"dummy ad"
Foreign. Now we are about to begin with how to create a ghost ad or a dummy ad. So the first step is to go to the marketplace. At this point. Remember you should have added all of those groups that we discussed. So we go to the marketplace place. We click on create new listing. We want to choose an item for sale. Now everything that we type over here will show up over here. So this is the preview. So first we want to add a photo. So let's come to Google, type in use mobile home picture. And remember we're selling used mobile home. So we don't want one. We do not want one. That is, that looks brand new. So for example, we can click on this picture, save images, use champion. Okay now we'll come back over here and we're going to add our photo. So we went to Google, we type in use mobile homes and we grabbed a picture off the Internet. Boom. Here's our picture, the title. We can make it a two bedroom, two bath. The price, we can list the price as $8,000 category. We always do miscellaneous condition is always is normally used like new or you can do use good or use fair. The descript what is important. Now remember this is a ghost ad or some people like to call it a dummy ad. It's not illegal. You're just using it to build your buyers list to see what's in demand, what they need. So in this description you want to make sure you include things to let them know around the location, where is it, but not giving them an exact address. You want to let them know availability, when it'll be available. And you also want to let them know if the home is going to be for sale or if it's going to be rent to own. Again, you can make it for sale, you can make it for rent to own because truly you don't have a home yet. Right now you're building a buyer's list. So when people inbox you and they ask you questions, you can respond back with hey, the home will be available soon. Give me your name and your phone number and I'll update you as soon as it's available. You can even put a date on it. It'll be available in two weeks from today. You know, just to let them know you you're. You'll let them know when it's available. Right. And that's the build it up. So let's come over to our description and we're gonna write two bedroom, two bedroom, two bath located in Joplin, Missouri will be available July 16still occupied by current tenants will be will be available for rent to own. Now truly if we were doing rent to own in any state, 8, 000 would be too low. Maybe we would say 16,000 whatever's going for in your market and remember you search that via those Facebook groups. So again we want to keep this simple straight to the point. They're going to inbox you you're going to respond with thank you for responding. Here's the jotform I created. Here's the Google link I created. You're creating a database where they respond to you and give you their information. Or you could say two bedroom two bath located in Joplin, Missouri available or show inbox for more details Located in located in a mobile home park near Highway 62. Whatever information you want to do just keep it consistent and concise and make sure you follow up with just saying hey thanks for the information. I can get back with you in the next week and I just need your information. All right.
