Nichole Briscoe teaches youth how to wholesale mobile homes. Buy one for $500, sell it for $9,000. One park owner with 60 lots at $400 a month makes nearly $288,000 a year. Day 1 covers the math, marketing tactics, and networking.
What's up, everybody? So we're wrapping up the mobile home investing bootcamp that I have for the children. I got these children out here because all of our children don't have, what, access to college or access to the military. So I want to show them, instead of jumping into the workforce, we also can be an entrepreneur. How many of you guys are planning to go to college? My goal, essentially, I want to let you guys know about business credit. As a personal banker, my goal is your goal. If you don't believe that you're an asset, guess what? What you are use a liability. It's either or. I'm so happy because the children are telling me that they learned a lot. So today we went to two homes.
If you do it fast, they'll. And cheat, they'll miss a lot of things.
This gave me an opportunity to see what I.
How entrepreneurship is credit and stuff, and just gave me the chance to see.
What I want to do.
And now it's a definite yes. Pair hands with somebody in your group that's not beside you. Hold them, hold them. You gotta hold it. Lock it in, lock it in. Everybody put your. Now everybody put your right arm. Lock it. You look, look. Lock it in. Just lock it in. Lock it in. Okay, now everybody pair right hands with somebody that's not beside you.
Oh, my God.
Wait, wait. Zach, go that way. And then you go around her. You go. No, you.
You go.
Yeah, like that. And then you turn around. There we go. Yeah. I love it. Uhuh. Uhuh. Still twisted. She's still twisted. Yeah.
There you go.
Okay. Okay. Let's see what we got.
Hey, hey, wait.
You would now step over. Step over her.
Why?
I didn't. Okay.
Boom. Good job, y'.
All.
All right, Lego.
Lego.
We about to talk about numbers. Y' all, listen. Yes, ma'.
Am.
And again, the deposit you put down. Let me see. How much deposit did you put down again?
1200.
Yep, that's what I have. We put down $1200, and your remaining balance is.
7800.
I paid $500 for the motor home. Gotti got it? Yes, ma'. Am. All right, well, I will see you on Friday, and I will text you this afternoon once I get that paper, okay?
Okay, thank you. That way we can go ahead and get the ball rolling fast.
Yes, ma'. Am.
We will do something about some house. He said he had some house. He was gonna move, but it had to be postponed because it was so muddy and weird in there. He couldn't do nothing. So he could still make so he could jump on mine.
Yes, ma'.
Am.
Sounds good. Okay.
Thank you so much.
No problem. Have a good one.
You, too.
Bye.
Bye.
That phone call right there. Guys, this is important, about paying attention. I knew exactly how much money put down, but I wanted you all here. So. So that situation, that mobile home, I got it last week from a guy who was getting evicted from the mobile home park. He wanted $4,000 for the mobile home. I told him it needs a lot of work and I got to get it moved. I'll give you $500. He took the 500, and I promised him that I would get it clean so he wouldn't get any more. So he wouldn't get any more fines. So I am a pps. You all are pps what's that? Professional Problem Solvers. I solve people problems by listening to them. By listening to them. I knew he was tired of paying lot rent. He had already moved to an apartment here in Hillsboro, but he was struggling because he couldn't afford to move. So what I did was, I'm like, hey, let me help you. I can't do four. I can do 500, and I'll take it off of your hands. He said, okay. I gave him the $500. He gave me the title. Right. Because when. What you're going to learn is with mobile home investing, we transfer these properties like we do vehicles. So we're going to the dmv. I didn't even need an attorney to close this deal. So with that $500, I took his mobile home, listed the property online for 9,000. She met me this past Saturday at the police station, gave me 1200 cash. You just heard her say. I didn't know she was calling. You just heard her say, she's coming to meet me on Friday with the. With the remaining. How much? 70, 78. $7,800 off of something I paid $500 for. Okay, here we go. And y' all just gotta figure out how to get over. Okay, now this is y. Okay, y' all in there. Let's go, let's go, y'.
All.
Clean that right out. Come on, come on, come on.
See, that's all.
Regroup.
Regroup.
Regroup. What I plan on explaining and showing to you all today is wholesaling. Now, there are multiple ways to do mobile home investing, but specifically, what I like to teach people is wholesaling. The reason I teach wholesaling is because you don't need a license to get started. You don't need a license. You can do as many Deals as you want a year. That is wholesaling. You're connecting a seller with a buyer. You're connecting one family with another family. You're playing the middle person. Reason we don't have to be licensed, because we're dealing with personal property. We're transferring titles through the dmv. We don't need attorneys to do these deals. Any questions thus far? Have you all ever watched Shark Tank? What is no. Raise your hand if you haven't watched Shark Tank. I ain't never really sat down and watched it, but what's the show about?
It's like people come to me with business ideas and try to sell their idea to me.
Boom. On day three, I'm hoping to equip you all with enough that on day three, you all are going to hit me with a presentation. I don't care if you partner with somebody in here. I don't care if you do the presentation by yourself. But I want you to sell me. Why, Tiffany? Why do I need this straw out of your cup? Why is this straw so amazing? So my mouth is dry right now. So thirsty to drink out of. I needed to drink out of. Okay. What's different from your straw? Isn't it other straws? Yeah, it's just a regular straw. Say it again. It's reusable. There you go. Sell yourself. Sell your product. My straw is the best on the market. Don't look at it sitting up in my cup. It's reusable, it's flexible, it's germ resistant. I'm making it up, but that's what I'm saying. Whatever it is, on the third day, I want you all to sell me on it. What is it that you're going to sell me? I don't care. It can be Felipe's hat, it can be Jonathan Slides, it can be his left earring. You all come up with an idea, and I want you to sell me on the third day. Sa. Tiffany, you said you a runner. Yeah, I figured. You can't beat me. How? My own cousin, a hater. I done three 5Ks and a 10K. You think you could beat me? You think you could beat me? Cut it out. Okay, y', all, we're about to go through this mobile home park, and I just. I'm gonna explain a few things to you, right? We're gonna go through this mobile home park. But I want you to remember, if somebody starts talking to us, pay attention to how I talk to them to try to find us some mobile home leads, okay? This is One of eight mobile home parks that he owns, y'.
All.
One of eight. Now we're gonna walk through this mobile home park and I want y' all to see how many lots are out here. I think in this mobile home park he has 60 lots. Who good at math? Nobody. Great. 60 lots at 400amonth. How much is that? 24 000amonth. How many months in a year? What's 24 times 12? I ain't got that one either.
288.
280. 288 dollars. No, 288. 288, 000 a year is what he's making off of one mobile home park. Did you hear me say that he owns 8? I just want to make sure y' all heard me say that. Tyquan, can you talk to them, give them a little bit of your expertise of dealing with mobile homes. Y', all, let's get out the street so they can go around. Just give them whatever freestyle.
This is my business partner back there. So we do a lot of the same thing with parks. We do a lot of the buy and holds that she mentioned as well.
What's the buy and hold again?
So you buy.
Jayden, what's the buy hole? You can't remember? Raise your hand if you can remember what buy hold is.
Buying and selling.
Think about what is that? There you go.
So a lot of our stuff, well, all of it really. We haven't done any of the wholesaling.
Or the flipping stuff.
So a lot of our stuff is in parts. It's already set up. It's already in the park. We just walk through it, buy it, and we lease it out. So my business model is 100% section 8. So that's kind of what what we do. We buy, rent it to Section 8 tenants. We pay the lot rent. We cash flow to difference.
Yes. How is it guaranteed on time?
It comes from the government. Section 8 is a federally funded program. They pay the rent for the tenants on the first. It hits my account on the second.
Aquila, talk to them about your strategy. Strategy thus far?
My strategy thus far is wholesaling. So I don't have anything buy and hold. However, I did just buy my first property from my hometown. Everything I do is get in, get out quick. I am the bird dog. I am the one who catch.
What's the bird dog? We're new here.
I am the one who connects the buyer to the seller.
Yes.
I am the one who finds these homes whether they're in parks or on land. Private land. And I sell these homes to the buyers who are looking for specific properties. So I go out and I try to find trailers that are for sale and then I find buyers for them and I collect a fee off of that as well.
Today I'm just walking through. I'm gonna show y' all what we look for in these parks. But tomorrow I'm actually taking you on two different sites. One site, my guy is actively working on the property. The next site he's getting ready to go to to start. Guess how much I paid for the house? That's the one I'm wholesaling. Sounds cute. I got it for free. Let's go to a few key things you need to know is how to tell mobile homes apart. This mobile home over here, you probably can't tell, but this mobile home over here, y', all is like a late 1970s, right? This is typically what I try to stay away from. This is typically what I try to stay away from. I prefer mobile homes with the pitch roof. These pitch roof mobile homes that are like this, they're going to be in the mid-80s, early 90s. So Laura, I'm going to ask you what are some ways that you can market your business? Social media platforms and like putting flyers. Maybe just connections. Yep. Than what are those signs that she's called that she mentioned? Not flyers. What are they called? What are they called? Begins with a B. Isaac is ready to help you. Bandit signs. Remember, bandit signs are the signs that you see on the side of the road that say we buy houses. Except for we put ours and say we buy mobile homes. On the bandit signs, put your real phone number only. Correct. Come on, D.J. how long you been doing this? D.J. said yes. Excuse me. This porch looks really nice. We're. Oh, no. English. Anybody speak Spanish? No. You do. Tell him we're. We're just a group of investor. His porch looks really nice. We were trying to find some people to buy us a porch fix. Fix a porch horse.
And who? Oh yeah, and the neighbor.
The neighbor built it? Yeah. Okay. Can we get his phone number?
He said no. Oh, he said. He said the neighbor at the back also. Also does them. He doesn't have his phone. But he's not here right now.
That's okay. I'll back on his door later. Thank you. Thank you. Bye. Felipe don't even know it. He got a foot in the game because he's bilingual. So guess what? I have my girl Ida. Me and her are like this. Why? Because she speaks Spanish. Right? So sometimes Google Fails me. And I'm like, Ida. She said, hola, and she starts talking. Felipe, I'm for real. If you do this business, you already be trusted because you speak. You speak. You speak the language. You speak the language.
How much money did you put into.
Your first mobile home?
Oh, that's a good question. My very first one, I thought I was going to do 5,000, but I ended up spending 11,000, spent 11,000. And I rented it out. The guy who was renting it out decided he didn't want to stay there anymore. So what I did was I wanted to make more money. So you want to know what I did? I started renting the rooms out. So that one mobile home has two bedrooms in it. So instead of renting it out to one person for $1,000, I rent it out to two single guys for $300 a week. That's $3,000 a month. This is a perfect ending point. Look at this. This is a vacant mobile home lot. I'm gonna tell you how we know it's vacant. You see this box right here? This is the utility box. So anytime I'm driving through and I see a utility box, I'm like, okay, that's one. What y' all see over there? That's two. How much? I tell you, the lot rent was out here. So already he's missing how much a month? 800. Does anybody know what seller finance or rent to own means? Rent to own. Say it again. That's right. So instead of being a landlord, Jadyn, you're the lender. So if I put a home here, if I fix it all up, and I don't want to do section 8 like Tyquan and rent it out. See, Tyquan makes unlimited money, is always there on time. But what Tyquan has to deal with, the con of that is my toilet don't work. TT put a toy in the toilet and it stopped up. He has to deal with that. That's renting. I can rent to own it. I bring the mobile home here, I pay for the move, no problem. I get it set up right. Once it's set up, I market to people. I say, hey, I want $5,000 down, $1,200 a month. They give me the $5,000 down, they pay $1,200 a month. They sign a rent to own contract. They understand if anything goes wrong in that mobile home, don't call me because you're paying to own something. So did you start off with a little amount of money? I started off with A personal loan, because I didn't have any money. 20k personal loan. But the way I teach people now is if you don't have money wholesale so you can get the money and you don't have to take out a loan. So how fast did you make that back? How fast did I make the 20K back? Yeah. Hmm. I would say in the first three months, I got it all back.
Question, Nicole. The deal you said that's in the back, right. With the example you gave, let's say you was able to get it for $500 from the park owner, but you don't have the money to renovate it. What should we do?
That situation.
We got it.
I'm sell it as is. I'mma go in there. I was still. I would still like to personally clean it out. But if you can't afford to clean it out, then that's when you put your sweat equity in and you take out as much stuff as you can yourself and then you market the mobile home. Market the mobile home. You got it for 500. That's all you could afford. Now turn around and post it for four. Somebody going to at least buy it for three. You just made 2500.
So if a deal fall in my lap and I. I can't afford to renovate it, it's not time to be landlord yet.
Right.
Okay.
Right. Sell it as is. Or if it's like you can't afford to renovate it, but you know you can get it for 10, sell a finance that. So make them say this mobile home is 10. They're like, we really want it. We'll fix it up, but we'll do five. Nah, you can pay me three. Use that money to renovate and I'll pay the rest on pay makes it.
Yeah.
Tip by J.
So Nicole took us on a site at the mobile home area and she taught us how, like, she told us, like, the right houses to buy. And we can tell, like, how the houses are by looking at the roof and stuff.
I learned a lot about just how to be an entrepreneur, specifically with mobile homes. And I think there's a lot of opportunity there just to really get to know people and make connections. And I think that's a big part of the mobile home business.
Zach, go first. Zach, go first. Like, the name of the like under the mobile home is called the skirting.
How much we should profit, how much we should put into the mobile homes by flipping it. And we learned about team ship, you.
Know, Well, I basically learned like, you know, kind of like how to start and, like, how much it would be and, like, you know, the process of everything. All right, what's the plan?
Okay, so hear us out, right? All right, Three of us.
Three of y'.
All Four with him.
Okay?
So we'll go and find all the homes for you. Because we're four people. We could go four mobile homes at once.
Okay.
Four times to work.
Okay.
And then we'll. We'll do what you do. We'll buy them, we'll renovate them and stuff, but then we'll give them to you, so it's like half the process for us. And then you'll do what you want with them and you make money. Yeah, exactly.
So y' all want to find the mobile homes, you want to fix them up, and then you want me to sell them, and then we split the profits?
Something like that.
Yeah. Yeah, I like that. I like that.
Would that work?
Yeah, it would work, but you gotta. I'm gonna. I gotta get y' all some more training before you actually go in and pick some up and stuff.
He's already flipping cows, so we're halfway there.
You gotta do okay, but y' all gotta really get together, have a plan, set a meeting, and figure out who's strong at what. If he's good at flipping, what are you good at? Maybe you're good at fixing the properties up. Maybe you're good at finding the houses. You gotta find out what's your. Your strong points, because there's no need for him to be over the rehab team if his weakness. If that's one of his weaknesses. You know what I mean? Find the strengths, find the weakness, and then distribute. But I like. I like y' all thinking. I like y' all thinking. So y'. All. Y' all doing your presentation together?
Yeah.
Yeah.
I'm just asking. All right, y', all, let's head back for your parents. We asked me where you at.
I was. I really enjoyed today, but, like, throughout the whole day, I was feeling, like, the experience that I wanted or, like, what I still wanted was what you were saying we'd get the next two days, like, walking through a property, getting the actual, like, physical experience.
Okay.
Rather than just, like, walking through and talking about it. But what you gave today was kind of like, the basics, which makes sense, because then we'll have the next two days to go over and actually physically do it and go in and walk in the property. See it?
Yeah.
Okay.
But today was good.
Yeah, it was very fun.
And you got some good information today.
What you get Today, wholesaling is the best way to start.
Why is wholesaling the best way to start?
Well, because otherwise you wouldn't be able to make as much money in a shorter period of time. Even if it's more stable money.
Yep.
So you wouldn't. And if you start with wholesaling, you can make a lot more money initially and then invest it more safely into the renting area where you could hold it and have it grow over time, rather than possibly risking it getting another mobile home.
Yep, Sounds good. What's up, everybody? So we're wrapping up day one of three for the mobile home investing boot camp that I have for the children. It was an awesome day as we're going to show y' all some testimonies. I got these children out here, taking them through to walk through a mobile home park to let them know the benefits of mobile home investing. Because all of our children don't have, what, access to college or access to the military. So I want to show them, instead of jumping into the workforce, we also can be an entrepreneur. So day one, we walk through a mobile home park and explain the ins and outs, why we invest in mobile homes, how we're helping families providing affordable housing, and we'll see you all tomorrow for day two.
