Mobile Home Walkthough "How much does that cost?"

Nichole Briscoe renovated a mobile home for $8,000 by prioritizing structural work, buying discounted materials from warehouse outlets and Habitat for Humanity, and spray-painting fixtures. Mobile home mommy. On another episode of Keith Made Me Do It. Okay, all right, y'. All. So I know you may be saying, well, what did you. How did you spend $8,000 in this mobile home? Let's talk about it. So the first thing is the flooring. I got me a really good flooring guy. Now, keep in mind my price. Say it with me. My price is not your price. Nicole's price is not gonna be your price. Okay? A bucket of paint for me may be 75 in my area. The bucket of paint for you may be 120 in your area. So that's what you have to get your quotes from. Right? But you can always find somebody affordable to do the work. So let's get into it. The flooring was a total of $2500. Okay? The reason I got the flooring so cheap is because I don't go to big name brand stores. I typically go to warehouse warehouses to get flooring cheap. You can also go to. You can also go to. What is the store called? Give me a second, y'. All. What is the store called? Habitat for Humanity. Habitat for Humanity, y'. All. You got to build a relationships with the cashiers because they will call you and let you know when the contractors come in to drop off material they don't want for a house or a job that they finished. So build a relationship with Habitat for Humanity and them big Salvation army stores. Don't say I didn't tell you. But that's how you get flooring for cheap. We have a store near us called Builders Discount. Go to these big discount lumber warehouse stores because their prices are typically at least like 30% below retail. So that's what I do, right? And then maybe you get a relationship with a cashier or something to get you another 10% off. Don't say I didn't tell you. Okay? So the flooring was $2,500 for labor and the material to get done. Now this is very important as well. You may say, well, what about the living room? That's carpet. And Johnny, you're right. As carpet won't nothing wrong with this carpet. So want no need for me to replace this carpet. I already have my handyman. On standby. To do what? To come and clean it once it's ready to be rented out. You all need to do the same. This right here alone saved me probably almost 900 that I didn't have to worry about it. Use your resources, okay? Don't rip out what don't need to be ripped up. So the $2,500 goes through the back bedroom. The bathroom down this way. Okay, let's talk about the painting. We got the painting done. The paint job again, that was cheap. That was another $1500. So now we're $4000 in. When we come into these bedrooms, you'll see more carpet. Clean, safe, and affordable. There's nothing wrong with this carpet, so I'm just gonna have it steam clean. Okay? The light fixtures. Habitat from Humanity, y'. All. Habitat for Humanity. Now, some of you all may not agree, but if you look at the flooring in the living room through the rest of the house, this flooring doesn't match. And the reason I did not change this floor is because this flooring was fine. It's beautiful, but it doesn't match. So we just put a transition slip. Ooh. To transition from one room to another room. I'm not replacing the flooring in this room. Now, when it comes to aesthetics, and I hope you keeping count right, we already down 4000 when it comes to aesthetics, we did something different this time. And instead of the traditional flip of the light, we have these light fixtures. They just look a little bit more fancier. Right now you come into the best part of the house. This is what I keep getting complimented on, and I really like it. Look at these handles. They're golden. Look at this spray paint job. It's gold. Spray paint, y'. All. That's it. Spray painted it all. Now, you do need to take them off, place them outside, put them on an even surface. But spray paint. Holy mackerel. Spray paint. Save the day. And look at how nice these knives Look. Look it. Mr. Cameraman, please zoom in on those knobs. Y' all see how nice these knobs look? All of this is spray paint. Save money where you can. You don't have to go and buy the expensive knobs. Just a little bit of rust oleum will save you. Okay, now, with the remaining $4,000, I'm gonna have to take you all outside. But we did buy brand new toilets because the toilet in this bathroom was terrible. Right now we're paying about 140 for a toilet, and we do get that from Home Depot or Lowe's. Okay, but now I'm take y' all outside and show you what else we did. I'm telling you this out of love. Some of y' all have been following me for years and still haven't closed your first deal. You don't have enough money for mentorship. You don't have enough money to purchase My course. But every time I upload a video, you're here. And I appreciate that. But it is time for you to execute. We're ending 2025, and it's still more than enough time for you to close a deal. So here's what I have for you. You got $2. I'm pretty sure you have $2. For just less than $2 a day, you can join my school community. Not only do I give you the paperwork that you need, not only do I have courses inside of my school community, guess what? You also have an opportunity to talk to me and my coaches. We go live every week on Zoom, where you can come off of mute, explain to me what challenges you're having. The deal that you got, you don't know if it's a good deal or not. We are very hands on in our community. We're very supportive. I even give out prizes every single month to the top person in my community. Will you join me for less than $2 a month so you won't be stuck where you were last year. The choice is yours. I hope to see you there. Now, y' all pay attention to this. Look at this mobile home. Isn't she lovely? Isn't she wonderful? It's just the color of the paint. It is a dark navy blue paint. And then the windows. What we wanted to do was to make it pop, y'. All. This, this ain't nothing but two by fours that framed the window. Okay? So when we came out here, we got this painted. We added the two by fours around the window to make it look nicer. And then the remaining money, the 4,000 we had left was to get the outside painted. And we also built these beautiful porches. Now, our porches have been tipped over because, remember, this is the part where I told you we. We placed the mobile homes. We got them moved, and we had to redo the pad. The pad is this soft gravel. You see right here where the mobile home is going to go. But now that the pads are properly set, we're going to move it back, get it placed up and put our steps back. But yeah, y', all. And this is how you make your $8,000 stretch. I focus on the structural, which was the flooring, but focusing on the flooring. I didn't change every floor. I changed what needed to be changed. Right. When it comes to the painting, I believe every mobile home deserves a fresh coat of paint. And then I added on the light fixtures that were not as cheap, but I got some upgraded ones just to make it A little bit nicer, right? We got this mobile home moved here. Well, how you spend $8,000 on all that? You didn't talk about the move cost. I got the mobile home park to pay for the move. I know it sounds unrealistic, but I need you all to think about this. When dealing with mobile home parks, if they don't have a mobile home there, they're not making money. Well, I found a mobile home park that has about 15 vacant lots. Why wouldn't the park owner want to pay $5,000 to get the mobile home move if it's going to bring them over $7,000 a year by sitting on their lot? Because typically, the lot rent that I'm paying now is between. It depends. I do have like one that's still 300, but majority of the lot rents that I'm paying are 450 up until about 515. So you think about 4, $400 on the low end a month times 12, y' all. Don't quote me on the math. Hey, Siri, what's 400 times 12? That's $4,800. Well, what's $4,800 times 60, which is five years? Hey, Siri, what's 4,800 times 60? Oh, I should have did 4, 800 times 5. That's where. That's where I messed up, y'. All. Please hold. $24,000. See, I had to redeem myself. Took a little minute. Took a little minute, but I got there. What is happening is he's building up his money by this mobile home sitting here. Typically when people move mobile homes, they. They leave them for life. They're not trying to move them again because move, the moving price is very expensive. I want y' all to think about this. Not only do you have to pay for the move, this is why people don't move them. You got to pay for new permits. You got to pay for electrical to be done again, the plumbing, the steps. You can. It is argue in the comments, it is unrealistic to take steps from one place to another because 10 out of 10, the house is not going to be leveled to what it was previously. So you either gonna have to add on or take them down. And it's too much hassle. So you're gonna have to build brand new front, front steps and back steps. Okay? So the cost to move a mobile home and set a mobile home, if you're paying for everything, is it easy just for the outside to get everything done? I'm gonna say on the low end, 12,000. And that's not even including rehab. So it's pretty costly to be moving and setting up these mobile homes. And this leads me to what I'm saying, y'. All. This is why park owners pay for a mobile home getting moved. Or don't mind giving you an incentive. Like, yeah, we don't pay for the home to be moved, but we'll give you X amount of months free because they know once the home is there, 7 out of 10 times is not going anywhere. So it's to their benefit. And I've even signed a contract with some parks. Hey, if you pay for the move, I'll leave this home here for five years. Then they're going to reap what they put out. Okay, so this is how we made that $8,000 stretch in a mobile home. Only change the necessary, even when it comes to the used appliance with the appliances. I'm going to check Facebook Marketplace to see what people have and I'm going to go to used appliance places so I could probably get a warranty at least. At least 60 day warranty. Okay. Make your money stretch when you're investing in these mobile homes. Until next time.
