Good morning, everyone. Welcome to or welcome back to my YouTube channel. We are rushing out of the house today. I have a first walk with my clients for their brand new, new construction home with Miranda Homes. I'm super excited. These are one of my favorite, favorite appointments. Let me show you guys what I'm wearing because it is super cold out, but then we have to go get coffee. This is my outfit: boots, jeans, 2 layers underneath, and then this jacket. Honestly don't know where any of my stuff is from, probably Shein, honestly. Um, but we are kind of running late. It is 10:25. My walkthrough is at 11. I'm gonna try and go get some coffee really fast and, uh make it to my walkthrough. I hate being late. Okay, like I was saying, that's something about me that I'm trying to work on is I can be late and it's not the end of the world because right now my body is in fight or flight mode and that's not normal apparently. So I'm trying to work on it, but I'm trying to enjoy my morning. I'm gonna go get some coffee, not be so anxious about this walkthrough. I know it's gonna go fine, like that's the thing. I know everything everything is going to be fine. Normally, so if you don't know what a first walkthrough is, it's basically a walkthrough of the home which is about 80% finished for new construction. The house will never ever ever be 100% finished, so it allows me and my clients to go into the house, see any imperfections that we see, and then have them fix— have them fix it by the second walk. So it does get everyone excited to see the house, envision where everything can be. Some people measure, some people really go crazy on the blue and green tape. Just kind of depends on what kind of buyers they are. But like I said, this is one of my favorite appointments because I love anything with construction, and I know the Miranda construction team pretty well because I used to work with them. So it's fun to be on the other side of Miranda and not being a part of all the meetings and having management yell at you for sales and stuff. So I'm enjoying it. But we are going right now to Eliano's. It is 57 degrees out. Last night it was 30 in Florida. I mean, what, what? Why? Who thought that was okay to make it this cold? I hate the cold. I love the cold— I love being— let me rephrase that. I love being cold in terms of I love sleeping in the cold, but when it's this cold out and I'm shaking in my boots, I don't enjoy it. But today is going to be a really jam-packed day. I'm super excited. I'll film a little bit in the house, not much, but let's go to Eliano's, get myself a latte, and then head to my appointment. Also, if you've never seen me, hi, my name is Natalie Barnes. I'm a licensed realtor in Palm Coast, Florida who specializes in new construction. I started out in real estate in new construction. I worked with Miranda for about 2 years, and then I went with another builder, um, for a little bit, and now I'm in general real estate. So I do know all the ins and outs of new construction, what to expect, how to get the best pricing, and be on your side, which I think that sets me apart from all the other realtors who have never done new construction or just don't know. It's very detailed, which I love, and I love how things are started from the ground up. This journey has been really, really fun for me, especially, especially because I get to meet so many people from out of state. A lot of people watch my YouTube videos that don't live in Palm Coast or don't live in Florida even, and they really, really like seeing what Palm Coast has to offer because I seriously think Palm Coast is the hidden gem of Florida. The pricing is pretty good and you don't have the crazy craziness of St. Augustine, like the traffic, and the craziness of Daytona with spring break. It's truly a hidden gem because you can get to almost anywhere in about 15 minutes, 15-20 minutes if you speed, 20 minutes, but you didn't hear that from me. Okay, let's go get a coffee. Okay, I'm pulling over really fast. I just got my coffee, but we're multitasking, so really fast, my my little drink. I get an iced latte and it's called Tuxedo and it is amazing. Literally the best way to wake me up. I'm currently texting. I have an inspection being done on my other client's Miranda home. They're closing in February and they decided to do an inspection, which I highly recommend even on new construction. And I have to— I had to text my inspector, my client's name, so he has all the information. But that's happening right now. Today is a jam-packed day, which if you know me, you know I love to be busy. I love to stay busy, and this is like my favorite kind of day. Anyways, let's go to this walkthrough. We're here now. I will talk to you guys after this walkthrough. Okay, we are done with the first walk. I gotta stop by Miranda's office really fast. To double-check to make sure they have my client's tile. And then I, I don't know if I'll make my therapy appointment, but I have therapy today too. Side note, my niece started, started school today. Oh no, I missed my turn. She started school today and it's been on my mind literally all day, and I have the worst anxiety about it because I just hope she's making friends and doing good and having fun, but it's so sad she's starting school. Like, she's only like 2, and, uh, I just feel really bad for her because she's been crying a lot, the teacher said. So that's really sad. I'm lost, so I will talk to you guys soon. I did have therapy today, which is at 1 o'clock, and it's 1 o'clock now, so definitely missing that. So Sam's gonna go, but I'm currently heading to the Lennar Models in Palm Coast. One of my old co-workers now works for Lennar, which is really cool, and I'm gonna go see some of her homes, film a couple videos, stuff like that. My inspection is done. I went to the house that it was getting inspected on and he wasn't there, so I'm assuming he's done. It's been like 2 hours. So, so far, good day, just a lot of running around. And my walkthrough went Really, really good. Um, not a lot of issues with the house, which is amazing. And, uh, yeah, hopefully we get to close next week and on to the next family. And hopefully they enjoy their brand new home and make lots of memories in it. Anyways, let's go to the Lennar models and I will see you guys there. Okay, so I just left Lennar. There will be a video soon on that whole entire model and the different models that they have, so definitely stay tuned for that. But now I'm gonna go pick up my daughter. I think we might do pizza tonight, that's what I'm feeling. So let's go pick her up and then figure out what she wants for dinner. Yep, and Lovey's picking her up. So today we have a busy day. We have the grand opening for Seminole Trace. I'll be videoing that. And then I have therapy today, and then I might have a listing appointment depending on how this goes. Um, and then I have a showing appointment, but I think it's gonna get canceled, um, just because it's like around 6 o'clock and and I'm waiting for the application. It's for a rental property, but I have not received it yet, so I'm not showing it until I have the application in hand because I don't know who I'm meeting. That's a no-no. So we have a busy day today, and I know you guys saw my day before, so this is just a continuation. I'm wearing one of my new outfits from Shein. It's really, really cute. It's kind of cold out, it's like 64, but it says it's gonna be like 70 today.

We are at therapy. So it is currently 9:43, my appointment's at 10. I'm gonna go in there and see if she can take me early because I have the grand opening at 11. So we will see. Obviously I'm not going to film therapy because that's kind of weird. I don't even think you can do that, but I will talk to you guys after. Well guys, it's not even 10 minutes later. I went in and I was like, hey, like, I have an appointment today. At first the door was locked and then she had to like come open it for me and she's like, "What are you doing here?" I'm like, "I have an appointment today." She's like, "No, that's for next Thursday." So I could have slept in, but that's okay. It's 9:51. I'm gonna go pick up my friend who's also a realtor to go to the grand opening at 11. So I'm just gonna go chill with him for a little bit. Looks like there's like 3 models.

Okay, okay, we're just now leaving. Um, basically they're in a subdivision. Is that what this is called, a subdivision? This isn't like a part of the Shearwater community that actually Ryan Homes have built in their phase, but I guess they have 10 lots Is it 10 lots? They have 10 lots that are open that Dream Finders obtained. So they're finishing out this little area and then they're moving on to their second phase, which they have about 8— 38 lots, you say? I thought you said 70-something. Oh, 70. Um, 70 lots in the new area. So they're finishing out where Ryan is and then going over there. They have 10 homes right now for sale, ranging between $474,990, and that one will be done in February, all the way to $605,044, and that one will be done in April. So if you have any questions, let me know. On to the second one.

So I have to pull more comps to see if we can order a new one. And then I also have people looking for rental properties, so I have to send them stuff. And yeah, I'm just so tired. I just want to go to bed, but I have to get this done tonight because I decided to go to dinner instead and slowly regretting it. So let's go do some work and figure this out.
