In this YouTube walkthrough, local Palm Coast realtor Natalie Barnes teams up with Dream Finders sales representative Greg to showcase the Cooper floor plan at Reverie, a 55‑plus active‑adult community in Palm Coast, Florida. Natalie introduces herself and the channel’s focus on new‑construction homes across the region. Greg explains that Reverie offers 17 floor plans ranging from 1,700 sq ft to 4,000 sq ft, with prices from about $350 K to $600 K, and that the Cooper model is the most popular at roughly 2,150–2,252 sq ft. They highlight the community’s oversized lots (50‑, 60‑, and 70‑foot widths), the largest among 55+ communities, and the variety of lot views (preserve, water, interior). Key features of the Cooper model are detailed: 10‑ft tray ceilings, LVP, redwood or tile flooring options, quartz countertops as standard, optional tankless water heaters, Whirlpool or KitchenAid appliance packages, and a frame house with Hardy board siding, R‑19 wall and R‑38 roof insulation backed by a 30‑year warranty. Interior flexibility includes a flex room that can serve as a third bedroom, barn‑door or French‑door options, a “messy kitchen” nook with a large walk‑in pantry, and customizable bathroom layouts (tub vs. roll‑in shower). The garage is highlighted as the largest in the community—up to 29 ft deep with an 8‑ft door, epoxy flooring, and space for motorcycles, golf carts, or multiple vehicles. The community is marketed as maintenance‑free: HOA handles lawn care, fertilizing, mulching, tree trimming, and weed removal, making it ideal for second‑home owners. Lifestyle amenities are emphasized, including an on‑site event coordinator who organizes pool parties, bingo, trivia, karaoke, book, travel, and garden clubs, as well as food trucks and live music. Greg stresses the tight‑knit atmosphere of the 421‑home development compared with larger 55+ communities, fostering strong neighborly bonds. Greg explains the buying options: quick‑move‑in spec homes (15‑20 units at a time) versus fully customized builds, noting price differences and timeline flexibility. He mentions recent sales: a Cooper on a preserve lot sold for $450 K, with current listings in the $420‑$430 K cash range. Finally, they discuss window options (standard with optional third window) and semi‑custom capabilities, concluding with a brief Q&A about lot types and the inability to add a putting green on the model. Overall, the video serves as a comprehensive sales tour, blending property specifications, community lifestyle, and purchasing logistics to attract prospective 55‑plus buyers.

Welcome!
How are you? Good, good.
Welcome to Palm Coast Reverie.
Oh my goodness, this is such a beautiful community.
Thank you.
And this is a 55 and older community?
This is. Come, let me show you around.
How beautiful.
This is actually our most popular floor plan. This is the Cooper model, 2,150 square feet.
Beautiful. Look at this kitchen. How many floor plans do you guys have here?
We offer 17 different floor plans. We start around $350,000. —and we go all the way up to about 600 in the max. Oh wow. We have anything from 1,700 square feet as our smallest home to 4,000 square feet as our biggest home. That's crazy. And we, of all the 55 and olders, have the biggest lots of any 55 and older that you can pick. So we have 3 different sections: your 50s, your 60s, and your 70 wide lots. And the 70s, we believe, are the largest lots for a 55 and older that you can find anywhere.
This is so beautiful. I feel like all of the little details— how tall are the ceilings?
These are 10-foot ceilings with a tray, additional 10 inches on the tray.
Beautiful. I love the flooring. What kind of flooring is this?
This is an LVP floor, and we do offer LVP, we offer Redwood, and we do tile.
So you guys do to-be-builts and quick move-ins? We do, we offer both. Awesome. How many quick move-ins do you, do you think those go the fastest, or are you seeing more people wanting to do like a 2B build?
Um, it really depends. So the people who are wanting to move quick don't necessarily need to pick everything and want a little bit better pricing, they're going to do the 2B or the spec, the fast move-in. We do anywhere from 15 to 20 fast move-in at one time, so there'll be some choices. But some people, they want to pick their lot, they want to pick exactly how they want their home to be. Um, you know, they're going to get exactly what they want. They're going to pay a little bit more, right? But they're going to get it exactly the way they want it. How cool!
Look at the lawn, it's like perfectly cut.
And yep, and that's one great thing about the neighborhood is this is a complete lawn care neighborhood. So you're not doing your fertilizers, you're not doing your mulch, you're not trimming your trees, you're not cutting, you're not weed whacking. It is You're not even pulling the weeds from the flower beds. That's crazy. So it is all taken care of. This is a maintenance-free house, and that's perfect for people who want a second home because they want to be able to leave and not worry about anything as they leave. So, um, and it also ensures that the neighborhood is going to look beautiful all throughout. You're not going to have some people who are cutting the grass, some people are not. It's going to be a uniform, beautiful neighborhood that's going to look pretty no matter where you're at in neighborhood.
And this is such a beautiful community, like so beautiful. And then you were saying how there's so many activities to do and stuff. So like here, it's like a lifestyle, right? Yeah, absolutely.
So we do have an event and lifestyle coordinator. Her name is Jessica. She is going to plan out, uh, different events at the pool party. She's gonna have, um, bingo night. She's gonna have trivia night, karaoke night. There are book clubs, travel clubs, garden clubs, food trucks, food trucks.
I want to live here.
You've got live music. This is basically a summer camp for people who are retired and they want to have fun. They've worked their whole lives and they're at this stage now where they want to meet people their own age and they want to have a fun time. And as a result, you get a lot of people in here who are stress-free. They're very nice and friendly. And one thing that separates us from most other 55 and olders is that your Del Webbs, your Margaritavilles, these are going to be 2,000 to 5,000 homes. These are much larger. This is only 421 homes. Oh wow. So you're gonna get a more sense community. Everyone kind of knows each other, everyone watches out for each other. So you're going to see people, they form their, you know, really big bonds and best friends. They go out to lunch, they go travel together, you know, they do all kinds of things together. And that's really when you have a tight-knit community like that, it really enables people to make stronger bonds, doesn't it? Because you don't feel like everyone's a stranger.
I want to live here, like I need that. This is beautiful. Can we— can you give us a tour? Yeah, absolutely.
If you guys want to follow me. So we'll start here in the front. We do have a light that shines through the front door. Beautiful. Now we do these flex rooms and all these flex rooms, they can be a bedroom. They can be more, more wide open. We can do these barn doors. How beautiful. It's an option to be— it's right now it's set up as a 2-bedroom with a flex, but this could be a 3-bedroom house.
Do you see a lot of people more doing this as an office or would you say bedroom?
Um, I would say you do— a lot of people that actually do this, um, they, they set up for these barn doors because it's very inexpensive to do. Beautiful. It's either that or they do the French doors. Um, that's, that's probably more common.
So more office. More office.
Yeah. Now we've got your bathroom up here. This bathroom can be a roll-in shower. They've got this set up as a tub. This is where we do tile all the way to the roof. Um, and so we can really change this however you want it to be.
And then quartz standard for you guys?
Uh, quartz is the standard. Beautiful. So no matter what, you get at least quartz.
Oh, this is a good size room.
It is, it's a, it's a good size bedroom. Uh, you do have, you know, space for nightstands on each side. Um, it's really a perfect size room for someone who's looking for a little bit bigger than a 10 by 10.
And then you guys do fans too, or do you brace it?
Um, we brace it, and you can choose fans through our design center. So there is a design center you can go to, and if you want fans, we can put them in.
That's so cool. So we have one bedroom over here, a flex room, and then I'm guessing master is on the other side right over here. Correct. Yep.
So we're going to first go to this garage and laundry room. Okay. So what's cool about, um, this garage, it's actually our biggest garage we have.
So— oh, I like the epoxy on the floor. You guys offer that?
Yeah, we offer epoxy floors. Wow. Um, This can actually go to 29 feet on depth. That is unusually large for a garage. You also have an 8-foot opening. Most openings are going to be 6, max 7. Ours go to 8. This is a very large garage. So anyone who's got motorcycles, golf carts, multiple cars, you're going to see garages that are way larger than your typical garage.
And we were talking, you said this is like a golf cart neighborhood. Absolutely.
A lot of people have them. Most people in the neighborhood do have golf carts. You're going to see them everywhere. Everywhere. How cool!
I love the flooring.
I think this flooring is so cool. We also have a laundry room here, and a lot of our laundry rooms can actually connect to the owner's closet. So if you wanted to do laundry and go right through to your owner's closet, we have that option.
Cool. Now, do you guys— what appliances do you guys have? Because I know this is a gas community.
Yeah, so it's a gas community, which means we have tankless water heaters with unlimited hot water. We do a choice between a Whirlpool appliance set or a um, the KitchenAid, which is an upgraded version of Whirlpool. So it's your choice, it's your choice. This is— this has the cabinets above the hood, but you, instead of doing, um, the cabinets, you can get just a big chimney hood if you want. And they do vent to the outside.
Cool. And this is frame?
This is a frame house with Hardy board. Yeah. Um, so we're doing R-19 insulation in the walls, R-38 in the roof, and then you do have a 30-year warranty with your Hardy board, uh, any kind of cracking, um, paint chalking, things like that.
Mhm. I like this like little hidden nook over here too.
Yep, we call that a messy kitchen here. I love it. So it does give you that little extra space for— huge. And yeah, big, big walk-in pantry. Huge. You've got your messy kitchen. Mhm. So that's good for coffee. Yeah, good for anything you kind of want to have tucked away to the side.
If you're hosting, that's like a good little area.
Absolutely. And we— and our kitchen nooks are sizable as well. So you're going to see, you know, you can get a pretty good-sized table in the bump-out, so it's not just that shotgun feel.
Yeah. Oh, how pretty! I love how they stage this in here. Yeah, absolutely.
You'll notice this is a very big wall, so people that have large entertainment centers, they want to do the big grand built-ins, that gives them the option to do that.
Beautiful. This is a Huge primary bedroom. Yes, these owner suites are very large.
Like huge. This is one of our most popular owner suites because it does offer a just absolutely huge space. Your windows are oversized as well.
Now with Dream Finders in this specific neighborhood, is it custom to like switching out windows, taking away? Is this standard?
Yep, so this is standard, but if we do have options to add a third window if we need to. Oh nice. So we can give you a little more window space. Um, and we are semi-custom. There's some stuff we can't do, but we can do a lot of stuff. We can make a lot of changes.
Cool, I love that. Huge.
And then over here, so this offers the his and her closet.
I feel like so many people want that right now, the his and her closets.
Yeah, absolutely. And this has his and her vanities.
No way! How beautiful. Okay, I noticed that the quartz is different from the kitchen, so you can mix and match. You can, you can mix them. So nice. Beautiful. I love the window in here.
Do you have a really large shower?
I do, yeah. I have like the 3-head shower. Yeah, and like the little bench. Yeah, I love the benches. Love. Beautiful. So what is this running?
This house right here, I did just sell one, um, and, and keep in mind prices are subject to change, incentives are subject to change. I did sell this just recently as low— this was a cash sale, so there's a little bit better deal on cash, but I sold it on a preserve and I sold it for $450,000. Wow. So you're looking anywhere from— we actually have a Cooper right now for sale you could get on a cash as low as $420s, $430s. Wow, that's not bad.
Is that on the preserve? So you have preserve and then you have lake?
So we have water views, we have preserve views, we actually have water views that have preserve behind them. Cool. And we have lots that back up to, you know, interior lots that back up to homes. The Cooper that we have, it's in the low, lower fours, that does back up to another house. Um, but I did a preserve for $450 um, which it is a true conservation. You are going to see brown signs everywhere that say you can never build. So it's not like how you see forests and maybe one day they could build. Yeah, no, this is a true conservation. They can never build. And we're surrounded by that.
Oh, how beautiful! I love this location. I feel like it's very quiet.
It is. Yes, it's very quiet. That's one of the benefits of the 55 and older. And again, we are surrounded by state parks, so I would say at least a quarter of our houses, you're going to have a conservation behind you.
So cool. Are these pocket sliders, or do— are they like the accordion ones?
They're like the accordion ones, so they don't go all the way through, but they can go to like, you know, completely all the way over.
I love the floors out here too, not that concrete. Look at the little bird. Okay, so obviously they can't do that putting green Or they can they?
No, you can't do that. There are some things that are unique to this being a model.
Uh-huh. This is so beautiful. Awesome. It's hot out. Yes, going back in. Beautiful though. Well, that is it for today's video. Definitely comment down below your favorite room in this house. If you have any questions, all my information and Greg's information will be in the down box below. Thank you, bye!
