Yeah, yeah.
Look back and I'm better than ever. I think I got a vendetta. Oh, now they call me. I seen them.
I look skinny, I look good. Yes. Okay. All right, so welcome, everybody. I'm about to take y' all for the next three days to show you all how you all can make money and be a mobile home investor as well. Now, that being said, said, I am Nicole Briscoe. I used to work at Orange High School as a school social worker. So working at Orange county schools, I was living paycheck to paycheck. Now I invested mobile homes full time. I was able to make a lot of money from it. And, yeah, I'm doing really, really well. And the reason I think it's important to teach you all this is because I want you all to understand that college, the military, and the workforce is not the only way. Okay? You can be your own boss in 2022. When I started, was it easy? No. But I made it work. I got deals done, and I'm gonna show y' all the same thing.
I.
So anybody mind getting dirty? See some of y' all got your legs out, got your nice shoes on. But I'm gonna take y' all to some mobile home parks, and I want y' all to see how I flip these trailers.
Okay?
All right, so I want to start off by you all introducing yourselves, but first, let's play a little game. So this is called tell it to the boss. You senior, senior, junior, junior, freshman. You about bigger than everybody. All right, we'll start with you, and then we'll be back. All right, let's walk this way. All right, so the way this works is I'm gonna tell you a story, and then you gotta tell somebody else's story, and. Yeah, you gotta tell them the same story. Exactly. Exact same story. So as a lady, she needs help with her mobile home. She's getting evicted. She's three months behind, and currently she just lost her job. Her house is rat infested, and she just really wants to move because she is overwhelmed with life and she needs a new place. She has a daughter that lives in California and one in Wyoming, and she's gonna go to one of those places to talk to. To live with that child.
Okay.
All right.
That was really quick.
Mm. So this is the way this is called. It's the relay game. I told him a story. This is all about communicating. And the goal is, by the time it gets to the last person, which is Justin, Justin is gonna be able to tell me the same story. That I told him from passing it all the way down.
Okay, so there's a lady who has lost her job. Currently she lives in Motown, but she's three. Three months evicted. She's lost her job, and she's. She's going to Wyoming to. To what? No, to consult people about her selling her mobile phone. It was super quick. It was super quick. Okay. That's all I can remember. No face for berries in slave south Virginia. Like. Yeah, she was really my mom. No, he said bike ball boy.
I don't know if that is.
She was, like, also invested. Yeah, that's pretty much it. She said it was a woman. Wyoming. It was the Wyoming. She went. She was also invested in Wyoming. She's also invested in. Three months.
Three months.
She was there for the assistance. There's a woman, she's always hungry in Wyoming for three. There's Irene before.
So what was the story that you heard? Cause you now you heard from all your co workers, and now you're bringing it back to the boss.
So she told me that there was a woman that lived in Wyoming, and she invested in. She invested in mobile homing for three months.
She told you what?
There's a woman who invested in mobile homing in Wyoming for three months.
That's all she told you?
Yeah.
Bless it. So you see how I could tell one story and he tells it to her, and by the time it gets to somebody else, it's a different story. Right. In this line of business, y', all, it is so important to communicate and to pay attention. Okay? So currently we are in Burlington, North Carolina. This is one of my mobile homes, and I learned a lot of lessons from this one. I got this mobile home in 2020. This was the very. This was the fourth mobile home that I purchased, and I made a lot of mistakes with this one. All right, so this mobile home, y', all, right now we're currently changing out flooring in this mobile home. So I'm going from carpet to. To this LVP plank flooring. Wait, I have a question. Yes.
So wait, you need, like, a license to do any of this?
Do you need a license to do this?
Did you go to college?
Huh? Did you go to college? Oh, yeah. I got a master's degree. I got $70,000 worth of debt to show it to. But I make more money doing this than what I was doing with my. My master's degree. My master's degree. I was making $42,000 a year working at Orange High School, breaking up fights, getting kids that needed help. With this and that. And now I just told you I made 40 plus thousand dollars in two days. This is what I do every single day. Every single, single day. All right, so let's walk through. These floors is real sturdy, y'.
All.
They good. Now y' all say, hey, Francisco. Francisco is my main guy. He does really good work. He specializes in all types of rehabs for houses. He just replaced his shower. He's fixing the flooring now. Yeah. And he's gonna. He's gonna remodel this bathroom out. All right, you had a question.
The question was, how do you determine property value? And how do you spot out things like mold, corrosion, erosion, like different things?
That's a good question. We do. So you see me post this one and be like, oh, this one for sale for cash for 15,000. And then lil A Mama be like, nah, I put a lot of work into it. I'm selling it for 30,000. So you see people post mobile homes for whatever price they want to. If I just negotiated this lady down to 5k, even if I post it for 7, I'mma still make $2000 in a day. And I've never worked a job where I made $2,000 in a day. I had to beg Orange county for almost $200 a day. Hello. I do this in real life. And my goal, seriously, is to show you all you could do the same. We going all the way to the back. My house, the last one on the right. Now, y', all, I want y' all to do the math. The lot ran out here a month, which means we have to pay the man who owns the land. We pay him 435amonth. How many trailers do you count? So it's nine on each row and it's seven rows. So let's redo it. What's nine times seven? 63. And we pay him $435 a month. 27,405. Per month.
Per month.
So what's that times 12.
Times 12. Yeah, that's per month. So let's do times for a year. Oh.
Oh, yeah. That's a month.
He don't own the homes. He just owns the land. What's that?
How you getting electricity out here?
How do you get electricity out here? Seriously? This is the electrical box. However, it's been ran over, so this is another cost. Guess who ain't paying for it? Not me. I'm gonna get the park owner who owns the land to pay for this box. You won't be my business partner. Exactly. It happened Before I got here. So that's not my responsibility. All right, so this is my newest mobile home. What's different about this mobile home versus the other ones? I told you, I just got it moved. And how can you tell? It ain't no steps. There's no steps. And like you said, I don't have the skirting.
What, does cinder blocks fall and stuff?
So the cinder blocks. That's a good question. It's not gonna fall. And here's the reason it's not gonna fall. As you see these silver straps here and here, this house is anchored down. Now what do I need to do to the outside? Let's take a look. Power wash it. Paint. Look at the door. Right? We need to get some steps. We need to get some steps to the mobile home. But other than that and the outside, I'm not getting no new shutters. Ain't nothing wrong with my shutters. What's wrong with my shutters? So welcome to my cribs. This is a mobile home that you all should never buy. It's too much work that needs to be done. And look what they did. They didn't finish the house, y'.
All.
They tore it down. You can see spores starting to come. They gutted the walls out. The floors are 100% safe, y'. All. We can walk this way. Electrical wiring hanging out the walls is nothing that I would be interested in. There's no bathroom. Terrible. We could go out this way.
Yeah, Run it up. I told him that I'm coming back, so let me get all of that Time is now I'm coming round to get a check Said I need my taxes back all the time I'm getting mine to get in line and it's with no respect that I told them all about the ball Getting chips feeling like Kobe Shaq.
