Mobile Homes! Tips when driving For Dollars.

Nichole Briscoe and Aaron walk through a mobile home park looking for deals. They show how to spot vacant units by missing blinds and open doors, check for rust on roofs and HVAC problems, and talk to residents and managers to build relationships.
Awesome. Well, look, you'll be seeing us around a lot.
Good.
So with that being said, if you know somebody that's trying to sell their mobile home, give her your number, call us. And if we buy it, we're gonna give you a couple hundred bucks for just telling us. Okay, so keep. How long you been living out here? About three months. Three months. Okay. Yeah. Just keep an eye out. All right. Thank you, baby. Bye, Tina.
Bye, baby.
Help me. Careful.
Yes, ma'. Am. Good to see you.
Mobile home, Mommy. Momm. Yes, for sure.
She came up to me. She lived right here.
What'd she say?
She just started talking to me. Tiffany, I think now. Hey, Was it Tiffany? Tina. There we go. I knew it was with a T. How you doing?
Fine. How are you?
Pretty good. Just lovely. This is my lovely, incredible coach. She's. Yeah, she's helping me. She's helping me get to get started in the mobile home business. She's very successful. She's a great mentor, teacher.
Nice to meet you.
Hey, Tina. Tina.
What's your name, honey? Nicole. Hi, Nicole.
Yeah, she's a great person.
This is my videographer. He records us as we drive through. So you can just wave at him. You look. You look fabulous, girl. You look fabulous. How's your day going so far? Paid three bills. Like, damn money went by fast. What do you mean? I have $100.
Not anymore you don't.
Poof. Same. It's like you get your money at the first of the month. It's gone. But I feel grateful that I'm able to pay my bills, you know? Cause I've been at a place where I haven't been able to pay. Can I get an extension?
Yeah.
But now I'm glad I'm able to pay them. And I've also been at that place where I didn't know where my next meal was gonna be. Yep. How do you like living out here? I do. I love it. It's quiet, it's peaceful. People seem to get along well together. There's really. That's good. I haven't even seen a lot of children out here. There are some, but I think they come out more towards the evening. It's cooler cooling down than they are during the day. Awesome. Well, look, you'll be seeing us around a lot. So with that being said, if you know somebody that's trying to sell their mobile home, give her your number, call us. And if we buy it, we're going to give you a couple hundred bucks for just telling us. Okay? So keep. How long you been Living out here about three months. Three months, okay. Yeah, just keep it out. All right.
Thank you, baby.
Bye, Tina. Be careful. Yes.
Good to see you.
Oh, and in case I don't see you, good afternoon, good evening, and good night. All right, Ready?
Yeah.
This is how you build relationships. You all. She waves. When I see that, I see that as an invitation. Hey, how you doing? Hey. Aaron said he spoke with her yesterday. That's how you build relationships. Get to know the people in the park. Let them know what you're doing. You know, mobile home parks are smaller communities, so people get curious when they see you in and out and you walking by. These are. Those are the people that help you make money because they know everything that's going on in the neighborhood.
Nice thing about a neighborhood is everybody knows everything about everybody else.
So far, she's only been out here three months. She told us she loves it. It's nice, it's quiet, it's few kids, but she likes the neighborhood. What does that mean? This. This means my investment property is in a good spot. Not only has it been verified by us coming out here checking it out at night time, or us coming out here talking to park manager, we're hearing it from the people that actually live here. So make sure you get to know the people that's living in the community. All right, now we're about to take. Y' all show you what we look for, right?
Yeah. Drive for dollars real quick.
We drive for those dollars.
Yeah. And I spoke with the park manager yesterday, and she was telling me that one of the homes is coming up. She had an eviction. So we're gonna just take a look at the outside. We're not going in on the inside of anything right now, but, yeah, we're just gonna take a look on the outside.
So tell. Tell the people what you look for when you are normally, like, driving through.
So when I'm. When I'm driving through, I try to look for a vacancy, like maybe if the windows open or anything. I try to see if there's, like, no furniture, no nothing in the home. So I get out and maybe look through a window or, you know, lines or overgrown trees.
Yeah, this house is vacant right here. Look. This house is vacant.
The.
There's no blinds in this house. The door is not on the hinges. This is definitely one I would want to talk to.
Yeah, yeah, this one. This is a 3. 2. I actually seen this one last time I was here. That's funny. I know that's right, because I haven't mentioned it. To you at all. But that. That's actually one of the first ones I went in. Sis just sold that one right there, the blue one. So this one is available? 40. 40. And then this one, I'll give out the address. Oh, yeah, yeah, yeah, yeah, yeah, yeah, yeah.
I want this one. I want this one. Listen, look, as long as you got boots on the ground, as long as you got boots on the ground, do those deals virtually, you do not have to live in the state. I fell in love with you on Facebook, but I could tell that one is vacant.
Hold on.
This one look a little empty over here. What we got? Yeah, it looked like somebody maintenance is.
Working on this one. Yeah.
So listen, let me tell y' all this. You don't know what the situation is. So here's what I would do. Now, I see this truck here. I see this house is empty. What would I do? I will go and knock on the door and go and introduce myself and say, hey, is this property for sale? This home may be for sale. This home may be renovated. It may be that. Actually, I've been working on it. I done ran out of money or I just want to sell it as is. Are you willing to buy it? Let's say it's not for sale. But I walk in and I see that the maintenance crew is getting busy.
Huh?
I see that the maintenance crew. I said, I see that the maintenance crew is getting busy. Guess what? I just found me. I found me a new handyman team. What do you specialize in? I own two mobile homes down the block. What do you do? You do flooring? Do you do sheetrock? Do you paint? What's your specialty? And he may say, I can do whatever you like. I don't know what he may say. I don't know what he may say, but that's how I build relationship with my. With my handyman. That's how I build relationships with, you know, just building relationships with the handyman. So, Aaron, what would you do if somebody said, no, I don't want this house? The roof look tore up on this house. I'm a newbie mobile home investor. I pull up and I see the roof, and I'm like, nope, that's a bad house. It's a bad roof.
No, that don't just. Cause the roof look like that mean the roof might be older or whatever. No, that'll make it a bad house.
So that don't mean that the house is about to be uninhabitable because the roof looks like that.
It don't mean that at all. It could just mean like the roof haven't been serviced or it's been like that for a while, it's been rained on the different weathers and all that.
So I'm a newbie mobile home investor but I'm scared to buy it because I know roofing on a single family home is very expensive.
Never mind, I don't feel like it. So I mean so for this even if there was something, I don't see no big holes you can do. I know we, we use cool sealant. We get have our handyman get up there and roll out, roll out the roof with the cool sealant and it kind of like feels and fixes the hole. It might need one or two layers just depending on how bad it is. But again you won't know none of that until you go inside and look at the ceilings to see if there's been any water leak or any damages. The price for the price for cool sealing is not too expensive. I think you can go get a five gallon jug for. I'm not even sure the price exactly. 20, $30 maybe if that much.
Nah, cool seal normally is anywhere between like 89, 120 depending on.
I got my numbers wrong. I got my numbers wrong.
Depending on the brand and how many years you want it to last.
But that's not expensive because you look at 80 to 1120 versus you going to replace the whole roof. I know the whole roof is going to be a couple thousand. I don't know the exact number but it's going to be a couple thousand. Could be pretty pricey. I know that's one of the more pricier things when dealing with a mobile home if you got to repair the whole thing.
Yep. So what I want you all to understand is even though a roof may look rusty like this on the outside, normally if the inside of the ceiling doesn't have any apparent leaks. No, no holes. It probably just needs to be cool seal. Cool seal depending on your area can go anywhere from about 89 up to the most expensive I've seen was about 120. And again the more you pay for the cool seal like any other product, the longer it's going to last. So normally I buy mid grade, so I'll spend about 95 and it'll last two to three, two to three years before it needs to be cool sealed again. And it's just a roof protectant. All right, let's go on through.
Oh H Vac. I need to talk to him. Excuse me. Because my. One of my room, my air conditioner.
We need some H vac service.
I've been looking for a person like you. Quick question. So I own one of the mobile homes back here, right? And my. I have central air. The air works, but there's is letting out some. Some cool condensation. So it's wetting my carpet a little bit behind the air. So I was wondering, is there a way I can maybe have to look at it? Yeah. So I'm saying if I could show you and you can possibly give me a quote. Do you have a card as well?
I do. I don't know if I have some in this truck.
I might.
Okay.
If not. If not, I can get. I can take your number and I have a card, but I definitely.
Did we scare you when we pulled up?
No. Oh, okay. Because you looked all like surprised, but anyways. Yes.
Like, did someone say something?
Oh, so that mean My voice is too soft. I gotta speak up. My bad. Yeah. So will you be able to come down, take a look at it in like a second or. Okay, about how long is that? I'm just gonna drive around here. Look at this. And I gotta go back to the. To my.
How close is your house from here?
Oh, it's at the. The entryway right next to that green. I can go look at that while he's messing with this. Okay, so we can go do it right now?
Yeah.
Okay. I'm a circle around it. Just walk past the. The home down there with the green roof.
Mobile home, Mommy.
