March Recap + April Goals | I Closed 4 Deals in One Month (Realtor Life)

In this informal vlog, Palm Coast realtor Natalie Barnes reviews her March performance and outlines her April objectives. She highlights exceeding her goal of three contracts by closing four deals—including a new listing, a rental lease, two buyer transactions (one with an investor), and collaborations with builders—while noting she missed a new listing target. Natalie explains how she generates leads through social media, referrals, and builder relationships, and discusses challenges such as navigating rental leases, lacking a robust CRM, and maintaining follow‑up. She shares personal updates like her daughter Arabella’s birthday Disney trip, her walking goal, and the impact of her toddler’s school schedule on work flexibility. For April, she aims to secure three more contracts, close the three current deals, prepare for a Europe trip with a toddler, grow her social‑media presence (especially drone content), and decide on a new car (realistic model vs. a G‑Wagon). Natalie also hints at future transparency about monthly real‑estate numbers and upcoming travel vlogs, ending with a call to action for subscribers, likes, and comments.

Hi guys, what's up? It's Natalie. Welcome to, or welcome back to, my YouTube channel. If you've never seen me, hi, my name is Natalie Barnes. I'm a local realtor in Palm Coast, Florida who specializes in new construction. Today we are going to be talking about— if you're new to my channel, don't forget to hit that subscribe button. I do real estate content, mom content/lifestyle, and also we go to Disney a lot, so if you guys are fans of that, hit hit that subscribe button. March was a really busy month for me, but in the best way possible. I set a goal for 3 contracts to be done, and I ended up getting 4 houses under contract. So, I wanted to do a full March recap and also do April goals and what I'm looking forward to in April, because April is going to be a really big month for me, which I'm super excited about. So, go get a drink, go get some popcorn and a snack, and let's talk. Also, we're not on my normal tripod, so if it looks weird, that's why. Okay, so let's talk about March. So in the month of March, we did a couple things. We went to Disney, and that was for Arabella's birthday. Arabella is now 4, which is so crazy. For personal goals, I did say I wanted to walk a lot more, um, and I did start walking a lot in the beginning of the month, and then at the end of the month, I just got too busy and the weather changed, so I'm like, oh, let's hold off. But I definitely want to keep up my walking. But let's jump into real estate. So like I said, for the month of March, my goal was 3 homes to get under contract. I ended up getting 4 homes under contract, which is really good. One was my listing in a community, 51 Oakleaf. Um, my second one was a a rental property I had in St. Augustine, got that leased out. Now they're going to move in in May. I had 2 deals with 2 buyers, so I was the buyer's agent. And one of those deals, I was actually— it was actually with an investor, so that was really fun. I felt like it all happened super, super fast, like back to back, which is a really good feeling because once you're on that high in real You just want to keep writing it and writing it and writing it until you break down. And it's really cool because the people that I have been working with since like December, October, November, they're just now getting ready to buy. And all of these people were my own prospecting. I don't use Zillow. I don't use like my brokerage hub. All of these were self-generated. I do social media. My husband refers me to all of his cop friends. People refer me that I've worked with in the past, and then obviously my new construction associates have given my cards out as well. Um, and yeah, that's kind of how I get all of my people. But social media, I got one buyer in March from social media. He found me on social media, so that's really cool. I think one of the challenging parts was definitely my rental. Um, I have done a couple rentals before, but that world is still fresh for me, and I had to get an attorney to write the lease out for me because it was such a big deposit, so that was new. I like— I say this a lot, but I love real estate because you're constantly learning and constantly definitely doing something new and meeting new people and doing it different ways, but once you get the gist of it, I feel like all the transactions are pretty much the same. In the month of March, I did spend a lot of time with different builders, and you guys are going to see that pretty soon on my channel. I went to, um, Lennar. I went to Seminole Trace, which is, um, which is Dream Finders, and got to shoot some really cool content. I'm using my drone a lot more, which is really fun for not only my listings to promote, but also for the builders as well. And I've been vlogging a lot more. I think vlogging is so much fun. And we recently went to Disney in March for my daughter's birthday, and everyone loved those videos, which is so surprising to me because I feel like when we do Disney, we do like the boring stuff. But you guys seem to like it, so I will keep doing that. March goals versus the results. My goal was 3 contracts. I surpassed that with 4 contracts. Another goal was to get 1 listing. I did not get that, so I'm still working on getting new listings. If you or anyone you know want to list your house, call me. Even though I didn't hit my listing goals yet, I'm not discouraged. I feel like I'm having a really, really good month, and next month is going to be really good as well, because I always start out the month kind of stressed out, like I don't have anything working, and it just falls in my lap. I feel like, like each week or each couple days I get something new, so I'm not— I'm trying not to stress out as much, I guess. And real estate is all about consistency. I don't know how some agents only do this half time. I feel like sometimes I do it half time, like if Arabella was in school every single day and I had kind of the freedom of showing houses every single day and not just Tuesdays and Thursdays and some weekends, I feel like I would be producing a lot more. So in the fall, she's actually going to be in school every single day of the week. So I'm excited to see what that's gonna look like again. And another thing that I've really come to realize is following up is super important. I still don't have a really good CRM,. But I do remember almost every single person I do talk to, even if it's from someone from an open house like this past week. Um, I had an open house a couple months ago and I met this really nice lady. We connected, she saved my number, and then I don't know if she just didn't remember my email or what, but she went back to that same house to look at my sign, um, to call me and email me again. And we saw a million-dollar house and that was such a cool opportunity for me. Because it's so crazy. She wasn't looking for a million-dollar house. She is very certain on what she wants, and to see her come back to me months later with a totally different vision is just incredible. Okay, so let's talk about April goals. I'm super, super excited for April. Um, my goal for April for real estate is definitely get 3 more houses under contract. I'm working one right now. So hopefully I'm either gonna write that tonight or tomorrow, um, and then that would put me at 1 for April. If I do it tonight, it's going to be 5 for March because it's March 31st today. Another goal I have is close all 3 properties that I have right now because we're under contract and they're supposed to close in April. So all those I want to close successfully, no hiccups, no anything. At the end of the month, I am trying to slow down because I will not be here. I will be in Europe on my trip, so I'm trying to slow down and kind of go on the trip without any stress. And I'm very stressed out right now. And balance work and my personal life evenly because lately I've been just work, work, work. And I also want to continue growing the social media aspect of my business. I've been having a lot of fun with the drone, like I said, and doing different things I haven't been doing has really been fun and eye-opening. And a lot of you guys like it as well too. But I think April is going to be a really, really exciting month for us, especially me. My main focus is really getting every single thing done in the beginning of the month because when I go on my trip, I don't really want to have access to any of my stuff. Um, I think I have one or two properties actually closing the week that I'm gone, so I'm definitely gonna have to get my ducks in a row the first 2 weeks of April to double, triple check I have everything in order so they can close. But yeah, this is such an important— oh, I wasn't expecting a cameo! She's mine! Ah, thank you, babe! Thanks! Sam interrupted my video. I feel like this month is super, super important to to me, and to Sam as well. Um, and I'm just trying to really live in the moment and not be stressed out and just enjoy it. But it's really, really hard too because there's a lot of planning, and I've never traveled across country— no, to another country with a toddler. So that'll be interesting. And then another goal I have is I've been looking at different cars, and I think I've narrowed it down to a specific model. There's like a specific model I do really like, like realistically I could get it. And then my, my dream car is a G-Wagon. And it's like my two things, and I know this is gonna sound crazy, I could get the one car that's like realistic, I can get it cash, or I can get my dream car and have the car payment. But like, how cool would it be to walk into a dealership and just be like, I have cash, I'm buying this cash, and then I have car payments? So I'm like weighing out my options, which one I want to do, and that gives me anxiety because I can't make up my mind. But anyways, that is it for today's video. This is kind of a fast video. I rambled on a lot. And, and I do these videos every single month, so if you guys like these, I'm gonna keep doing it. If you guys don't like them, I'm still gonna keep doing it because I really cool to look back on, to see my journey in real estate. Coming up in May, it's going to be my 1 year in general real estate, which seems so crazy. And what I really, really want to do this year, at the end of the year, I would love to look back and go through every single month and see, and see what months I did really, really good in, break down numbers for you guys, and just be really transparent. Because I feel like you see on social media real estate is like a get-rich-quick kind of job, and that's just not the reality of it. It's all in what you put into your business and how you run it, especially. And I think it'd be really interesting to see what numbers would look like. So if you guys want to see that too, I might do it. I hope you guys follow along with me. I will be sharing a lot of my trip on YouTube, So coming up in May, you're gonna get a lot of my trip. But anyways, guys, I'm gonna stop rambling. Don't forget to give this video a thumbs up and follow down below. I'm so excited for this new chapter in real estate and very blessed and thankful for another month. Anyways, guys, I will see— I'll see you guys in my next video. Bye, guys!
