I will advertise this one bedroom, one bath. Your private oasis with ample parking.
Okay.
With ample parking. And ample parking.
I like that mobile home. Mommy.
What's up, y'?
All?
Now we at one of our properties. Excuse me, One of Rochada's properties. And I'm very intrigued by this. It's a one bedroom, one bath. I've never been in a one bedroom, one bath. So would you please do the honors?
Okay, sure.
Thank you, ma'. Am.
So we got the front door and the back door.
Okay.
Together. Be careful on these steps. All right, so we walking in. I'm having it rehab right now.
Okay, this is nice.
So this is this the living room, slash kitchen.
Okay.
This side came. No appliances. I think the cabinets look great.
The cabinet. You didn't do anything to the cabinet? This was good.
Nothing at all.
So what. How much did you pay for this?
I paid 500 for it.
500?
500 for it. Handyman sessions.
So what'd you get done? The floors, right? The floors look good?
No, the floors are like this. When I came in, for real, the only thing I've done is electricity and plumbing. And I did some work as far as on the walls. That's about it.
Getting some ceiling work done. 500. So how much have you spent and all? Buying it.
And I have paid my first lot rent. Probably about 4,000. I'm talking about within the 5, 500 that I spent on it. Okay. And the materials and the construction work, as far as the rehab. The rehab.
As far as the electric and appointment. So all in everything, you at $4,000?
Yeah, 4,000. Under 4,000.
So you said that was the kitchen and living room, but couldn't this be.
Like the living room, but this the bedroom?
So then. Okay, I guess I need to finish and see the rest of the property too. Okay, so this is the bedroom. See you. Let's see.
Be careful. The wall still wet.
The walls is wet. Okay.
This is the bathroom.
Bathroom look good.
And then this is just an extra area. This is where the washer and dryer goes. My hot water tank. This is the hot water tank right here.
Okay.
So I'm gonna get a stackable washer and dryer.
Yo, so what's your plan with this house?
I'm gonna rent it out probably for about 900 dol. I'm gonna still kinda see the area. Okay. Of what they're charging for one bedroom. Okay, but. Cause it's in a nice gated part.
Well, that one bedroom that we did call. It was 1100.
Okay.
Remember yeah, we did. That was 1100. But I still say call some more.
Okay.
Because even if you're renting at 900, you still under the market value for what the area is, so 900 would be good. And that's gonna include their lot rent?
Includes the lot rent.
Okay, hold on. So let's do some numbers. So if you do a $900 a month, all in, you spent 4,000. How much is the lot rent?
400.
The lot rent is 400. So you would cash flow monthly. 500. Hey, Siri, what's 500 times 12?
Let's see. 500 times 12 is 6,000.
So in a year, you will get $6,000, which is all your money back, plus an additional 2. And you gonna keep renting it?
Yep. My girl.
Hey, give me one of these $500 one bedrooms. Good gracious. Y'. All rocking and rolling in Tennessee.
But the thing is, it's about establishing relationships.
Yeah, for sure, for sure.
Keep those relationships going.
For sure, for sure.
Okay.
Okay, so I know all in. You said you spent 4,000 specifically. Tell me what that 4,000 covered.
So the first and most expensive thing was the electricity. Okay. This property had never been connected to any electricity.
Okay.
As long as it's been in the park. Okay. So I had to do brand new box. Everything had to come in and do a brand new panel. So in all, that was about 2,600. Okay. And then just little minor things. Blinds. I had to do the ceiling. I had to do plumbing underneath. Okay. No plumbing attached. Yep. So that's where majority of my money was at with the electricity and deployment.
Okay. And then $500 for the purchase and one month of lot rent at $400.
Okay.
You mind showing us the outside?
Come on.
All right. One thing I did hear you say was you replaced the wood. If y' all take a close look at this porch, this is what we mean when we keep saying over and over, clean, safe, and affordable. She had somebody, and stop me if I'm wrong, that came out here and told her, well, ma', am, your frame is good, but we need to replace these beams. So guess what she did just paid to get the beams replaced. That's it. That's it.
That's it. That's it. I eventually probably will paint.
I do that on my own. I know that's right. You do work on your own. It saves you money. One more thing. I want to go back to what you said in the house you mentioned. All this time this house has been sitting here, it never had electrical Plumbing. That was an indicator to me that she helped the park solve a pain point because it was sitting here and they weren't collecting any money on it. So did you find out how much they were? How long? Excuse me? How long it had been sitting here?
Probably three or four years.
Shoot. So they were happy to sell this mobile home to her for $500. So listen, when you're talking to these park owners and park managers, make sure you get a little more information. They tell you they want to sell a mobile home for 3,000, but you find out it's been sitting for two or three years. That's a way to negotiate. Well, look, let me go ahead and purchase this home for you for $500 instead of the 3,000 that you offer, and I'll guarantee that I'll stay here for five years. I'll guarantee that the home will stay here for a minimum of five years. Anything you want to add to that?
And even in my contract, my minimum of staying here is four years. So they gonna get four times 12.
My lot rent four times. Wait, four years is what, 48 months. Y' all know my favorite. Hey, Siri, what's 400 times 48?
400 times 48 is 19,200. That's how much they gonna make.
Did y' all hear that? Siri said $19,200 is what they're going to make for her, guaranteeing that this home will stay here for a minimum of four years. You think they weren't excited to sell that to her for $500? Learn to negotiate. A lot of times people get excited and they're like, oh, let me just. Oh, they only wanted 3,000. You can normally get it for a fraction of the price if you just slow down, listen to their problems, and negotiate. But Rashada, show us the outside of this beautiful house. So.
So I thought about changing this, but I'm like, no, I still gotta get. I'll just get it power washed.
Yep. A nice power wash. Yeah.
And so this is where the tongue is.
The tongue.
The tongue is right there. Oh, yeah.
See it? Okay.
Yeah.
The outside looks good.
Yeah. You just got the stuff from the trees power washed.
Are you going to get someone to trim these limbs?
I have thought about it. Yeah. Yeah.
Is this their parking space?
Huh?
Oh, I would average. I would advertise this one bedroom, one bath, your private oasis with ample parking.
Okay.
With ample parking. Ample parking.
I like that.
Yeah. This is nice. So I'm gonna show you where I.
Spend majority of my money on. Okay. And that Was this. I had to. They had to get a brand new pole. Yeah, I didn't have a pole. All this was what, that $2,600.
If you want, I'll give you the 4,000 and just take over. No.
So I'm gonna show you where I stand. Majority out of my money on.
Okay.
And that was this. I had to. They had to get a brand new pole.
Yeah.
Didn't have a pole. All this is what that $2,600 started at.
If you want, I'll give you the 4,000 and just take over. No, no, it's gonna be some more. That's gonna come up, y'. All. $4,000. Where she's gonna cash flow. What was the numbers? $9,600 a year. Wasn't that amount. We just pulled up.
I can't remember.
I can't remember. But you just do the. You just do the 400 times 12. What's 400 times 12? Aaron.
Y' all see, Aaron just slid in like a cool dude.
400 times 12.
Yeah.
400 times 12.
4800. 4800amonth. Y' all know my math.
Don't be math. A year.
So excuse. 4800 a year. 4800 a year times 48 months. That'll be four years times 48. Did I say that right?
4848.
48 for four years.
230, 000 times four.
Sorry. Let's do four. 800 times four.
19,200. 4800 times four. 19,000.
No, you cash flowing. 500amonth.
Yes, 500. So you just was giving an estimate if it was 800 earlier?
Yeah, because she's doing. Yeah, she's in there.
900.
She's renting it for 900.
I'm renting for 900.
So that's going to be 500 profit for her.
Times 12.
Times 12.
That's 6,000.
Times 48 months.
Times 48 months. No, that's not.
No. Times four. Times four.
Yeah, it's four years.
Keep all this in there, cuz. Y' all see, we confused. 24,000.
Yeah, 24,000.
4,000.
4 years.
Yeah, yeah, yeah.
48 years.
Okay. Okay.
So the park is getting 19. You getting 24. 4. Let's do this. Let's do this. Hey, y'. All. Don't come in the comments trying to check me on the math.
I said my math.
Don't be mathing.
Okay. Oh, that's where the tire is. I'm sorry. I thought the tire was up up front. Okay, cool. So my next big thing is I have to do underpinning. They want. As far as moving forward with the part, everything that we do when it's a porch, they want underpinning on the actual porch.
Can you explain what underpinning is?
So underpinning is basically this. It hides everything underneath the house. All the blocks, the axle, and hides the tires.
Also called skirting.
It's also called skirting.
So they want you to add the skirting to the bottom of the porch. Yes. Okay. Okay, cool.
So this is the one bedroom. This was my first time ever seeing a one bedroom, one bath. And I was like, wow, me too.
For $500, with floors looking that nice, with cabinets looking.
With cabinets looking that nice, Cabinets were.
Fine, I would absolutely do it. Do you already have your refrigerator in stove? No.
I know where I'm getting it at, though.
How much?
400 for everything.
That's good.
Be and I'm getting a stackable washer and dryer. Mobile home Mommy.
Sam.
