Hey guys, what's up? It's Natalie. Welcome to, or welcome back to, my YouTube channel. If you don't know me, hi, my name is Natalie Barnes. I am a local realtor in Palm Coast. I specialize in new construction. I have background in new construction with a couple different builders. Today I'm very excited. We are going to go look at the Miranda Homes Willow floor plan. This is a very exciting floor plan because I feel like a lot of new families, families that are first-time homebuyers, or maybe even retirees, this would be a great floor plan for them. This is a 4-bedroom, 2-bath, 2-car garage. It's about 2,052 square foot. This could be 5 bedrooms. I think the one that we're looking at today, it only has 4. So I'm very excited to show you guys this one. If you guys have never seen any of my videos, hi, welcome to my channel. I am a Palm Coast realtor and I go around and look at the different builds thatā new construction builds in Palm Coast specifically. If you guys are from out of state and looking to move down to Palm Coast, it's an amazing area to move to because it's very community-driven. You're about 15 minutes away from the beach depending on where you are in Palm Coast. There's 125-mile bike range. Uh, Palm Coast is just great. New families, retirees, there's a big blend. What I like specifically about Palm Coast is the amount of events they have. I know at least every once a month they do a Food Truck Tuesday, which is really fun. Palm Coast is really unique. If you've ever been to Palm Coast, you know what I mean. If you're from Palm Coast, you know what I mean. But Palm Coast is divided into sections. You B section, the L section, the S section, double L section, but today we are in the B section. This is really exciting. Let's go take a look. We're meeting the sales agent, and if you have any questions, let me know. Let's go take a look. Right off the bat, I really like the stone on the outside. I bet that is probably an upgrade, but still really nice. Let's go in.
Hey guys, long time no see! Welcome into our Willow home. My name is Chad Cato, I sell Marana homes here in Palm Coast. This is a 2,052 square foot, 4-bed, 2-bath, 2-car garage home. What Natalie's standing in right now would be your flex room, comes standard as an office, super light and airy, open concept. If you wanted to upgrade, put a French door here, this would all enclose off and you'll have nice glass French doors right there. Then you have your first guest bedroom off to the front of the house. Beautiful window and natural lighting. This is the first bedroom of 4, and you'll notice as you walk through the house, the bedrooms get bigger and bigger. As we walk through. So this is what Veranda is really known for, super open concept design from the kitchen going into the great room. So you have the second guest bedroom. You can already tell the difference, see how spacious compared to the first one.
Yeah, I like how it's, uh, the doors are not bifolds.
Full swing doors.
Can you open that?
Tons of space.
Yeah, that's a really good closet space. Huge closet, pretty deep.
Wow, super deep.
Yeah, super deep. What are theā what's the ceiling height?
So these are 8'8" ceiling heights throughout.
Ooh, this tile is cool.
This is all 17" x 17" ceramic. This is the Milan series, surf gray color. This is the most popular color by far.
Now we did a video for the Venice and the Livorno. What series is this?
This is in the Americana series. We were in the Renaissance series in the Venice home.
So what's the difference?
Difference would be ceiling height, door height, and square footage.
Got it.
Yep, this is all granite countertops.
Would you say this is pretty standard, what this house has?
What you see is really a standard style Willow. So if you're not really wanting to spend crazy amounts into this series of home, this is a good example of what you would get for a lot of our standard features. You don't have to pay for the extra granite, the ceramic tile, the cabinets are standard. These look still pretty, pretty nice. These vent fully out, full exhaust right out.
Is this pretty popular, this floor plan?
This is by far one of the most popular ones because it does have a true split floor plan.
Yeah, so okay, obviously the fridge would go right there. This house, is it for sale? Is it sold?
This is for sale. Oh, it is just fully completed. We just got the CO issued.
Nice.
So this is brand new, ready to go. This is for $384,900.
Okay.
You can build this for $359,900. So it shows the true potential of the land value that's in this home and the upgrades throughout.
Yeah, got it.
Going this way into the guest bathroom.
So we have the first bedroom you set up there.
Yep, bedroom 1, 2, 3.
3. Let's look at this bathroom though.
The guest bathroom.
That's a good-sized bathroom.
So the double vanity sink is an upgrade, and then again, we do the tile all the way to the ceiling. Yep, that's a free feature there, which looks really nice.
Now, is that the only upgrade you can do in that bathroom in Palm Coast?
Yes. Oh, you canā so you can do a double vanity sink. You can also do a slider for the tub.
Oh, like a glass enclosure?
Glass enclosure.
Nice. Okay, so then right off that we have another bedroom. This is the third one. Third one. Wow, it's so much bigger.
You can see how it's getting bigger and bigger. Yeah, closets super spacious again, full swing doors. Yep, tons of space.
It's huge. Nice little window.
Beautiful window. And then boom, kind of all come together here. Family's cooking. Entertaining family, full living room setup, sliding glass doors, like more natural lighting. This wasn't enough natural light, you have all these LED lights in the ceiling of the great room.
Is that an upgrade?
Standard would be these right here.
Oh yeah, definitely worth it.
Would be 6 LED extras.
Yep, definitely worth it.
Yeah, so what people love about the Willow kitchen setup is the full walk-in pantry. So the Venice has that full walk-in pantry and the Willow hasā
Wow, that's a really good size. What's this in here?
So this is your 2-car garage access. Pull right in, bring your groceries in.
Nice, nice little light. Attic up there.
Full hurricane-proof door. And then beautiful laundry room with the window.
Oh, I love a good window in my laundry room. I know, right?
Doesn't feel like a little dungeon in here. Exactly. Nice and light and airy. Doing the closed instead of the depressive closed off, no window laundry room.
Out there, is everything out there standard? On the patio?
So this would be the extended concrete patio slab.
Oh wow.
Which is 22 feet by 10 feet.
22 by 10.
We can also do an aluminum enclosure.
Oh, okay.
Spans this whole area for 10 grand.
Yep.
And we can also do a hip structure, theā which is part of the actual build of the home, for 20 grand.
Awesome. So that's kind of like what we saw in the Livorno and the Venice. Exactly. Got it. Oh, that's cute, that little light. I've never seen Miranda do that.
All right, boom. Cute.
And it works. And it works.
So this is the primary suite, super spacious. Obviously the biggest bedroom in the entire home. You have the extra LED lights that would be standard, and this is the additional upgrade. Every single bedroom center hookup is braced and ready for a fan, so you literally just unscrew and plug and play.
Nice.
So when Natalie gets the urge to go bowling, she comes here in our Willowā
oh my goshā
and she goes bowling in our master.
Oh my goodness, this could be a little like bedroom, but this is huge. Let me standā like, even the video is not even doing it justice because this is huge, huge, humongous, humongous.
Primary bathroom suite, full water closet door for privacy, double vanity sink, and then again tile going all the way up to the ceiling with the glass shower enclosure.
Does that blue tape come?
The blue tape does not come included in the home, so we are doing our final touches on this home.
Got it. Perfection. This also doesn't have a bench. Is that something that can come with it or no?
Unfortunately, in this series it doesn't, but it does come with a full, um, tile to the ceiling. And then the only upgrade we're showcasing in here is the glass shower enclosure.
Nice. So double vanity, wood cub, tons of storage, water closet. Nice. Anyways guys, that is it for today's video. This is the Willow. It could be a 5-bedroom. We haven't shown you this house. 4-bedroom, 2-bath, 2-car garage, 2,052 square foot. If you love it, let me know. We can definitely work together and I can get you into this exact home anytime. If you want to build it, let's do it. We can hit up Chad and he can help us any day, anytime. Anyways, guys, thank you guys so much for watching, and I will see you guys in our next video. Bye!
