In this vlog, real‑estate agent Natalie Barnes (also known as Natalie Bullis on social media) takes viewers through a full day of work in Palm Coast, Florida. She begins by introducing the Miranda Homes Huntington model, describing it as a smaller version of the Livorno floorplan and walking through each room, highlighting features such as the open‑plan kitchen, master suite with tray ceiling, large lanai, and storage options. Natalie then explains the purpose of a pre‑construction (pre‑con) meeting, detailing how buyers review blueprints, confirm upgrades, and receive guidance on landscaping, fence placement, and pool sizing. She shares her schedule: a 1 pm Zoom pre‑con, a 3:45 pm FCAR networking event for realtors, and various administrative tasks including compiling upgrade catalogs for all Palm Coast inventory homes, creating printable binders, drafting a June newsletter, and managing her Instagram, Facebook, and YouTube business accounts. Throughout the video she provides timestamps, personal anecdotes, and a brief lunch break, ending the day exhausted but grateful to viewers. The vlog serves both as a property tour and a behind‑the‑scenes look at a Miranda Homes agent’s daily responsibilities, marketing efforts, and professional networking.

Hi guys, what's up? It's Natalie. Welcome to, or welcome back to, my YouTube channel. So today I'm going to be doing a couple things. We're working today, we're gonna be in Palm Coast. I want to show you guys Miranda Homes Huntington. This is one of my favorite floor plans, and I always compare it to a baby version of a Livorno. So if you think like a Livorno too big, you can do a Huntington. And the Huntington is kind of the same layout, um, the bathroom's a little different. There is no wet bar, but still gorgeous floor plan. It's in Palm Coast, so I'm going to show you guys that today. Then me and Melissa, my model partner, we are going to F-CAR. It's a realtor— I don't really know what it is she signed us up for, but apparently it's for realtors and businesses, and it's really about networking, I'm guessing. So we have that, and I also have a pre-con meeting today. Pre-con is basically a pre-construction meeting. All of our customers have one when we do a to-be-built home, or even when it's early enough in construction and the buyer buys it. Pre-construction is really important because it gets the buyer kind of excited and answers common questions or questions they may have regarding their house. Um, in a pre-construction meeting, we go over the blueprints, we make sure everything that is an option slash upgrade is in your floor plan, and then landscaping and the electrical plan. And then if you wanted to add a fence— Miranda Homes doesn't do fences, but if you do decide to do a fence after you close, we will tell you exactly where the line is to put a fence in. Or if you're gonna do a pool— Miranda Homes doesn't do pools, but how many feet you can do the pool or where you can place your pool. So very interesting today, a lot of work, a lot of things I have to get done. I also need to go to the post office today. I have to go there and drop off a package that I've been needing to do. It says I'll get to my model at 9:30, so I might just go in the morning to drop off my package because I am running early. And yeah, busy day. I'm working with one customer. I think we're gonna do a to-be-built Venice. Venice is a gorgeous floor plan, and I will show you guys a Venice in another video because it's one of my favorites. It's actually one of the first houses I walked into when I started working with Miranda, and I fell in love with it. Come along along with me today. It's gonna be super fun. Let's go! Friday through Monday, then the next one is— okay, just dropped my package off and I just got to the lavoir.
I was on the phone with my mom for a little bit.
It is 9:41, perfect timing. We'll go inside, get everything set up. Let's go!
Okay, so right now I am pulling up all of the upgrades for all of our inventory homes. I'm making each one their own, and I can show people what the upgrades are for each home so they know. Um, no one's done this yet, so I've decided to take on the responsibility of all of Palm Coast to do it, and then we'll print it and give it to people. So that is what I'm doing right now, doing a lot of admin stuff. And then like I said, I have a 1 o'clock pre-con meeting, that's Zoom, and then, uh, the meeting with Melissa is at 3:45. I update some stuff and then work on my social media for my business account. I will leave all of my business accounts down below as well. I am Natalie Bullis, that's my Instagram for my real estate, and then my Facebook is Natalie Bullis, and I'll link those below as well. Um, but yeah, that's basically all I'm doing right now. It's a lot of admin stuff, not really interesting, but day in the life of a Miranda agent. Yeah, okay, take off my glasses so you guys can actually see my eyeballs.
Okay, let's go look at the Huntington.
Let's tour the Huntington by Miranda Homes. Let's go into the first bedroom right here. Pretty nice size bedroom with closets. We have some storage right here. First bathroom, we put the glass enclosure in. Formal dining room, some more storage closet, open floor plan, which is really nice. We have the beautiful kitchen. We also have the living room. Over here is going to be your master with another closet. Let's walk into the master room. Tray ceiling at the top, double windows, beautiful walk-in closet. Let's head into the bathroom. I love this huge window in here. We have the glass enclosure for the shower, toilet room.
Sinks.
Let's go back into the living room. Once again, beautiful kitchen. We have another dining room right here. The living room. We have this huge lanai, huge, which goes all the way out there. I'm gonna show the pantry as well. You have the pantry right here. We have the laundry room right here, cabinets. Then we have two more bedrooms over here. With a closet. Another bathroom right here, tile going all the way up. And then the last bedroom right here with a closet. Let me know if you have any questions.
Okay, so I just got back. It is 12:06. Spit out my gum because I'm gonna eat some lunch. I brought a couple days ago stir-fry and I never ate it, so I'm gonna pull out my stir-fry. We're gonna eat that, and then we have pre-con meeting at 1.
My lunch: chicken stir-fry.
I put chicken, these like little corn things, um, noodles, and broccoli.
Super yummy.
This is a lot though.
I probably won't finish all this today. Okay, so I just finished lunch. It was super yummy. It is now 12:30, and I am working on community content for my Instagram, YouTube, and Facebook. I did a newsletter, which I'll show you what that looks like, and I emailed my client. Let me show you what it looks like. Okay, so we have June events, new listings and inventory, then we have new listings, and then what's sold, and then home of the month, what's around town, and then June incentives. Now we're about to start the pre-con meeting, so I will talk to you guys later.
Oh, blueprints! Pre-con went really good today, and now I am organizing some stuff, and then we are going to F-Car.
Me and Melissa, let's go! We just got back.
I just finished some computer stuff, um, doing this whole entire binder for our inventory houses. I'm exhausted. I'm exhausted. It is right now 5:57, so it is time for me to go. Um, but thank you guys so much for watching today's video, and I will see you guys in the next video.
