This model is absolutely gorgeous. It could be either a 4-bedroom or 5-bedroom house. Take a look, let me know what you guys think about this model, and I'm so excited to show you guys. When I was working at Miranda, um, they just release this house, and I wasn't able to walk it. So I was so thankful I got to walk it today, look at it, and really fall in love with it. It is extremely similar to the Huntington model, if you guys ever seen the Huntington model or are familiar, and kind of in between the Huntington or the Livorno. This would be the perfect in-between. I did just film a brand new video, which should be a couple videos back if I'm editing this right. Of the Livorno B. So definitely go check that out. Okay, we just got here, but this is the neighborhood. This is the Naples. Chad's gonna come and talk about it, but this is a scattered lot neighborhood. So like this lot, it hasn't been cleared yet. You can basically build a house on there. If it's for sale. A lot of the times the builders will buy these extra lots and decide to build like a house like this, a spec house. I believe this is actually sold though, I'm not too sure. But yeah, it's really interesting how they do it. But no sidewalks, scattered lots don't normally have sidewalks, no CDD fees, nothing like that. Hey, let's walk into the Naples. Ring the little doorbell.

Well, hello, welcome in. This is our Naples home, fully completed, ready to move in, listed for $469,900. It's 2,434 square foot, 4-bed, 3-bath, 3-car garage with a formal dining room.

Bathroom in the front, 1 bedroom, linen closet. What are the upgrades you can do in here?

So you can do a wet bar, full custom wet bar instead of this coat closet.

Amazing.

Transform the blueprint there. You can do extra lighting in your formal dining room for extra LED lights.

Can this be a den?

This can be transformed into a full den with the French doors. Cool.

Or a bedroom, or a fifth bedroom. Nice. Love the kitchen colors.

Does that normally come?

This is not normally here. This would be a wall standard.

So for upgrade, you can make that custom. This is going to be standard granite. Slab countertops. This is the white backlit. You can upgrade to quartz.

Mm-hmm.

And then what we give you for free with the appliance package is the oven, microwave, dishwasher, and the farmhouse sink with the garbage disposal.

Now, is that upgraded?

This unit is upgraded.

So this is the top-of-the-line Samsung oven.

And then where would the fridge go? Over there?

Fridge perfectly situated here. People love that the fridge is off on its own side. You can do a coffee bar setup.

And then full pantry right by your refrigerator spot. Tons of storage. Nice. 3-car garage access.

Amazing. That's nice because most builders do that as an upgrade.

You can upgrade this to quartz or granite as well.

Huge open concept. The great room, triple sliders, standard. That's standard. You can do extra lighting in the great room.

Now with that window, can you make it into another slider?

I don't believe you can.

What kind of floor is this? This is engineered vinyl plank flooring.

Nice. Is this standard?

This is not. This is custom upgraded.

Nice.

Yeah. This house has tons of storage. So you have your linen closet right off the primary suite.

Wow. So 3 linen closets. 1, 2, and then 1 in the front.

One over here, and you have another one. Wow.

On the guest side of the house. And this is the master?

Full primary suite. Double windows, letting natural light in. Huge walk-in closet.

This carpet's really soft. It's nice, right? Mm-hmm. I like the colors in here.

Yeah, they did a great job with the color selection. Yeah. All the doors in the whole entire home are 8-foot tall. People love that.

Is this 9-foot ceilings? This is 9-foot 4-inch. Yeah, that feels like it. Great size.

Great flow and match throughout the house. Flooring material and match throughout the house. Huge walk-in shower. Hmm. Private water closet there.

Nice. Another linen closet. Okay, so we have one bedroom over here, two on this side actually, because the one in the front Then we have the master in the back, and then there's 2 more bedrooms on the other side. Well, that's nice, like a split floor plan. Yeah, so it's a nice split floor plan.

Wow, beautiful. Bedrooms are spacious. Now, can you upgrade the Carpet?

You can. Nice. You can do level 1 or level 2. Tons of different colors.

Can you switch out the carpet? You can. Put LVP everywhere?

Ceramic tile throughout, EVP throughout, or porcelain tile throughout.

Double sink. Nice shower. I like how the tile goes all the way up. All the way to the ceiling.

People love it. Yep.

And then this is the 4th bedroom. This will be the 4th. Wow, really spacious.

Yeah, it's super light, airy, feels good.

Nice. Huge closet too. Huge.

Yeah, even tall doors. Cool. Yeah. And then your full lanai.

Do all your screen— or does all your windows and doors come with sliders or, uh, screens? All screens. Screen. Nice.

And then you could opt in for a full— a nice screened-in enclosure.

Nice. That looks like a Miranda home over there. That looks like a Livorno. That is— wow, beautiful. It's brand new. Property value will be great.

Yep. And this is Scattered Thoughts. Nice. So this is the Naples model. This is inventory, which is really good for people that are out of state wanting to move in quickly. If they're like, I love this floor plan, but there's some changes I want to make, like I want to make that into a 5th bedroom, or if I want to do that as a den, easy. What we'll do is just a 2B build. When you do a 2B build, it's really fun because you get to pick up the upgrades, you get to do the coloring, and you really get a hand in the build.
