Hey guys, it's Natalie Barnes with Realty Exchange. Today we are looking at the Amelia floor plan by Century Community. If you don't know me, hi, I'm a local real estate agent who specializes in new construction in Palm Coast, Florida, and I do walkthroughs of all the different builders in Palm Coast. Let's take a look at this beautiful floor plan. It is one of my favorites, and let me know what you guys think. So today we are looking at the Amelia floor plan. This is a two-story home. 2,511 square feet, 4 bedrooms, 2 full baths, and 2 half baths. And then it's also, it's also going to have a 3-bay garage, which is really nice. Wait, really, really fast, guys. Look at how beautiful that lake is. Gorgeous. Imagine walking up to someone's home and that is the view. Come on, I'm biased. So this is actually— if you think it looks familiar, it's because I have this floor plan. However, I'm really jealous because I'm obsessed with the colors in this house, and I'm obsessed with the extra bathroom upstairs. Stairs. Let's take a look. Let me know what you guys think. Enter into the home, you have this beautiful staircase. Notice that the stairs have no carpet, it's all going to be that LVP wood. What I love about this house is how many windows and natural light it, it lets in. On the left you're going to have the first half bathroom, has the quartz countertops in here. And then when you walk a little further down, you have this huge kitchen. So normally the fridge would go right there, stove oven duo. This was the new LG appliance that they will be using going forward, no more Whirlpool. And then you have the hood and then the flat top stove, and it opens up into the great room and like a dining room. But look how big! And then as you can see, you have the beautiful pond out there. I'm kicking myself because I am obsessed with this home. Okay, let's keep looking at it. Okay, so out here, this lot is huge. So it has a hip line, which means it's part of the foundation of the home. It's not aluminum. I want to go out here to show you guys what the lot lines actually look like. This is one of the biggest lots they do have. So this is what the side looks like. Going all the way down to that pink stake, right? I don't know if you guys can see it right there, and then the other pink stake is going to be right over there, and then we have this huge lot right here. This is all for this home. So all the way down, kind of by those porta-potties, right in front of that is the pink stake, that's all the same lot for this house. So huge, huge, huge corner lot. Let's go back inside. Right off of the living room, we have the primary bedroom. 5 LED lights, that middle one is going to be braced for a fan. Love the light carpet in here. And then the primary bathroom. So we have the toilet room right there. Man, everyone's blowing up my phone. We have the toilet room right there. We have the duo— the dual sinks right here. And then we have the deluxe shower, which is what I actually have. Tile going all the way up, but it is a double shower, so you have two heads of the shower. Then you have a walk-in closet. This is pretty deep. So you guys can see carpet, and then when you enter into the bathroom, you have the tile. They use quartz countertops, and then they did the white package, which I love. Let's keep going. Okay, so let's talk about this kitchen. So the kitchen has a pretty good size pantry. Let's take a look. Oh wow, okay. This is the pantry. It looks completely different from mine. That is what it looks like. Mine's actually a little deeper. We have subway backsplash, which is gray. Then over here is basically, we call it the mudroom. You have a linen closet right here, and then this is where your washer and dryer would go, your laundry room. Huge, huge window. Like I said, all that natural lighting. We have a triple garage, so 2 cars could fit and then another car could fit over there, or you could do what we did and we actually made that third bay into a home gym. Lots of space. So a little overview of everything, even though the door is in the way. This is what it looks like. Let's go upstairs and look at what the second floor looks like. I love, love, love the stairs here. I love how there's no carpet. Mine does have the carpet, which is okay. It's soft. So this is what the second floor looks like. This will be your loft area, huge, and then a little space over here. So upstairs you're going to get 3 bedrooms, 1 full bathroom, and then a half bathroom over there. So this first bedroom up here, really nice size. It has that window that's little and then the big window. I love, love, love this floor plan because of the walk-in closets in basically every single bedroom. This is huge. I don't even think the camera is doing it justice. And with this floor plan, there's different varieties you can do. So instead of having this the half bathroom, we actually have it as a storage closet. So there's no bathroom. It's just huge storage area where we keep all of our Christmas stuff. We have the HVAC system in that door, and then right here is going to be your second full bathroom. The lights aren't working, but we have the countertops as quartz countertops, LVP flooring, and then the shower tub duo right there. This bathroom does not have the tile, which is a shame, but it's still a really nice size. Then you have two more bedrooms over here and a linen closet. You can never go wrong with linen closets. I say it all the time. Another bedroom. This is what I use for my office. And then a walk-in closet. Goes pretty deep. And then we have another bedroom. Right here. One huge window, and then we have a huge walk-in closet right there. And then let's look at the half bathroom right here. Very nice. I'm actually— I do love it like this, but I think I like my floor plan more that has this as the storage closet because we don't really— we don't— we wouldn't really need this as a half bathroom since there's a bathroom right over there. Reason why me and my husband fell in love with this floor plan is because this was one of the floor plans that had the master bedroom downstairs and all the other rooms upstairs. So if that's something that's like a must for you, like it was for me, this is your floor plan. Like I said, the square footage is 2,511 square feet. This one is a 4-bedroom, 2 full bathrooms, and then 2 half bathrooms as well. This house specifically is located in a cul-de-sac, and then like I said, it backs up to the beautiful, the beautiful lake, and the lot size is massive. This home, this home is priced just under $450,000. It's $449,990. If you have any questions, let me know. It is in the perfect location, is located in South Palm Coast. The community is called Seminole Palms. The amenities that are in this community are unbelievable.. We have a resort-style pool. We have a clubhouse, a gym, full park for kids, and a dog park. They used to have a, they used to have a kayaking launch, but they got rid of it. And in this community, there are different builders. So we have Ryan Homes. Ryan has single-family homes, and then they also have townhomes in this community. We have Century Community, which is what I'm in right now, and I've filmed a bunch of different videos on their floor plans. And then in the subdivision, we have Miranda Homes, and then we also have Richmond American. There is talks that Pulte Community, Pulte will be here as well. So I do believe this is going to be a beautiful community, very full. We are located about 20 minutes away from the beach. We are in the middle of St. Augustine and Ormond Beach, pretty close to the highway, not too close. And we have a brand new Chick-fil-A. Right outside of our community.
