Móbul hóm mommy! Móbul hóm mommy! What's up everybody? I am Nichole Briscoe aka The Mobile Home Mommy and today I want to show you how investors are making $4,000+ plus dollars a month off of mobile homes like this. Come follow me. Welcome to mi casa. So listen, y'all, the door isn't as pretty, the house definitely needs some work, but I want to show you all this 3-bedroom, 2-bath double-wide mobile home. Um, I have a seller who just wanted to get rid of this property because she's purchasing in a new home for this land, and she just wants this one gone. So guess what? I know you're not gonna believe me, I got this mobile home for free. And here's the reason why. You have to remember the pain points. All she was looking for was demo quotes. I offered to take care of the price of removal, so she's like, well, you can have it if I don't have to pay anything out of pocket. So when we look at my purchase price for this, $0.00. Now when we look at rehab costs, right, and let's go back, how did she find me? She found me from a Bandit sign. You know the signs that we put out that say we buy mobile homes, here's the phone number? They actually do work. Okay, so the purchase price, $0. Now let's get into rehab and moving costs. So the moving cost of this mobile home is going to be between $10,000 to $12,000 because I have to move it from this location to another location. Uh, that also is going to include the permits to get it moved. It's also going to include the lot prep. That means where this mobile home is going inside of a mobile home park, the ground has to be prepared, AKA lot prep. And then finally, rehab costs. Now I want to show you all some some common things inside this mobile home that I plan on fixing. Number 1, I'm definitely going to paint this mobile home. I'm going to paint the mobile home throughout the entire house, but the flooring of this mobile home, absolutely beautiful. You all may not agree with it, but you see that? It's— it's nothing wrong with this flooring, and it's staying. Remember, clean, safe, and affordable is our strategy. Now When we skedaddle over here into this kitchen, it is giving Full House, 1992. So I'm going to change the flooring in the kitchen, but that's about it, okay? All this over here— slide to the left, to the left, take it back, back it up. All this over here, this is staying the same because it is nothing wrong with this flooring. So I want you all to make sure when you're walking through, you remember that we love Joanne and Chip from HGTV, and we love our HGTV shows, but every mobile home does not need to be gutted out. This one needs a fresh paint job. The cabinets— I know you are prepared to destroy the— and you're not. We're going to keep them and we're going to clean them up. Okay, nothing is wrong with these cabinets. We're going to keep these cabinets. Again, I know this is giving 1994 Living Single. We're going to keep this and just clean the grout. Okay, stop tearing down every single thing. This is where you save your money at. Okay, clean, safe, and affordable. This house, the flooring is nice. We're just going to change out the kitchen flooring. When it comes to rehabbing this home, the biggest thing that I'm going to have to change is this way. The biggest thing that I'm going to change— you see the door, the front door is ugly, but that, that can be, uh, fixed with paint. It can be fixed with paint. I really don't like the carpet in these bedrooms, so I am going to replace the carpet in these bedrooms. And the bigger issue is the bathroom. Now In the bathroom, the flooring needs— we need new flooring. Also, we need a new sink, just the sink. Let me, let me make sure you all are catching this. We're not talking about this, we're talking about the actual sink bowl that we're replacing. We're replacing the sink bowl, the toilet, and this shower kit. We can change the shower kit out. We're going to change this whole shower kit out. Typically, if you're buying the whole tub shower kit right now, 2026 is running about $1,100 in North Carolina. So we'll change out the shower kit, and it's leaking on this part of the house, so we're going to address the leaking. So far though, everything I mentioned, y'all, I'm, I'm less than $5,000 in expenses. Again, this bedroom over here Somebody say fantastic. Nothing is wrong with this room, it is just the carpet. I'm going to change out the carpet. And the master bedroom has— the master bedroom has some flooring issues that we need to address as well. The subflooring is solid as a rock. You don't know that song? Ask your mama. The floor is solid as a rock. So the subflooring is good. What we're going to change again is just adding some flooring to it. The bathroom is fine. Again, it just needs a good cleaning. Um, we may place out one cabinet. Now here's how we're making $4,000+ on this double-wide mobile home. So again, if I'm looking at rehab, I'm going to say my rehab cost should definitely be under $10,000, okay? So remember, we're at about $12,000 to move it, get it set up. We're at $10,000 when it comes to the rehab. Here's how I plan to make $4,000 plus a month for this mobile home. You ready? I am going to rent the rooms out. I love the room rental strategy versus traditional rentals, and here is why. Traditional rentals, if I wanted to rent out this 3-bedroom, 2-bath mobile home— and this is a double wide, by the way, so it's, it's much larger— I could probably get $1,500, somewhere between $1,500 to $1,600 a month. I'm pushing it if I say $1,700, right? That's going to really depend on the location. But a good $1,500, I should not have a problem getting for this home. Month. But why would I want a traditional rental for $1,500 a month where I'm helping one family, where I can help multiple families and rent the rooms out? Now, my room rental strategy, the reason it's amazing is because it's so many people that are independent on their own and they don't qualify for apartments or traditional housing. That's where I come in. My population is elderly people. Think about this: how many of us have grandmas, aunties, uncles that fully rely— that fully rely on Social Security? Just think about that. And if you don't have somebody in your family, I'm pretty sure you know someone that does. Typically, that Social Security can be under $3,000. Well, even if I had rented this out for $1,500, people, we ask for 3 times the rent. Well, if they're making only $3,000 all in, they can't afford a $1,500 a month rent and a, uh, water bill and a light bill and food and other utilities needed. That is why I go with the room rental strategy, okay? That is why I go with the room rental strategy. So what I plan to do is to to rent the rooms out. And then these bedrooms, they're large enough to hold 2 beds. Well, at 2 beds, that's a thousand— on the low end, that's $1,000 per bed. That's $6,000 a month. However, the back bedroom is smaller, so I'll probably put 1 bed in that. I want you all to remember, with the room rental strategy, for me what works better is having a target audience. My target audience are elderly people, elderly people who go to nursing homes and don't qualify. Majority of my referrals come from nursing homes, hospitals, social work, even prisons, because a lot of time my elderly people are getting discharged from prison and all of their family members have passed away. On the low end, we rent— I'm renting rooms. On the low end, I'm renting rooms for $1,000 a month. Up to $1,500 a month. That includes all utilities. It's fully furnished. And before you try to eat me up in the comments, I want you to realize that the cheapest motel in our area is typically $70 per night. At least it is in North Carolina. So even at $70 a night, that's a couple thousand dollars a month, more like that $2,000 to $3,000 a month, where we're just charging $1,000 a month for fully furnished, all utilities included, home. Long-term stability, okay? Typically I run 4 of these types of homes. This will be my next one. I'm super excited because this is a double wide and it is super duper spacious, okay? So when it comes to traditional rentals versus the room rentals, I love the room rentals because now I'm helping multiple families. Not only am I helping multiple families, I'm also helping my family build generational wealth because now I'm pulling in more income per month. Just remember though, when you do this type of business, especially if you're going to assist elderly people, you have to have the heart to serve because elderly people need extra attention. Okay. Um, We only provide housing, but we make sure that they're set up with other services such as making sure they get groceries delivery, uh, whether that's Walmart delivery or taking them to the store. We like to make sure our elderly people at least go out at least once a month to go to the movies, go to see family if they have any family remaining. You want to make sure that you are doing your part to make sure that you are serving your community. The proper way. It's not for everybody, but like I said, I have 4 homes. This will be the next one. You tell me in the comments, is this something that you would do? Until next time.
