Nichole Briscoe and Aaron convert mobile homes in Memphis parks into affordable shared housing. They walk through the financials: buying a home for $8,000, spending $15,000 to rehab it, then renting rooms at $400 to $500 monthly. Aaron built the relationships with park managers that made it work.

What do you think?
You mean your favorite coach? Favorite coach? Your coach, too? I'm confused. Hell no. Mobile home Mommy. Mommy. What's up, everybody? It's Nicole Briscoe, the mobile home mommy. And as you see, we're in the airport. Guess what? We're heading to Tennessee right now. Y' all been asking. I got you. I'm going to Tennessee to meet my student Aaron. He was my first six figure earner. And guess what? We're taking him up to another level. We're about to help him take four mobile homes inside of a mobile home park and transition them to group homes, AKA shared living. You all have been asking for the content, and it's coming to you right now. All right, we made it, y'.
All.
We are officially in Memphis, Tennessee. My boy Aaron is already at the gate waiting to pick us up. This is about to be an adventure for sure again. We turning these mobile homes into little ATM on wheels, y'. All. You understand? We turning these mobile homes into affordable housing for multiple people and making money while doing it in the process. Welcome to Memphis. You see him? Oh, he right here. He right here. Right here. That's my dog.
What up?
So we didn't make it. I'm excited.
Precious cargo made it safe and safe.
Yes, sir. I'm excited. Yep. Aaron, Keith, Keith, Aaron. How you doing, bro? Best videographer. I heard, I heard.
Yo, the park manager love you.
I know. Building relationships is very important.
Very important. She's just texting right now.
The park manager. Oh, that's awesome. So tell, tell, tell me a little bit how you built a relationship with this park manager. And you live in California.
In California. So basically, me and Rochada was a part of the first mobile class. And me and her naturally just connected and bonded and, you know, was talking. Cause I didn't even get to go.
On the first bus tour. Yep.
I went with the second one, which is where me and Ms. Cherie met.
Yep.
And so me and Rashad are like, me and Cherie, we would just naturally just talk. Talk a lot. Talk a lot over the phone. And she's like, yeah, I got these two parks. She's like, you got to out here. She's like, because I have X amount of homes, I think she, at that time, she probably had like five or six homes. But she was like, you got to come out here. I'm like, all right, cool. So when I come out, she introduced me to the park manager. She's like, Bridget, lady named Bridge. This is my brother Aaron from California. So you know, I just start talking to him, being personable, like y' all teach us and tell us, even though I know that already as a human, you know what I mean? And like just start talking to him, talking to him. We brought them donuts my second day. And like they love like she's like, oh yeah, like I want you to get all the homes here and invest in them and fix them up, you know, because she was like, she has some, some people here investing and doing the. They call them. Damn, what's the word they call them? I can't think of.
Not investors. They call them something else.
Something else, yes. Another name, but. So basically we're able to get the homes for 500. $500, do whatever work needs to be done or don't do no work.
So even if you wanted to sell a finance one, so give numbers. So we buying, we purchasing for 500. 500 rehab.
Let's say you put in, each one is different. Like so for example, my second one that I'm going to do the Groupon with. Yeah, it needs probably $2,000. All right, max 3,000.
Okay, let's say max 3,000 worth of work.
3,500.
That's 35 plus five the purchase price. And then let's say you wanted to sell a finance that home.
I can do that for 20, 1820.
And the 1820 is coming from. Did your research in the area and the park manager, did she validate that they selling between 18 to 20?
Yeah.
All right. Now let's say that's because it's a.
2:1, but more than a 2. If it's a 3:2 then I can do it for more.
All right. And this is a 2:1 you said, right?
Yes, a 2:1.
So let's say we wanted to do that same house, 500 purchase price, rehab, max. You said two. We'll say 3,000. And then you gonna rent the rooms out. Now it's a two bedroom, right? Yeah. So we can rent those rooms out for. I'm gonn 550.
No more than that.
What was the, what were the apartment, I mean the hotels going for?
So those are like seven, eight. I think we could probably rent them out for like six, maybe six and some change.
I'mma still go low end and say $500.
I know, yeah. You always like per room. Oh yeah, 500. Yeah.
That's $12,000 at the end of the year for one year.
Oh yeah.
For a mobile home that you only going to put $4,000 into that you Going to continue to rent.
To rent the rooms out.
Yeah.
And then that's just. And that's just one home.
And that's.
That's not. I got. I got four homes. I got four. I got four here for that. I'm gonna be renting rooms. And then I got one rent to own. Me and Rashada got down in McKenzie, which is two hours from here.
Okay.
So, yeah, we just got our first. Our first. First payment on that one. But, yeah, and that's just four homes, and she got two available right now that, like, I could get. But I'm getting ready. These four up and running first. But they're going to just keep coming up, you know, And I'm going to keep. Like you said, I'm going to keep building these relationships and, like, watering them, you know what I mean? Even though I'm not here, even though I don't have nothing new, like a new deal coming up, because I already got the four. I'm trying to get up and running. I'm going to keep, you know, I'm going to keep in contact, you know, keep talking, you know, keep talking to her. And like, oh, I bought them souvenirs when I came from Cali. They love them. I bought. I bought them. Their favorite color is purple, so I bought them California T shirts and, like, the California. California keychains, man. They love them. Yeah. So I got a really good relationship with the manager, bro. What are y' all doing with the manager? This Rashada right here. Sis, I got you on speakerphone. I'm in the car with Nicole and her videographer.
Hey, Rashada. Welcome to my city. Hey, can I ask you a question?
Can you ask me a question? No, you can't. Now what? What's up?
You put. You made a post and you said your favorite coach. Favorite. I don't get it.
What you mean?
I feel slow.
You feel slow?
Yeah. I'm gonna pull it back up.
So you think. What do you think it mean, though? I'll tell you.
Hold on. You said, look at them.
Look at them. Can't drive out the crash all in a truck, man.
Wow.
You gotta be on the phone.
I'm gonna repost it. But you said your favorite coach. Favorite coach.
Yes.
What does that mean?
What do you think it means?
Your favorite coach. Favorite coach. You a coach, too? I'm confused. Hell, no.
What does it mean, your favorite coach. Favorite coach. So let's say, for example, Roshada's favorite coach is Tim. And then Tim's favorite coach is you. Your favorite coach. Favorite coach. So let's say, for example, Keith, my favorite coach.
Okay.
Keith's favorite coach is you.
Okay.
Basically send you the shit to come. Basically saying, I don't get it. You were level above your favorite. Oh my. The last coach just mentioned is the.
Top level coach, so. Yes.
And that favorite coach is you.
Wait, so use me as the example, since I'm the example. Right.
So if Megan Stalin is your favorite, but Megan Stallion favorite rap. Yeah. Her favorite rapper was jc. Okay, You're Jay Z is what I'm saying.
But I don't get that in this saying. Your favorite coach, favorite coach.
Your favorite coach is whoever. Let's say Rashada. That's my favorite coach. But her favorite favorite coach is Nicole. So that means you're like a step above.
So shouldn't they have said your favorites coach? Bro, I' ma just repost this, repost.
That, and get everybody else gonna get it.
Yeah.
I mean, if one more person be like, what that mean by that?
I'm gonna be like, it's dumb, right?
No, no, no. And then hit me.
Why you ain't just say my favorite coach? No.
Cuz you my favorite coach. But I'm saying no, you're everybody's favorite coach. You're above all the coaches.
Oh, okay, okay. Oh, my God. I get it now. I get it.
You're everybody's favorite. Oh, my gosh. Nicole, you need a hug?
Your favorite coach. Okay, you just took a second.
A second. That's a long. So we done drove like two miles. This was 1.9 when I got on. When I turned on this road, we turned left right now.
I didn't get it.
Clearly I didn't get it.
Whoa.
Just blew the whole light.
Look at these colorful things.
Hello?
Hello, it's Nicole. Shanti just connected us. Hi, Nicole. How are you? I'm doing well. And yourself? I'm doing great. Thank you so much for calling me so quickly. No problem. So would you. Would you need help with. So I have someone that I'm speaking with that wants me to help to sell some land that has a mobile home on it as well where they reside. And I'm just unfamiliar with, you know, mobile homes in regards to value. You know, didn't look up the tax records to see what they deemed as the value, but just wasn't sure how to determine, I guess, value. Okay. I would. I would have to see pictures of. It is a lot that goes into looking at determining the value of a mobile home. Unfortunately, unlike realtors, we don't have an MLS we can look at. So I do price factor by location, if it has to be moved, what upgrades it has, you know, the condition, if it has the tongue attached, I have to take all that into consideration. Is it on a solid foundation, is it not? So what I would tell you to do is to send me some pictures. So I'll let you get more information and once you get that information, just give me a text and then we can set up another call from there. Okay? Okay, that sounds like a plan. Thank you so much for this initial connection and I will be in touch soon. You enjoy yourself and I'll talk to you soon. Okay, thanks so much, Nicole. Bye bye. Okay, bye. What's up, everybody? I got me and my boy here, Aaron.
We about to go in here and grab some breakfast right now.
Yep.
Just pick the best coach in the world up from the airport. About to go get some good food.
Oh yeah. We in Memphis, Tennessee. And baby, the heat is not apologetic. Good gracious, it's hot as. I don't know what, but this is just the beginning of our day. Hey everybody, I'm Rashada Bean from Memphis, Tennessee, here with the one and only the goat, the coach, Nicole, in Memphis with my bro Aaron. And so we just out here this week getting set up with our mobile homes where we rent out rooms. And so we just about to take this thing to another level. Super excited, but yeah, I guess that's it.
But she did the first one. Yeah, that didn't make sense, but it's all good. But yeah, I haven't called them yet.
The second one, my cousin gonna get him turned on. We just gotta call, just hold after. Go back to work tomorrow.
Okay, so just do it tomorrow. Gotcha.
I'll follow back up with her.
I'll talk, I'll talk to him, ask him if he got his stuff out.
Right. Thank you.
Thank you, sir. Oh, that's good.
I love made it.
