She Made $350,000 in a Year as a Notary Signing Service Owner! (Nevada)

Nevada Conley left a 12-year dental hygiene career to start a notary signing service and made $350,000 in revenue last year. She scaled by getting RON certified, building a network of notaries, and fixing leaks in her pricing. Her advice: think like an entrepreneur, not just a notary.

How much money did your signing service revenue last year make?
$350,000.
Another episode with one of my amazing students. I'm just gonna get right to the chase here because she is probably one of the most successful students I've ever had on one of these On The Road But before I get into what she does and how much she makes, if you've ever thought about how does a notary go from an everyday notary to actually owning a successful signing service, you're going to want to watch this video. I'm here with my student Nevada Conley out of the great state of Nevada. How are we doing, Nevada?
I'm good. Thank you. How are you?
Yeah, I am so good. So, I mean, like I said, you are literally the most successful student I've had yet. I don't know what took us so long to have this conversation, by the way. Um, But to inspire right out of the gate, how much money did your signing service revenue last year make?
Uh, just right at about $350,000.
So your business as a notary public loan signing service owner made $350,000. When I say that back to you, what emotions go through your body?
Oh my gosh. It's, um, it's crazy. It's still a little bit hard to believe. Um, But it, I mean, it makes you feel good, right? Like, I did that, which is crazy. Um, yeah, it's, it's amazing. I, I honestly couldn't be happier. I knew this is where I should be, and I am happy to be here. That's great.
Oh, my favorite line is, this is where I should be. I love that because it is where you should be. Well, actually, you're going to be even farther along, but I love Just that ownership. And I don't think enough people say that. Like, not enough people say, I'm proud of myself, or like, this is where I should be. Like, you're deserving of success is what I heard you say without saying it. And I don't think there's enough people who say that. So thank you for making, making that okay. Because you should be proud of your success. But let's talk about your journey. 5 years ago, when you became a Loan Signing System student, zero experience as a notary, and now you're doing $350,000 a year. So let's walk people through that journey of being an everyday notary to owning a signing service. Take us back to 5 years ago. Why in the world would you just jump into this crazy world of entrepreneurship where there's no guaranteed salary but just your work? So, so walk us back and let's have a conversation around that.
Yeah, so, um, I had been a dental hygienist for 12 years and I loved it. I was super passionate. I loved being able to help my clients and You know, patients help them, you know, learn what's going on and all the things. But it did. It got to a point where I was having sciatic nerve problems, and so I was having to see a physical therapist for even a couple of years before I got out of dental hygiene because the pain was so bad. I couldn't hardly stand or walk. Physical therapy helped, but it didn't make it go away. And then COVID hit, and they took all of our wonderful power tools away from us. And so my wrist pain got even worse. And so I couldn't even come home and help make dinner anymore. And so I decided that I needed a change. And going from a, you know, 9 to 5 versus like entrepreneurship, it was a big jump. But for me, it was— I was excited about being able to be with my family more and schedule, you know, things around, like being able to go into the classroom room and be with the boys, um, and that kind of thing.
Let me just stop you real quick because, I mean, for all intents and purposes, the dental hygienist is kind of the dream 9-to-5, the dream corporate America job. Like, you have to go to school for that, and, and you got the 401, you got the 2 weeks vacation. Dental hygienists make fairly— I would say really good money. And so in order to leave that My mind tells me the physical pain had to be really, really bad. Like, you know, in order to look your husband in the face and say, I just can't do this anymore, must have been a scary decision along with the relieving decision so you can get out of the pain. But like you said, you had a young family at the time, and just to walk away from, you know, a guaranteed paycheck that was really good— how bad was bad is my question?
Yeah. I mean, when you can't even— I mean, I don't know if you've ever experienced sciatic nerve pain or, you know, I didn't end up having to have surgery, but I was headed in that direction with my wrist pain.
Yeah.
It was brutal. When you feel like you can't provide for your family like you should be, it's, you know, it brings you down a notch a little bit. Like you should be able to, you know, do all the things and you can't anymore. But for me it was, I felt like how much I love dental hygiene. I was super passionate about it, right? Like, and I knew that going into when I found the notary, when I found the notary world, I was like, I can do that. I'm super passionate about dental hygiene. I know I could be the best notary that These escrow officers are going to want to hire. I know that I'm going to know the documents. I know that I'm going to know all of the drop times. I, you know, I'm going to be their go-to notary because I know that I've always wanted to be. I felt like I was one of the best hygienists that my patients could have seen, and I wanted to do that as well in the notary world. So I knew that taking that jump was scary, but I felt confident enough in, you know, where I was before that I could take those same skills and Transfer them over into the notary world. And so that's, you know, so that's kind of where that transition came from.
Well, it's funny. So, you know, you beat me to the punch on, you know, it's crazy taking a leap from what you've known for 12 years working for someone else into this world of entrepreneurship where your effort equals how much money you make. And obviously at $350,000, you're putting a ton of effort. But the idea that if I could build, if I can become the best hygienist I can become the best notary. Me becoming the best X isn't really relative. It's just, where am I going to find that next passion? I knew that if I can put all my work and effort into this, I can build that. And so I was going to ask you what, why was the transition quote unquote so seamless? Because year 1, you made $70,000. And so what was the ability? But I guess, you know, it was the pain was high, but the idea that you could build something else came easy.
Yeah.
Am I saying that right?
Yeah, I think so. Yeah, I mean, I had known for a couple of years that I had to find something else because it— the pain wasn't going to go away and it was only going to get worse. And I only saw other hygienists going through surgery and having to go back to doing dental hygiene, which was what caused their problems in the first place.
Oh my gosh, hold on. So a lot of this is very normal problem hygienists have.
Yes.
I didn't know this. Oh, oh yes, interesting.
Yeah, very common.
Crazy. What I think is a testament to you is where other people don't have confidence that they can build something new or switch careers, you did. And I think it's a beautiful thing that we shouldn't overlook because like you said, you're looking at all these other people who are in pain, get surgery. My bet is the pain comes back in a different way.
Yeah.
Down the road. So, it's this constant cycle of almost like not self-care by continuing to be in a business. Oh my God, it's so funny because you think like construction workers are really manual labor, blue-collar jobs in America where this idea of pain would come in. You would never think it'd be the dentist or the hygienist, but it's not. And so, it's really don't judge a book by its cover, but I love the strength you had to move on from that because you saw what other people were going through. And I think that's important part of your story, cuz I think people see the writing on the wall that their current career, their current business isn't exactly where they want to go, but they just don't have the bravery to step out and say, I can do it.
Mm-hmm.
So I wanna say thank you for just inspiring other people. But I think what's cool about your story again is like, you're like, I, if I could, being good at something is just finding something that I want to be good at. And so knowing you can be a good dental hygienist says, I knew I can be this. So it made that transition less scary.
Yeah.
Is that my kind of hitting that home? If someone else right now is like thinking themselves, like, you know, I'm in this job that I know I can't, I can't be in this for the next 15 years of my life. And they're, you know, we have students who just bought the course or, you know, where you were, because like you said, you were still a dental hygienist when you bought the Loan Signing System course. What would you say to them to encourage them to just kind of make the leap to go all in?
I mean, as So as an employee, right, because we're going as somebody who's in a 9 to 5, you're an employee, to being an entrepreneur, you have to look at yourself differently, right? Like you're not an employee anymore. You're now an entrepreneur. You are your own boss. So as an employee, I knew I was— I wanted to be the best employee I could be, right? Like I wanted to be the best dental hygienist for my patients. I went to the best school. I got my best education. You know, I was going to be the best at that. So when I was looking to leave, it's the same mindset, but now it's for you, right? Like you're doing it for you now, not for your boss. You're doing it for you. And so that's where I said, you know, I can be the best notary. And that's why I took the course. I went through it so many times. I practiced with my husband at home at the table. You— but you're going from working so hard for somebody else to then working so hard for you. So that's, that's the transition is you're not doing it for somebody else anymore. You're doing it for you. And that was, that was a part of my motivation was, you know, it was now it was going to be on me or, you know, it's either me or it's nobody. So it's, you know, I— yeah.
So what I think is cool about what you've said in the first 5 to 10 minutes is you keep calling yourself an entrepreneur. Versus I'm just a notary. It's understanding that you're running a business. I think a lot of people almost have this identification of a notary, and therefore they almost treat it more like a side hustle or something that can't grow to $350,000, right? Because they almost box themselves into like, oh, I'm a little notary, when you're like, no, I'm an entrepreneur from day one. We're going to talk about your journey from an everyday notary to a signing service, but I almost believe. The journey to become a signing service owner started from day one. It's identifying as something bigger than a notary. You identified as a business owner, as a businesswoman, as an entrepreneur. And because a lot of people go, well, how do you go from a notary to a signing service owner? And I think it's from almost trying to identify as early as you can, you're more than a notary. Like you just said, I want to be the best that the escrow officer's ever seen. And if you have kind of those mantras early.
Yeah.
Then building a business just happens. I don't wanna say naturally cuz it takes work, but the natural next steps almost present themselves. But if you box yourself into this like, oh, I'm a notary versus I'm an entrepreneur, I'm a business owner.
Mm-hmm.
I think kind of the outlook changes. Am I close on this outlook that you had?
100%. Yeah. And I feel like I might be jumping the gun, but I feel like that's, that is kind of how I, Have looked at this business from the get-go is I started out just doing like the in-person signings. And then, you know, you get to a certain point where it's— and I talk to notaries often who are like, you know, what can I do? I'm like, well, you have to stop and look and see what else is out there. Like, is it just loan signings, or can you get really good at general notary work? Can you get really good in estate planning? Like, there's so many different things that you can do. And so it's not putting yourself in a box. It is trying to See what else is out there and what, what can make you a more marketable notary, right? Like, that's how I always feel. I've looked at myself, how can I make myself more marketable to more people to get more business?
I mean, I hope everyone's hearing this because really, if you watch enough of these episodes, it's really about mindset that really takes the differentiator between the notaries who are not successful and the one who is. And so you being wildly successful, it really is this early identification that I'm a business, and you keep Using the word marketing, right? A lot of these sayings that are generalized for business, because what you are is a business. You're not boxing yourself in just loan signings. There's many opportunities a notary can make to make money outside of loan signings. And we'll get to that in a minute. But early on, you realize that I'm a business and I'm going to operate like a business and I'm going to give, give all effort like a business. What's funny, because you almost operated As a dental hygienist, as a business owner, right? You, you mean you have this idea that I'm gonna be the best, I'm gonna be passionate, I'm gonna go all in, I'm gonna make every patient feel like their own patient. And there's this almost this mindset that's carried you along to this. And so early on, my biggest takeaway, and we're gonna probably have 5 or 6 takeaways, but the biggest takeaway early on, cuz this episode's about a notary going from an everyday notary to signing services, the signing service owner mentality is There from day one. So I think this is such a good conversation. Let's talk about the multiple streams of revenue that you created by going back to just kind of day one of your notary business. So you got into the business right around COVID, right? So the truth be told, rates were great for everybody, you know, you know, but you made $70,000, I think, your first year in the business. That's crushing it because rates were 3%. But here's the crazy part. You get in about 5 years ago and then a year later rates go up to 6% where they are today. So your income comes fairly easy, right? Everyone's signings are growing on trees for everybody. And then you drop, they drop off. Walk me through that mindset of why didn't you go back to the 9 to 5? Because it must've been a little awkward of like, oh my God, this almost is too easy. I'm basically making the same income I as an entrepreneur as I was as a dental hygienist. And then boom, rates go up. Rates go up, income drops. What I want to know first is why didn't going back to being a dental hygienist even cross your mind?
I had already gotten a taste of entrepreneurship, right? Like, I knew I was never going back. I just knew at that point when things had slowed down, Like I said before, that I needed to figure out how to make myself more marketable. Okay. This is not working in the moment. What can I do to make myself— what's my next step?
So let me stop you real quick. So what I heard, cause I heard mindset. So, you know, how much did your revenue go down? 50% after rates went up more or less? Okay. You lost 50% of your income almost overnight. Everybody, every notary did back in 2022.
Mm-hmm.
But instead of playing victim, you got back to work. And I think that's what I didn't want people to miss because you're like, oh, I figured out how I can make myself more marketable. Really what came before that was mindset of like, I'm not gonna play victim. My revenue has nothing to do with rates. It has everything to do with my effort. Because that's what I heard when you said, well, I just had to figure out how to— ways to make more money. What I heard was an entrepreneur, not a notary, an entrepreneur Who was like, okay, I know if I work harder, I would, by the way, or smarter, that I can make more money. Rates doesn't really dictate how much money I make. My effort does. And what I loved is you're like, I'm a notary. There's multiple ways to make money as a notary. What's another avenue? But again, we're gonna get to that avenue in a moment. But it was your mentality of like, this has to work. I'm gonna make it work. Like, I mean, like, stop. Like, just, okay. It was easy. Now I just gotta get to figure out a different solution. So I want everybody to hear that. I love to hear that because I think too many people put blame on extenuating circumstances why they fail. There's too many notaries, the market's saturated, the interest rates are high. Okay. Where are we at right now in 2026? Our goal is $350,000 in Nevada. And so it has nothing to do with rates, has nothing to do with other notaries. There are multiple signing services, probably 5 miles from your house.
But there's Vegas.
We're friends. That's my boy, right? And so it's such short-term thinking that like, oh, it's every— it's everyone else's fault but my own. And so I love it. And again, everyone always wants to hear a story of how did a notary go to a signing service? And it really was early on, she had the right mindset. You had the right mindset. Like, I could be the best dental hygienist. I can be the best notary. Okay. Rates go up. That doesn't mean anything. That just means I got to double down on my efforts or try different ways to make money. So, you know, the scale, because I think a lot of notaries out there in Nevada feel like these signing service owners have a magic pill.
Yeah.
Like, what do they know that I don't know? Nothing. They know exactly what you know, but the difference is here. Right. The difference is I'm an entrepreneur. The difference is it's not the rates. It's not saturated. It's not other signing services or other notaries why I'm not making a lot of money. It's what I'm doing that matters. Anything else you want to add to that?
I mean, no, I feel like that was it because for my turning point, and I don't know if we should get into this now, but my turning point in my business was then getting Ron certified because like we had said, it had slowed down and I was like, you know, what else can I do? I've been marketing, you know, what else? What can I do next? And it was Ron. So then I got Ron certified. And, and that was amazing. It's my clients were, you know, I only had a handful that were excited about the Ron services. Not everybody, even still today, Ron is still a very new thing. But, and not a lot of people know or use it. But those handful of clients that they're now, my income was back to where it was previously. So it worked. And then on top of that, um, so that was going well, but then—
Let me stop you real quick. Let me stop you. So you get, so you make a strategic decision, you know, you could have done all post deals, you could have done estate planning, you could have done, uh, permit running, all these other things a notary can make money, but you're like, I'm gonna go Ron. So then you go Ron, which I think is a great, easy vertical integration for a notary public loan signing agent.
Yeah.
And you go back to your current clients and I go, Ron, am I also guessing you're going to other clients or other people you've marketed to in the past?
Correct.
Revisit them and now tell them, I am Ron. Right.
So I just went to my current, my current clients and was like, hey, I got Ron certified. And the few that were like, oh my gosh, we're so excited. We only had one other person and we had to use them because they were the only ones that we knew. We love you. We're going to start sending you all of our stuff.
And so they did. But I think what I want to talk about is you circled back to people who didn't give you business before. Because now you had a new business, yet another opportunity to serve them. So they may have said no to my loan signing because they had a good notary, whatever. But what I want, what I'm trying to teach here is like, you know, you know, how does a notary go from being a notary to being a signing service owner? It's this idea that you're relentless. Like most notaries wouldn't go back to the people that told them quote unquote, no. Well, they didn't give you phone calls. No one says no in this business, but you know, the people that never called you back for to be a local notary public loan signing agent. You're like, well, maybe I can circle back and offer them a new thing. And it's, and it's this idea that you don't take no for an answer. This idea that they may not have needed me for a local notary public loan signing agent, but they may need me for Ron. So it's gonna give me an excuse to go back. Talk about that part.
Yeah. Yeah. No, 100%. That's exactly, that's exactly what I did. The offices, you know, I went all the offices that I had marketed to here in Vegas. I now was going back to because I had a new service. And that's 100% true. I had escrow officers that had never even used me before start using me for RON because they needed that and they didn't have any good options from before. So 100%, I still have clients that honestly only use us for RONs and they don't use us for the in-person, which is great. Like that's— Yes, it is.
But that's the beautiful thing of being a business owner. There's multiple ways you can get revenue from one person. Some do use you for local signings and some use you for RON or both, but it's the multiple avenues. But again, people have this idea is like, oh, Mark, all these signing service owners have something I don't know. It's called tenacity. It's called being relentless. Like she decided, I'm gonna go back to everybody who told me no, I'm going to tell them, or not call me back is a better way of saying that. I'm going to show them about this other thing that I can do for them. And now they're giving you business. And so it's not that signing service owners have something you don't. What they have is between the ears. Please say something.
Yeah. I literally have an office that's using me now that I have been marketing to for 3 years, and they just started using me 2 months ago. So it's like, you know, it's— yeah.
So I hope everyone heard that. Say that again, please. I don't think I need you to— redundancy is good. So what do you just say?
Yeah, I've been marketing to an office for 3 years and they literally just started using us.
Signing service owners don't have anything you don't. Same systems, same pitch. It's just, they're relentless. 3 years. I can't get some students to go to the same title office 2 times.
Yeah.
3 years you've been pitching somebody, but that is the only difference between a signing service owner and you is being the tenacity. They're relentless. I'm going to build this. It's up to me. It's not up to the rates, not up to other notaries. It's up to me. I love this. So let's keep on going down this mantra or not mantra, this theme that, um, how a notary goes from being a notary to a signing service. So you recapture your revenue, lost revenue from the COVID boom by adding another line of business.
Mm-hmm.
Now you're back up to your COVID numbers.
Mm-hmm.
Uh, because of your tenacity, you're now getting more clients, more, you're getting more loan signings and RONs. Walk everybody through kind of that moment you made a decision like, oh wow, I'm ready to open up my own signing service. When did you have that moment? And then kind of walk people through what happened at that stage.
Well, honestly, it was the Ron signings. I was doing lots of them, but there were certain ones that I physically couldn't do because of, you know, I can only do KBA in Nevada. I can't do biometrics. And I hate to tell my clients no. I want to be able to just say, yes, let me get that done for you. That's my mentality is yes, let me make that happen for you. And so when I had to say no, I, again, I stopped and I was like, what can I do so that I can say yes to all of my clients? And it was basically starting a signing service. I had to find other notaries to help me because I couldn't do it.
Real quick. So you mean In business, there's something called leaking revenue. It's like where revenue is leaving your business and your job is to figure out how do you shore it up.
Yeah.
There are notaries watching right now who say no to other escrow officers, signing services, or whatnot. And they're not thinking, how do I capture that revenue? What I love about you is what you just said is I started turning down signings. And the first thing I said was, how can I say yes?
Mm-hmm.
And, and again, it, it, I'm trying to get you into the mindset of a signing service owner. It wasn't this aha moment. All of a sudden I have 18,000 extra orders. It started with one time she said no, and that led to 2 times she said no. And then she's like, okay, this isn't okay. I'm losing revenue for my family. And so I just wanna make sure people heard that, cuz I think there's this moment that people think that You know, these signing services start out at $350,000 in revenue. Like you had to start off at $100 a month in revenue. You had to start off at $200 a month in revenue, but it's this idea that I couldn't let revenue start leaking out of my business. And again, I hope this, this, I hope this is talking to who it needs to talk to today, Nevada, because we have students where they're leaking revenue and they just go, well, I'm just going to say no. And then some other notary is getting it when they could have made $100 and gave that notary $100, whatever the split is. So you had this aha moment of like, I gotta start, I gotta capture this revenue. So I start my signing service. How many clients did you start your signing service with? The immediate, the immediate in the beginning?
I mean, right at the beginning, I only reached out to a couple of my—
I'm gonna stop you there. I think everyone has this idea that they need to have 18 clients to start a signing service. So again, I apologize for interrupting, but I just want to make sure that people hear this. Like, 2 people, 2 people turned into $350,000 a year in revenue. 2 people.
And they were my— they were my— the clients that I felt the closest with, right? I had the best relationship with, for starters, because I wanted to make sure that if something went wrong, We would be able to figure it out together. So, um, yeah, so I literally only started out with a couple of escrow officers that I said, hey, I'm nationwide now, you know, I'd love for you to try us out. And, you know, and then they did. And so it, it just kind of went from there, but still slowly. I still didn't like mass, you know, everybody. It was a, it was a slow process.
I hope everybody heard that. So again, because I only say that Nevada, cuz I think there's this, this, this myth that you gotta have 18 clients to start a signing service. Start with 2, maybe go to 3, let that simmer. I mean, this was your last year, was your best year yet. I think you've had an SS for 3 years. Is that correct?
Yes.
And so your 3rd year was your best year, but it's been a slow build to this. By the way, slow build means $100 grand, $200 grand. But anyways, like, you know, it wasn't $350,000 out of the gate, but I think this is what people need to hear. Because they have this, this, this idea again, that you just start out making a ton of money and it's like, no, it's a process to get here. So you're scaling into a signing service. You're now going from 2, 3, 5 clients. Let's keep helping people through this journey of a notary public loan signing agent to a signing service owner. Going from solopreneur to entrepreneur is scary because someone else is literally responsible for your reputation. They make a mistake, it's not on them, it's on you. So, you know, you, you mentioned earlier, like you were being a notary public loan signing agent and a signing service owner almost simultaneously, right?
You're doing your own closings.
Mm-hmm.
Right.
So how did you solve the problem of, you know, other people representing your brand and making you want to be the best? Walk through that with us.
Yeah, I mean, it's tough going from being able to do all of your own things to then entrusting that in other people. And so for me, it was creating the right processes, bringing in the right structure, you know, getting on a platform for me was huge. I honestly wish I probably would have done that Sooner than I did. But again, it was a fear of I had to spend money to make money. And so that's that held me back a little bit. And I wish I would have done that sooner, was just gotten on a platform because then, you know, you do have access to a lot more notaries. And that did help alleviate some fear because I was able to go through notary profiles and I could call them before I, you know, assigned them. And so that did help, um, you know, alleviate some of those.
Let me ask this question because I get this from students a lot of times is when did you feel it appropriate to stop doing loan signings and focus full-time on your business? And what I like to answer that 2 ways is it must've been scary to take a step back in revenue, but that, and that I don't want to put any words in your mouth, but you had to see the light at the end of the tunnel before you could. So when did you feel it appropriate? I guess my 2 2-part question. When did you feel it appropriate, like, I just gotta like stop doing loan closings? And then how did you deal with the loss in revenue before it came back around?
So, um, I decided to stop taking my own signings when I was consistently getting like 5 to 8 signings a day, which, to be honest, I probably should have quit sooner than that.
Appreciate that. If you can do it before you keep going, if you could do it all over again, if someone else is watching right now, when do you in hindsight wish you would have transferred over? And did it take a long time to transfer over? Because again, you were scared of that loss of revenue.
Yeah. Well, it was the loss of revenue. Yes. I mean, ultimately, yeah, because you're getting 100% of the fee, right? When you're your own notary public loan signing agent and then you have to share it if you're not. And so yes, 100%, it was, it was that. I honestly feel like I probably should have cut back when I was getting like 3 to 5 a day and then pushed harder on the signing service side of it to my other clients. So I started out really slow.
I have a question. It's a— you said something which is interesting because you just said, I wish I would have mentioned it to my other clients, or just maybe mentioned just building a signing service. Or letting the Las Vegas community know I have a signing service. Was it still doubt at that moment that you could pull this off? Was it still doubt that this was a real thing? And I only ask you to share that vulnerability because there's probably other people out there who have that little scarcity that obviously you wish you didn't have. Am I kind of close on that?
Yeah, 100%. It was, um, I mean, fear is a motivator, you know, is Fear, you know, drives you in a lot of different directions, right? And that was, that was a big one for sure, was can I actually do that? Can I actually be that signing service owner that can handle that many signings in a day and be able to, you know, do all the things that you have to do and do it well enough? And so, yes, 100%.
Was there any thoughts of like, what if this doesn't work?
No, because I wasn't gonna let it not work. You know what I mean? Like, it was, this is where I'm at and this is what I'm doing and I'm gonna make it work. Whatever I need to do, I'm gonna make it work because this is where I'm supposed to be.
I just want everybody to— I'm just pausing the conversation because this is now the second or third time I've heard this idea that like, there, like, of course I was gonna make it work. And everyone has this, I, you know, this again, I'm gonna say it so my face turns because I want every person watching, I'm talking to you to have your own signing service. And, and, and Nevada is not any different than you. The difference is she knows she can make it happen. Like she believes it here, right? To her core. And, and that's the only difference between a signing service owner and you, someone doing $350,000 a year in revenue, is that I knew I could make it work. When when the COVID bubble went away and you lost 50% of your income, it wasn't I'm going back to hygiene being a dental hygienist. It's like I knew I could make more money, and so this constant self-belief I want everybody here. But it's not an empty self-belief. It is I know I can make it work. I'm going to quit what I'm doing, and I'm going to go into it full time. I'm going to go all in. So it's not only this this fake bravado; it's just okay. I know it's gonna work because I'm gonna put in the work.
Mm-hmm.
So, if you're watching this, just put in the work. That's what, that's what I've taken away from this conversation with you, Nevada. It's just this unwavering self-belief tied to this unwavering work ethic. And I knew I could make this happen. It just, it wasn't a matter of when, if it was just when. And so, such a good conversation with you. You know, as we wrap up this part of the conversation, I mean, $350,000. I mean, how big do you see yourself building your signing service?
I mean, as big as it can get. Is there a limit?
There's not.
Like, that's what's so amazing about entrepreneurship is that there's no limit. You can make it as big as you want it to be or keep it as small as you want it to be. You don't have to be big to be successful, right?
But You, but, but what I, what I, what I want, you don't get to get humble, girl, cuz I was okay. It's, it's what I thought you were gonna say is that there's no limit. And again, I, I knew that was the answer cuz I now know your mindset. And, and again, I'm, and I want to help this student right now who thinks they're, they're not, most people don't think big enough.
Mm-hmm.
That's the problem. Day one, you thought big enough.
Mm-hmm.
The moment that you lost half your income, you thought big enough. The moment you said, I'm going to quit doing loan signings, you thought big enough. And right now, when I asked you how big can you make your signing service, you said there was no limit. And I want everyone to have that be the takeaway today because you are the most successful student I've had as far as an original on the road. And it's because you thought big. You're not scared to dream big. Most people wouldn't say that on camera, that there's no limit because They're scared of what if they don't hit it. So they think small because they're afraid to make big goals. They're afraid to make big goals because if they don't hit the big goals, what's everyone's going to think? But the way big thinkers think is that doesn't matter. That didn't cross my mind. There is no limits. So I want everybody to hear that. It's a beautiful mindset. Yes, to your point, you can make it small or big, but I knew what you were going to say because I want everyone to be inspired by that. Like, too many people think small. Stop thinking small.
Yep.
You're only destined to how big, how small or big you can think. That is it. I have no doubt you'll be our next 7-figure signing service center as your mentor and coach. Zero doubt in my mind. But what's more important is you have zero doubt in your mind. And I hope everybody heard that. So let's transition to the next topic, which I love, uh, which is one piece of advice. So you've built this thing to a massive business. So if you can peel back the million layers of Experience that you've had over the past 5 years. Um, and your best friend is in Florida and she's like, girl, I want to be you. And you're like, all right, do this one thing and that's going to help you build this business. What would that— there's probably a million things, but I want you to boil it down to like the best tangible piece of advice you can give a notary to help them get where you are today.
Honestly, I think the Biggest thing notaries, signing services can do is, I mean, is literally just market. Tell everybody and anybody that you're a notary, right? You never know who you're talking to and what you can do for them, what they can do for you as a notary service and all the different services you offer, whether it's Ron or Apostille or any of the things. But you have to tell people. If you don't tell people, they don't know you exist. And so just market all the time. You can't stop.
You know what? Okay. Let me ask you this question. More or less, how many clients do you have feeding you business for that $350,000? More or less? What do you think? 30, 40, 50 clients? How many escrow officers feed you that $350,000? Just take a guess.
Probably 50-ish.
Okay, cool. How many people have you probably talked to? That you're assigning that you can be a notary. How many people do you think you've spread the word to that I'm a notary in some capacity in the past 5 years? What is your guess?
Oh my gosh. I mean, between phone calls and in-person emailing.
Yes. What do you think? How many people?
Thousands. Like, I don't even know. I mean, It's just like, but then, I mean, that's to the point, right? But then still only so many use you. So it's like, you have to just tell everybody so that even the small amount will use you.
That's the point I was trying to make is people go, well, what makes a signing service owner better than me? They've just told more people than you that they're a notary. Like you've literally told thousands of people and 50 use you. Like, you are the magic.
Mm-hmm.
And, and, and so I love, you know, I've literally done 100 of these interviews, 120, and no one's come out in those 120 been as blatant as you are. Like, if you want my number one piece of advice, it is tell people you're freaking open for business. Like, let's stop overthinking this business.
No, for real.
Yeah. And, and I, and I think people are like, oh my gosh, Mark, I went to 10 clients. Nevada went to 3,000 people before she got 50. And here's the crazy part. 50 to 60 fed her $350,000 of business. So it's not like you need thousands of clients to make the type of money or revenue these signing service owners have. People look at these signing service owners as if they have these magical powers. The only magical power they have is to think big. That is it. Think big, believe in themselves. No limit. I love when you said no limit, because there is no limit.
Yeah.
And so you watching right now, you're like, Mark, I make $500 a month. Well, my question is, how many people have you told that you're a notary? You make $8,000 a month. My question, you want to make more? My question to you, how many people have you told that you're a notary? Thousands is what Nevada said. I knew that was the answer, by the way.
I know you did.
But, but I don't think, I think people put like these signing service owners, like they're unicorns.
Yeah.
Like you're mythical creatures. No, I, I just made a decision to tell people I'm open.
Mm-hmm.
And, and what I love about you in this conversation, it's like so crystal clear. You are where you are and you're gonna be the next million-dollar signing service owner because you think big. But it's one thing to have like positive affirmations. My business is big. You put actions behind the no-limit process, the no-limit thought, excuse me. It's like you got to go out and tell people you're open for business. Anything you want to add to that to help somebody?
Tell people you're open for business. And if where you're going right now in this general direction doesn't seem to be working, figure out what else you can do. What else can you do to make yourself a more marketable notary? That's literally where my brain sits all the time is, okay, well, this isn't working right now. Let's focus on this because maybe this is where it will move us to the next step. So it's, you know, just marketing and how to be more marketable.
I think marketing and how to be more marketable, that almost should be in the next Loan Signing System conference t-shirt. I think a couple of things again, you know, look, I teach loan signing. I think it's the most profitable way to make money as a notary public loan signing agent, but I also teach off-post deals. Ron. Fingerprinting. My point is, to your point, you just have to make a decision to have the multiple streams of revenue within your notary business and you can get where you are. I mean, what a great conversation today. I'm so happy. Thank you for this. And I apologize it took me 5 years to get this on the books, girl.
Okay.
I'm so proud of you, by the way. And if you don't know, she is also the Loan Signing System ambassador of the state of Nevada. So she gives back to the community. Builds a business and mom, it's just, it's incredible. But let's get to the last part of this conversation. You know, you know, I always want to help notaries with roadblocks or speed bumps that the successful notary public loan signing agent I'm talking to had. So if looking back at your 5-year journey, uh, is there anything that you— I hate to use the word regret because everything's a learning moment, right? But is there anything you regret or a moment you can teach someone else right now that you wish you didn't make in order to Um, a couple of things I do wish I—
when I did the transition from notary public loan signing agent to signing service owner, I do wish I would have done that a little bit sooner. I wish I would have stopped taking signings sooner than I did and put more effort into the signing service side of it. Um, I think I waited a little bit too long for that. And then on the other side of it too, like on the signing service side of it, that same fear of giving up, you know, some control was hiring a scheduler. And that was terrifying for me. And it took me a really long time. And again, I think I waited too long to hire a scheduler. And then even when I hired the scheduler—
Yeah, let me pause you. What is the common thread in your hesitation on both of those that we can maybe talk through to help someone else watching? So you did it back to back in your growth.
Mm-hmm.
What was the— if you can think back to both those moments, why didn't you do that? So maybe we can talk through it with you, me and you, so other people can hear. What do you think the common thread was? Fear on some level, but instead of so ambiguous What fear specifically? I know I'm putting you on the spot here, but what is the common thread on that?
Well, it was fear of knowing the level of service that I gave my clients and handing that over to somebody else, whether in the beginning it was to a notary, right? That fear of letting the notary do that part of it. Then again, on the signing service side, it was the level of Of service that we were giving them as a signing service.
So can I boil that down to 2 words that I hope people hear? And that is, you wish you were less of a control freak sooner. And I think that's an important conversation we have because what made you great, what makes all of us great notary public loan signing agents, the great ones are control freaks.
Yeah, right.
But being a control freak doesn't make you a good CEO.
No.
And that's what I want everybody to hear through your experience, is that understanding that you got to be able to trust others. And by the way, if you create good systems and processes, like, no one will ever love your business more than you, ever. But if you can incentivize, have systems, you know, you can get people to get at 95% of what you do. But I think the biggest lesson in this conversation is you wish you were a little bit less of a control freak. And, and, and that's actually not a knock against you because that's what made you a great notary public loan signing agent. Like you didn't miss any signatures. You were on time. You made FedEx. You always made cutoff, whatever, because you are a control freak. And so what I share with you and others watching is sometimes our biggest strength as a successful notary public loan signing agent is actually our biggest weakness as a CEO. And so I'm going to challenge you and do a little mentoring. In real time on here is that you're gonna have to really learn that being a control freak is actually the worst quality a CEO could have, right? And, and you just have to constantly remember that your job is to understand that no one's gonna love your business more than you. That's okay. But how can you make them 90% you, 95%? That is a win.
Mm-hmm.
And that's processes and systems, SOPs, Looms, et cetera.
Mm-hmm.
But letting go is how you grow.
Mm-hmm.
So, that's not only to you, that's to everybody watching, because that is what you just shared with me is what every student goes through. And I tell 'em the same thing is that, you know, in order to grow, you gotta let go. So, I appreciate you understanding where your bottleneck was, and I just made it a little bit not as PC. Um, but it's, it's, it's you wish you were less of a control freak. And by the way, just quick FYI, when you get When you get the— everything that got you to $350,000 is not going to get you to $750,000. What's going to get you to $750,000 a year won't get you to $1 million. And so, there's going to be moments where you got to really work on this control issue and understand that it is almost our biggest enemy. Sorry, I went a little mentoring right there on you, girl.
No.
But I think it was really good growth for everyone else to hear is like, you got to let go as you grow. And you just wish in hindsight you did that earlier. And that's a beautiful place to end. I mean, I'll end with this, Nevada. If Nevada Conley can build this business, can anybody build this business as large as you? And why?
I mean, yes, 100%. Anybody can build this business. You just have to want it and make it yours and treat it like you would want to be treated. Right? You, you need to want it and you need to just make it happen. But anybody can do it 100%. They just have to be behind themselves and believe in themselves enough to do it.
No limit.
No limits.
Think big and let's go. Nevada, what a good conversation, girl.
All right.
Thank you for what you do for the LSS community. Oh, everyone's going to ask what's the name of your signing service. And before you state that, yes, she does look and probably Prioritize Loan Signing System students first. So what's the name of your signing service? Because people are probably going to want to jump on and try to get Mark preferred. So if it's okay, let's announce that. And what is it?
Yeah. Your Nevada Notary Signing Service.
Let's go. Thank you, Nevada. Till next time, girl. Bye.
Thank you.
