Welcome to Mobile Home Mami Channel

In this live YouTube stream, Nichole Briscoe (the Mobile Home Mommy) and guest Don Rich field questions from viewers about mobile‑home investing, covering practical tactics (wholesaling, flips, rentals, land deals, title transfers, licensing limits per state, marketing methods, startup costs, and recent deal examples). Nichole stresses the need for repeatable systems, diversification of strategies, and cash‑flow management, illustrating how she uses credit‑card financing, ARAT points, and wholesale cash to fund rehabs. She promotes her 5‑week free webinar series and the upcoming paid 5‑day challenge (general $97, VIP $197), detailing the curriculum, guest speakers, and community resources (contracts, templates, tax‑deed training, business‑credit AI tools). Don Rich shifts the conversation to mindset, outlining four psychological blocks—hesitation/fear, imposter syndrome, external doubt, and pressure‑test—and argues that success hinges on “thinking under pressure.” Both hosts repeatedly repeat the mantra “you are the guarantee” to encourage self‑belief. The stream also showcases community accountability practices (weekly goal meetings, partner challenges) and personal anecdotes about funding, mentorship, and personal development. The overall purpose is to educate viewers on mobile‑home investment mechanics, motivate them to join the paid challenge, and instill a growth‑mindset framework.

What is up, Instagram, TikTok, YouTube? Hey y'all, hey y'all, hey! How is everybody doing? How is everybody doing tonight? Hey y'all, hey, come on in the room. For those of you that are new here, I am Nichole Briscoe, also known as the Mobile Home Mommy, and I invest in mobile homes, y'all, and I love it. Okay, I invest in mobile homes and I love it. With that being said, how are you all doing on a scale of 1 to 10, 10 being amazing, and where you all, uh, tapping in from. Hey, Zena on YouTube. Cornelia said, I just joined your school community. Awesome. Did you join my school community that's $49 a month, or did you join my school community that's free with the challenge, because we going crazy in the challenge. Greensboro, Texas, Southern California, Houston. 9, uh, 8. Okay, we ain't got no low numbers on Instagram. 49. Oh, okay, okay, okay. You want— you on my pay group? Cool, cool. Make sure you go through the courses. New Orleans. Who else we got? What else we got? High Point, North Carolina. New Jersey. New Jersey in the building. All right, y'all. Missouri 8, sleepy. I understand. Listen, I was debating if I was going live tonight or going home because I'm tired as well. I get it. Kingston, North Carolina. Okay, y'all all over the place. All right, so look, let's get into it, y'all. I'm Nichole Briscoe, um, AKA the Mobile Home Mommy. I go live every Monday, 7 PM. The purpose of going live is to answer questions that you all may have about mobile home investing. So you all can go out and execute. I don't consider myself no expert. I've only been doing this since 2020. 6 years in, I've made a lot of money. I've been able to retire myself, my mom, and I do love it over here. What I do now is my love of mobile homes. I posted it, I shared it, and then people just started saying, "Can you teach me?" So I started teaching other people how to do it.
Mm-hmm.
And I was teaching people maybe like a year and a half after I started, and I was still nervous because I felt like, ooh, what if I don't teach them something right? You know, I was just nervous. And now I done taught people all over, y'all, from North Carolina, which is where I'm based out of, to my hometown, Virginia, all the way over to Michigan and California and Ohio, students I've never met, students I've never met in person, but I taught them how to make 6 figures, how to retire themselves from their jobs. You know what I'm saying? My goal was never to quit my job. My goal was to just have some financial freedom. Y'all don't understand, prior to this mobile home investing thing, I was working full-time, working full-time as a school social worker, paycheck to paycheck. And I just got tired, just got tired. Found out about mobile home investing and took off from there. So the purpose of me coming on every night is to answer the question so y'all could jump off the porch and get going. That being said, I received some questions that I'm going to answer, but I want to know, drop a 1 in the chat if this is your first time being here tonight. I need to see how many people I got on YouTube. 4 people on YouTube. Are we popping on YouTube? Hey Byron. Hey Byron. Sugar, not hot tea, said Maryland, I'm desperately looking to purchase a mobile home for my family. Um, I would say— hold on, damn, went away. You looking for a home to purchase from— for— to purchase for your family. You said you get housing assistance. Listen, let me tell you something about Maryland. Maryland is an A state. Maryland, that means you can do as many deals as you like. No restrictions. No, let me question you. You could do as many as you like. Um, Instagram, we got 3, 4, 5. We got 5 new people on Instagram. On TikTok, we got 2 new people. All right. So most of you already know. So for my people that's been here the longest, I need you to help them out if they get stuck.
Okay.
If they, if they got some questions. All right. So I'm gonna get into it. The first question that I got is mobile home investing actually profitable? Can I really make money versus investing in traditional real estate? Is mobile home investing actually Profitable. Can I make money versus traditional real estate? Listen, let me tell you something. I make my money and I'm not going back to nothing else. I've tried everything under the sun and mobile home investing is what truly works for me. And here's why. I don't have to put a lot of money out to get money back. Now, I do have to put in work. I do have to put in work, but I don't have to put a lot of money out. What that means is I got started with mobile homes, um, I took out a personal loan. I took out $20,000 and I was okay with that because I had to pay back $300 monthly on my payments. But for those that's been here for a while, that is why I teach people how to wholesale, because I don't want y'all taking out no personal loan. So I tell people now, look, if you, if you can come into my program and you got at least $500, we can make something shake as long as you can be consistent. All right, as long as you can be consistent. Um, so yeah, you can make money with mobile home investing, but let me tell you the benefits versus traditional real estate that worked for me. My ROI— that, that's my return on my investment— is higher. That means if I'm putting out $500, for me, that's going to be just on my marketing material. That may be a that may be buying a whole bunch of flyers. It may be me purchasing banded signs. But typically, if I spend just $500 on banded signs, if I spend just $500 on banded signs, that'll get me about, about 300 signs. And with the 300 signs, I cut them in half. Now I got 600 signs and I'm gonna get some deals off of them. Today alone, I got 2 deals. This, this is, this is, this is a total of 5. 3 of them came from Google Ads and the other 2, the other 2 came from a bandit sign. And that's just me getting the signs out on the side of the road to say, I buy mobile homes. Okay. Okay. So again, the number 1 reason that I choose mobile home investing is my ROI is almost, is always higher. So with me putting out them bandit signs and I spent $500 for 600 signs, I know I'm guaranteed to make bare minimum $10,000 because I'm closing deals all the time. Yeah, I don't know how many people saw the reel I posted either yesterday or the day before that. Last week I made almost $27,000 off of 2 free mobile homes. One was a double wide, one was a single wide mobile home. Okay. One I sold to a homeowner and the other one I sold to a mobile home park owner. People need affordable housing. Why would people buy mobile homes? Because they want their parks feel. Do y'all know both of those mobile homes— no, I'm lying. One of those mobile homes had no title. The other title, because he wired me the money, because he wired me the money because he saw my Facebook page and how many deals that I actually do. The title is still sitting right here on my desk. Oh. Everything is filled out. I just need to go and get it transferred for him. I was supposed to go today. I did not go today. This is, this is closing, right? This is another reason why I choose mobile home investing. What about the closing cost? What about the closing cost? Here's the closing right here. I'm gonna take this title to the DMV and I'm gonna transfer I don't have to wait in line because my girls know me. They'd be like, hey Nichole, I automatically go to the side. They call me up and guess what? This mobile home title should be transferred in maybe, maybe 15 minutes. There's closing. What is the closing cost, the transfer fee? Typically it's taking me about, um, single wide, I'm paying about $60, $60-something to transfer it. Boom. Done. Y'all get what I'm saying? All right. So yes, I'm always choose, choose mobile homes over traditional real estate. Now, before y'all ask, what about mobile homes on land? Absolutely, I would do mobile homes on land. Is it my bread and butter? No. Do I have some students that specialize in it? Absolutely. Absolutely. I got a student in South Carolina named Demetrius. That is what he loves, mobile homes on land. It takes him longer to do rehabs, but his flips are bigger. So where I just made $20,000 on a mobile home, his ROI is always between— well, I don't want to say always, but very close to always being $65,000 plus, right? So now, I'm teaching that brother, since he flips mobile homes on land all the time, hey, you should keep one of these homes and do the group home play. And that's exactly what he's doing. So don't get stuck with, oh, if I buy mobile homes, I just have to wholesale. That's not true. You could do so many different things with mobile homes. And that's why not only do I do group homes, I'm teaching some of my students how to flip them into these room rental properties, right? Because that is hands down the the number one best strategy you could ever do. Hands down, hands down, hands down. Imagine making $5,000 a month before expenses, after expenses closer to that $4,000 mark. But imagine making $5,000 off of one mobile home that's located in a mobile home park. That's crazy. That's exactly what I'm doing now. I got 4 mobile homes inside of a mobile home park. Would you believe me if I told you 2 of those mobile homes don't even have no title? Okay. Two of those mobile homes don't even have a title to it. All right. Um, so I answer that question. Somebody say, how much do I need to get started? I just said $500. I just need you to get the marketing material. Excuse me, the marketing material. Now let me pause and come to you all and see if y'all have any questions. I know I saw one. That Angel pinned on TikTok. Let me try to find it. How do you approach mobile home managers about homes for sale in their community? Um, how do, um, you approach park managers? Actually, I just go into the park before— some majority of the time, before I even go in the office, I just like to drive through the park to see what is going on in the park, meaning How big is this mobile home park? Is it a medium park where it's about 50 lots? Is it a large park where it's over 100 lots? Is it a small lot where it's less than 20 lots? How many vacant, um, vacancies do they have? I'm sorry, y'all. How many vacancies do they have? Is it a trashy park? Now, when I say, is it a trashy park? I'mma be real with y'all. I do not run away from the trashy parks, because that is just more value for me to bring to you. I don't run away from the trashy parks. What else am I looking for? Nosy neighbors. I love me a good nosy neighbor. One that's peeking out the blinds because they know I don't belong in their neighborhood, because all I'mma do is go and talk to them. I'm going to go and talk to them so they can give me more information about the park. Oh, that person got evicted, or this is going on, that is going on. I am going to find out everything I can. So now when I go inside the mobile home park, I feel comfortable with saying, "Hey, how you doing? This is who I am. I wanted to know, or I saw lot number 26 was vacant. Do you all— what are the requirements for your park?" Right? And then when I say, "How many— what are the requirements for your park?" I'm going to transition into not, "Oh, I can help you," but more so, "Oh, okay. Well, I would be interested in renting it out, and I believe I would qualify for everything that you stated." "Okay, well, yeah, we can start the application." "Well, let me ask you, are you all open to working with mobile home specialists? Because this home that I'm looking at wouldn't be for me. I actually have a family that can afford to fix it up, but they need something that they don't have to incur moving costs and permitting costs. Well, yeah, we will be open to that. Okay. And then I'll transition to, okay, so you all work with investors. Okay. So again, I'm going to drive through the park to survey the park to figure out what are the problems and how can I assist them with the problems. Is this making sense? Let me scroll back down. Instagram, are y'all, y'all, y'all with me? I don't see no comments on Instagram. TikTok said, I am working on saving for land first. If it's a good— if it— it's— You working to save for land? Is it a good idea to do that first? If that's what you want to do, sure. If that's what you want to do, sure. For me, I'm not saving up no money. The money that I have, I'mma spend it so I can acquire mobile homes to get the mobile homes and just start, uh, wholesaling them or renting them out. How do we get in contact with you? Uh, Nasser, the, the best way to get in contact with me is to join my 5-day challenge. My 5-day challenge, you'll be able to talk to me directly. And I'm teaching you everything you need to know investing in mobile homes, from mobile homes on land, right? And that ain't gonna be taught by me, that's taught by a guest speaker. His name is Marlon. He's in Texas, and that's all he does is flip mobile homes on land and own mobile home parks. I'm gonna teach you how to wholesale, also how to fix and flip, because everybody doesn't need to start off with wholesaling. A lot of people have capital already. I'm also going to have— Mm-hmm. Business Credit Business Funding Princess Dior. She's coming on to teach you how to get funding so you won't be like me taking out a personal loan when I could have took it out in my business name. Okay, that's the best way to get in contact with me. And guess when that starts? That starts next Monday. And guess how much it is? $97. Well, you will get access to me live and direct. General is $97. VIP is $197. You know what? I even created a school group, so all the replays will be in there. All the replays will be in there. So everything that we've done in this free 5-week webinar series that I'm sure some of y'all have probably missed, all of that is in there too. All of that is in there too.
Mm-hmm.
Can y'all see my screen? Yeah, y'all can see my screen. Let's see, let me see if I can show y'all real quick. Let me show y'all what y'all been missing out on. Let me show y'all what y'all been missing out on. Boo y'all! If y'all are new here and you haven't been following for the past 5 weeks I have been going live every Tuesday and Thursday for free. And I created this school group and all of my general and VIP people are in this school group. I think you can see it better this way. I think you can see it better this way. And look at this. Look at this. In this classroom for the past 5 weeks, I've been going live. We've been in here the first day, we were live for 3 hours. That was the introduction. The second day we talked about business credit. The third day we talked about tax deeds, tax liens, gave out homework assignments. We were in here for 2 hours and 49 minutes.
Okay.
It gets better. I went live on an unscheduled day. That wasn't Tuesday or Thursday for my VIP people. And guess what I did? I said, come Wednesday at noon on whatever Wednesday I did this, and I said, bring me mobile home parks. I said, bring me mobile home parks that you want me to call. And they watch me call these people live on their list. I don't know if you all can hear it. What the requirement —in this park, would you all happen to also have any vacant lots? Lots like just a piece of land?
Yeah. To accommodate like a mobile home?
Yeah, we do have some. The lot rent will be in—
let me just double-check.
I called New York, New Jersey, some Florida parks. I called everywhere. We went in and called parks, okay? Day 4, we met with Marlon. We talked about mobile homes on land and my sister popped up. My sister popped up as a bonus. This is the Group Home Goat that taught me how to, uh, do group homes inside my mobile homes, right? And guess what she did to everybody that's VIP? She gave them her course for free. It is 65 lessons in her course. That is the exact course that I took.
Mm-hmm.
To start my group homes inside of mobile homes. Now she didn't tell me I could do it inside of mobile homes, right? Y'all see what I'm saying? She didn't tell me, but I was like, I got these properties. This one is vacant. Let me see if it'll work. Day 5, day 6, it was all me. Mobile home investing, more mobile home investing. Part 2, we did more tax liens, tax deeds with Lady D. Lady D is based out of Georgia, but she buys properties everywhere. So she taught us how to search these properties and pull these properties. Hope y'all following now. Then this day I did a, a live deal analysis where I walked through current deals that I'm working on. Like I said, these 5 then came in this week. Mm-hmm. But I got other deals that I'm working on and I took them through the deals that I'm working on. Do you know if your son has listed it anywhere? Like, has he tried? Is he trying to sell it on his own? Yeah, he's trying to. No, I'm helping him. Okay. And did he give you our number or did you find it on your own? I found it on my own. I let them hear, talk to sellers live so they will know what to say, how to talk to them, and also looking at Facebook as to what they should be looking for.
Hold on.
Looking at Facebook or what they should be looking at when they're assessing these properties. Y'all do understand all this was for $97, correct? Okay, but let me finish. And let me finish. Also, outside of the recordings, everybody that has come on to my platform, from myself to Princess Dior Business Credit, uh, Lady D with— uh-oh— Lady D with the tax liens, Major Payne, who you all will meet tomorrow, Antoinette, everybody has given me information. Lady D then gave me her whole freaking actual tax deed course. I don't know if I'm— I ain't gonna log into it, but gave me the course so everybody could gather this information and run with this information. So if you are just joining us and you haven't signed up, this is what you missing out on. On Saturday, I did a check-in. On Saturday, I did a check-in. Just to see where everybody was at and what everybody was doing, and I responded to everybody. Okay? Okay. So for those of you who don't know anything about what we've been doing for the past 5 weeks, we've been getting busy. I've already got 2 people in the challenge. Mm-hmm. That have went out to talk to parks and actually has a deal under contract, right? I also have someone else who her husband's friend, she found out, owned a whole mobile home park. He wants to give her 5 mobile homes for free, and I had to stop her. Okay? Because I don't want y'all getting in over your head, and I don't want you all working on something that is brand new. I don't want you to work on something and don't know what you're doing. So I had to tell her to, let's postpone that meeting till I could teach you a little bit more. Mm-hmm. Is this making sense? Let me see where y'all at. Let me see where y'all at. You're welcome. Yep, it was Tuesdays and Thursday. This is the last week. This, this is the last free week. We're leading up to June 22nd to June 26th. This Monday coming up, this Monday coming up is where we're, uh, this is for the general mission and the VIP. This is for people that paid all of that 5-week training, all of that was free. All of that was free. Okay. Dang, I missed a lot of it. And that's why it's recorded and that's why it's sitting in this school group so you can go back and watch the recordings. Because even if you were here and caught, even if you were here and was here with us live, it's still a lot of information for you to take in. And I just wanted to make sure you all had access to it. All right. Now let me get back to y'all. What questions do you all have before I tap into my next question? Y'all have any questions before I tap into my next question on this list? Do I buy in different states? Nah, I'll partner with my students. I'll partner with my students depending on the deal. So like right now I'm working on some deals here, but the deals that I got that I'm sending out I've never heard of Whittier, North Carolina. Sending that out, sending that out. Rowland, North Carolina. I think she said Whittier was near Asheville. Rowland, North Carolina. I think the lady said that was near Lumberton. Clayton, North Carolina. That's 45 minutes away. Sending that to a student. And I got one in Darlington, South Carolina. And the last person, they didn't answer the phone. If you want to learn, Jazzy, I just told you how to learn. Okay, do y'all have any other questions before I tap back into this? If not, I'm moving on. All right, how do you find mobile homes for sale? Y'all, you got to go where the mobile homes are. Who are the people in the industry that have the mobile homes at the moment? Who should we be contacting? Yes, mobile home parks. Absolutely building the relationships. But y'all, we gotta go other places like the dealerships. Have y'all ever thought about, uh, mobile home dealership? Mobile home dealership sells new mobile homes. So what do you think they do with all of the people that come to them that already have mobile homes? They need you as a partner to refer out because a lot of times they're not going to take their old mobile homes for trade-in. You see what I'm saying? So this is why you partner with the dealerships. Mm-hmm. This is why you partner with the dealerships so that they can— so that they know that you are, um, someone that will purchase used mobile homes. And since you're willing to purchase used homes, that helps them get the home sold faster so they can go ahead and get their commission. All right. Somebody else asked, how do I know if a mobile home is a good deal? What, what should I be looking for? Listen, um, you'll get mobile homes all the time. Sometimes they'll be free, but that doesn't mean it's a good deal. What you need to be looking for specifically is why are they giving you this home? What are the terms? Is it you have to have the home moved within 30 days? And if that's the case, you need to ask yourself, before I take this new house, do I have somewhere to move this mobile home? Okay, let me tell— let me tell y'all a story real quick. This happened, this happened 2025, at the end of the year. This lady was like, oh my gosh, one of my students— I won't say no name— told her, yes, I'm partnering with Nichole on this deal, this is Nichole's house, you know, da da da da da. Well, with that being said, the lady was excited and she was like, I'mma buy the house. I wanna buy the house. I'm a new, I'm a newbie investor. And she was like, okay, do you have somewhere to move the house? She was like, nah, but I'll find it. I'm like, listen, tell her she should probably find somewhere to move the house before she buy. You know, 1 1 2. Don't want her to have issues buying something and not knowing where to move it. She was like, but the mobile home is so cheap. I got the money. I could just buy it. I'mma have somewhere to move it. I told my student, make sure that you let her know she only has 30 days to move this mobile home. I have no problem giving her a list of movers. Matter of fact, here is the list for when she's ready. Do y'all know she bought that mobile home and had nowhere to put it? What y'all think happened? What do you all think happened? Hey, Daphne. Jazzy said she lost it. Somebody said Repo. TikTok, yeah, what do y'all think? Y'all not just gonna sit here and stare at me, honey. Y'all gotta talk back. I'm good for disconnecting if y'all ain't talking. So the people on, um— sorry, I didn't mean to say TikTok. YouTube, YouTube, YouTube, y'all can't just sit here and stare at me, baby. Y'all, y'all 10 strong, so you won't have to respond or we can end it. Somebody said fine. Somebody said she had to sell it, she lost it. Listen, I don't make stuff up. I let her— see, this is why I tell you all, when you have a property and the owner gives you 60 days, tell the people 30 days, right? That gives them a little bit more time, but they don't need to know that they got a whole 60 days because then they gonna lollygag. She didn't know it. I had 60, told her 30. She had nowhere to put that mobile home. The 60th day came and guess what? The new guy who bought that, uh, land came and crushed that mobile home. Nichole don't do refunds. This is where I see new investors getting caught up all the time. I asked her. I told her she gonna buy this mobile home. Yes, Nichole, she's adamant. I even said, let me talk to her. Look, you gonna buy the mobile home? Yes, I come. I'm gonna find somewhere to move to. I love you this and this, this and that. I've been following you for a while. Just because you've been following me, uh, I had to ask, have you bought a— have you bought my course? Have you done an ebook? Have you done a webinar? Something besides just following me online? Because what I put in a 90-second reel It's not everything that happens in real life. Oh my. Are y'all following me? Are you following me? I know I make it seem easy and it is easier than traditional real estate, but if you don't follow the steps, you will stumble. And guess what? This person was someone that had invested in real estate. This person was someone that had flipped houses and they, they came with, oh, I got $50,000 for this mobile home and I'm I'm like, you won't need $50,000 for no mobile home. That's a 1991, okay, 3-bedroom, 2-bath. But you do have to do proper due diligence. I got tired of talking to somebody that's not listening, and that's when I said, hey, she for the streets. She is not listening to you. No problem. And all calls on Nicole's line are recorded. Yep. Yep. I can't. I can't. And I tell you all this, I tell you all this in love. Just because you done real estate does not— it is not the same as mobile home investing. Pack, what you laughing at? It's not the same as mobile home investing. You can't just— that'll be foolish of me to just think, oh, I watch them flip mobile homes, I'mma just go out here and do it. I get so many consultation calls and questions. Of people saying, oh my gosh, I don't know what I— I don't— what should I do? I got this property right now. I could tell you another deal that somebody doing right now and they stress, and it's stressing me because like, I would rather you not book a consultation call with me that's $300 for 30 minutes. Baby, buy the course. Buy the course. Extra $200. My course is $500 and it could have saved you from making a bad decision. Just because you have the money, you don't want to just jump out there buying stuff that you don't even know what to do. Ooh, child. Anyways, I went on a tangent. Y'all got any more questions? Do you always sell or do you have tenants also? Girl, yes. These mobile homes are little ATM on wheels. I own 28 of them. I love my mobile homes. Love them. Absolutely. I got a lady that was in my office today. I had a lady that was in my office today and it was so sad. She was like, I'm begging you, could you please, please rent this house out to me? I'm living in a hotel and I've been here and I'm paying over $1,600 a month. Mm-hmm. To live in this hotel with my mama and my uncle that's, um, mentally handicapped— mentally disabled, I think. I think that's what she said. Y'all see what I'm saying? People need us to provide housing solutions. People need us to find housing solutions. Are you keeping this live up? Just got off of work. Miss Shonda, if you just got off of work I don't know if you've been here the past 5 weeks, um, but you should definitely join this, uh, this, uh, this 5-day challenge I got coming up. It starts Monday, June 22nd to June the 26th. VIP is getting 7 days with me, uh, general admission is getting 5 days. VIP is also getting access to the replays. For a lifetime, a lifetime. I told General Admission they will have access for 7 days. This has been up for over 5 weeks because I want y'all to get the information. Guess what it is? $97 for General, $197 for VIP. That's what y'all need to get into. All right. All right. I saw another question. Um, What are the cons about mobile homes? What are the cons about mobile homes, Angel? What would you say the cons are about mobile homes? Mobile homes been good to me. I made $27,000 last week off of 2 free properties, so it's hard for me to say cons. What are the cons about mobile homes? I mean, people don't like them because they depreciate on paper. They depreciate like vehicles. That's what, that's the number one thing you'll hear people say. I'm not big on equity. I'm big on cash flow. Equity don't pay my bills. Cash flow is what pay my bills. That's what me and real estate investors argue about when, when we talk about it. I guess that's a, that could be a con for mobile home investing. Out of the 6 years I've been doing this, I've only had 2 evictions. I think that's not a con. 2 evictions in 6 years, that's amazing for a landlord. A con for me in the beginning was I did raggedy. Whoo, child, you could have labeled me a S-L-U-M lord because I was using the cheapest material, so the floors was tearing up. Not even 9 months in. So I would say a con could be using, uh, cheap material when it comes to structural repair. Don't go cheap. Don't go cheap when it comes to structural. Make sure you use at least mid-grade material. And when it comes to, um, aesthetics, I go cheap. I do. So like, for me, when it comes to like flooring and stuff, like, um, I don't do rollout vinyl anymore. That's too cheap. I use the flooring that click together. I'm not a handyman. Y'all know what I'm talking about. I do that because that's waterproof flooring and I use stuff that's gonna last longer for my rentals. But when it comes to like backsplash and stuff, I use that peel and stick wallpaper that your grandma used to put in the cabinet. Mm-hmm. In the kitchen cabinet. Some of y'all grandma didn't do that, but some of y'all know what I'm talking about. That's what I use for aesthetics. That's the only cons I can think of, bro. Yes, ma'am, joining VIP, that's awesome. Liners, thank you, Zena. Where am I located? In the Carolinas. I am in Alamance County. I'm in Burlington-Graham area between Raleigh and Durham. Do you have to get licensed? Sisi, uh, depends on what state that you are in. Um, like I was saying earlier, Maryland is an A state. You don't ever have to get no license. Um, Indiana is another A state. You don't have to get no license. You have to get licensed when you're putting mobile homes in your name. Some people just choose to wholesale mobile homes, right? Right. When you start putting a specific amount of titles in your name, that's when you may or may not have to get a license. So for example, the state of North Carolina— that's where I'm at— uh, state of North Carolina says you can do 3 deals. You could do 3 deals, right, where I'm transferring my name on the title. Before I have to get licensed. Where do you buy the white trim from? The, the trim for the, the molding, I think that's what it's called, molding, that stuff, I normally get that from, uh, Home Depot or Lowe's, and I use my credit card Contact paper. There it is. I use my credit card so that I get points and then I get free all the time. Home Depot, bye-bye. Free— well, it ain't free, you get what I'm saying. But I get Home Depot and, and Lowe's gift cards. I'll rack up like 100,000 points and I'll be like, let me get that, let me get that. I just get a whole bunch of gift cards. Oh, wow. All right. How do I find reliable, not contractors? With mobile homes, we use handymen. So how do I find reliable handymen? Number one, number one place you can ask, uh, is the mobile home parks. Why you want to ask the mobile home parks? Because they have the guy that probably lives in the park. He's reliable. He can get your work done. But remember, if his first job— if his first job is, uh, he is the handyman for the park, remember, you're going to be the part-time lover because that's his full-time job. So he may only do work for you at night, or he may only do it on the weekend. So then you have to ask yourself, do I have enough time Do I have enough time to get this done? Meaning if he can only do your job on Saturday and Sunday, is 6 hours a week enough time to get your job done without you paying lot rent the next month? Typically, I'm trying to get my rehabs done within that 30-day mark. It shouldn't take a whole bunch of time to get a mobile home flip. I also don't buy um, mobile homes that's gutted down to the studs. Ain't nobody got time for that. Cowboy Carter said, I have a deal I need help on. Type the details in the chat. Uh, Dreamer said, work full-time 5 days is difficult to build your business at first on weekends. Girl, Is that a lady? It looks like a lady. I see shoulders. Um, who you talking to? Did you not hear me say I was full-time working? Full-time. I was working full-time, but I was desperate to make more money. I was desperate in 2020. I was like, it's 2020. I only want to have 2 properties. At the end of the year. And let me tell you, let me tell you how desperate I was to make some money. Hold on, I got a real cool desk, y'all. Y'all see my desk going up? It's time for me to stand up. I gotta get these last few steps in for the day. Let me tell you how desperate I was to make some money. This is how desperate I was to make money. This became my full-time lover. I was focused only on mobile homes. I had just got married. I ain't give a hoot. I was like, hey, you with me putting signs out this weekend? No? Okay, I'll be back. I put signs out every weekend. I put signs out during the week. I became the cheerleading coach at my school and I had never cheerlead. Why? Because I saw it. Because I was going to get paid a stipend and I needed the extra money to pay back on a personal loan that I knew I was going to take out. Hear me out. I didn't go nowhere in 2020. You not listening to me. I didn't go nowhere in 2020. I was so focused on fixing and flipping these little mobile homes because I had just wasted $2,000 on the course. Mm-hmm. I had wasted $2,000 on this real estate course. And from January to March, her course was good, but I was trying to flip real estate and the realtors weren't trying to work with me. They was like, we don't deal with investors. And then I had to take out a hard money loan and I'm like, what if I mess up and I don't get the money back? And then I heard about mobile homes in March of 2020 and I was so desperate to do— to flip 2 properties just so I could have some rental income that at the end, December 2020, before the year was out, I did 23 deals. I made $181,000. Wow. $181,000 by only working part-time. So you're right, some people, it ain't— you, you can't build a business working part-time. But, uh, in the words of my mother, I be damned, because I did. $181,000 I made in 2020 investing off of mobile homes. And you wanna know what's crazy? Uh, I didn't believe I could fly like R. Kelly. So I stayed at my job the second year because I was like, what if it was a fluke? So I saw the money, but I still didn't believe in myself to quit my job. So I was like, what if it's a fluke and I can't do this again? And the second year I made over $300,000 and I was still afraid to quit my job. I ain't gonna lie to you. Y'all don't understand. Before all this mobile home investing stuff. I was on Section 8 working at the school, huh? I was on Section 8 for 7 years, transferred my voucher from Virginia to North Carolina, moved here as a single mama with a girl, with a kid that was in the 3rd grade. It was just me and her. It's just me and you. It was just me and her. And I moved here to go to UNC to get my master's degree, and I couldn't pass that test. Uh, what's that test you gotta take when you're trying to get into college? Ah. It was too many questions. I went to Central and got my master's degree and I was so happy. Hallelujah. My cousin died. I was devastated. She was my best friend. And you mean to tell me I get my master's degree, I'm working in the school system and I'm like, look, I told you I got my master's degree. Y'all ain't gonna pay me $38,000 no more, right? Y'all gonna give me some extra money. And she said, actually, you weren't grandfathered in. You've only been here for 3 years, so your pay will remain the same. You mean to tell me I got my master's degree and I ain't gonna get no extra money? And all I was trying to do was to go from $40,000 a year to $45,000. I don't know why I thought $45,000 was just gonna make me phenomenal. I am every woman. It's all in me. Mm-hmm. And I was just so frustrated. I was so angry. And I was like, I just got to do something different. And I hate being told what I can't do. And my cousins in Delaware said we should challenge each other this year. And I didn't want to lose. I didn't want to lose. And I joined this challenge and I said, I want to own 2 properties by the end of the year. And god dog it, I did 23 deals. I made $181,000. And out of those 23 deals, I kept 9. So I don't want to hear nobody say you can't build no business doing this thing part-time. This is why I be getting baffled when I do stuff like, hey, come join my 5-day challenge, right? I'm only going to keep the information up for general for 7 days. This, this has been up for 5 weeks. Every recording has been here for 5 weeks and people just say, oh well, I mean, I watch you live, so I'm not going to come. Woo, child, just the, just the thought process of, I just don't know, I, I just can't do, I don't, I don't want to do it right now because I'm gonna wait and I'm gonna just save up and just till I can buy an actual mobile home. Why would you want to save up money to buy a mobile home when I said, hey, just come to the table, bring $500, and I'm gonna show you how to run a play where you can wholesale mobile homes so you ain't gotta have $10,000, $20,000, but you could go over here and I'm gonna show you how to help somebody else sell their mobile home, make money, and now you didn't have to save. You just hit a lick off of one deal. It blows my mind. It blow— it, it really blows my mind. But I'm probably talking to myself, so I'mma stop. Any questions before I end? Hey, Jaime! Y'all, my boyfriend up here, it's his birthday. Hey honey, happy birthday! I miss you. Where y'all questions at? I'm looking now. Yeah, yeah, get free houses. I got 2 free mobile homes. I didn't get them last week, but I sold them last week. Made $26,500. And, and, and what, you know what, like my mom said, what the young people say is no cap. I literally posted the receipts in the bank. I'm in the bank posting the receipts. So, so, so, so yeah. Okay. Content creator said, I found— I can't see her whole comment. Angel, can you unpin it? I found mobile homes for really good prices, but how do I get around them screening my What are you trying to say? How do I get around them screening my applicants? Ayanna wants to know, she finds homes for good prices, but how do you get around them screening? You want them to screen your applicants. What you trying to say? I'm, I'mma answer how I think you trying to ask me. I feel like you trying to say, hey Nichole, I don't want to be on the application. I want my people to be on the application. I'm gonna tell you this, I put my name on the application. I put my name on the lease because my relationship is with the park and I screen my people before they come in. I screen my people before they come in because I want to make sure I have good tenants. Like I said, in 6 years I've had 2 evictions. Um, and then let me read it one more time. What else I think you're saying? I found mobile homes for really good prices, but how do I get around them screening my applicants? I'm transparent with the park. Uh, don't be like some of these, uh, shysty investors that don't tell the park what they doing. That don't do nothing but cause confusion, and you don't want to put somebody in a situation where you being shysty and then they getting to end up getting evicted out of the park. Now you got a homeless family. That's what I'm assuming you saying. Okay, hon, that's what I'm assuming you saying. If I'm— that's not what you're saying, put it in the chat. Uh, Don, can you come on the live? Don, where you at? Where you at? Come talk to these people. Where you at? When it comes to wholesaling, how do I get buyers? Um, how do you get buyers? All right, so this is what I do. I— oh, should I tell y'all this? I'm gonna tell you the simple way. What else? What the way I'm getting a buyer for a mobile home that I'm having trouble selling right now because Facebook is trying to block me. I'm gonna say that for the people in my challenge, okay?
Because I got to work around.
But let me tell you the simple way. The simple way to find buyers is we post our properties on Facebook Marketplace. We post our properties on Craigslist. I even give my park managers a cut. Hey, I'd be like, hey, listen, you know, I got this mobile home. Thank you so much for telling me the application process. Thank you for, for printing out the application process. I got you, right? I got you. With that being said, with that being said, if you send little Susie over here and she buy it, I'll be glad to give you a referral fee. And I make sure I say what my referral fee is. Some of my students are cheap and they'd be like $300, but I typically start off with $500. All right, Don, I see you. Don't leave me. How do you wholesale a mobile home if you don't have the comps? Faven, that, that, that is— we covered that last week. Join my challenge for $97 and, and then I promise you it's in here. Okay, we— I had a whole class on comping mobile homes because mobile homes don't have an MLS. What it do, sis? Hey Don, I can't see you. Where you at?
Let me see here. Let me see what I got.
Where you at? Who's on that song? Jennifer Hudson. Hey, Don.
What up, what up, what up, sis?
How you doing?
Oh man, I'm great, I'm great. Having a great day. How you doing today?
I'm doing good. Come talk to the people for me, please.
No, I'm, I'm listening and I'm seeing, and obviously, you know, I've been around these people.
Don, you frozen. I don't know if you can hear me, but you frozen. Uh-oh, Don, you frozen. I can't— if you talking, I can't hear a thing. Mr. Carter, you say you have 3 mobile home parks in Georgia wanting to learn more. You own 3 mobile home parks, is that what you're saying? Is that what you're saying? You got 3 mobile home parks? What do you need more on? Because I got the investors in Georgia, and just by you commenting that, people gonna come in your DMs. But ignore them and let me send you some of my vetted students that are in Georgia that can get you right. Uh, Double Six Figure, cut your stuff. He said throw some hot water on Don, he frozen. I'm weak. Ah, let's get back over here. Let's get back over here. Uh, let me see. Oh, look at y'all on TikTok. Oh, YouTube, we lit! We got 12 people, YouTube. Forget the— forget the 50-something people on TikTok and the 37-something people on, uh, Instagram. We lit! What y'all got over here, uh, YouTube? What y'all talking about? Do you mostly buy and sell or hold and rent? It depends on how much money is in my bank account and what current rehabs that I'm working on. Okay. So for an example, my last rehab— Don, I'm gonna kick you out and add you back in. How do I kick him out? Okay. He'll come back. All right. Uh, do I buy and hold or do I— do you buy and sell or hold and rent? So typically it just depends. I like to keep my bank account at a certain amount, right? So outside of my rental income, I know how much extra I want to have just in case a good rehab come up. So I am very bad for— and I'm not gonna lie, I want to keep everything. Everything when it comes to mobile homes, especially when I get them for free, I'll be like, oh, I can keep it because I got a part right now that I'm helping with Enfield. So he'll pay for the move of the mobile home. But I realize I can't keep everything and be doing rehabs at the same time. Right? Right. So what I'll do is I'll say, okay, the next two I'll wholesale, I'll wholesale, get cash in. Use my credit cards. Pay— listen to me, use my credit card to pay for the rehab, and then I'll get the cash from the wholesale to pay off the credit card. And the reason I use the credit card, because I told y'all, we getting ARAT money over here. I live for these. I live for getting points. So it's a system. See, this is the thing, y'all. This is the thing. A lot of the questions you all are asking is because you don't have systems. You gotta have systems in place. Um, it's one guy, he come on my live all the time. I don't see him up here, so I'm gonna talk about him. Bless his heart. He's like, because of you, I, I can close, I close a deal. He did. He's closed like 3 deals coming to my live. He's been following me for like 2 years. But y'all gotta have systems or you'll only be closing the deal here and there. You won't have a constant flow of cash. You have to have systems, and then you have to diversify, right? You cannot wholesale everything. I ain't gonna look at the camera because there's a couple of my students here commenting, and that's all they be doing is wholesaling. And I try to say, just in case a storm come, you want to have that residual cash flow coming in, right? You want to have the residual cash flow that's coming in So just in case something happened, you got money in the bank. Shorty, what you think? I hope this is helping y'all because I had an 8:15 meeting that I'm late for. So when I look up, I pray that y'all got comments to let me know that this is helping y'all and that I'm not wasting my time by missing my 8:15 meeting. Okay, so you want to diversify, diversify, and you want to have different strategies with investing in mobile homes. So your money just won't be stuck in, oh man, I ain't got no deals this month, so I ain't made no money this month. Can I look? YouTube said when you say a license— oopsie, my bad, TikTok. YouTube said, when you say license, do you mean get an LLC? No, that's not what I mean. When I say get a license, I'm speaking of every state, every state. Look, this, this is also in my— this is also in the school group for those that are in my challenge. That's only $97 for general. But when I say Certain amount of deals right here. 50 States Dealers Guide. Every state has an amount of titles you can transfer, right? Titles you could transfer in your name before you have to be licensed. Before you have to be licensed. Woo! There it is. Well, I don't know why I can open it, but I promise you it was there. It's a dealer's guide there that will show you exactly, right? Not talking about whole, not talking about wholesaling, but for those of you that wholesale and you're like, woo, I'm ready to now pipe it up a notch, right? Right. Transferring titles in your name so you can actually keep the property and just know that titles are gonna look different. All right. So this title— let me cover up these addresses. You see how this title look? This title is a 1995 mobile home. This is a 1995 mobile home title, whereas this is a property I acquired. This mobile home is a 1986. That's what I love about mobile homes. Y'all want to see something? This mobile home had a lien on it. Guess how the lien got removed? By somebody writing 9/15/1997, the name of the finance company, and signing it. I lie to you not, when I went into the DMV, she was like, oh yeah, this is the mobile home. It has a lien on it. I see it in the computer, but it's clear. I said, how do you know it's clear? She said, because of that right there. I said, but what is that right there? She said, They put their information up there. I said, and this is my girl, this is why I said it to her, I said, how you know I ain't sign it? She said, the world will never know. Mind blown. So I'm like, you telling me this? I'm just showing y'all, just, just follow me. I'm just showing you how loosey-goosey mobile homes can be. Are y'all, y'all getting what I'm saying? Y'all not getting it. This is for the person that asked earlier, um, why mobile homes over anything else? Because again, it's just, it be a little loosey-goosey. So you mean to tell me if this title right here had a lien on it right here, and somebody put John Hancock, the name of the finance company, and the date. That's it. It's clear. And she was like, uh-huh. I said, no special sticker, no special stamp? She was like, mm-mm. I said, well, I'll be. Now, I ain't saying I'm bold enough to make no stuff up, but I'm just saying. For those of you who love that little Carisha song, that's all I'm saying. I was just shocked that it was just that simple. Anyways, um, somebody asked me where is the school group. When you join the challenge for either 97 General Mission or VIP 197, we automatically add you in here. Here. You could get access to contracts. You could get access to the contracts. I even— not only do I give you the contract, I know y'all probably can't see my computer, but I also filled it out. Damn it, you can't see that one. But this is the blank one, but I promise you could click on it. Um, I filled it out so you would know what goes in every single spot. I have interviews I've done in here with park owners, uh, acquisition guide, a playbook. Everything is in here. My girl gave her a tax course. Antoinette gave a checklist. All of this is in here for $97, $97, and the $197. And remember, we don't start until next Monday. These 5 free weeks, this is where all this information came from. This is just the free stuff that we gave and we recorded it and put it inside of this community. Okay. Y'all know a student bought this for me. She was a, uh, Miss Jennifer. She bought this thing for me. That's how I know my students love me. This thing was $900. We were just talking and I was just like, I seen this thing on TikTok, sure would be nice, da da da da. And we just was talking and the next thing I know, y'all, she asked me what was my address and she sent me this. She's also made $100,000 plus. She's in California, different market over there. But for somebody to buy me this, I wouldn't— when I want willing to spend $900 on myself, that means a lot to me. Miss Jennifer, what questions y'all got? What question? Okay, what questions? I see Miss Digital Products Bay say, I'm confused, so we pay then we get in the community? Pay then get in the community? So let me explain it to you. For the past 5 weeks, every reel that I've talked about, I've been doing a 5-week free webinar series where I've been teaching. I've had somebody come in to talk about mobile homes on land. I've had someone to come in to teach tax deeds, tax liens, how to get mobile homes on the tax deed list. I've had another speaker come in, Princess Dior, to talk about how to fix your credit with AI and to get business funding. I talk about wholesaling mobile homes. And I also have a very popular YouTuber. He is amazing, uh, uh, uh, financial strategist. He's coming on tomorrow. That has all been free. The past 5 weeks has been free to lead up to our 5-day challenge that starts next Monday, right? So everything that has been free and valuable we just recorded it all and I put it inside of this school community. So to get access to this community, you don't pay for it. You don't pay for this, but it comes with whoever buys the general ticket for $97 or the VIP ticket, that's $197. And what comes with that is the replay that everything we've done for the past 5 weeks, all the homework assignments, all the contracts, the templates, courses, the classes we went over, the Lynette, the group home course, she gave that as well. But the actual challenge starts this Monday, June 22nd. And what comes, like I stated, what comes with that is the replays, the general get 5-day access, homework, uh, 7-day replay access, access to the school community for free. The VIP get all of that plus an extra 2 days with us, plus an extra 2 days with us. Okay. And, um, Lynette is going to be teaching the group home. And then if you purchase the VIP, you're not in the school community yet, send me an email support@nicholebriscoe.com. Nichole Briscoe has an H in it. Any other questions? YouTube, what y'all talking about? Mary on YouTube said, is it $97 a month? Is a one-time fee of $97 for the challenge that we're having that starts next Monday, June 22nd through June 26th. That's the 5 days in VIP. They get an extra 2 days. Y'all been talking about this for the past 5 weeks. I've been saying, comment ready, come on in for free. The past 5 weeks, everything has been free. We just added all the recordings and done bonus classes and everything and put it all inside the school community so y'all can find everything here. All right. What other questions? Do you plan on ever buying land and putting more mobile homes on it? I buy land that has mobile homes on it. So far I've done 4 mobile home land package deals. I have made one deal, I made $60,000. Whoo, child! And that was a wholesale deal, but it was a wholesale deal where I put the deed in my name for like 2 days and then I transferred it to the buyer that bought it. I made $60,000. I was shooketh. Okay. Uh, Eric said, after the 7-day challenge, are VIPs still able to ask you questions to get help? Yeah, if you sign up for mentorship, absolutely. That's why I say this is the time now. Again, this was, this was only supposed to be available for the general mission for 7 days. It's been in here for 5 weeks, all of the information, purposely. So you all can go rewatch and review. All right. What about if you purchased the course before, can you be a part of the community? Absolutely. If you pay $97 or $197, you can be a part of it. You can jump right on in. 757 girl, where you from? From Portsmouth. Anybody else? Where do you get your funding? In the beginning, I did, uh, personal. Credit. I did personal loans, but y'all, please don't do that. You don't have to do personal loans. If you got $500 for marketing material, you'll be good. You just gotta be consistent. All right. I think I answered everybody. 757, what am I missing? What are you asking? Thank you. The link is in the bio to sign up. I never said that. Thank you, Angel. The link is in the bio to sign up for the challenge that start next Monday. I'm super excited. My Dreamer, I just answered that. The link is in the bio to sign up for the 5-day or 7 days, whether you sign up for General or VIP. All the information is in there. If you sign up tonight, trust me, we'll get— my team will get a notification and we'll get you added in the school group tonight, but please make sure you all watch the replays. Don't speed through it, don't skim through it. Um, if you sign up tonight, I'll make sure you get access to all the courses that we're giving. Everything is in here except for Lynette's group home course that came free with the VIP. I'll make sure you get that as well. Okay. Oh, come on. Don said, if you run from the work, you might as well hide from the money. Money. Somebody write that down. If you run from the work, you might as well hide from the money. Thank you, Don. I appreciate it. Don, is your internet not working? I wanted you to come on to the talk to the people, but I guess you're busy. I guess you're busy. All right, all right. Uh, let's see. Ray said, how do you find good contractors? Ray, you might be a little late. We don't use contractors, we use handymen. We want to use handymen. Johnson said, do you, do you need a special license to sell multiple mobile homes per year? Jody, you was probably late too. We covered that 3 times. In, in, in my challenge, I answer that question. I even have a document I created for all 50 states, but I'm gonna answer your question. Every state has a limit. Okay. State of North Carolina, I'm in the state of North Carolina. It says I can only do 3 deals technically per year, technically per year without a license. That means if I transfer the title in my name, I can only do 3. Okay, in my name. Let me see. Handyman is cheap later, brother. You already know. Where you been at? I haven't seen you up here in a while. Don, don't be freezing.
Okay, am I— am I— I'm good now.
You good.
Ain't got to throw no water on me no more.
What's up, brother? What up, sis?
Hey, up here having a great day, man. Good. What you doing? Yeah, I see you. I see you doing charity challenges, giving away all this good stuff for $97 and $197.
Come on now, it's worth way more than $197, dog. Listen, I want to help my people. I feel you, sis.
I feel you. And I want to talk to those for a minute that's on the fence, that's asking questions. Right, because you gotta realize, like, there's— so I do mindset coaching for people, and there's 4 aspects of this right now that are blocking some of you, okay? And it goes in order, and it doesn't matter if you're doing mobile homes, group homes, residential homes, it don't matter, right? This is the same for entrepreneurs across the board, no matter what. The first thing, it starts with hesitation, and hesitation is caused by fear. Fear of success, fear of failure, fear of the unknown. Fear of seeing other people doing it and you not succeeding at it, you know, the way that you want to. And the other part of that is what most people have is fear of public humiliation. That's where you tell everybody that you're going to do something, you go out to try to do it, then you don't do it, and then they're asking you how it's going and you're humiliated to even talk about it.
Mm-hmm.
Now, if you're able to bypass and get over that fear, then comes the next fear, which is imposter syndrome. Right. Every entrepreneur that I know, every entrepreneur that I work with, that I've coached, they all have a version of imposter syndrome. So I just want to identify exactly what it is for you so that you know and you can understand when it's coming up subconsciously. Imposter syndrome is the gap that you're in when you are no longer the version of yourself that you used to be, but you're not yet the version of yourself that you're working towards. In that gap, that gap is filled with imposter syndrome where you know that you are going towards the things, you know that you're doing the work, but however, you still have that voice coming up in your head telling you that you're a fake, you're a fraud. You're out here telling people that you flip mobile homes, that you wholesale mobile homes, but you don't really feel like it yet because you don't yet have the results of Nichole Briscoe. And so what do you do? You start to hear that voice in your head. I call that voice the judge. And every last one of us has a judge within us, and that judge is only there to prosecute us. It's not there to acquit us of anything.
Mm-hmm.
And so that judge starts to come up and starts to remind you of all the times you failed, all the times you started something and didn't succeed, all the other people that are further ahead of you, all the timelines that you've been on when you've told yourself you were gonna hit something by this time and then you didn't hit it. It comes back and it keeps a vivid memory of that. And when you are in that gap between who you used to be and who you're going to be, imposter syndrome starts to come up. Now let's say that you're able to get past the imposter syndrome. You're working past it. You're pushing towards continuously becoming who it is that you're supposed to become. Well, then doubt— and not doubt from you, doubt from faces that you trust, doubt from family members, doubt from friends, doubt from other acquaintances. Mm-hmm. At this time, because they see that you got a little bit of motion, but they don't have it. And so what they start doing is that they start throwing their proverbial ceilings of what they can't reach onto you. Why? Most of these people grew up with you, right? Most of these people are also a product of the environment that you came from.
Mm-hmm.
And so they don't see you being able to do it because they don't see themselves being able to do it. And so what they do whenever they see you start getting a little bit of motion is that that internal ego and jealousy that they have within in them starts to rise and creep up. And so they start doing little shit like, hey, how your little business going? Don't call my shit little by nothing, all right? Don't, don't, don't, don't call mine little. You make sure if you're gonna say it, you either say big or you, you, you, you don't put any adjective at all in front of it, right?
Yep.
So when these people start to doubt you, you inherently do one of two things. You either rise above it or you start to doubt yourself. Even though you know that you're making moves. So if you are able to then get past those 3 things, right, the hesitation that's caused by fear, the imposter syndrome that seems to rear its ugly head, when you get past that, the doubt that starts to come up beyond all of that, when you're able to get past those things, now we have the 4th one. That's going to potentially rise and start to show up in your life. And when we get to that fourth one, that fourth one is not necessarily tricky, but it's the pressure test, right? It's the pressure test. Now you're going to have some motion, you've got business going for you, but now it's not necessarily easy, right? It's not easy anymore. You're gonna go through— Let me— I'm gonna tell you something that a lot of people in the business world don't wanna necessarily say. Out loud. It's gonna get hard, okay? It's gonna get hard. Not might, it will. There will be a day in your mobile home business where you will have a difficult deal that you're dealing with, a difficult seller that you're dealing with, you're not closing on time. You're going to have all of these problems, and guess what? They're all going to be happening at the same time.
Hmm.
At the same time, all these things are going to happen, and in that moment, the only thing that will determine whether your business survives is not your systems, not your training, not your certification. It is the quality of your thinking under pressure. That is what Nichole has. That's what I have. That's what Ned has. That's what every last peop— every person that you see come on lives with her, we have been able to have a quality level of thinking under pressure. Now guys, once you get past all that, I need you to understand something. You deserve— you'll see at the table, right? You're no longer asking for permission to get to the table. You understand the fact that you deserve to be at that table. Every table I sit at, I know I deserve to be there because I bring value to that table. And you have to realize as well that when you get to that point, you have value as well. You've gotten past the hesitation and the fear. You've gotten past the imposter syndrome. You've gotten past the doubt of naysayers, and you've performed under pressure. So I need each of you here tonight to understand that you You deserve a seat at the table if you can get it, if you can get there. Now, here's what I don't want people to do, because I've been a part of many challenges, guys. I spend probably 6 figures a year on my own personal development through my life coach, through my business coaches, through other people that are in my life that I feel that the value that they bring deserves a paycheck, and they feel it as well, feel like that as well. So let me tell you something about this.
Nichole Briscoe.
Nichole is not your guarantee. Nichole Briscoe provides you the opportunity to go get what you want through what she has learned, the painstaking mistakes that she has made, and she gives you an opportunity to skip past some of those mistakes. So this is what I want all of you to say to yourself: I'm the guarantee. I'm the guarantee in anything that you start with, in anything that you go through, in anything that you're doing. You got to understand, not a coach, a guru, not a mentor. None of those people are the guarantee. And if you go in there thinking that they are, you're going to be sadly disappointed when you don't get the results you want because you bet on them and not on you.
Good gracious.
I'm the guarantee. And the moment that you start to pick up the mindset that you're the guarantee, you're going to be like the Men's Warehouse. You're going to like the way you look.
I like— you got my mama in the background tripping. She said, I like that boy. I like him. So I am the guarantee. Wait, say that again. I'm the guarantee.
You ain't the guarantee for them. That ain't the guarantee for the people in the group home industry. Pace ain't the people for the guarantee. I get the guarantee for the people that's going from sub to in creative finance. I'm the guarantee.
Wow. How many people believe that you are you are the guarantee? How many people believe that you are the guarantee? And I'm, I'm being serious. It's so, if you doubt yourself, I get it. I've been there before. But do anybody actually believe that they are the guarantee? I got 2 people on TikTok. Nobody on YouTube.
Hey.
And Instagram, I don't see nothing.
Nichole, they believe in your ability more than they believe in their ability.
Nah, they probably just putting Ray Ray and them to bed. I believe in them. You good.
You gotta know that you deserve to sit at whatever table that you're trying to sit at, right? Guys, this, like, you gotta realize, like, out here is the land of effect. The land of cause is up here. You create what you want. You create the lifestyle. You create the world that you want to live in. You create your desired reality up here. And then at that point, it happens on the outside for you. It don't happen in the— on the outside and then you react internally. But most people think that. That's not the case at all. Everything that you want, everything that you desire, good or bad, starts up here in your mind.
Yeah. Yeah.
That's why I do mindset work, because I understand that there is no amount of entrepreneurial success that's going to come without the right mindset attached to it. None at all. This is the catalyst for everything that you want to do, everything that you say that you desire. It starts up here. And the moment that you start believing that, you start to audit your thoughts, right? I will stop myself mid-sentence in my head. If it's, if it's starting going down to negative thought. And I hear all these people that say, you know what, I'm gonna try, I'm gonna try, I'm gonna try this. Oh, you know, if it— and guess what, let me tell you something. I, I, when anytime I hear somebody say try, I already know they're giving themselves the first out. But so try is not in my vocabulary because let me give you my definition of trying, right? So I don't believe in trying. I believe that you're either always doing or not doing, right? But you're doing on 3 different levels. You may be doing above the level that you think you're capable of. So if you think that you're capable of a 90, but then you get into a flow state and you're operating at a 95 that day, you're doing above the level that you think you're capable of doing. Now there's the other days where you're doing it at the level that you think you're capable of, right? If you think you're a 90 and you're operating on the 90 that day, that's the level that you're operating on, and that's cool too. And then there's the third level of doing, what I like to call half-ass doing, where you're not— you know that you're not doing it at the level that you could be doing it at. And half-ass doing is what I call trying. And so for that, we need to understand, understand that if you say that you are going to try something, you are committing to half-ass doing it. You need to come in here and say, I'm gonna do this the entire way, I'm gonna do it full out, I'm gonna do it either at or above the level that I feel that I'm capable of doing. And the moment that you're able to release try out of your vocabulary and understand that you're only doing always on one of three levels of doing, you're going to start checking yourself on what level of doing that you're doing it all. Anything else is unsatisfactory to you and for you. Guys, go ahead and create the world that you want. You know what I'm saying? It even said, and you're going to have to renew this up here, even says it in different Different scriptures say it. I'm gonna go— I'm gonna tell them some scripture to back this up for just a minute from two different religions, you know. Like, in the Christian— in the Christian faith, it says, be not conformed to this world, but be transformed by the renewing of your mind, right? When you go look in the Quran, the Quran is going to say Allah will not change the condition of man until man changes himself.
Mm.
All of this is inner work. All— I, I can dance with the best of them, but I read spirit scriptures and spiritual texts from all different all different backgrounds and faiths, because I want to know what they all say alike.
Mm-hmm.
And all of them talk about the renewing of your mind. You can go to the Hermetic principles. Hermetic principle is going to tell you as above, so below, as within, so without. So you got to know they're all telling you the same thing. They're all telling you the moment that you get control of your mind and you start to dictate to it what's going to happen instead of letting it dictate to you what's going to happen based on past experiences that didn't go the way that you wanted them to go, it's not until— that moment that you make that transformation, that life will start going the way that you want it to go. You gotta believe in you, dog. You the guarantee. You are the guarantee.
I'm the guarantee. And if I say I'mma try, that means I'm already going into it with the half-a approach. Thank you. That's what I picked up from you tonight.
You got it.
I also picked up from even— you say I'mma give it to you in two religions, and they both say the same thing. If I say I'mma try to do it, that means I'm already half a knowing that I'mma do it. I'm trying to stop, I'm trying to stop cussing too, Don. I'm getting better.
Oh, that's, that's— One day, one day. I'mma pick them up for you, don't worry.
One day at a time, one day at a time.
And you know, that's so crazy, people, is I, I curse at post scriptures sometimes in the same sentence. We—
Somebody on TikTok said, is that Don Rich? You know it is. Listen, I just feel convicted too because— oh Lord, I hope ain't nobody up here from my church. Somebody asked on Friday, could we be at church by 9:30? And I was like, that's 30 minutes early. I said, I don't— I'll try, because in my mind Jesus, I'm sorry. Dang, I, I said it too. I was like, I mean, I'll try. It's kind of last minute, just knowing I just want to lay down just a little bit longer.
You ain't have no intention on getting out that time.
And, and pulled, and pulled in at 9:48. Lord forgive me. You just, you just— I don't know if anybody else got it because because it's pretty quiet. We, we got— we 36 members on TikTok, 21 on Insta, and 13 on YouTube, and everybody is pretty quiet. So I don't know if this touched the people like it touched me, but I want to—
You hear my mama?
Obviously my mama not stopping cussing anytime soon. What'd you say, Mom? Come tell him, come talk to him. He gave her about an ass whooping. I mean, hey, it is what it is. It make you think. What you get from the night, Mom? She back there, she back here like this. This— thank you. This, this, this, this was good for me. If I say I'mma try to do something, I'm already going in with a half-ass approach. I am the guarantee of my success.
That's it.
I am the guarantee of my success. Double Six said he call, he calling the church on me. Let me get up outta here. Listen, I love y'all. I really want y'all to succeed. I'm not gonna lie. This was the first time I've ever done a 5-week challenge, excuse me, a 5-week webinar for free to get people in to get the information. And it's only really because I I want to see people win. I want to see people win. Like people like— that's Ruthie, B Squad. What I love about Ruthie, y'all, B Squad, she lives in a part of North Carolina. Don't quote me, I think she like 2 hours away from me. That girl has been trying to close the deal for over a year and she just won't quit. She's busy, she's mom, she's married, she's a full-time electrician. Mm-hmm. But when I say she is really working her A off, she is working her A off. And in this business, that is what you have to do. You have to be consistent. You have to be consistent.
Yeah.
Ruthie has signed up for my challenge. She ain't done mentorship yet, but she has signed up for my challenge, and I know Ruthie is going to close a deal. I know she's gonna close a deal. I know she's gonna close a deal. All it takes is consistency, y'all. All it takes is consistency. So, um, for those of you that just joined us, the— for those of you that had just joined us, I have a 5-day challenge coming up. We've been going at it for the past 5 weeks. Um, I'm going to have this challenge starting next Monday through June 22nd through the 26th. I'm going to have a speaker on from Texas. He does mobile mobile homes on land. That's all he does. He also has mobile home parks. You're gonna get me teaching you all how to wholesale. I'm also going to teach fixing and flipping because you all need to know. Uh, I'm going to have Lady D come back to teach more about tax deeds, tax liens, how you can acquire these mobile home properties on the list, how to find them, what's the difference between a deed and a lien and a tax certificate, which I did not know. I'm going to have Mr. Payne on. A lot of you all know him from YouTube. He has a very large following on YouTube. He is going to help us about our business assets. A lot of people be like, I got an LLC. It don't mean nothing if you don't know how to strategize it the right way. And And last but not least, y'all, last but not least, we are going to have Princess Dior, who's going to teach all about business credit and business funding, but she's doing it with AI. For those that were on these past couple weeks, the AI prompts that she gave, it is uploaded in our group. This right here is Magic Don Juan. This is Don Rich, y'all. He is a motivational speaker, but he is an action taker. He actually, um, he does real estate. He's on group homes. He has a mental health agency.
Mental health clinic here in Dallas.
He owns a mental health clinic. He's in Dallas, Texas. And y'all, I met him off the internet. Some of my closest friends— y'all see me with Lynette, Andrell, Don— I met these people off off the internet, y'all. I met these people off the internet, and I'm just so happy to have them. I'm telling you all that because I don't want you all to stray away from or be afraid to connect with people that you don't know.
Bitch.
It's just as simple as that. Me and Don was, uh, in the wedding, walking down the aisle, cutting up, cutting up, cutting up, and then he pulled me to the side to hold me accountable. Like, "Hey, did you do what I told you to do?" Because that's our job as friends. Like, it ain't— like, we need to hold each other accountable. We have to hold each other accountable to our goals. Me and my sisters, me, Andrea, and Lynette, we meet every Monday at 8:30 Eastern time. Lynette is in Texas, Houston, so it's 7:30 her time. We've been doing that for the past 2 years. Mm-hmm. Right? And we have goals for the year. But guess what a year is for us? You know it, Don, don't you?
12 weeks.
There it is. 12 weeks, a quarter. So right now we're coming at the end of the year. We're coming at the end of the year. And I had 3 goals for this quarter. I had 3 goals for this quarter. So today I had to come in here and we meet every Monday to make sure that we're staying on task. We make sure that we're staying on task with what we said we're gonna do. So like last week I said I was gonna do 7 reels. I was gonna do 7 reels and I was gonna upload more documents in my challenge. And that's exactly what I did. That's why you saw the beautification of all of these colorful little things. I just made it look, made it look nice. The information is there. All of the recorders is there, but it just looked pretty bland, right? I have to make sure I meet my goals, and my sisters will say, well, you said you was gonna do 7 reels, but I see you only did 4. I didn't— you know, we hold each other accountable. They were strangers. Imagine, imagine being accountability partners with strangers and looking stupid coming to the meeting saying, I ain't done nothing. Nothing. See, you can play that mess with your best friend because you and her done tried a weight loss challenge before and you left and it didn't work. Partner with strangers. Why y'all think I got this desk I showed y'all earlier? I got this desk that keep going up and down, down. Can you hear it?
That's some new toys, huh?
But listen, because I partner with strangers on the internet, on the app. They in New York, Maine. I don't know these folks, but I'm not gonna let them beat me. So I stand up to get extra time on my watch, right? I walk with strangers because I already tried to do a walking challenge with my family members and it's always just me. So I'm partnering with strangers. And now today I already walked 4.5 miles because I'm pushed by other people. Is this making sense to anybody?
Mm-hmm. Absolutely.
Is this working, y'all? Partner with the unknown.
Yep.
Partner with some people who don't know you, but you gonna feel stupid to come to the meeting like, nah, I ain't do it. Because that's exactly how I found my girls. And even though we was— she was getting married that week, guess what? We, we never miss a Monday at 8:30. We never miss a Monday at 8:30. We take accountability serious, y'all.. And I hope you all do the same. Y'all have a good night. I look for all of you all on the last week of this 5-week webinar series tomorrow at 7:00 PM. The link is in the bio. The paid challenge starts next week. Any information you need, the link is in the bio. Lee Fair on YouTube said, how do I join your challenge? The link is in the bio. Don, you got any closing words before we get out?
Yeah, stop trying. Nah, I'm joking, I'm joking. But on the real, guys, you know, understand this: you were born to be a creator, right? You were born to be a creator. You were born to create the life you want, the lifestyle that you want, the people in that life that you want. Understand that. And I need y'all to recognize that. I'm gonna go— but since you're going to church, I'm gonna go back biblical with it for just a second here. You know, the very first thing that God told us about himself was in Genesis 1:1: In the beginning, God created. He let us know that he's he's a creator. And 25 verses later, he let us know that you're a creator when he said, let us make man in our own image and likeness. Understand that you were meant to create the life that you want, not for it to happen, not for you to inherit it, for you to create it. And you create by thinking and doing. Thinking and doing, right? So what if you— if your thinking is not aligned with what you feel that you should be at right now, you need to realign that thinking. You need ask yourself, why am I thinking this way? You need to look for evidence that you can do it. And let me tell you this as well. I don't know how many of y'all play baseball, but if you know anything about baseball, to get into the Hall of Fame, it only takes a .300 batting average. That means that person struck out 7 times out of 10.
Mm-hmm.
So if you're looking at your life, right, and you think that because of where you grew up at, because of the environment that you came across, that somehow you were stifled and cannot do what it is that you want to do. Let me give you another statistic. You are batting 1,000 when it comes to making it past your worst days in life. The fact that you're on this live right now lets me know that you have made it past every day that you considered the worst day of your life. So there is nothing that can stop you. You're batting 1,000.
I am the guarantee. Thank you, Don. I ain't trying no more. No more. I ain't trying no more because you told me trying mean that I'm half-assing my stuff. I'm not doing that no more. I appreciate you. Y'all have a good night. See you tomorrow, 7 PM Eastern. Link is in the bio. Bye, y'all. Yeah, he's really
