How Angel made $18,500 part time investing in mobile homes!

Angel, a former teacher from North Carolina, made $18,500 in nine months of part-time mobile home investing after joining Nichole Briscoe's mentorship program. Her first wholesale deal closed in 30 days for an $11,000 profit. She shares how bandit signs, park owner relationships, and consistency turned her car dealership experience into a new income stream.

Three deals.
$18,500.
$11,000.
About 30 days.
She lives in Guilford County (Greensboro), North Carolina; the car dealership is in Goldsboro, North Carolina.
What's up, everybody? What's up? It's your girl, Nicole Briscoe, AKA the mobile home mommy, here for another interview session with one of my lovely students, Ms. Angel. Now, Ms. Angel is also in North Carolina like I am, but, honey, she lived almost two and a half, three hours away, so I never met her, but she has been just as successful in the same state with me. And we don't cross toes because I know people ask all the time, is it too many people? But anyways, let's get into it. Without further ado, Ms. Angel.
Hi, Kelly. How you doing?
Doing good. How about yourself?
I'm doing great. Doing great.
Awesome. So let's get started. I would like for you to tell people a little bit about yourself, your location, current occupation. We can get started there.
Okay. So I am a former teacher. I left teaching about a year ago. I wanted to have more flexibility in my schedule. I'm a mom of a seven year old, and I just found that teaching was taking up a lot of my time to be in his life. And so I wanted to explore other options. And I kind of burned out on teaching as well. So I went into entrepreneurship with my brother. We opened a car dealership in Goldsboro, North Carolina. And as we were exploring that territory, in the back of my mind, I was always thinking about something else to do. I'm one of those ADHD people whose mind is constantly open. And so, yeah, I was thinking about something else to do and actually have a piece of land in North Carolina that I've always thought about what could we do to create legacy with that land? And just came across my mind to look at mobile homes, which is how I came across you. So just a little bit about me. I'm a mom, I'm a former teacher, and I'm an entrepreneur at heart.
Okay, cool. So I know you explained that you and your brother started off with a car dealership. So you were looking to invest money in something passive again or a long term.
So I was looking. I actually was looking to how could we continue to keep this land in our family? My grandfather was an entrepreneur. He had about, I think it was 11 children.
Okay.
And he was able to leave each one of them about four or five acres apiece. And I did not want that land to be sold. And so I was looking for an idea or a way to make that use that land to make money so that our children would not be tempted to sell that land to someone else. Okay. So I just, you know, came across mobile homes with it's in the rural area. And so I just started, like anybody else, searching Instagram for mobile home ideas with. With land. And that's how I came across here.
Okay, cool beans. So how has your journey been so far with mobile home investing?
It was slow to start. You always pick on me because I was a late bloomer, but once I got started and really focused on mobile home investing, it has become my new passion. I am so excited about mobile home investing and what it can do for my life and my son's life and my family. Yeah.
So listen, though, I need you to explain a little bit more what you mean when you say it was slow to start. Because a lot of people, you just tell your story. So what do you mean, slow to start?
Okay, so I originally did your 30 day challenge. You had a free 30 day challenge. And I did not continue with the 30 day challenge. Like, I was declaring that I would. And I realized that I needed something that would. Would force me to get. Get with it. Okay. And so I was like, you know what? I'm not one to waste money. I'm a couponer. I'm really about trying to keep my money, you know, the most bang for my buck. So when I looked at you being my mentor, I was like, if I'm going to invest this kind of money, I'm going to have to get this money back. That's right. And so in January, I joined your January cohort and took the class you had gave us until April to, you know, you kind of challenged us, gave us four months of, you know, getting, taking the classes, learn the material, then getting out there into the field. Well, January, February, March, April, May, June. I was on every live, I was at every class, I did every assignment every. Except for get out there in the field. And like I say, all the time. I remember one time you were. One thing that made me trust you was every time I saw your lives, you were, you were saying people over profit, but you were also doing people over profit. And so that made me feel like you didn't just care about getting my money, that you cared about me as a person. And then we were supposed to be through after four months, but you did this big call, not for just our cohort, but the ones previously. And he was like, who hasn't sold yet? And you were just like, doing a. A check on us. And he was like, look, I'm. I'm here for y', all, but I can't be here for y' all if you don't reach out, if you don't do what you're supposed to do if you don't get out there. But here I am again, asking my little questions. And he was like, angel, I'm tired of you asking questions. I need you to get out there and do it. I need you to. You got everything. I just need you to get out there and do it. Yeah. And so I started getting out there and doing. It took me forever to put out my Bandit signs. Forever. And once I started putting my Bandit signs out and getting calls, that's it. Just, like, everything started growing.
Listen, y', all, I'm telling you, she is not the only one. I can't tell you how many people that I've mentored, and they're like, I'm just stuck. I really want to do this, but I feel stuck. I can't move forward. I don't know what to do next. I can teach you. I will help you. But to apply it, you have to do it. You got to do it and be okay to say, I messed up. This didn't go this way. It took her from January to June for her to be like, okay, let me get started and eat. Between January to June, she kept coming to all my lives. Any classes I was doing, she was coming to and see what. You all don't know. The mentorship I do now is six months, right? But the mentorship you heard her say that I was doing back then, it was cheaper, and I only offered four months. Her four months ended January to April, 2024. 2024.
2024.
Here we are in November 2024, and I'm still helping her. How much more money have I charged you, Angel?
Not a dime.
Oh, oh, oh. How much percentage of your deals am I getting, Angel? I'm not. She paid me that one time, and I like to put statues on stuff to make people move. I don't mind helping you as long as you're helping yourself. I can teach you. I can pour into you, but you got to actually go and do the work. And I say that because I don't charge more money, but you're not gonna waste my time if you in and you out. You in and you out. I don't have time to play. I don't have time to play, But I'm so glad that she realized I can really do this. And, y', all, let's keep it real. Even though she's in the groove now, and she's back to life, back to reality. Even though she's back to life, back to reality. I could tell you. About 60 days ago, I got a lead that was in her area. I gave it to her. Gave it to her. And I'm like, angel, this all you gotta do. This is a different deal. But do it this way. This, this, this, this, and this. I walk you through it. It was new to her. Even though I told her exactly what to do, step by step, it was something different from what I taught her. And guess what? She did? She froze up. She paused on waiting, and guess what? She missed the deal. I was disappointed in her. I was disappointed in her, and she knew that.
I was disappointed in myself.
Listen, she knew that because I didn't even respond to her when she sent me a message.
I just had to.
I had to let it go. It was another love tko.
I had to walk away.
But guess what happened? She regrouped. She got back out there, and she moved on. And I talked to her. Listen, you right, yes, you did mess up, but all we could do is move forward. I'm. I'm telling you all this to let you know, even though she's back, she's still going to make mistakes. But I tell you this. Even though you got off of the stool in Jane in June, and now is November 2024 total, your whole mobile home journey from this June to November, how many deals have you closed?
I have closed three deals.
Three deals. And how much did you make on.
That very first deal? On the very first deal, I made 11 grand.
$11,000 on a wholesale deal. And how long from start to finish did it take you to make that $11,000?
About 30 days. About 30 days.
Now, I don't know about y', all, but I know very few occupations that's.
Making that much money. Exactly.
One of them is strippers. And me and angel ain't doing.
I know that's right.
I'm telling y', all, it is amazing. We are helping people and we are making a profit. Do you understand that? We help people find affordable housing. We help people become homeowners, and we make money for our own families.
Yeah.
What were you about to say?
I was just saying. I know. I know a career that did not pay me that much, and I put in a lot more time, a lot more effort, and I was way more tired. I always say I didn't know that I was living in as much anxiety that I was living in until I left my career. And it took me so long to leave it because like you said, I love helping people, and teaching kids and helping families with their. Their children was truly a passion. Of mine. But I. I'm still able to do that without the stress, without putting in the long hours, without taking my work home, so to speak. So I'm so grateful for this opportunity to be blessed, to be a blessing.
That's right. So now that you are rocking and rolling, what would you say has been the most difficult. Difficult during your mobile home journey?
The most difficult during my home journey, I think the. The very first deal probably was the most difficult because knowing it's. It is a lot of moving parts to it. Yeah. But once. Once you know those parts, it's like a lesson plan. I have to reference teaching. Once you know how to create that lesson, you can rock and roll. But it was. It was. It was difficult just knowing the steps, making sure I had the right contract signed with the right seller, making sure that I was telling them the correct information, making sure I got the right amount deposit. Because what coach did tell you was my first time on my first deal, I only got a $500 deposit, which was a huge mistake. That was a $50,000 sale, and I only got a $500 deposit. And I did that because the lady was older, she was retired. I could tell she was a little bit skeptical. And so I was like, I don't want to lose this deal, so I'm only gonna. I'll work with her on $500. And I felt like she was who she said she was. But going forward, there are no more $500. No more.
That's right. So share with us one of your deals where you learned a lot. I know you've done three deals, so two things. Share with us a deal that you've learned a lot where it was like, man, this happened and that happened. And also, do you mind sharing with us how much you've made total out of all your deals?
Okay. Gosh. When I know that's definitely that happened, you would give me a tough question. I feel like I'm taking a quiz.
You. Fine. Answer. You can tell.
So just being really honest. None of my deals have been hard. Like, I. I hear your stories and I heard other students stories and, like, how they've gone through difficult situations. None of my deals have been hard yet. I've been really blessed. And I know. I know I've been blessed every situation. There were minor little things that happened, but, yeah, none of them have been hard. Everybody would. If something came up, the other person would work with me. Yeah. The hardest part was just. Was me knowing the steps for myself and. And worrying you to death to make Sure. I was doing it right. So, yeah, that has been.
Send some of that favor from your part of North Carolina. I wish all my deals were smooth as butter.
I live vicariously through you, coach. I. I don't want any tough. I don't want anything tough. But I also understand that when tough things come, it prepares you and it strengthens you for the journey. So I'm not afraid of it. But I honestly, my first deal was so easy that I was like, this cannot be real. I cannot. I cannot be making my. My seller. Anytime I asked her to leave, she left without any complaints. She trusted me in her home to close it up. Even when we, you know, normally, you know, you say get your seller there first, then get your. Your buyer there second. At the dmv, they both came at the same time. It's like they knew not to ask each other questions. It was just. It was just smooth settling. I just. I'm just grateful.
And listen, you. You doing it and I am so happy for you. So what would you say is a specific strategy that I taught you that has helped you so far in your journey?
Being consistent with putting out my bandit signs. Being consistent. Those are the lifelines of the business here in North Carolina. And I want to. I even have a. This is what now I think about. This is probably my most difficult situation. I recently was blessed with a call from my business sign from park owner who has two parks and they want me to help with. In filling those parks. So navigating, trying to get. They have a lot of lots to fill. So trying to get a lot of mobile homes that are fitting their criteria and getting them transported is probably going to be the finding movers. Because they're in Virginia. Finding movers is really hard. I would say that's probably the hardest thing that will navigate making sure I can get from. Get my mobile homes from North Carolina to those mobile home parks in Virginia.
What part of North Carolina are you in?
I'm in Guilford County. I live in Guilford county in Greensboro.
No way.
Yeah. You see, you. My. Now the car dealership is in Goldsboro. Okay. That's about two and a half hours. That's why I grew up as a young girl and we opened our dealership in Goldsboro. Okay. But I live in Greensboro. Okay.
So you do a lot of your deals out towards your car dealership in Goldsboro?
Nope, I actually do a lot of my deals. I. I just. So I know you said we would never cross paths and bumps, but I'm just this kind of loyalist Type person. I'm like, I'm not going to step in coach's territory. So I w. I know. And you did that when we were in class. You like, angel, please. There's enough out here for us, you know? So most of my deals I've done toward the Reedsville, North Carolina, Rockingham county area. That's where majority of my deals have come from. And. And I put a sign out there, and the park owners are, you know, Virginia is right there by Rockingham County. And they saw my sign and they called me and they was like, would you be willing to help us get mobile homes in our park? Would I? Yes. Okay. Yeah.
So in this deal, do the park owners want you to be the owner of the home, or are they looking for you to sell the mobile homes to them?
Sell the mobile homes to them.
Okay.
But I also told them to kind of consider. I can. They're kind of new at this. They just bought the parks a year ago. And I told them to consider because they're going to be renting out all their mobile homes. I said, you may want to consider being investor friendly because it'll cost you a lot in the maintenance of those homes and allowing people to own their own homes or allow investors to come in to own those homes to take some of that off of your plate.
So, listen, I got a part. I have a park owner like that. It took us to build a relationship.
For three years, okay?
And on the fourth year, he said, you know what? I spent so much money buying a home from you and then paying a mover to move them in and plumbing, electric and all the setup. Are you. Would you be okay with just bringing the home in yourself and I'll help you with some of the move costing? I said, absolutely. So now that alleviates the burden from him. But I'm going to tell you this. In this situation, they want to see what you can do first. So I'm pretty sure by the time you bring them in two homes, ask them again, hey, I got another home, but I would actually like to keep this one. And I'm okay with filling out a background, credit check, whatever it is you have, and also making sure my tenant comes in and do the same thing. But a lot of times these park owners want to see what you can actually do first and what type of person you are. Now, that same park owner I'm telling you about, he owns over eight, eight or nine mobile home parts, and I am the only investor allowed in all of his parts. And he was like, well, I'm have strict background and credit check, and I'm gonna do this, and I'm gonna do that. I'm like, okay, now, I don't put two in his part. Now, the third home, he's like, well, look, you said, my, my, my background process takes a long time. I'm okay. If you do your own background and credit check, they don't have to go through me.
Oh, wow. I know that's right.
Do I hear another group home on the rise?
Right.
So I'm telling you, once, you just gotta show your worth, get people to trust you and build from there.
And build from there.
Okay, that being said, I am not going to hold you long. If you could talk to your old self, someone that's in the same situation, they still stuck. They don't feel like they could go out there. What would you tell them?
Run, Forrest, run.
The money's out there waiting.
The deals are out there waiting. One of your former students and I have chatted a little bit on Facebook, and she said to me, angel, go out here and get the life you always knew you deserved to have. Wow. That thing, like, spoke to me and choked me. And I was like, man, you know, and I think a lot of us, and maybe that's the scary part, I think a lot of us don't believe. We see other people with the success. We see that it's possible. And I think, you know, one thing about you, coach, that's really so good is that you're so authentic and your story is so real from being a school social worker getting out here. And, like, you were a afraid, like, for a whole year, you kept working, and you were making more money selling mobile homes than that social worker job was giving you. But you was. But we're so conditioned to believe that you got to be on this job that takes care of your health insurance and that helps you with retirement. And that job is sometimes killing us. Yep. And. But I, I, I'm so grateful that you not only just lived your story, but you tell your story.
Absolutely. I appreciate you. I appreciate you saying that. I appreciate you saying that. So if anybody was interested in mentorship, would you tell them to do it?
Go for it. Because you're going to get your money back. You're going to get your money back. I got my money back several times over that first deal.
Out of the three deals that you've done, even though you pause a little bit, how much money have you made total? Total?
I've made 18.
5.
$18,500.
Now, I know you're on a car dealership and I know you smoking over there, but do you make money that fast with the car dealership? Listen, your brother, your brother ain't ready to hop in the mobile home investment.
He gonna come aboard.
He.
He looks skeptical, I think, but he gonna come aboard. I believe he'll get on over here. I do.
Listen, when they skeptical, all you got to do is show them checks.
That's it. That's it.
Let them come with you to the. To the closing so he can see that you just. This is all you're doing and you making what?
And it's so amazing. Like you said, I never believed that people had that much cash sitting around to just outright purchase homes like that.
But who are we to determine how much money people have?
Exactly. Never again.
I had a guy buy a mobile home with me with almost two acres of land. I didn't think nobody was gonna come pay cash. I charged a hundred and thirty zero.
Zero zero cash and he gave me 130000 cash.
Of course, at an attorney's office in the form of a. I was blown.
Blown.
So it's doable. All right, Angel, I'm not gonna hold you. I appreciate your time. Thank you so much for coming to share your fight her to share her story. Angel like to stay in the background. And I'm like, listen, after she came in and blessed some of our students about her story, how she was stagnant on the porch and the response I got, I really wanted her to share with you all. So thank you, Angel. Much success. And you know, if you need me, I'll be there.
I appreciate you. Yes.
Until next time.
Bye. Bye.
