What Happens on Closing Day | New Construction Final Walk Through + Realtor Life

Palm Coast realtor Natalie Barnes walks through closing day for new construction buyers, including the final walkthrough and signing 100 to 300 pages of documents. The builder uses a two-step inspection process: an 85%-complete walkthrough where defects are marked, then a second one a week later after repairs. Buyers get a one-year workmanship warranty and should email the superintendent about any post-move-in issues like paint or tile problems.

Good morning, you guys! Welcome back to my YouTube channel. Today is closing day for my buyers, so we are actually right in front of Publix. We are going to get the buyers some flowers, a gift card, and a, uh, card. And I have to be at their house all the way in World Golf Village at 10, and it's 8:40 now, so we have some time. So let's go in, get some flowers, get a gift card, get a card, and let's close on this house. If you've never seen me, hi, my name is Natalie Barnes. I'm a licensed realtor in Palm Coast, Florida, and I specialize in new construction. So if you're looking to buy a house in Palm Coast, Florida, or anywhere in Florida, let me know. I love what I do. Anyways, okay, let's go. It's currently 45 degrees out and it is freezing, so we're running in. Of course I'm not seeing any congratulations on a house. Cards, so this is not good. Oh, I found one! There's like these. This is kind of cute. It's kind of cute. Oh, that's really cute. Let's get some flowers. I'm thinking that one. We got the goods! Okay, let's go to my client's house. I was gonna pick up some Munchkins because that's what she's craving. She's been pregnant, so let's go pick up Munchkins because I think we have time. Can I do a 25 count of Munchkins? What kind? But can she do, uh, chocolate glazed and just regular glazed, please? Yes, please. Anything else? Nope, that's it. Um, we're right in front of the house. I'm gonna go and set up all my stuff, and hopefully they get here soon. So let's go. Hello, cool. Okay, so we just got done with the first walkthrough. It went pretty good, just a couple touch-ups. Now we are— I'm giving it some time and then I'll go over to their house because they're closing at their current house that they're at now. So that is the plan, and that's at 1, and right now it is 11:15. So I'm gonna go upstairs, do some work, and then head over there. We just left. We are all done with closing. Woohoo! And now I am going to head home, and I'm craving a glazed donut really bad. I have a really, really bad headache right now, uh, and I think it's because I stopped drinking coffee and I am going a little crazy. So I think I'm gonna have to find— I would love a Krispy Kreme donut right now, but I don't want to drive all the way to Daytona for that. So, because I'm up in St. Augustine, so, so let's go home. And we are done with today's video. Anyways, guys, thank you guys so much for watching. I hope you guys enjoyed. If you are in the market to buy a brand new home or a resale home in Florida, let me know. I'd be more than honored to help. Okay, so I'm editing this video and I really fast wanted to put this little snippet in because because I feel like a lot of people ask when you do new construction, what's closing kind of like? And each builder is different. This builder, we did two different walks. Our first walkthrough, it was about 85% finished. And then that's where we went around the whole entire house. We picked out any imperfections. So with other builders, not this one, they normally give you blue tape and then green tape. And then if there was like paint issues, you'd put the blue tape, or if there was like dings or like something really, really off, any cracks, you'd put the green tape. With this builder specifically, they changed up their rules. So for that first walk, we literally went around the whole entire home to look at every single detail. There was stuff on the floor, there was painting issues, there was stuff with the handrails, there was just a lot of different things that needed to be fixed. So, by that second walkthrough, which was like a week later, um, everything should be pretty much done. Now, since this was the last closing of the year on the 30th, they said that a lot of the things the trades could not do in that time frame, so they were going to come back out to the home. Luckily for my clients, they're not in a rush to get into this home, so, um, the trades and everything have time to finish. But every single builder is different. And then after that second walk, they can either do a remote closing or they go to an office to close. When you do a closing, you must have your driver's license. I've had people forget their driver's license, so don't forget your driver's license. And then they give you a huge stack of paper, literally 100 to 300 pages depending on the loan and different other factors. And then they also have one electronic too that you have to sign almost every single page and your Signature has to be exactly the same. Now that takes about an hour and an hour and a half if you don't run into any issues. But all in all, this went pretty, pretty smooth. Thank God. I'm so excited for them to be in their new home. What else can I say? And the cool thing about their home and every— like I said, every single builder is different, but with this builder they offer different warranties. So like a 1-year warranty if is for the workmanship. I always tell people to create an email, put it in your draft, and when you live in the home, you're gonna notice little tiny imperfections going on, like maybe a bathroom needs to be, you know, the ceiling of the bathroom needs to be painted, and you just missed that on your first or second walk. If you walk in a house and you feel that hollow tile, that's covered within the year. So you put that in the email. Once your one year comes up, they— you're supposed to send it off to the superintendent of construction, whoever the builder is, and then that way when they come out, they can fix every single little detail that you saw while you were living in the home for that year. Another good way to do it is hire an inspector. This is if you want every single little detail inside the wall, outside of the wall, everything to be looked at one more time. Hire an inspector, and then once that inspector gives you the report, you send that off to the superintendent of construction constructions, and then they can fix everything that way as well. So, there's different ways that you can fix issues, especially with new construction, and that's why I love new construction and believe in it so strongly, rather than a resale where you buy the home and you get what you get, and you don't get upset kind of thing. I like how new construction has that warranty and that protection behind it. If you guys have any questions, let me know. All my information is in the down box below. Thank you guys so much for watching, and I'm so excited for the new year. I have a lot planned. Hope you guys had a safe New Year's and happy holidays, and I will see you guys in my next video. Bye, guys!
