Mobile Home AC repair. How to find reliable repair teams.

This YouTube video (created/uploaded by Nichole Briscoe, March 2023) documents a field visit in a mobile-home park. Participants (Nichole, Aaron, Sam, Hayden) diagnose an AC condensation/leak issue (likely clogged condensate/clock drain causing water under the home and ruined insulation), exchange a local HVAC contact, and discuss practical real-estate lead-generation (“driving for dollars”) tips. The video also describes how to identify mobile-home roof styles by age (1960s flat, 1970s slight incline, early-1980s round, mid-1980s onward pitched) and compares repair/roofing options (cool seal, metal roof, shingle considerations).
Mobile home. Mommy.
Oh, H vac. I need to talk to him. Excuse me. Because my. One of my room. My air conditioner.
We need some H vac service.
I've been looking for a person like you. Quick question. So I own one of the mobile homes back here, right?
So y'. All. We'd have met Hayden in the park. He is a H Vac specialist. He was down there working on the mobile home. And Hayden said, shoe. I'll come down and look, say what's up, Hayden.
Hey.
All right. So he's coming in to look at this mobile home because it's leaking in the bathroom and, like, on the. The floor. And we know that can make the floor riding. So he going to take it out and hopefully get us a quote.
The carpet's a little bit more. I know this could. This could mess up the cell phone. And it still only comes when the air comes on.
Okay, so. Yeah, you got a clock drain.
Yeah, that's what I heard. I heard it might be a clogged drain or some. A coil or something like that. I don't know what the A coil is, but a lot of other stuff. That's why I asked you if you had a business card, because I have a lot of. I have a lot of properties here. So I can definitely bring you some bit. Some more business as well if you're able to help me out. You need a flashl.
It's not moving any water.
Yeah.
See, like, watch when I take this off.
See it. That water? Yeah, yeah. So it's got to be open so it can slide through there smoothly.
Yeah.
What can. What can we do? What can we do to fix that? Because the air. The air works. It just like I said, just that condensation in that. Yeah, I got you just that moist spot back there. It moistens the carpet back there. And I know that could, like, damage the subflooring a little bit. So I want to get this fixed.
Man.
I don't even care. Hey, I need your business card because I got some more properties, and if you don't got your business card, then I just need a. But I need some personal. I need, like, personal knowledge. Okay.
Just a knob.
Yeah, just a knob.
Hey, are y' all paying attention? This is relationships. We driving for dollars in the park, and we just see h. Fat guy, he stops the job that he's doing and come and serve as our.
Just stay.
Quit.
You wouldn't want special treatment, would you?
Yeah.
Want to let y' all know. So it was a lot of water damage. Down there, Right. Looked like all the insulation where this unit is like under the house is wet, ruined.
We need to clean.
It's like falling.
It's hanging.
Yeah, yeah.
I mean, you can see it.
The installation down under that.
Yeah, like down. Because you have insulation under the house.
Yeah.
So all that is all like.
Not all.
Can y' all fix insulation? No. Do you know a guy? You gotta know a guy. Come on, Gabriel, you know a guy. He fixed the problem in less than 30 minutes. And then he said, call me. When? Anytime. Anytime. He said, call me anytime. I'll come in the morning, I'll come at night. Relationships. This was dope. Thank you, Hayden. His number, the company's number is 901462.
1111.
And they service Memphis.
Memphis, Bartlett, Covington, Hillington, Atoka, Mumpford.
You need H vac work, get up. Kaden and his company, they'll take care of you.
He's an older black guy. He's doing good work, but he's super busy. Like he's supposed to came by yesterday and looked at that. Now I'm looking at what he did right now. He probably came over and tried to charge him. Oh, I was going to be like 250. You get what I'm saying? Yeah. That dude went in there. Andy, not only did he go in there, he unclogged and he went under the house because the piece fell down. He was like, yeah. So you were not going to have that leak no more, Guaranteed. And if you do within 30 days, give me a call. I'll come back personally.
Okay.
You get what I'm saying?
Okay.
So I'm not. I'm not tripping off that 75, cuz I probably gonna have paid Tucson.
Check this out. Now, y' all know how you need a notary for your deal? Look, this house, this person's let you know. Hey, I'm a notary. You need something notarized, pull up, I got you. Knock on the door. Yeah. So we driving through Dallas. What else? What should. What should we be looking for? We said overgrown trees.
Overgrown trees.
Vacant house with no blinds.
House with no blinds. Going like, not go in, but like kind of peek through the window. You don't want to be looking like a prowler, but kind of peek through the window to see if there's any furniture or anybody living there. And if you see a neighbor, then like we just met Ms. Tina, you can ask Ms. Tina. Ms. Tina, do you know any vacant homes over here or any. Any vacant lots or anything like that? Or Anybody that's possibly about to sell. So it's best to get out in the park because you can meet a lot of people and this stuff won't show up online. Like if you're on MH Village or if you're on Facebook market, a lot of this stuff won't even be posted, you know, so.
So my next question for you would be how can I determine the age of the mobile home? Like, how do I know what year the mobile home is?
The age, you just look at the roof. The peak roofs are a little bit more modern because I forgot the exact years. But back in the day to just have a flat top and rain, snow, whatever was set on it and it, I guess it would not, I guess it would cause problems to the ceiling on the inside of the home.
Those homes were like in the 60s and the 70s.
60S and 70s. Okay, there you go.
There's one where the flat roof you.
Can pull up on right here, Right here. Flat roof.
In the 60s or 70s it was extremely flat. And so what companies started to do was they were saying, hey, the roof is too flat and the water is just piling up on top of it. Let's, let's add a curve to the roof. You'll notice some roofs that will be flat and it'll be a slight incline down inclination where they was letting the water run off the roof. And then in the 80s they said, okay, well look, these little inclines we're doing are not working. Let's make the roof more round. So the, this house right here to the left, they started to make the roofs more rounder so that any rain, any water, any debris can flow off of the sides. And although that worked a little bit better, it did not solve the problems of the mobile homes. So that's when they started making the roof, as you'll see to the right here, pitched pitch, I call it an A frame roof. I am disclaimer. I'm not a constructor, I don't know 100% about roofs. So I call it the A roof. Don't come for me. Okay. So they started making the roofs a pitch to eliminate damage. Now this right here is exactly what I was talking about. Let's go back. This roof right here was in the 70s. You see that slight incline right at the beginning above the window? They did that so it could fall off. Once they went from the 60s to 70s, that didn't work. They did the round roof and after the round roof they did the pitch roof. So newer mobile homes, more modern mobile homes, 90 and up will have a pitch roof. So 60 to 70 was flat. 76 to 80 was a slight incline. 80 to about 84 is a more rounder roof. And then around 86 to current day, they're all pitched. Now, this roof right here, you see this green and this red roof. These two houses side by side, that's not the original roof. That's called a metal roof that they got put right on top of the home. So normally when I have a home that has roof damage, I like to cool seal first if it can be done. And if it's not, major leaks inside the house. And then I would like to add the metal roof as the last resort. Now, metal roofs, the price will definitely depend. I would keep going because there's a camera on both of these houses and they got a gun sign. Now, metal roofs, the pricing can depend on your area. My Guy charges me 20 $500 to build a metal roof on my mobile home. But Aaron is in California, right? So I'm in North Carolina. He's in California. I expect the price for his roofing to be higher because he the cost. The cost of living in California is more expensive. So, Aaron, have you ever price quote how much it would be to get a metal roof done?
I have not. But I just know because I'm in California, just like the moves are more expensive out there versus North Carolina, the roof would be a whole lot more expensive. Just. Just going out on a limb and guessing, I can I would automatically just for sure double what you will pay in North Carolina and might be more. More than that. So I'll say probably 5,000.
Cool. We just gonna turn around. So this right here is a shingle roof, y'. All. Now, the shingle roof is fine to do on a mobile home, but just be careful because it can make the mobile home really heavy. If you're using the same type of shingle roof that a single family home uses. The problem with the roof being heavy is if it had to be moved, if it had to be moved, it could cause like, friction on the tongue and it can snap the hitch. Trust me. I've seen mobile homes being moved that were too heavy and the tongue actually snapped. So you got to be careful with the roofing. Both of these are metal roofs. Y' all see that? I love metal roofs. That over there needs to be cool, sealed. So again, we start with the cool ceiling. If we can get that done first thing and the ceiling inside the home looks fine, then if not, I transition personally to the metal roof, which is More expensive, but it lasts a long. It lasts a long time. So to recap, Aaron, what are some things we need to do when we driving for dollars?
So when you're driving for dollars, you want to look for the overgrown grass near the front door, the front of the house. You want to look and see if there's a window open or no shades or blinds up. You want to kind of like peek in without looking creepy. You wanna talk to some of the neighbors that's out walking. Earlier we met Ms. Tina. You wanna ask them, do they know of any vacant homes, any of their friends or anything drop that referral fee that's selling.
She lit up.
Yeah. Oh, and you also wanna let her know, like Nicole did. Let her know, like, if you refer anybody to me and we get the deal done, I'll give you a couple hundred dollars. Ms. Tina lit up.
She did.
I gave her a business card. She's like, thank you.
She said, do you have a card?
Do you have a card? Yeah. So I gave her a card. And then she was like, you guys have a great day. You guys be safe and I will for sure let you guys know. She was new to the community, so just getting out, talking to the people is like huge. Because they live in the community and they know everything that's going on. Most of the communities are very tight knit, so they know what's going on and stuff that's about to come up that the park managers don't even know of yet.
And also remember how we saw that home that was being worked on? Don't say, oh, it's being worked on. I can't talk to them. It may be for sale. They may be selling it as is. You may can make a connection with the, the actual worker that's working on the house and get a new maintenance man's number. Or he can tell you, oh, I only specialize in painting. Or I was fixing this home for the part, I've been fixing on it for a while. I think they're going to sell it. You don't know what can happen when you walk in and talk. And guess what? If you were to walk in and knock on the door and they say, hey, I don't want to be bothered. No problem. Have a great day. Not every person you attempt to talk to is going to want to have a conversation with you. It's okay to be told, no, it ain't going to break you. I think that concludes everything for the day.
That's pretty much it. That was good.
Those are some tips y' all can take when driving for dollars.
Peace.
Cut.
I'm just going to disconnect the look. Okay?
Thank you. Roll the windows up, please. Mosquitoes. I'm over here itching like a. I love camping. You see me in the video, Tommy Keith saying, yeah, back window. Mosquitoes gonna be in here.
Is it up?
Yep.
Mobile home lobby, Sam.
