Let him pay himself back. Watch. Let's say you need $90,000. That's what you need. Well, actually, you need 88,000. We're going to stick with this example. You need 88 grand. You borrowed 90. You have to pay him 4K for four months of interest, right? I'll pay you in advance, Mr. Investor. The deal's only $96,000. What did you just do? Well, you just created $8,000 in cash in your pocket. That's what you did. Because you used this. And you used this by listening with these two ears, one mouth, listen twice as much as you talk. The investor will tell you what he wants or what his comfortability is. Maybe someone's brand new to this kind of space. Maybe they have 100 grand sitting in a CD making.01%. They found out you're doing investments. They're ready to go because you educated them, and now they're moving forward. Boom, boom, you create $8,000. Property's 88. You want to make a couple bucks, 2,000 up front, and you want to pay him up front as well. So you borrow more. 96k, you pay him 4k. Actually, 96, you don't even need that much. 88, 2, 4. 94k, you only need $6,000. You get 4k to him, and then you take 2k to you. This all happened automatically because you use your senses. You know you're in at 88. You borrow 94, you pay him, Mr. Investor, look, this is such a great deal. I can pay you your four months of interest up front. They're going to pee their pants. They're going to be so excited because you're going to pay them up in front and then at closing you collect say 130,000, right? 130,000. Actually we're using 120 because 30,000 profit. 120k minus 96,000, right? What is that, 24k right now? That's not all you profited. Keep in mind you've been collecting 1,400amonth for four months. So. Right. 1400 times four. There's $5,600. 5600 plus you collected 2,000 up front. 7,600. 7,600 plus 24. You just made $31,400 when most people thought they were only going to get a couple bucks if they ever did the deal. Because most people quit. Most people quit. Don't be a quitter. Get pissed off. That you can't do. You can do these deals, get so mad you actually do it. This is a no brainer. These deals exist everywhere. By the way, I'm only using 120. We sold for 147. Another 27k, right? Boom. Well, not even that. 19k. Because you have commissions. 19, 30, 50, $51,000. $51,000 would change your life forever. Not even just the money piece, the confidence piece with your investor. Why you buy him out now he has that $100,000 to reinvest in another deal with you. You can do it over. You don't need hundreds of private investors. You need one at the beginning and then you need two. It grows over time. You make this kind of money, folks, your life will change forever. Because now your confidence, your knowledge, your education, all of it goes out the roof. That's what it's about. 50 G's. It's a deal. If you have deals like that, I'll look at them all day long. Right? Guess 961 says let's rock. How can you find the investors? They're everywhere. Oops. Wait. Netted 23k on a deal bought for 197, contract for 175. Or vice versa, actually. Finance. Lost video, wrong numbers. Okay, th. Th. I don't know what th means, Lola. True. Maybe. So again, what I need you to understand is that I'm here to help you. I want to help you. You see that thing back there that says Cleveland? I need everyone. If you're listening, which I hope you are, type in. Cleveland. Cleveland. Cleveland. So I know you're here listening and you're still live. Hopefully your heart's beating and pounding and you're Excited like I am. I'm excited for you. Cleveland. Type in Cleveland. Cleveland. Cleveland. What's the saying? Cleveland rocks. Isn't that a movie or TV show? Cleveland. What do we got here? Anybody type in Cleveland in Peter? Not yet. Here we go. Denise Dennis, Lorelei Guest. 948. Guess. 612. Guess 40. Cleveland. Cleveland. Cleveland. Cleveland. Cleveland. Right? That's awesome. Cleveland. Cleveland. What if I told you again, let's get back to this. This stuff. Jim Lynn. Guess 550. Clint, hope all's well, buddy. Thank you for being here. But I mean, one deal, change your life. One. Not 50, not 100, not two. One. One deal like this. I'm not saying you'll do a deal like this. What I'm saying is I'll partner up with people. If you bring deals that make these kind of numbers and we can do it this quick and you'll do all the hard work and I'll bring the money. I'm in. 50. 50. Let's do it. But I do that with my clients because I want them to succeed. If the deals make sense and I can make money, they can make money. Why wouldn't we do it? Right? Tom? Cleveland. Guess. One, two, three. Good info, Cleveland. Janet, thank you very much. Guess. 550. Cleveland. Cleveland. Oh, Gus. 500 caps. Cleveland. Right. Jim says Boston, Ohio. Cleveland. That's right. So these pieces are coming together. Hopefully your brain's starting to work a little different, right? There's investors, there's buyers, there's sellers. How do we pull all these together? I'll show you. Here. It. See what that says. Funnels. Funnels. Right there. You need to have a seller funnel, buyer funnel, and investor funnel. It equates, though, to you first, Right? You have to know your direction. Show me. Tell me, please. If you guys can tell me. As a real estate investor, do you need sellers, buyers and investors? Do you need sellers, buyers and investors to keep growing, to get bigger, to get private capital to sell them deals? Sell these people deals to retail or investor deals. Sellers. There always needs to be new sellers coming into the system. This is a must. It's an absolute must. You have to have these pieces. If you don't have them, you're losing. You're losing. Here's where I'm going with this. I just got back from walking the Camino de Santiago and I appreciate everybody that followed on my trip. I shared it on Facebook, pictures and photos and emails as well. Kind of talking to you about that, walking over 500 miles because I got lost two days so it added some miles to it. But, you know, I want to do something small again. I don't want to do it big. I want to do it small. But I want it to be big for us, for you as well. And what I'm going to do, I'm not sure what day of the weekend, what week of August. We're going to do it. I want you to join me in Cleveland, Ohio. We're not sure on the weekend, but it's going to be like the third, second or fourth weekend in August. It's going to be small. It's going to be under 20 people. We're going to sit down, we're going to go step by step of setting up these funnels. We're going to talk to buyers, we're going to talk to sellers. We're going to fill out contracts. I guarantee every single person will be filling out contracts, purchase contracts. We're going to be talking about creating residual revenue. Peter, could you do me a favor? Could you print off the last three days of residual rev from shopping cart? Just daily. Like do a daily. So do all of June. Yeah, all of June. And excuse me, do a monthly total and do the last two days. Let's just do the last two days. Just print them off. I'll show you guys again, residual income. I haven't done anything for it. It comes in because we have a funnel, right? I'll show you that. I'm going to show you live and then Max Bounty. Peter, do you have that info? So again, you're not going to get rich on this. You can get wealthy with this because it creates money every month. And I'm going to just show you a couple of them. We have a lot of them. But we're going to talk about VAs virtual assistants. People are asking, how do you get these people? I'll show you. We're going to place ads to get one. We're going to talk to some. And ideally, we hire you at least one VA paying them anywhere from two to four dollars an hour. Now, you only might need them an hour a day, if that in the beginning. I'll show you that. We'll give you structure. We'll give you a purpose. We've got to work on you. We got to say, where are you starting from? What do you need help in? What are you lacking in? And it's not funding. We'll show you on the funding side, you don't need. Again, half of the people listening to my voice has access to 50 grand right now, and they don't even know it and it costs you nothing. It's free to get free money where you can pull a line of credit from and just get straight cash. Boom, boom. No credit check. Excuse me? No credit check, no tax. You don't need to show taxes if you have a job or don't have a job. The key is just having a decent credit score. We'll talk more about that. Creating residual revenue, writing for these pieces to start building trust rapport relationships. How to do it the right way. Because if you do it the wrong way, you kill the whole system. Spend two days with us to get to a six figure a year business. Could you imagine spending two days, two full days to get to a six figure business? That's what it's about. How do we get you to making six figures a year? I want to do that for a small group of people. I can't do it for everybody. I don't want to do it for everybody. I want to do it for the people that are serious about taking this business to the next level. Easy funding. Like I said, we've got funding sources that I'll share with you. And again, while we're there, if a deal comes up, it makes sense. We'll fund it right there on the spot. We'll be able to put deals together. Deals will go down in two days. There's going to be a deal. There's going to be buyers, there's going to be sellers. I'm going to show you how we're generating 3, 4, 500 to 1,000 plus sellers. Excuse me, buyers a day. Sellers are. I mean, they're everywhere. I'll show you how we extract them from the market. Put them into the funnel and let the funnel sell them for us. Build trust rapport relationship automatically and systematically Build a private investor database. How to build the database. How to build the trust rapport relationship with that. Let me see this here. It's a little funky now that I didn't print it. Huh? It's not giving me a good printout. Okay. Mains thing. So I just did like a customer so she can see thoughts. Okay. And then is this here's weekly totals. This is monthly. This is a. Oh, monthly, Weekly. So it's going to go week by week. Okay, well, no, do six one. Do six one to six 29. That's six one six one to six 29 daily. Can you do daily, Peter? Yeah. I don't know what this other one is though. Okay. So it's hard to get good health these days. I'M joking. Oh, goodness. So I'll get you this. I want to show you like real numbers. I'm not, you know, fluffing it up here. So let me write this down. There you go. All right. So as you know, I just got back to from Spain on 6. What was last Thursday? 6:20 or 6:22? It's all blurred now. But this is from 6.1 to 628. I'll show you this again. This is raw numbers. 118 people bought. We generated $5,475.83. Let's see if you can see this. Let's see the date first. Again, there's the date. Can you see it? Yep. 6:1 to 6:28 today. And there's the revenues. Right. See that? 54, 75, 83. That's in one account. Again, we have multiple accounts like this. There's no reason you shouldn't have multiple residual income streams. At least five to seven bare bones. Five. So this is what it's about. And many people are asking. It's not a seminar. Lynn says, how do I sign up for the thing in August? It's not a seminar. I want to be clear. This, this is a mastermind get together. I want people that are going to put deals together. I need people. Here's the truth. We have so many leads coming in, we can't handle them all. I'd rather have people come in, invest in themselves, get set up and work intimately. I'm not. Again, maximum 20 people, probably closer to 10. I want to talk to them. I want to make sure that they'll take the next step. I want to create a partnership. I want to create a strategic alliance where we can give you leads. You go out and put the deals together. We both make money. We'll coordinate this. We'll help you build our team. We'll help you build these residual funnels. Again, it's in our best interest to get you these funnels. Sellers, buyers and investors. It's in our interest to get you a virtual assistant so you're not overwhelmed, frustrated, sidetracked and all those other things that happen as you're building an empire. You have people going out looking at your properties. You have people collecting your checks. You have people following up with autoresponders. I mean, there's a lot of pieces that go in here. You'll learn about the deal coordination process. I have a full time deal coordinator. Like I said in Long island, all she does is deal. Coordinate deals with contracts, talks to title companies, IRA Companies, the buyer, the seller, the real estate agents, the other investors we work with. That's her job, to coordinate the deals. I can be out on the beach and deals are getting done. Why? Because we have a structure. That's what you need is you need a structure. How does it look on paper? A top down system. There's you, there's the va, there's the deal coordinator. All these things start interlocking and now you have a real business. My goal is that you walk. Well, not my goal. You will walk away with 100% confidence in the paperwork. That's a huge problem for people is paperwork. We will sit there and we will go through every single piece of a contract that we use and, and that we share with you to use. And you'll be able to know exactly what it says, what the purpose of it, what you need to know, what doesn't matter because there's a lot of the contract that doesn't matter to you. If you do what you say you're going to do and just have an understanding and again that gives you more confidence as an investor. Okay, make offers. We're going to make offers and we're not just going to make offers blindly. We're going to do deal profiling. You're going to see it live. We'll do it right there in front of you, you'll be a part of it. We're going to set up a couple small groups and you're going to talk to buyers, you're going to talk to sellers, we're going to reintervain and we're going to talk about what we can do better, what just happened and how to do it again. And then we do it again. And then what happens is your confidence keeps rising as you're doing it. So this is a hands on piece here that everyone can participate in if you're serious about succeeding. And again, there's only 20 people max. Here we go. You can see this, this is generated 5327. So $5327. Let's see the report here. Okay, six one to six. See it? 61630. Let's see how much it says right there. You see that? $5,327. $5,327. Aka I get paid for every person that clicks on the button. We're getting paid on average $1.23. By the way, I don't know these people's name, I don't know where they live. I don't Know what they look like? I've never talked to them in person. I never will talk to them in person. This is all based off of a funnel activity. Okay? Funnel activity. So that's what it's about, having activity involved in an environment for funnel activity. And if you do that properly, the system works for you while you build your business. I could put one person or a thousand people or 100,000 people in those funnels and they're still going to grow and they're still going to make us money. The more people we put on the front end, the more more money we make on the back end. That's what a business is about. It's scalable. There's no customer support. It's all done. And we'll set up every single piece you need to get this in motion. Every single piece. You will not leave Cleveland, Ohio, until your pieces are set up. 100% myself, Peter will be there. We're having a guest from California come in there, works with us. She's awesome. She'll be there. You're going to have, again, personal, intimate environments. I don't want hundreds of people. I want a small group of 20 or less to come down to Cleveland or come up or come over to Cleveland, Ohio, because I'm going there. I actually leave Tuesday for two months. I'll be there for two months working remotely again. Everything we're sharing with you, you can build your business 100% remotely. You'll know your markets, you'll know who the players are. You'll know how to get deals sent to you. You'll know who the private investors are. All these pieces start to mesh up together. Okay, so, Peter, what link do we have for the application, the charity application? Is it 49, See here, right, slash 49. Or. No, we're checking it out. So let's see here. Okay. Yeah, just do local partner. Yep. Yeah. So here's what I want to do. I want to be very crystal clear with you because again, I think transparency is the best. Before we. Again, I'll tell you how to. You know, if you want to. If you're serious about it and you're thinking about participating, I want to talk to you one on one personally first. Secondly, I'd like to know, I. Profitable. Does that make me a client? Yeah, profitable. Makes you a profitable client. So this is not free. Again, I'm going to be busting my ass for you as well as my team is. And I say that with asterisks because we go above and beyond. When you invest in yourself and you invest in the right pieces and you build a business correctly, you don't have to worry about how am I going to pay my bills tomorrow, what's going to happen next? Because you have very clear, crystal clear focus. And today I have a question to you. The deal I shared with you in the back there earlier, do you think that's doable for you? Do you think that deal is doable? If you just did one deal? If I could help you just do one deal that made your money, I'll guarantee in 12 months we're going to do, you know, you'll do a deal, you'll get it going and it's a no brainer. So I'm asking you here in the chat box today on that deal I shared with you, do you think you could find a deal like that? By the way, if you found a deal like that and I brought the cash, you don't need cash, you don't need credit. And if we put that deal together, we each make $25,000. It's in my best interest to show you how to find these types of deals. What is that worth to you? How much, how much would you be willing to invest? And again, I have the price already, but I'm asking you, how much is something like that worth to you? To have the funnels built, to have the pieces in motion, to be talking to buyers, talking to sellers, building your funnels, following up, building trust, rapport, relationships, getting access to va, showing you how to qualify them and disqualify them, give them tasks. What is that worth? This is not a seminar, this is an experience. A life changing experience for the right people as they move forward, will get results. What is that worth to you? Put a number down. 5,000, 10,000. Priceless. What is it worth just to do one deal? See, when I go into these relationships, I'm not looking to show you how to do 100 deals because our business will do one deal, 1,000 deals or 100 deals or whatever or more. How do we get you to do that one? The easiest deal you've ever done in your entire life, how do we get you just one? If we do it once, you do it twice, three times, etc. Does something like that worth to you? What does that work? What does it work to you? Right, here's what's going to happen today. If you're serious about your future in the real estate business and you're sick of dicking around with all these people out here promising the world, my goal is for you to do this, get over to markevansdm.com partner. It's 100% going to charity. It's a $49 application fee. If you get accepted, I'll credit that to you for your entrance fee. Now this entrance is not free. The entrance actually cost $10,000. 10 grand. But you don't pay all that up front. Actually you only pay 20% of that, but that's for today only. I'm not just saying that because what I want to do is I want to extract the top people and give them an opportunity to save $1,000 today. If you invest two grand today, not even two grand, mentally it's only $49 today. But if you invest 49 bucks, it's non refundable because it's going to charity. You'll pay $49 for an application fee and then you're going to get an email where you have to fill it out. We'll get on the phone this weekend, we'll talk one on one and if you are right for the position, I'm going to ask for the next piece and you're going to move forward. If it doesn't, no harm, no foul, I'll give you some great advice and you're good to go. You'll still be able to move forward. My goal is not to hurt you, it's to help you. I can only help you though if you're willing to help yourself. The link is again www.markevansdm.com partner it's 49 bucks. Here's my promise to you. For each person that comes there, I will personally, myself and my team will work with you one on one until you do at least one deal to get 100% plus your investment back. So over this event in two days before the event we're doing, you know, you're going to obviously get training but we're going to show you, we're going to build your business for you and with you we're going to get local people to help you. I'm getting hot in here because I'm getting excited, right? So get over to markevansdm.com partner. This is real. Hopefully I'm touching on your heartstrings, hopefully I'm touching on your motivation strings because you deserve this. You owe it to yourself, your family, the people you care about to take it to the next level. And again, if you're what this is because it's so small and intimate, this is not, there's no one selling it. It's not a pitch A fest or anything. This is get in the grind, work side by side building your real estate business. My goal is to create machines out there that are finding. I'll fund them and we'll do deals together and we'll split the deals. You do the work up front, come together. I'll show you how to start getting outsourcing those pieces so you don't have to do the work. And then we're making money together with someone else helping us grow the business. We need partnerships. We can't go at this alone anymore. To get to where we want to go internally here at Mark Evans Diem company, we need to get bigger by leveraging you. I want to leverage our experience. I want to give you tools, I want to help you build your business. You don't need to use our money. You don't need to use certain pieces that we offer. But we'll give you the options. I'm all about having options for yourself and for your future. I don't want you just to be tied to us. I want you to be able to go out and get going. And Bert, you don't need $10,000. You need $49 today to get on the phone and talk to you. So take the $10,000 out. I get the rest of the money through performance again today. Once we Talk for the $49 application fee, after that's been accepted, we talk. And if we move forward, you're going to pay a little less than $2,000 because I apply the $49 to that. But again, at the end of the day, it's a no brainer. In over 12 months, if you do exactly what we say, I'll give you 100% guarantee. I'll give you 100% return on your money. If you don't do a deal in 12 months doing exactly what we show you to do, providing, you know, bringing deals us. And if we don't partner on a deal, I'll pay you $4,000. Four grand. You have nothing to lose. If you come there and you do what I say and you don't close a deal, I'm going to pay you. You're going to double your money in one year, go to the bank, give them 2,000 bucks and say give me four grand in 12 months, they're going to, they're going to arrest you because they think you're crazy. But I'm doing this because I know what I'm sharing with you is the real deal. This is real and this is a real moment for you to Take this super serious. This ain't some bullshit guy promoting something. This is real. It's going to be hard. It's going to be long, but it's going to be real. I'm not selling you the dream. I'm giving you the dream. We're not selling the dream. We're putting the dream in motion. We need to know where you're starting from, where you want to go and create a business that fits in your lifestyle. If you have two hours a day to invest in your business, great. If you have 10 hours, great. But the key is you need this basic foundation, the funnels. First, let's get the funnels in place. Let's get the contracts coming in. Let's get the financing piece in place. I'll be your finance team. We'll be your funnel team. You can't go at this alone. And if you can, I'm telling you right now, go at it. I wish something like this, what I'm sharing with you, it's the real deal. And it's going to be work. But it's going to be fun work. It's going to be fun. You're going to see deals happen. You're going to talk to real buyers. You're going to talk to real sellers, talk to motivated investors that want to give you money. You'll meet people. You're going to hang out with a very elite group of people that have taken their lives and business to another level. So, again, I know it can be scary. I've been there, but I didn't stay there. I did something about it. This is your moment. This is your time. You're being tapped on the shoulder. If you're still here, get over to markevansdm.com partner. He may even buy you lunch. Right, Mark? As Jim said, maybe, but I always do. For people to invest in themselves, I want to invest back into you. We're partners. We can do this together. I haven't even talked about how you can do a book and a podcast and become a best seller, all that other stuff. We can talk about that once we're at the event. But again, it's only for a small group of people. It's only for their ears. And you got to get moving. A lot of people are saying, mark, I'd love to do it, but it's more than I can afford or I don't have access to that kind of money and all that. Well, again, you're not serious then, because that's what you can afford. Go do a deal and come back. We're here. We're not going anywhere. But here's what I can sell you this. I can say this. Today's economy, there's so many deals available if you put your pieces together. So right now, what I want to do, I'm on right now trying to find where I need to click to sign up. Well, just put your credit card information in, push submit. But what needs to happen is you need to have that team. And if anybody. Again, I'll be clear. I don't want everybody to do this. But if you're serious and you need help and you invest $49 to charity on this application part, I'll spend 30 minutes with you one on one. I'll sit down with you and I'll help you. I don't care if you have $500 or 50,000 or 5 million. This is something that makes sense. I might be able to critique, you know, say, hey, stop doing this. You're part of our group. You're here. You've been hanging out. I want to help you. I want to help you take it again. I don't care if you just don't have $2,000. I'm not looking for a transactional relationship with you. Because if you're here, you realize that there is a better opportunity. There's money to be made, and you're going to do it. When you do it, you're going to make five grand, ten grand, twenty grand. You're going to come back to me because I believed in you. And that's the truth. I believe in people that believe in themselves. And sometimes even if they don't believe in themselves, we believe in them more because we can see it in them. So if you invest $49 into the application, 100% of that money goes to charity. Caring House Project Foundation. That money goes to charity. You get a form, fill it out, and it asks you questions. I want to know who you are, where you're at, where you're going. And I want to know your story so I can help you. If you don't have the money, no harm, no foul. I'm not giving you a refund of $49 because it goes to charity. But at least we spent a half hour and it only costs you $49. I would never do it for less than $1,000, let alone $49. But if you're here and you're serious and you're thinking about it, maybe you have money in an IRA, maybe you have money in a 401, maybe you have Money sitting somewhere where it doesn't need to be sitting. What I'll do is I'll ask you these questions and I'll show you how to extract them. Maybe you know someone with decent credit. If anybody here listening to my voice has a credit score of 700 or a 4 above, you need to fill out this application. I'll show you how to get this for free, 100% free. These are pieces that I can share with you. This is where it's at. This is your time. This is your moment. At this moment. So questions. If you have a question here, I want to see if we have any deal stuff to go over. I would love to talk to you about deals. That's what we do. Let's see here. Neenan, I'm reaching out to you. Invite to you our new Internet TV show onto our Internet TV show. Okay. International spokesman, Coach Toth. Okay, we'll talk about that. I'm sure Peter will get back to you. Congratulations, Lynn. Thank you very much. In Virginia, we have a lot of people coming through, obviously, but Again, that's@markevansdm.com Partner with some questions coming in now. Talk to you soon as well. Bert. Thank you very much. Again. Congratulations, Lynn. Let's see here. Right. Okay, good. Kia's lifestyle. Does anybody have any questions on a deal or questions about the experience that you could join us in August at? Something that might be holding you back? If I can answer it, I definitely will here. If not, invest the 49 bucks. Thanks, Jim, for the nice words. Lynn said what charity? It's the Caringhouse Project Foundation. What about a 690 credit score? Guess. 1, 2, 3 maybe. Again, invest the $49 to charity. I'll talk with my guy. I think. I can't guarantee, but I bet if you have a 690 credit score and you know you meet his qualifications, which are very easy to meet, you might be able to get you 30, 40, 50, 100 grand in cash that you can write a check to do whatever you want with. Yeah, I mean to increase that to 700 + guess 1, 2, 3 would not be hard. Got a fly chat soon, Mark. Thanks, Jim. Got your email as well today. Thank you. Thank you, Tom, for the update. Okay, again, I know we have a delay here, so I'll wait a couple more minutes. Any questions? How do I. Oh, here we go. Wait, I'm gonna do this here. This is crazy, right? You gotta. I mean, celebration. Thank you, Mark. Can't wait to speak to you in person. Yours too, Lynn, as well. Make sure, Len. When you get the email with the rest of the information to fill out, make sure you fill that out so when we do get on the phone, we can be productive and get you moving forward. So thank you. Congratulations as well. I look forward to speaking to you in person. Seriously, I'm excited for the people who come here. I really know what we're going to do will be life changing and life altering at a big level. There's no reason at all, if you're even thinking about it, that you shouldn't do it. It's a no brainer. And you'll be going, Tom. Keep in touch. Thank you. You got to run, buddy. All right, buddy. Thank you. All righty. People are coming in again. Thank you, guys. Congratulations.
