On-location YouTube video (April 8, 2024) of Nichole Briscoe assessing a mobile home park owner's pain points. The clip documents two vacant mobile homes (partial/incomplete rehabs), about three vacant lots, and on-site signals (electric panel boxes, vacant pads) used to identify vacant lots. The purpose is to evaluate options: sell or keep the homes, bring in new homes, or arrange lot-rent specials with the owner to place homes and generate income.
Y', all, I'm at this mobile home park assessing a park owner's pain points. And the pain points for the day is two vacant mobile homes. You got that one, you got that one, and you got that one right. Rehab was started on both. It was incomplete. We also have about three vacant lots. So the goal is to partner with him and figure out how I can get these mobile homes sold or keep them for myself and. Or bring some mobile homes in, or get him do some. Get him to do a lot rent special so I can help him get some mobile homes in. When you agree, you agree, he agrees. Whatever I say, I'm the boss. When you're inside these mobile home parks and you're talking to the park owners, it's good to do a drive through so you can see what is the need. As you all see where this burgundy van is, it's is a vacant lot there.
How do I know that? Because of that.
That electric box right there. That means he's missing money on that mobile home lot. It's another vacant lot, right.
You gonna circle around.
Is another vacant lot. Boom, right there. You can tell always by the blank.
