Mobile Homes "Networking Strategies"

Nichole Briscoe, the Mobile Home Mommy, shares how to network in mobile home sales: track parks and follow up repeatedly in person and by phone, record your calls to improve your pitch, bring small gifts to build rapport, and connect with bank tellers, DMV staff, and contractors, not just park owners.
Mobile home mommy. What's up, y'? All? It's Nicole Briscoe, AKA the mobile home mommy. And I want to talk to you about networking and dealing with opposition. So when you're in this business, you all trust me, it's not going to be. There are going to be times when people are just like, no, we don't need your business. No, no, thank you. No, we don't take investors here. No, we don't need any assistance. Here's my best advice to give you when it comes to dealing with opposition. Every time someone tells me no, I keep a spreadsheet and I'll have a list of parks. I'm like, okay, I called this park, they told me, no, I'll do a face to face visit in two weeks. You have to understand, when we're calling people, they're human. Sometimes they have bad days. They could have been burnt by another investor. It's a possibility. They didn't understand the process. You probably were nervous. It's okay. The more times that I got told no, I still went and did a second visit. It could have been another phone call at a later date or it could have been an in person visit. That being said, here's another thing that I always do as well. When I actually drive out and talk to these parks or park owners, managers, I try to connect with the people, let's say they have on a red skin shirt. I may start a conversation about football because my family, they're Dallas Cowboy fans. So I may start a conversation. I try to connect with whatever it is around them so that I'm able to just have a conversation to make myself less nervous and also to gain some insight with them. Right? Also when getting told no, when on the phone, y', all, I was told no 49 times. Byron and Charniece from Mobile Home Elite Investors, y', all, they were told no. They told me 100 times. What I started to do to get my phone presence better is I started recording my phone calls. I use an app called Tape a call and I recorded my phone calls and I started listening to where I fumbled. I started listening to where the park managers or owners kept asking me the same questions and didn't like my response and I changed my response. I came in with a different approach. I do not offer scripts to my students on purpose because when you have scripts, you become robotic. And the best thing, y' all is to let it flow. Let it flow. That is the best thing that you can do. So download a phone call app. I use Tape Call you can use something different. I have a link down below for the app that I use. Start to just realize what it is that I'm saying. What are the reoccurring questions they keep asking that I keep getting told no to just so you could practice. Also, I have the link below where you can join my course where I can teach you how to talk to park managers, park owners, how to wholesale mobile homes. Just a little plug. So listen, when it comes to opposition, I promise you it'll come. You just have to get better at it by practicing. Okay? And follow through. Just because they told you no once doesn't mean that you get told no again. I follow up with the same people that told me no and I will reach out to them again. I'll drive through again just for me. No, one time isn't going to work. Maybe if you tell me twice or three times, I'll stop. But I try. I try and I try again because again, everybody is different. Make sure when it comes to networking, y', all, networking, we want to make sure we're reaching out to people outside of the mobile home park industry. So a lot of times you'll hear mobile home best to say connect with park owners, connect with park managers, deal with handymen. What about the bank tellers? I had a bank teller save my deal before because she knew me, she trusted me, and guess what? She spoke Spanish and I didn't. So I had a client came in that was not. That was a little skeptical about the deal. And she spoke on my behalf and was like, nicole comes in here, does deals all the time. Like, what are y' all talking about? When he left, she told me he didn't trust you. I told him, I trust you. You do deal. He was in good hands. Connect with everybody, even outside of the mobile home world. Bank tellers, dmv. When I go to the dmv, I normally connect with two of the same tellers that are there. And they know me by name. They know what I'm doing. I've explained the process to them and I make sure I take care of people. So for example, that bank teller, I made sure she was having a baby. I got her some diapers, y', all, just to say thank you for being there for me. My DMV ladies, I know what they like. I'll drop gift cards off to them, whatever I can. You want to show appreciate, appreciation to the people that are serving you. The mobile home supply store. I didn't know how much the guys at the mobile home supply store could teach me. They taught me about electricians. I got my favorite plumbers from them. They gave me details on they gave me details on the type of skirting that I needed, which parts were vacant, which parts were not vacant. I'm telling you, connecting with people in this industry is the best thing you could do in this industry and without and not in this this industry. Start over. Connecting with people industry in the microphone checkup brick and raw record Connecting with people industry. 3, 2, listen, y'. All. Connecting with people within the industry and outside of the mobile home industry is the best thing that you could do to be profitable. So remember, everybody that you encounter can make you money. Until next time. Them driving by scared the out of me.
