YouTube video (transcript) by Nicole Briscoe (Mobile Home Mommy) giving practical advice on negotiating and closing mobile-home deals. Emphasizes problem-solving and listening to sellers to identify pain points (e.g., need to move a home, running out of funds). Recommends starting offers very low and knowing your maximum; plan an exit strategy (she wholesaled this deal). Gives a concrete example: she put a home under contract for $800 and it later sold for almost $7,000; she notes typical local move costs are 'a couple thousand dollars' and cites a hypothetical maximum bid of $3,000.

Mobile home mommy. What's up, everybody? It's your girl. Nicole Briscoe, AKA the mobile home mommy. AKA head coach for mobile homie. Lead investors. Oftentimes I get asked about negotiating. How do you negotiate? How do you close deals? What if I offer too high? What if I offer too low? What do I do if it needs to be moved? Remember when we got, when we go into this, we are problem solvers. Problem solvers. So we're here to listen to our clients problem and assess them with their needs. For example, this home that you see in the background, and I know y' all hear the chickens and the roosters clucking and going on, but it is what it is. Sometimes you. You got to get in the middle of the woods to get what you need. So with that being said, again, the deal with this home was they needed move. They decided they just want to build another home. They also started a good job. They didn't have the funds to finish it. Well, guess what? I listened to their problems. I know to move a home in my area is a couple thousand dollars. That's one pain point that I can speak on. The second thing is they ran out of funds to finish a project. That's another pain point. So you have to listen to your audience before you just throw out a blind number. Another thing you need to know how much mobile homes are selling for in your area and how much a potential profit could be for you. So my exit strategy with this one was to wholesale it because I'm in the middle of projects. So with that being said, I met the seller where they were, I knew his pain points, and I teach my students to start low, low, low, low. With that being said, can you guess how much I got this home under contract for? Nope, that was wrong. 800 bucks. I got this home under contract for 800 bucks and it's currently been sold as of yesterday for almost $7,000. Know your market. My buyer needed his home moved immediately. He needed my home moved immediately. They are building a new house on the property. And yeah, I had to listen to what it was he needed. Was 800 low. Absolutely. Did he rebuttal me? Absolutely not. I probably could have got it lower or for free, but I teach my students to start off very low and then you can move up but know your max, so you can't surpass that. And it's all a negotiation strategy. Don't feel like you have to go in with your highest. If my Highest bid was 3,000, there's no way I would have started there. You have to start low and then gradually go up but constantly remind them of well remember the move is going to cost me maybe $4,000. You know the hitch is attached to the home but it is a little rusty My mover may have to re weld it Remember let's take into consideration of the inside of the home. You all saw the inside of this property the entire master bedroom was re gutted the floors need new carpeted the cabinets need a good washing or we may have to replace them. So remember walk through analyze a deal think about your exit strategy Listen Linda listen. We are problem solvers we listen. We don't go blurting we listen. We speak with them we talk to them we empathize but you have to listen these are simple strategies that you should use to take you into your next deal Again this is Nicole Briscoe mobile home mommy head coach for the mobile home elite investors. Until next time peace It.
