How I Turned My First Deal Into a Business

In this solo, conversational video, Nichole Briscoe shares the step‑by‑step mindset and operational playbook that turned her first mobile‑home acquisition into a repeatable, growing business. She stresses reinvesting every profit back into the venture while keeping a day job for personal expenses, then dives into the marketing channels that generated her initial leads—bandit signs, Google Ads, REIA meetups, and community events. Nichole explains how she moved from a free Trello board to a full‑featured CRM (Podio) to track leads, set follow‑up reminders, and store documents, emphasizing the need for systematic lead management. She details how she continuously nurtures a buyers list through email, text blasts, calls, and referral‑fee incentives, and how she expands revenue by partnering with movers and other service providers to earn referral fees. Throughout, she highlights the importance of mentorship, ongoing education, and her own low‑cost paid community (weekly live support, modules under $47/month) as a hub for scaling from one deal to dozens. The video ends with a call to action to join her community for further guidance.

Y'all like my hat? Look at it, huh? Look at that. Anyways. The first deal is just the beginning, y'all. The very first thing that I need you all to think about once you get your money is reinvesting your profits. If you are working a job, this is what I did. I continued to use my job for my bills and everything else that I had. Every dollar that I made from my business that very first year, I didn't pay off any of my bills, any debt. I used that money and I reinvested it in my business. And that is how I was able to scale and become successful so fast. I kept using my job because that's all the money I had before I started. I used my job for what I needed it for. And every dollar in my business, I reinvested it right back into my business, reinvested it right back into my business. You want to get stronger with your marketing? Okay. How did I get this deal? What— how did this person find me or contact me? That is what you want to use to go further. Okay, it was a bandit sign lead, it was a Google ad lead, it was a, uh, a REIA meet and meetup lead. Maybe you need to start driving to other REIA meetups. Maybe you need to put out more bandit signs. You learn how to do it. Maybe now you pay someone. Hey, I'll pay you $200, $300 a week to put out 100 signs or 200 signs. You figure out what the metrics are, but you have to go heavy on the marketing education, right? What else can I do? I learned it and I did it this way, but who can I find to help me expand on my business? Should be me, right? Reach out to me. Who can I find to help me expand on my business? Seriously, even though you learned it, just like me, I'm almost 6 years in, I still look up to my mentors. Shout out to my brother and my sister from Mobile Home Elite Investors, Byron and Shawneese. I still reach out to them for questions. I still go to trainings that people have. I keep myself in the know because I'm never a guru where I'm not learning more information from. Skilled people than myself. Your tools, what type of tools are you using? What tools can you use to get better? With this first deal, were you using a CRM system? I use Podio, but I'm not going to lie, for the first 4 years, all I used was Trello. That's T-R-E-L-L-O, and it was free. It was a free way to market. So I want you all to make sure that you are investing in marketing, education, your tools to get your next deal. The second thing I want you all to do is get knowledgeable with your lead tracking, your systems, and your follow-up, right? Every time that you get a lead in, you should have prompts, okay? I spoke to this person. Your lead tracking should not be in your head. Your lead tracking should be on your spreadsheet. Um, right now I'm using Podio. I like Podio because I'm able to now put in my leads, set up a follow-up date. I'm able to add in pictures. I can even dial phone numbers from the app. Like, everything I have goes into that one app, so I don't have like a sticky pad over here, a sheet of paper written over here. I want all my notes into one filing system. Next, my buyers. I'm always nurturing my buyers list. How am I nurturing my buyers list? I'm always sending email, text message blasts to them. Hey, this is what I have. Remember, if it's not for you, refer it to somebody else. I'll be glad to pay you a referral fee. Somebody is always looking for affordable housing, and y'all know that's what we're serving serving and selling on a daily basis. Somebody is always looking for affordable housing. So make sure that your buyers remember you by doing what? Constantly marketing to them. Your emails, your text message. I even call my buyers. I have one buyer who buys from me every time I get something. So even if it's something that he's not interested in, I'm always like, well, don't forget I have it. Tell a friend I'm here. This is what I have available. The third thing that should happen after you close your first deal is your scaling activity. Okay, you want to scale. So let's say bandit signs work for you. I would also do bandit signs and additional marketing. My top 2 things that I do now is bandit signs and Google Ads. You do not have to have a big Google Ad budget. You can run ads off of $200 a month, but I'm always inquisitive about pulling in more ways to pull in leads. Another thing that I do, y'all, with my lead pulling— with pulling in leads— houses are expensive, mobile homes are not. Y'all, I got started in 2020 and mobile homes found me. I was trying to be like everybody else investing in real estate, but when I tell you mobile homes is the cheapest way into getting your foot in the door and owning properties, It's better on the other side. Listen, if you're looking for a community, more one-on-one support, join my school community. We're live in there every single week answering your questions. There are modules, and guess what? It's less than $47 a month. If you're interested, click the link below, and I'll see you in my community. I'll go to a lot of free events on Facebook, and I'll have my nieces and nephews with me and, um, of course myself, and we'll all have on marketing material. And that's another way for pulling in leads. And I do things where I know my sellers and my buyers will be. Typically in my market, my sellers are white and my buyers are Hispanic. So I always ask like a little survey, what are some things that you do for fun? Or what are some things that's going on local? And I had one lady invite me to her church for like a bake sale that they had going on. And it turned out to be a really, really good marketing event. I met a park owner who needed mobile homes removed from his park. Again, I am the octopus in my business. Yes, I do mobile home investing, but I got 8 different tentacles that I'm moving around. So even if I'm not a mover and I can't move his mobile home, I've made partnerships with mobile home movers where I can get a referral fee by passing off this lead. This man had multiple mobile homes that needed to be moved. So there I'm getting a referral fee for each mobile home that he's able to pull out of this park. If he's charging $5,000, I'll come up with, hey, can I get $500 per home? What's $500 per home? Nothing compared to the $5,000 he's making per home. You want to think on a larger scale. This is how you scale. It's not just about closing leads and closing deals. This is a referral fee. How can you make a referral fee in this industry? This all comes with scaling. You have to also expand what it is that you can do, what it is that you can offer. Okay, so I want you all thinking of more offers. How can I scale besides actually closing the deal? And more marketing. And then I want y'all to remember this. One deal proved that it's possible, but systems make it profitable. Er, er, systems make it possible. The stronger you get with your systems and your procedures and doing things in a repetitive manner, the stronger of an investor you will be. Don't get so excited on the first deal that you go and then you lose your way. Use that money to remarket and become a mobile home guru. And listen, if you've already closed your first deal, then you should definitely be inside of my school community. One, I want to hear about it. Two, I want to help you scale to go larger for your second, third, fourth, fifth deal. It's 2026, y'all, and it's like one mobile home investor to 100 realtors. We are the anomaly. It is not a lot of us. We can close these deals out. We're helping families provide affordable housing, y'all. So hop into my school community so I can help you scale. See you in the next video.
