Hi guys, what's up? It's Natalie. Welcome to, or welcome back to, my YouTube channel. If you've never seen my face, hi, welcome to my channel. My name is Natalie Barnes. I am a local realtor in Palm Coast, Florida, and yeah, I've had my real estate license for about 2 years now, and I'm super excited to share with you guys how I did for the month of August. So a little bit about me, I was a new construction agent for the first half of my real estate career. I learned how a house is built from the ground up, and I found a really huge passion in building houses. And now I am in general real estate. I decided to make the move back in May. Huge change. Also, if you guys hear a little bit of sound, it's my washing machine. I'm doing a little laundry right now. But I was really, really scared about going into general real estate because I had no idea what this world would even look like. And, um, I'm super happy that I did. So if you're thinking about joining real estate or thinking about getting your license, do it. I think it is the best decision I've ever made in my life. And yeah, I want to share with you guys how I did for the month of August and kind of talk about September. In the month of August, you watched my last video of a recap for July. I wanted to get 2 houses under contract and then also um, 2 new listings. For the month of August, I got 4 under contract, and then I got 0 new listings. Very, very happy that one of the houses that I got under contract was one of my own. So we are moving! Surprise! We bought a brand new house in Palm Coast. And with those 4 houses under contract, I also decided to list another house, which was my listing in South Daytona. We leased it, um, so we have renters in there for a whole entire year, which is really cool. And they are thinking about possibly buying that house, which is really cool. So I'm really, really proud of that. I've never done a lease in my life and I figured it out pretty easy. Um, so they signed a 1-year lease and yeah, so now we own 2 houses, guys! We are officially homeowners to 2 houses.. And, uh, we're using the South Daytona house as an investment property for right now. And then the new house, we are going to build memories and we're super excited for it. I actually, since it is a new construction home, I wanna show you guys that model in another video of what that looks like. It's a two-story house and, uh, yeah, it's beautiful. So I will be doing moving videos for that and, uh, showing you that builder as well. This month has been pretty crazy. I think it's been one of the biggest, um, months in my real estate career just because I got 4 houses under contract, um, next month. So you guys are seeing this in September, so in September I will be closing 2 of those houses. So my goal is to get a couple more under contract, but I will talk about that in another video for my September September goals. Being completely transparent, I was not focused really on picking up listings as much as I really wanted to. I do have one that I might be listing this coming month. I still have to meet with her and look at the house and everything, but my main goal for this month, August, was selling homes. And I'm so happy I was able to go above and beyond my goal. This is pretty normal in real estate. Like, I feel like some months you do months you do really, really good, and then other months you just don't do as good. And it's not because like you're doing anything wrong, it's just the market's just really, really weird. Like so many agents have DM'd me being like, what are you doing to get 4 houses under contract? And literally I don't know what I did. I like, to be honest, I really don't. I listed all 4 of my listings on Facebook Marketplace, and out of those 4 listings, 2 of them, guys that wanted my South Daytona house, we decided to look into Ormond Beach and he decided to buy a house in Ormond. And then another one of my Facebook Marketplace houses, um, he reached out wanting more information about the house. That one under contract. He wanted to look at 12 other houses and he fell in love with my listing. And then, and then the two other ones, family friends and myself. So that was really, really cool that we were able to do that, and I'm really proud of myself. I am super excited for my two closings in September, and I'm so excited to start this new chapter. I'm like really, really looking forward to that part, um, of moving, and I'm selling a bunch of different furniture. And I like— never in a million years did I think me and Sam would be able to have two houses, especially like this year. This was not on my bingo card. It's just crazy. The house that I'm in right now, we're actually renting, and my lease is up in October. But it's just so crazy how God works. Like, this was not part of my plan in September, but the deal was so good that we just could not pass it up. I will tell you guys a little bit more about that house once we're moved in fully, and I'll do a home tour and everything. But I'm so lucky and privileged, and it's just a dream come true to be able to be 26 6 and own 2 houses. And I started a company, I think last month. Was it last month? It was either last month or the month before. So I have my own company, Sam has his own company, um, and that was just literally a dream come true. Like, our lives right now are looking really, really nice. And, um, thank God for God, because literally all things possible through him. So that's been such a blessing. And with my personal life, something to highlight I want to discuss too, because this is a channel more about like my family, my work, and just all together. One really, really fun thing we got to do was the bungalows in Disney. That was so fun. Um, if you've never been to Disney or you were thinking about going to Disney and looking at the bungalows, getting a room for the bungalows, it's super, super hard. And I don't know how my mom did it, but she she did, and we got to stay at them. And let me just say, I've never in my life have stayed somewhere like that in my life. It was like a dream come true, once in a lifetime opportunity. I think maybe we'll do it again, I don't know. If you want to see that, I have that on my channel as well. You guys could click the link, I'll put it in the down box below. I think what I really want to do also is film a lot more of like my personal life with Disney because we do go so much. Um, we're doing— in the month of September, we're doing Mickey's Not So Scary Halloween Party. Me, Sam, Arabella, my mom, my sister, and my sister's daughter. Arabella is going to be Ariel, and my sister's daughter is going to be Flounder, which is going to be so cute. And, you know, showing you guys what it's like living in Florida and what your life could look like living in Florida, because I feel like Florida is just such a unique— you could literally go to Jacksonville one day, spend the whole entire day there shopping, getting to know the city, or go to Orlando, spend time in the happiest place on Earth, be like an hour and 30 minutes, or go to Miami, which is only like 4 to 5 hours away. And then we have Key West. Hello! There's just so much I feel like you can do in Florida, which you can't do anywhere else. Um, and I'm just so happy this is our home. So I'm trying to find like a work-life balance. Um, at the new house I am going to have a designated room for my office where I'll be filming all of my videos in there and working in there. Like right now I'm filming in my living room, um, and like you can hear the washing machine go off right now, and it's been really hard to work from home just because I have a huge desktop. I also have my iPad that I do everything with, um, and then I have my laptop, which if I go to the office, I obviously have my laptop with me. But for the most part, I use my iPad for everything. This comes with me everywhere. I can do emails, I can do videos, I could literally— I plan out my whole entire life. Like, my, my planner's on this, my Bible journals on this. Like, every single thing is on my iPad, and I'd be lost without it. But yeah, this month has definitely been a crazy month so far, and I was going to release this video last Sunday, but that did not happen. I did not have time to film. I'm actually filming this currently this Sunday that it was supposed to go up, but I just decided to release another new construction video because you you guys have been liking those so far. Um, but let me know what you guys want to see. I want to know what videos you want to see. Moving videos? Do you want to see new construction videos? Do you guys want to see my listings now that I only have one listing left? What do you guys want to see? What kind of content do you guys want to see? I think my biggest goal for September is getting two listings— I know I said that last month— and getting two houses under contract. So I know that's a big thing, and I also really need to get back in doing open houses. Open houses were so fun, but I think my problem right now is I'm used to having weekends off and being with my family. And yes, that's so amazing, but open houses are really, really good to meet new people, meet new clients, and expand that way. Another thing I've been doing is no matter who I talk to, I bring up real I could be talking to someone in the neighborhood. I could be talking to a new construction agent. I could be talking to literally the person who does my groceries, who bags them, and I'd be like, oh, I'm a real estate agent, just bringing it up in conversation because who knows, anyone could want to move somewhere else, um, which is super cool. So that's something I did implement this past month and I'm going to continue doing it in September. But that is my September goals. Do more open houses. I want to at least do maybe 2 a week. I know that's a big ask, but I want to do 2 a week even if it's during a weekday. And then I also want to do 2 listings and then 2 more under contract sold houses. I'm trying to run— obviously this is my business, this is my career, I run this like a business, and I feel like August I was just in such a fight or flight mode where it was just back to back showings, back to back to back to back. And being new, like, I'm still pretty new to this, learning the contract side, learning everything lease, like leasing a property, just getting as much feedback as possible has been so helpful. My first deal that I wrote by myself, I have worked with literally the best listing agent I was representing the buyer. We're closing on the 8th of September. This listing agent has been so amazing. Even with my contract, if I like did something wrong, she'd be like, hey, hey, like let's fix this. This is why we are a team. You know, I want to, I want the sales just as much as you. You want to help your client. I want to help, you know, my client as well. Let's do this together. We're all on the same page. That to me, I have not met a real estate agent that wants to be on my team, that wants to help do good on this transaction as one. And that has made such a difference. Even talking to other agents, I now am like, yeah, why wouldn't we want to be a team? Like, why would we not want to help one another and like be friends almost? You know what I mean? Like, how are you doing? Oh, you just went on a trip? How amazing. This, that, and the third. Like, not everything has to be so transactional., and that has finally gotten in my head. There's, there's real people that care. I just have to make sure I care too, kind of thing. It's just such a wake-up call, like really wake-up call. So yeah, that is basically my whole recap for the month of August. It has been absolutely so crazy, so fun. And, um, I, my biggest goal for September is grind. I wanna grind, I wanna make more money. Now that I got a taste of general real estate and the super highs, even though we're going the slower months, I wanna ride this high as long as I can and just pick up more listings, more sales, and, um, basically finish the year out on a bang. That is my goal for September. If you are looking to move to Florida, I absolutely think you should. Um, if you want to have fun every day and live summer every single day,. I definitely think you should as well. Call me, email me, text me. Um, all of my information will be in the down box below. If you guys are thinking about going with new construction and you want to see a specific model, let me know and I will literally go to the builder and film that model for you and post it online. Um, like I said, I do specialize in new construction and I think that is the way to go, especially right now. Um, so yeah, let me know what you guys want to see. Anyways guys, thank you guys so much for watching. I'm so excited for September. We are going to be doing a plan with me for September here soon, so stay tuned. Anyways guys, thanks, bye!
