Hey, welcome to Culver Landings! We are at the Sandblast at 4600 County Drive. This is a beautiful 3-bedroom, 2-bath with a study, 2-car garage, 2,055 square feet on a pond and preserve home site. It's absolutely breathtaking.

This is so pretty. What are the ceiling height?

Uh, 9 feet in all the rooms except for here. You've got cathedral, we've got cathedral in there.

So pretty. So over here we have the flex room. Now is this the study? So would this always be the study? Could you make it into another bedroom or no? Got it. And then private dining room. Or flex space. Or flex space. Going into the kitchen. I like how it's set up. I love the backsplash.

It's a great gourmet kitchen. It's vented out. Mm-hmm. I think my favorite thing in this kitchen is it has the new wall cabinets on the backside of the bar.

Yeah, but it's already in this home. Yeah, so this is an inventory house, so what you see is what you get. You can build this. What is the starting price on this home?

So we have the master over here, but I want to go in the front. So when you first walk in, you have the study up there, and then over here you have the beautiful laundry room, standard laundry room. We have a linen closet right there. First bedroom, carpet with a good-sized closet. Then we have another bedroom right here, carpet in the bedrooms, everywhere else tile. Nice size. We have the bath room with the tile in the shower. And then over here we have master bedroom. I like how the master's all the way in the back. Primary, should I say primary? Good size, huge windows.

So we have several different interest rate incentives. We have a 4.75% government loan, um, fixed rate, and then we also have a 4.7— I'm sorry, a 3.7% ARM for FHA, 5 years. We have a 4.99% conventional, 30-year fixed, and we have a 3.75% conventional ARM for 7 years. Nice.

And what's your build time?

Um, from ground up, about 6 to 8 months.

Oh, that's not bad.

And then we're also offering $15,000 in closing costs.

Nice. And then what— since this is an HOA community, what are those fees?

So your HOA is $200 a year. And then on the 40s— like, this is a 40s plan.

Um, what's that mean, 40s plan?

Um, it's a 40-foot home. So those are $3,000 a year, so $1,500 for the CDD, $1,500 for the operations and maintenance, which are in your tax bill.

And if you chose the 50-foot homes, those are a little more. There, it's like, um, $3,300 a year.

Okay, that's not too bad. Now with Colbert Landing, we— you guys share it with Meritage. What does the community have to offer?

We just opened our community, our amenity center, which is a pool, pickleball courts, cornhole. They also have an area that's covered. It's really beautiful, um, that has a ping pong table and a foosball table. And then we also have a playground for the kids. And then there's also bathrooms in it as well.

Oh, cool.

There's a little kitchenette, so if you want to reserve it for a party or whatnot.

Nice. Is it open right now? Yes. Nice. And how far are we from the beach?

3 miles.

That's not bad at all.

We're only 1 mile from Wadsworth Park too.

Nice. This is beautiful, beautiful. Can we go see? Now let's go look at the clubhouse, pickleball, And then kids playground. Obviously you have to be a resident here. And then right next door is the two models. Let's take a look. Oh, there's something here. Two bathrooms right there. This is so pretty. And this was just like— you guys just opened this, right? How pretty. What's in here? Oh wow, how nice is this? What is that, pizza oven? Yeah, I know. So like a microwave? What's the difference?

So that's a food warmer. If you want it dry or moist, you can turn it on. It's how long to keep it.

Good. So beautiful. Then over here we have some high tops, and then we have some pickleball courts over here. But look how beautiful, it's just so secluded with nature. This is definitely going to be very busy during the summer. I love how they have the tanning beds in the pool. And then we'll go see the kids park. And yeah, pickleball courts right here, there's two of them. They have the mailboxes up in front and then the kids park. Obviously you have to be a resident to have these amenities, but everything is brand new, new construction. This just opened up. Look at this nice little kid park. My daughter would love that.
