Hey guys, what's up? It's Natalie. Welcome to, or welcome back to, my YouTube channel. Today we are in lovely Palm Coast. We are in Flagler Village by Meritage Homes. If you've never seen me, hi, my name is Natalie Barnes. I'm a local real estate agent in Palm Coast, Florida who specializes in new construction. I was with the builder for a little under 2 years, so I know all the ins and outs of new construction. We are at the beautiful Orchard today. This Floor plan is absolutely gorgeous, and this house is available. Your backyard is literally a pond, which is gorgeous. But I wanted to show you guys, and let me know your thoughts. Let's take a look at this floor plan. Okay, so this is the Orchard floor plan. It's 2,193 square foot, 4 bedrooms, 3 bathrooms, and a flex room. So this is the flex room. When you first walk in, you have the front door, so to the left, flex room.. We have a bathroom. What I like about Meritage is what you see is what you're gonna get. Um, so you have the quartz countertops, tub shower duo with the tile going all the way up. Then we have the bedroom right here. They do carpet in the bedrooms and then this beautiful like tile in the common areas. Flex room. We have a bedroom right here. Good size. Now when you go to the right, you actually have the garage right there. I'm not even going to open it. And then you have the other bathroom with one sink, tub/shower duo, and then another bedroom. Love, love, love the carpet in here, super soft, and a really good-sized bedroom as well. Let's keep going. Then we have a linen closet right here, and I love, love, love the colors in this house. It makes it feel just so bright, so clean. We have the kitchen right here. So with Meritage, it comes with all appliances— fridge, washer, dryer, blinds, dishwasher. We have quartz countertops right there with the subway backsplash. Then we also have pantry, good size walk-in, I would say. And look at all that room down there. We have the microwave right here, but look how clean this floor plan looks. Master is going to be over there, but before we get to the master, I wanted to show you guys this beautiful view. With this community, depending on your lot size, you can have a pool. It is HOA, but come on, look at this. This is beautiful. This is really the Florida lifestyle. Let's go back inside. I'm gonna put everything in the down box below, including the price of this home. This is an insane deal. They're doing $25,000 flex cash right now, so So with all your appliances, $25,000 in flex cash, you could buy down the rate, you can use it for closing costs. I mean, there's a lot you can do with $25,000. Let's keep looking through this house though. We have the washer dryer right here, and then in this closet, HVAC system. So HVAC is going to be inside the house. It's going to work 10 times stronger, not 10 times harder, because in Florida we know the heat is crazy, and if you have that in your garage, it's working 10 times harder than it needs to. Then we have primary bedroom. How beautiful. Let's do an overview. Going into the primary bathroom, like how there's a door in the primary bathroom. Then you have Double sink vanity. This neighborhood's kind of tucked away, so I would say more South Palm Coast if you're familiar. But this house is under $400,000. How crazy for brand new construction! Clubhouse has a bathroom and an outside shower, so let's go take a look.. And the best part about it is this whole entire community is only 10 minutes away from the beach.
