I will have all of the information down below. If you guys are thinking about moving or have a property to sell in Palm Coast or anywhere in Florida, contact me. I'd love to help you and send you a welcome email. Let's go in. I am sweating right now. I got myself a little Dunkin' Donuts pumpkin spice latte, and let's go. Happy September. Let's go inside.
Hi, welcome in.
Hi.
So glad that you're here touring our Carlisle A, Carlisle C floor plans available in Palm Coast enclave at Seminole Palms. Here we have our den flex. I love that you can make this as a den as you see it, nice and open, or we can actually enclose it with two French doors, giving you a home office.
Beautiful.
You're gonna love this nice entryway. We have a garage block home, so you're gonna notice some cylinder blocks in there when you peek through that two-car garage.
Nice. Can you get this in a 3-car garage or no?
2-car garage options for Enclave.
Nice. Okay.
You'll notice a half powder bath here to your right. Nice for guests to be able to use so we don't have to use any additional bathroom.
So is this a 5-bedroom, 2.5-bath?
I'm so glad you asked. This comes standard as 5 bedrooms, 3.5 baths. We have 1.5 baths downstairs. Our amazing great room that is nice and open, very versatile for styling and living, functionally.
Functionality-wise, how cool is this? So is this a standard kitchen?
So we have featured here our gourmet kitchen. With our gourmet kitchen, you're going to notice our double ovens, you're going to notice our flat top grill, you're going to notice some cabinet crown molding. Perfect for entertaining when you have friends over.
Nice. So what's standard?
So standard is going to be granite, and if we did not have our gourmet kitchen, you would have an actual oven here with your microwave on top.
Nice. Okay, and then that's the pantry.
Yeah, this is going to be a nice walk-in pantry, easy for accessibility to get those groceries.
Nice. Go to Sam's Club, Costco. Subway tile. And then these are the different cabinets you guys have.
Yeah, if you'd like to enhance different cabinetry options, you can totally personalize your cabinets. We have some grays, some browns, neutrals, and whites. Never goes out of a classic.
Nice. Oh, that's the floor plan. So talk about the elevations. There's different elevations you can get.
There are. So you'll notice that we are in Elevation A here, has no front porch. And then you'll notice that the actual model is Elevation C with a front porch.
So is that the only difference between like an Elevation A and a C is just the face of the home?
Exactly. So think of the different ice cream flavors. Um, you have different choices. We can enhance with stone or no stone, and then porch or no porch.
Nice. Awesome. Cool, cool. Okay, so this is the first floor.
First floor has your great room.
Mm-hmm. What are the upgrades in here?
So some of the things that we've done to enhance this beautiful home, we have crown molding throughout. Mm-hmm. We have our taller baseboards, so you can totally enhance your home with our trim package.
Mm-hmm.
You can do your enhanced lighting as well, making it a more brighter feel. You can even add some windows if you'd like.
Oh, that's really cool. So you guys are semi-custom?
I would definitely say you do a lot of personalization within the house as far as colors, style, and add-ons.
Definitely nice. This is so cool.
One of my favorite things about this floor plan is the guest suite that's already included.
What?
Yes. And before we get to the guest suite, check out this lanai. Wow. Screen porch lanai, great for entertaining.
How beautiful.
Fall is coming, so why not have some friends over for entertaining?
I know, this would be perfect. So the screen and enclosure, Miranda offers that?
We do.
Awesome.
Keep the mosquitoes out.
Yeah, so if I, if I'm like, oh, I want to do a pool, I have the option of not paying for the screen and then putting in a pool after closing, right?
That's exactly right.
Awesome. This is a really good size, and this is standard, so this is something you can add on. —Okay.
You can do an aluminum enclosure or a hip enclosure, but this is an option that you can do that on.
And what's the hip enclosure? What's the difference?
The hip enclosure is going to be an actual structure of the home. So if you notice, these pillars out here are actually cylinder blocks poured with lintel rebar and concrete through them, versus an aluminum enclosure, something being affixed or attached to the house. This is actually part of the roofline and structure of the home. Cool. You're not going to want to miss this guest suite. We can actually put a door here, so if someone needs a little bit more privacy. Um, the door would actually— wall would be built in, door would turn in, and boom, here we go to the guest suite.
Oh, that's so cool.
Tile would be a standard floor, but you can enhance to EVP, um, engineered vinyl planking that we've done. And here you'll have a tiled shower. So this will be 1.5 baths on your first floor. Nice. And then a nice oversized room as far as bedroom goes. So this is huge. Uh-huh. Garage is going to be on the other side of that wall, so this is nice and private.
First floor bedroom. I like how you guys don't have bifolds. No bifold doors. Nice. And what's the square footage?
So this home, um, heating and cooling is going to be 3,095 feet. Nice. You'll notice the kitchen island has some nice, um, huge decoration and decor. As far as the sides, you've got some cabinetry closed and not closed, so open extra storage storage on top of our 42-inch cabinets. Good snacks. Okay. All right, let's take a peek upstairs. So we'll go to the second floor. Awesome. This is something that you can enhance your home with. You can do a solid wall or leave it open.
Nice. Now, can you ever get wood on your stairs? So we're actually going to have carpet there.
So if you would want to change out surfaces, you could do that after closing on your home, but we're going to put carpet there.
Okay, check that out. Oh my goodness, I love how they styled it.
Now this could also be a 6-bedroom.
Oh really?
I'm already having 5 bedrooms. If you need that 6-bedroom, this could actually be built, um, to a specific bedroom, adding a door and closet instead of the openness.
Wow. So this would be obviously a wall right here, right? Yeah.
And then the door would go Yep, this wall would be built out and then here would be your door.
Nice. So this could be a 6th bedroom. That's so cool. Be a big bedroom. Yes, it would be a big bedroom.
And then from the landing area, you have the actual bonus room, so you have additional storage. So imagine the kids here, or someone doing computer work or office work. Mm-hmm. Do some nice bookshelves or another seating area. Nice. Now up here you're gonna have 4 bedrooms, and we have actually 3 bathrooms rooms up here. So, oh wow, we'll check out this first bedroom that does have a dedicated bathroom.
Wow, this is so cool. I love how they decorated. I know, I love it. Makes me want to like redo my whole house.
I love that it has two vanities and a linen closet.
So, oh, that's nice, linen closet. 2 vanities. Now, is this standard?
This is standard. Nice. Standard tops, you got it.
Standard shower as well. And then the tile is standard? Tile is standard.
What you could enhance is different type of tiles if you'd like, so you can change that.
Different levels.
You can also change the flooring if you'd like.
Nice. Now, I noticed it's carpet up here. It'll always be carpet?
It'll always be carpet, and then those, um, wet areas will have a hard surface. Got it.
Okay, so stairs right there, and then right here, laundry room. Wow, this is huge!
You totally put some cabinets in there. You can add a sink in there as well.
Yep. Wow. Oh, I love that. So cute. Got the window to let some light in. Yeah, nice laundry area.
So I'm gonna go downstairs and do laundry. Now to your left, what's awesome here is two Jack and Jill split-ups as far as we've added a bathroom here.
Wow, so huge room already.
Now we've added the bathroom, making this 4.5 bath. Wow, this is huge! And then if we didn't do this bathroom, the room would get larger because these would be walk-in closets.
Nice. I love the Jack and Jill. I feel like not a lot of new construction has that.
It's nice to be able to add the option, you know?
Yeah, love. This is a huge room too. What size beds are these? Full? Actually, yeah, it looks like a queen. Wow. And you still have room. A little guitar room.
Yeah, you're gonna have a master peek, sneak at the tray ceilings. Wow, huge room, over 15 by 15. Is that standard?
Yes.
Wow. We've added some crown molding, so you'll notice the crown molding was downstairs. It's also been sprinkled through here with the master as well.
And then this over here is the master bathroom.
Check out how large this is. Now I will share because there is a door on the water closet. We did not do the door here for the entryway, however you could. Oh, right here. Standard. Nice. Um, but yes, this is a standard bathroom, so if you like the tub, awesome. If you don't want the tub, we can upgrade this to a deluxe, making your shower larger and kind of like push it.
Wow. Would you lose that window?
Obviously you still actually get a window with the shower.
Yeah. What?
It's gonna be a little bit smaller.
Wow. Look at the double vanity. Huge.
I don't think you're gonna have any problems with the storage when it comes to the size of this. Oh my goodness, closet.
This is like a room. It is. This is literally a room. Huge. And then attic up there. Wow, crazy. Nice.
Back out. So now I have another view from our master back to the bonus landing area. So you have that bedroom safari print to the left and our two Jack and Jills to the right. So 4 bedrooms plus your bonus and loft here. Plenty of space for the kiddos. Crazy family. Great for multi-generational as well. Yeah, down below.
What's that?
This is going to be our AC. Nice. Energy efficient home. So we have block on the first floor, frame on top.
So is there only one unit? One unit. Nice. And what's the square footage of this? I know I already asked. 3,095.
Natalie, thanks for coming out to tour Enclave. Thank you. We're so excited to launch our new community with some amenities that are under construction now with plans of opening early summer, late spring. With our amenities, we're going to be offering a clubhouse, a multi-purpose room, we're offering a gym, a dog park, kid park, lots of green space, access to a lake for fishing, and the HOA is very affordable, $300 annually. There is also a CDD, so you can reach out for more details on that. And that's really paying for the infrastructure of the community. We love having underground plumbing and lighting and street signs and sidewalks, so the CDD helps take care of the infrastructure of our community. And then the HOA is going to really take care of the maintenance here for Enclave.
Nice. And then what's your building time?
That's really important. So depending on where we are in our build schedules, I would say typically that's going to be about 6 to 7 months. It could be, you know, as little as 8 months, but I'd say on average you're talking 6 to 7 months. You can be in a brand new home that's customizable and personalizable as well.
Nice. And then you guys do pre-construction, like how does that work? Sign contract? Yeah, we try to offer a very simple buying process.
So from contract to close, we're looking at that 6 to 7 months, and that's with you picking out your preferred home site. We have 50-foot home sites, some that back up to conservation area. It is dedicated conservation area. And then we also have some pond views as well. So depending on your preferred choice, we offer both of those, and it'll still be 6 to 7 months of build time.
Nice, thank you. This is so beautiful. And then what is the base price of this home? I know this one has a lot of upgrades and it is so beautiful, but what is this starting at?
So our Carlisle A, that's going to be our floor plan with no front porch, it's going to start at $409,900. And then if we take our Carlisle C and put the front porch on, we're going to start at $414,900.
And that's without a home site.
Um, now we have sometimes some zero lot premium, so that actually could be the base price.
Oh my goodness, options that are added.
We do have some small premiums that are some of the preferred larger lots, so a little bit deeper. But for the most part, if you do it on zero premium, that would be the price— $409,900 or only $414,900.
Wow, that is literally insane. I know you have this huge book, which I love. This has the floor plans and what you can customize with it. So this is almost pretty accurate, but these are the home sites they offer, which is nice. And then are you guys going back here as well? You're just not opening yet? Yep, we are going to be building there.
Right now we have these first 22 and half of them have been sold, and then we will start building more north of there, really to the east, um, once those constructions wrap up.
Nice. Awesome, awesome. Well, thank you. Thank you. Anyways, guys, that is it for today's video.
