In this YouTube walkthrough, local Palm Coast realtor Natalie Barnes, joined by Chad, tours the Miranda (Maronda) Homes Livorno B model. Natalie introduces herself as a new‑construction specialist and explains the purpose of her channel – showcasing builder models for prospective buyers. She highlights Palm Coast’s appeal: proximity to beaches, a 125‑mile bike trail, varied sections (F, S, L) with scattered lots that allow building without HOA or CDD restrictions. The Livorno B is presented as a 4‑bedroom, 3‑bath, 3,130 sq ft home (expandable to 5 bedrooms via a flex room) with a 3‑car garage and stone elevation. Natalie walks through the interior, describing the front porch, flex room, formal dining with tray ceiling, optional wet bar, gourmet kitchen (double ovens, flat‑top stove, quartz countertops, crown molding), spacious bedrooms with tall ceilings, walk‑in closets, customizable flooring (carpet, tile, various colors), a second bathroom with tub and double vanity, and a large lanai with optional screen enclosure. She notes the master suite’s potential expansion past the lanai, the deluxe master bathroom with a 3‑head shower (or tub option), 9‑foot standard ceilings upgraded to 11‑foot in the model, and level‑2 flooring throughout. Outdoor features include the lanai size, screen enclosure, and optional pool door. Natalie mentions base pricing will be listed in the description, warns that upgrade costs vary, and offers her services across Palm Coast and surrounding areas (St. Augustine, Daytona Beach, Ormond Beach). The video ends with a call for questions and contact information.

Hi guys, what's up?
It's Natalie.
Welcome to, or welcome back to, my YouTube channel. So today we are in Palm Coast, obviously, and we are at the new Miranda Homes model. Well, it's not really new. This opened 2 years ago now, 1 year ago, I don't remember. I think it's almost coming up on 1 year in September. But as you guys know, this is my love, the Miranda home, because I used to work with this builder when I first started real estate. If you don't know me, hi, my name is Natalie Barnes. I'm a local realtor in Palm Coast, Florida. I specialize in new construction. This series is about all things new construction, going to new builders, going to their models, seeing what products they have and what they have available. If you are currently looking to move to Palm Coast, I highly, highly, highly recommend it.
Why?
Because this city is literally a a hidden gem in Florida. You're very close to the beach no matter where you are in Palm Coast. There's a 125-mile bike trail throughout Palm Coast. You're pretty close to St. Augustine, but you don't have to deal with the traffic or the prices of St. Augustine. And you are close to Ormond Beach and Daytona Beach, so you can enjoy the races every once in a while and then come back home and not deal with anything else. I absolutely love Palm Coast. Palm Coast is very unique because there are communities in Palm Coast such as like neighborhoods, but there's also scattered lots. Scattered lots means you can basically build on any lot in Palm Coast, so it's residential, no HOA, no CDDs. Palm Coast is very unique also because it's divided into sections, which I can put right here, and each section has its own little thing. Like in the F section, there's the GMF Holland Park. The S section, you're closer by Ormond Beach, and then all the way at the top, the L section, you're closer to St. Augustine. That is the map of Palm Coast. I can talk a little more about that, just not right now, maybe in another video. But yeah, so today we're looking at two homes. First one is a Livorno. This is going to be a 4-bedroom, 3-bath. It could be 5 bedrooms if you wanted to be. I'm gonna show you where you can do that fifth bedroom. And it is 3,130 square foot.
As you guys can see, I have my coffee.
It's So I'm kind of talking pretty fast.
Super good.
I've been trying to make my own coffee at home lately.
It's been hitting the spot.
Normally I go to Dunkin' Donuts, but I'm trying to cut back as much as I can on the dumb things that I don't need to spend money on, and this is one of them. But I need coffee. Anyways, I'm going to stop talking and show you guys this house. Let me know what you guys think.
This is the front, so this is elevation B with stone. You can tell it's Elevation B because at the top up there it's more square, and then it has the front porch.
There's Elevation A and I think C.
There might be another one, I don't know.
But yeah, this one has the front porch in the front. This is 3-car garage, which, which is really nice, and then it has the stone.
Okay, so when you first walk in Nice big door. Over here is the flex room, so this could be a 5th bedroom. Closet would go right there, but it's a really good size. If you choose not to do, um, a bedroom, it would be a flex room, so it would be a den. 2 double French doors, or I believe you can just leave it open. Then we have a bathroom right over here. As you notice, you have the tile going all the way up and then the listello. Then we have another bedroom. There's Chad with a closet. Can you shut that door and open the other one? Yep, a nice closet, HVAC system room right there. We have a formal dining room with the tray ceiling. Then we have a wet bar. If you decide not to do the wet bar, it would just be a closet, so more storage. Then we have a big open kitchen that leads to the great room. This is, this is the kitchen. This is actually a gourmet kitchen because it has the two double ovens and then flat top stove with the microwave on top. But let's go over here and see two more bedrooms. So now we have a huge closet. We have a bedroom on the right, very spacious. These tall, tall Ceilings make it so, so big in here. Walk-in closet. Then we have— this is supposed to be a bedroom, but they use it as the color room. So what's really cool about Miranda is you get to pick what kind of floors you want, carpet if you want it, tile. I mean, they have so much different colors that you get to choose from, which is really nice. And then this closet's actually the same size as the bedroom we just saw. But yeah, this is a really fun room to really design your house in. Okay, so now we go to the second bathroom. This is the second bathroom. This will always have a tub in here, double vanity, and then this pool door is an option you can do. You don't have to do it. If you don't do it, it would just be a wall, but this goes out to the huge lanai out there. Sorry, I have my coffee in hand. Going back out to the living room kitchen, very spacious. Then you have, um, a window and then a slider. If you want, you can make that window into another slider, which is nice. Behind the kitchen you have the pantry, garage, laundry room. Very spacious. Let me turn on the light.
Oh, there you go.
So normally that comes with laminate, but they upgraded in here to quartz. Standard for Miranda is granite, and then you can obviously upgrade to quartz like they did. Crown molding at the top. Nice big fridge, pantry, then another dining room. Let's go out into the lanai. Okay, so we're out in the lanai now. This is a standard lanai, you guys. Look how big. I'm going to stand all the way in the corner just so you guys can see how big this truly is. The only upgrade out here is going to be the screen-in enclosure, and you're only going to do that if you don't want to build like a pool, or you don't have plans to do anything and you want to keep the bugs away. Let's go back inside. Then we have over here the master bedroom, or owner's suite. That's what they call it now. But this is actually a really good-sized master suite. But if you think this is too small, you can actually extend this whole room past the lanai and be called the master bedroom sitting room. So it'd go all the way If you look out there and see that screen and enclosure, it would be like past that. It would be up to that, basically. You can add a pool door right there if you wanted to do that, or you can actually make this window into a double slider. Then we have the master bathroom. We have two his and her closets, so one over here, walk-in. Another one over there. Walk in, and this is actually a deluxe bathroom. How you know it's deluxe is the 3-head shower right there. Um, if you decided not to do that, you'd get a tub right here and then a smaller shower right there. And then we have the toilet room. Quick note, this house actually comes with 9-foot ceilings, but in the model they decided to do 11-foot ceilings. Um, they have on the floor, if you guys look down, level 2 flooring. Normally it would come with tile and then carpet in the bedrooms. Um, it'd be tile everywhere except for the bedrooms. Bedrooms would have carpet. You can upgrade that. That's what I really like about Miranda is you can literally upgrade basically anything. But yeah, that is the Livorno B.
Okay, I was going to show you guys the Naples. I'm showing you guys that in another video because it's a little too long, and I wanted this one just to be about the Livorno B. You guys have any questions about this floor plan, let me know. Um, I'm gonna leave some prices down below of what this would be if you guys wanted to build it. Obviously, I can't give you guys too much specific pricing on upgrades because that does change, but I can at least give you base pricing. But if you guys have any questions, let me know. I am your local Palm Coast realtor. I also service in St. Augustine, Daytona Beach, South Daytona Beach, Ormond Beach, anywhere in Florida. So if you guys have any questions, let me know. Bye, guys!
