Nichole Briscoe (the "Mobile Home Mommy") presents a short instructional YouTube video arguing for constant, visible advertising to source mobile-home deals. She gives practical tactics: physical "bandit" signs (preferably zip-tied to poles near mobile-home park entrances, Walmarts, Family Dollar/four-way intersections), virtual ads on Facebook Marketplace/Craigslist/OfferUp, "driving for dollars" to spot vacant units and talk to neighbors, and building partnerships with local dealerships to receive trade-ins. She also emphasizes personal-branding (car signs, T-shirts/hoodies, masks) and persistence—take action on leads and learn from failures; links to mentorship and an e-book are offered at the end.
Foreign. What's up everybody? It's your girl, Nicole Briscoe, AKA the mobile Home Mommy, AKA head coach for wow. Mobile Home Elite Investors. Let's get into it. Let's get into it. So today I want to talk about the power, the power of advertising. Listen, y'. All. So many times I hear people saying, well, I didn't want to post my little business yet or I just want to wait until I get more established. That's how you get deals, by letting more people know what it is that you do. You need to let everybody know what you're doing by advertising, by putting yourself out there. So today I'm going to give you a few ways that I advertise. Let's get into it. Number one, bandit signs, y'. All. You will hear people say bandit signs don't work. I don't get any phone calls. Well, my question would be to you, how many are you putting out? Do you have a consistent schedule? Are you checking on the banded signs that you put out? Are they still up? Did they get blown down? Did they get taken away? What instruments are you using to put your bandit signs up? H step which are okay? The ones that go in the ground, they're okay. But a nice wind or rainstorm come through, they're going away. The most effective method that I found is using the zip ties. I get the zip ties that are long enough to go around the electric pole, put holes through the sign, put the zip tie through skirt, it's harder to come down. Right. Where am I placing these banded signs? I'm placing them close to mobile home parks. Hear me clearly. I'm not putting them in mobile home parks so that the park owners can get upset and snatch them down. But if I see a busy mobile home park and the entrance, the exit is left and right, I see a Walmart down here or I see a family dollar down here or a four way intersection. I'm going to put my Bennett sign close by the Walmart. I'm gonna put a bandit sign down here close to the four way intersection. I'm gonna check up in a week or so just to drive by to see how my bandit signs are doing. So we're placing those bandit signs with zip ties if we can. If you have the H stakes, they're okay, but the zip ties are the best. I'll drop links below. Where to purchase them from. Number two, you want to make sure you're posting them near Walmart. Family dollar dollar General four way intersections close to mobile home parks. Not in mobile home Parks, Another one. Virtual bandit signs. I make sure I get on Facebook, Marketplace. I get on Craigslist. I get on offerup and let everybody know, hey, I buy mobile homes. I buy mobile homes. This is what a virtual bandit sign looks like. It simply says I buy mobile homes in your phone number. You can put a description if you like. We keep it simple to let people know what it is we do and what we're looking for. Y' all know what I'm about to say next. Driving for dollars. Driving for dollars. Here you see us driving through a mobile home park looking for properties that look vacant, looking for mobile homes, lots that need to be filled in. Mobile home parks. Or simply talking to a neighbor. Hey, how you doing? You know, for any mobile homes for sale in this park or any mobile homes that are vacant. Driving for dollars, talking to people. Getting out of your comfort zone. Next, going to your local dealerships. In our areas, we have a lot of dealerships, like Clayton Mobile Homes, Oakwood Mobile Homes. I go to the dealerships. Hey, Sam, how you doing? I'm Nicole. Do you all take trade ins? Okay, well, I would love to help you. I would love to help your potential buyers that are looking for new mobile homes that have trade ins. Offer a partnership, how you all can work together. There's never a day that goes by that I'm not advertising. I'm either gonna have the sign on my car saying I buy mobile homes. I'm gonna have a T shirt on my back if it's hot outside, or I'm gonna have hoodie on in the wintertime that say, I buy mobile homes. Here's my phone number. Wherever I go, I will have that on. Well, let's say I'm going to an occasion where I can't wear my T shirt or my hoodie. Guess what I'm putting on next. My mask, y'. All. My mask is gonna say, I buy mobile homes. This is my phone number. It's a great conversation starter. What do you mean you buy mobile homes? Actually, I have a mobile home for sale. Oh. I have a cousin that has a mobile home for sale. I make sure everyone knows what I'm doing so they can't forget who I am. Or they can take my number down and give it to someone. So, y', all, those are just a few simple steps to advertising. And then you all already know. After you advertise and you start getting out there and getting those phone calls or people start relying on you, y' all just take action. Don't let your leads fall. Don't let your leads fail if you're inexperienced, that's how you gain more experience by making those awkward phone calls and failing for it. Y', all, I failed a lot of times when I first got started, okay? But you got to continue to fail forward. You need more information Is information below regarding our mentorship.
