We are in the Enclave at the beautiful Drexel by Miranda Homes. Let's take a look inside. Hi!
Welcome in. So good to see you again, Natalie Barnes.
Nice to see you.
Welcome to our beautiful model home here at Enclave by Miranda Homes.
Beautiful.
Palm Coast, Florida. And I'm going to be sharing with you our Drexel E today.
Nice.
Welcome in. Our block home, the Drexel E that you're going to see here, is going to be featured with 3 bedrooms, 2 baths. 2-car garage, and an option for an extended lanai that I think you'll really enjoy being outdoors.
Awesome, thank you, thank you. So when you first walk in, we are greeted by this beautiful glass door. Can you tell us about the door? Is this standard?
This is an option that you can personalize your home with. Glass door, something you can let some extra light in. Otherwise, for standard, it'd be a solid door.
Nice. And then what's the height of the ceilings?
So another personalization that you can do here at Miranda Homes is actually increase that ceiling height. So the base would be 8 foot 8 inches. However, we've taken the ceiling height up to 9 foot 4 inches, making the home feel a little bit taller, a little more open.
Love that. So we have the first bedroom. They're doing a meeting in there, so we won't go in there. We have a linen closet right here, just really nice storage. Next to it, we have the first bathroom. Notice the tile. So that tile, just like the Carlisle, it's standard, correct?
That is our standard tile. I love that we tile to the ceiling, and tile is actually a standard, so no fiberglass inserts.
Nice. Oh, this one has quartz countertops, so is this an upgrade?
This is an upgrade. So you can choose to go with granite for our base that is included, or if you'd like to enhance with a lighter top for quartz, that is an option.
Nice, love it. Floor has the EVP, which is really nice, and this one actually has it in the bedrooms. Now standard, you said it's carpet?
Yeah, standard is carpet. We have standard also flooring ceramic tile. However, we're finding more and more buyers would choose to have no carpet in the bedroom, so we're happy to be able to accommodate that. Nice fluid look throughout the entire home.
Yeah, beautiful. Going over here, I like how open the floor plan is.
Wait till you see the kitchen, the cabinets.
Oh my goodness, this is huge! How cool. So does that vent up? Is that something you guys do on top of the microwave? —It is.
So part of our Energy Star certification with Miranda Homes is going to be ventilation through our microwave through the roof. That is something that's already included. —Nice.
—You'll notice a 42-inch cabinet.
That's going to be our standard in our Americana series. That is a series of homes that we're building. Kitchen island, huge. Imagine entertaining friends and family here. It's almost 12 feet.
—This is huge. You could lay on this, literally. So with this being, I know our last home that we saw —It was gourmet. So this is a standard kitchen.
Yes, so this would be a good comparison to look at that Carlisle gourmet kitchen to our oven that will be insert, still with the microwave above into that.
Nice, it is beautiful.
So you have a couple different add-ons for the cabinetry for your side kitchen island. So you have some closed cabinetry and open as well. So a nice little extra there. Not every kitchen island has this, but Drexel definitely has some extras, which we like to point out.
And is that an upgrade?
It's included. Nice, nice. Included cabinetry over here. This is not an add-on, so imagine coffee bar over here, kiddos getting ready for breakfast. Yeah, lunch, dinner, a little side piece of getting— yeah, more space in the kitchen.
Great for hosting too. Like, imagine doing like a huge party and like food being right over there. You could even do like a bar cart, like go on Amazon and get one for over there. Now the windows, these are huge windows. I love how bright it is, even like today looks like an overcast day, it's still really bright in here. So are these all standard?
So you can add these personalization. I like that you can personalize because depending on which your home sets, north, south, east, or west, maybe you want that light or maybe you don't. So if you do like that extra light in, we can definitely get you some Nook windows. Nice.
Wait till you check out the extended lanai. What? Extended? Okay, so you said extended lanai, so this is technically a flex space then, right?
Yes, so this one is 1,989 square foot standard, but let's take a peek on how we can extend the lanai, removing that flex space.
Wow, that goes all the way open.
Nice triple slider on both sides.
Yep. Oh, this is a hip lanai, so just like you were saying, the aluminum and then hip— is— does this one only come with hip?
So this only comes with hip, or it would be the half. So if this were to be the flex space Right, or the other half would be your lanai. So the lanai is actually included, but you can enclose it or choose not to enclose it.
Nice. So this could be— right in this section, it could be either a bedroom, it could be a fourth bedroom, uh-huh.
As it comes standard as a 3-bedroom, 2-bath plus a flex, this flex space could be a bedroom, or it could be your extended lanai, or it could be a den.
Wow. And then the den would have double French doors. Yes. Nice. Yeah, this is beautiful, especially living in Florida. I mean, you could really do a lot at a pool, make it indoor-outdoor, especially with these sliders. Huge. Now, are these— I love that. Are these, um, hurricane-proof? These are not going to be hurricane-proof.
That's not going to be the code here for Palm Coast as far as needing to be hurricane-resistant. You exceed local codes, which is nice.
That is nice. So this is an overview from the sliders. Yeah, now let's go check out the master.
Okay, so stepping into your master bedroom, you'll notice it's off from the great room.
Beautiful tray ceiling.
Tray ceiling, that is standard. Here we've added some enhanced lighting. Mm-hmm.
So what's standard for lighting?
So standard is going to be this light right here in the center. That's going to be pre-wired and braced for a ceiling fan. You can add some extra lighting, and here we've also enhanced that tray with not only lighting also the crown molding.
Love. And then we have the huge— I'm going to actually turn on the light. Oh my God, this scared me.
Oh, you notice that, that deco switch?
I know, it really scared me for a second, but I do like it. So this is a really good size closet. This video is not doing it justice, but it is huge, literally. So let's go out here.
Yes, now we have pretty much a standard bathroom here, but one of those things that you can personalize your home with would be enhancing this width and actually making this a double door. Oh nice. So standard is going to be a single door, however, if you'd like to do a double door entry into your master bath, you surely can.
Nice. Double vanity. We love what's in here.
That's going to be a linen closet.
I love a good linen closet in the bathroom.
Hide all the things.
Yeah, a lot of new construction, they don't have that now. And then we have the shower. Now, could you add a tub in here?
You could do a couple things in here. We could extend the shower, giving you a bench and also giving you a rain shower around the ceiling. So nice. Imagine if you got the shower coming from the ceiling and you also have your bench here, so you can actually make it a deluxe, which enhances your spa experience. But then you can also put a freestanding tub here. What? So we've added the window for some more light to come through.. You can enhance with a freestanding tub, and you can also do a larger shower, which will not just be tiled to the ceiling, and we've added the enclosure as well.
So is the enclosure with— if you do the deluxe? It is.
When you do the deluxe, you'll have upgraded cabinets, you'll have your enhanced shower, as well as the enclosure. Nice.
Now the one thing that's missing in here is just the toilet. Where's the toilet? Where is the toilet, friend? Ah, right there. That's actually a really good area to have it.
It doesn't take up any extra space. No, oh my gosh, out of the view.
Yep, awesome. Love how they decorated, very coastal-y. So these are the Deco switches you were talking about?
Yes, these are our Deco switches.
Deco, Deco.
So we have enhanced lighting options for our homeowners, and what that means, Natalie, is that these are actually smart switches and they're modular, so these switches can actually be moved to other areas. So when walking into that closet and you're like, hey, let me turn on the light. When you stepped in, the light already had popped on. That would be a smart switch, easily changeable by popping off the front plate. Once you pop off the front plate, you'll notice that there's no wiring. We pop out here the breaker, the light comes off. This little guy can actually be modified to a different light switch and a different place. And so this dimmer could be here or it could be in another area. How cool! Don't need an electrician to come out. Yeah, your home is entirely outfitted with this technology. You'll notice no wires through here. Yep, we pop it back in. Once we pop it back in, we'll push that breaker. We'll notice a green light will illuminate, letting us know that it is connected. Easy breezy. This pops back on, and maybe we've turned this from a dimmer to a sensor or even a rocker switch. Wow!
And that comes with all your homes?.
That does come with all of our homes.
How cool. How cool. Love that. So what else? Oh, we've, we forgot this whole entire area over here. Right.
What about our pantry? Where are we going to stock all the food for people over with the kiddos at the coffee bar?
Our beverage bar. Yeah.
So again, no pie folds. Love. We have a nice size pantry here, as you can see, stocked with all the goods for visitors like you coming in to say hello.
Love the, oh my goodness.
Love the Diet Coke.
I love Diet Coke too.
And then check out the laundry room.
Wow, this is huge. Add some cabinetry in there.
Yeah, we need additional storage. We can do some upper cabinets for you.
And this is standard, right?
This is standard.
And then this door is gonna be your AC. AC. I like how it's inside. So this is a one-unit, uh, AC, right? Awesome. And then this would normally be the garage.
You would go through the garage that way. You got it.
Yep, Taylor's right there. Awesome. Okay, so just like before, two different elevations. We have the A and then the E. And then can you explain again what the difference is?
I'd be happy to. So our Duxall A, you'll notice, does not have a front porch. Our Duxall A is 1,989 living heated square footage. Our Duxall E that you're pictured on here actually has a front porch. So the difference, um, we have Drexel E with a front porch at $362,900, and we have our Drexel A at $352,900. Wow.
And then is there a price difference on them?
There is a price difference. So the Elevation A is going to start at $352,900, and our Drexel E with the front porch is going to start at $362,900.
Wow, that's really a good price.
It's going to come standard with 3 to 4 bedrooms. Why we say that is because this flex space can be either a flex space as it is, we could do the extended lanai that we're featuring for you today, or it could actually be a bedroom.
Wow, that's crazy. So even though you can do different elevations outside, the inside's going to stay exactly the same. You got it. Nice.
So for build times, are going to be two different variables whether we're going to do inventory. You're in luck, Natalie, I have two Drexels just like our model that are going to be starting construction right now. And these beautiful block homes featuring 4 bedrooms, 2 bath, 2-car garage are gonna start at $424,900. And we also have our Drexel E with the front porch at $429,900. These will actually be ready in about 4 months. So we've got some that are gonna be able to close this year. That is exciting. And then we also have an opportunity for you to build. So we have 50-foot lots that are gonna offer 2 different views. We have our conservation area on our 50-foot lot, or we have a water view. Those build times are going to be approximately 6 to 8 months.
Nice, so you get to really pick. So when you're doing an inventory, can you pick any of the upgrades? Can you do anything like in terms of putting your own personal touch?
It really depends on time frame. So right now these homes are getting ready to get started, so if you know anyone looking to build a Drexel and make some changes, now we would want to get in with inventory. Sometimes we really can't make that cutoff, we'll be happy to look at that if it's necessary or possible. And then with building, so maybe there is something in here that they love and we want to move forward, but maybe there's some slight changes or adaptations we can do. No problem, we can build you a new one and it'll be just the way you like with personalization.
And what's the building time?
It's going to be about 6 to 7 months, 6 to 8 months.
Awesome. And then in this community, it's the Enclave, what, um, amenities for people that didn't see our last video, what do you guys have in this community?
With the Enclave here at Miranda Homes in Seminole Palms, we have our HOA that is under construction. You may see that one of Natalie's videos, um, scheduled to be opening late spring, early summer. Those amenities will include a dog park, access to a lake for fishing, common ground, a pool, resort-style pool, a facility for fitness— go work out on your fitness. So all those amenities are coming this year. And a kids park. Oh, and a kids park. How could I forget?
Yep, and a kids park. So there's what, how many different builders here?
So right now there's 4 builders, and Miranda's happy to be the only block builder available at Seminole Palms.
Nice, awesome. Well, thank you so much for all of this information. Again, there's 2 different elevations you can pick. I'll have all of Melissa's information down below.
