Welcome to Mobile Home Mami Channel

Nichole Briscoe, the Mobile Home Mommy, walks through how to start mobile home investing. She shows a student deal: a $1,200 purchase sold for $15,000. Her homework: search Facebook Marketplace for manufactured homes to learn pricing and find sellers, then approach park owners with contracts.

Hey, TikTok, Instagram, YouTube, how y'all doing? What it do? Hey, y'all. Let's get into it. Hey y'all, how's everybody doing? I didn't go live yesterday, so I said I was gonna go live today. On a scale of 1 to 10, 10 being amazing, how are you all doing? Hey T Lindsey on YouTube. JJ said they doing super sweet. Sweet P on TikTok said hey. She says she a 10. I see a 7 on YouTube. Jack said hey. Becca is a 7. Shorty is a 10. A 10. Hey y'all. All right y'all, listen. Hey Tawana, Miss Chapman, that's one of my mentees. Y'all look, y'all, we got to talk. We gotta talk. If I don't— if I get inboxed one more time about why would I be buying these mobile home properties, if you don't know me by now, y'all, why would I not buy these mobile home properties? Hey Stacy! Stacy, come on live! Yeah, maybe y'all need to hear from somebody else. Stacy may be busy. Why would I buy these mobile homes? Y'all, mobile— let me tell you about Miss Shirley. Miss Shirley is a student in Illinois. When I get done, I'm gonna make a reel about her today. Miss Shirley is somebody's grandmother. Miss Shirley got a mobile home today or yesterday, uh, I don't know when she got it, but she sold it yesterday. She got it for $1,200 and resold it for $15,000. Now I'm going to show y'all the video and the picture. She sent it to me yesterday. Like I said, this is somebody, uh, meemaw, nana, grandma in Illinois and Indiana. Never met me, didn't have to meet me for me to teach her how to close a mobile home deal. Y'all better jump into these mobile homes because the money is there. I did the math with her. She made 1,250% ROI on her money. She paid $1,200 for the mobile home and turned around and sold it for $15,000. What, what real estate investor do you all know getting numbers like that on properties. And the flip side is, not only is she making money, guess what else she did? Guess what she did? She just made somebody first-time homeowner. A lady with, uh, some ch— a lady, a single mom with some kids, okay? She just made somebody a first-time homeowner. Who's buying houses for $15,000? This is why we— this is why we invest in mobile homes. The return is crazy. So everybody that's here now, when I get off of this live, I want y'all to look at this reel I'm gonna make today of Miss Shirley. And, uh, the deal was either in Illinois or Indiana, one of them, okay? I want y'all— I want y'all to pay attention to that reel. And like I said, she's somebody, uh, Grandma, Meemaw, Nana, out here closing deals left and right, not making no excuse. You know what I also love about Miss Shirley? Miss Shirley's house, um, burned down this year, y'all, and she's still ticking. She is still ticking. See, when you invest in mobile homes, life will definitely come at you. Things are going to happen. But Miss Shirley has that endurance where she's like, I gotta stay consistent. So she's still closing deals throughout her ordeal. That just touched my heart because she, she sent me the message and I ain't see it till a little while ago. Anyways, for those of you that are new here, I am Nichole Briscoe, AKA the Mobile Home Mommy, and I invest in mobile homes. I love it on this side of real estate, and I planned on staying right here, right here. Typically I'm live, uh, Monday night, 7 PM Eastern Standard Time. But I did not go live yesterday, so I said I was gonna make up for it today. I said I was gonna make up for it today. So if you all have questions, feel free to ask your questions and I'm gonna answer your questions. But, uh, mobile homes chose me, y'all. I did not choose mobile homes. Who's new here? Type a 1 in the chat if this is your first time, uh, joining us online. Hey Ivan, drop a 1 if this is your first time here. Markel the Chosen One on YouTube said this is his first time. Ivan said it's his first time. Walking with Ivan. Ivan, you see me walking? I got my 10,000 steps this morning, but I'm trying to add more to it. Sweet Pea said it's her first time on Instagram. It's a whole bunch of people first time. Brian, Noisha, Becky, Peace Always, Gumming. It's a lot of y'all. All right, listen, y'all, listen, y'all, listen, listen, listen, listen. If you are new here, I did not choose mobile home investing. Mobile homes chose me. I was embarrassed to tell people I was investing in mobile homes. Because I kind of stumbled upon it. I was trying to invest in traditional real estate, and traditional real estate was not working out for me. So I saw, uh, a couple talking about mobile homes on YouTube, and it was a Black couple, and I just got curious, and I watched them, and I bought their course. And that first year, y'all, Investing in Mobile Homes, I didn't have the money after I spent that $500 on it. I, um, bought my first mobile home for $500. I had to take out a personal loan, y'all. That personal loan was $20K. So I teach people now how to do it without taking out a personal loan, because when I started, I didn't know nothing about wholesaling. When I started, all I knew was how to be a lender, not a landlord, right? I was setting every property up on rent-to-own payments, seller finance, because I thought that was the only way to invest. Definitely wasn't. And that's how by the end of 2020, when I got started, I made $181,000 because I learned multiple ways to do the business. Okay, I learned how to become flexible. I started paying attention to the people that were in the business and how they were making money, and that's what I did. I diversified. So now in the state of North Carolina, I'm a licensed mobile home mover, I'm a licensed, uh, dealer, because I see the opportunity to make money investing in mobile homes in different ways. Now what I want to talk to you all about is how to find these mobile homes. How to find these mobile homes. The best way to just start looking, not buying, but looking, is Facebook Marketplace, y'all. I want you all, once you get done this, your homework assignment, I want you all to go on Facebook Marketplace and search manufactured homes. Can somebody type that in the chat for me? Manufactured homes. Not mobile homes, not RVs. Manufactured homes. And I just want you all to get a general census of the types of mobile homes that are around you and how much mobile homes are being sold for around you. TikTok, type in manufactured homes. Instagram, Becca typed in manufactured homes. YouTube, type in manufactured homes. Marquel, I'mma get your questions, give me a second. JJ, I did not say Google it, JJ. I say go to Facebook Marketplace and type in manufactured homes. And, and that's the first homework assignment I want you all to do. The reason I want you all to do that, because I want you to just start paying attention to how much they're selling for in your area. What are the mobile homes looking like? What are 2-bedroom selling for versus 3-bedroom mobile home selling for? Okay, I want y'all to get a better understanding of what's being sold in your market. All right, okay, now I'm gonna go a little deeper in this tomorrow, uh, because this is a topic I'm teaching. But it's important when you're searching on Facebook Marketplace, who's selling the property? Is it the individual selling the property? You can tell that by their profile. Is it an investor selling the property? Is it a realtor selling the property? You need to look to see who has the property listed. That's very important. If it's a seller, great, because typically on Facebook Marketplace, what I'm looking for is a seller who does not know how to take good pictures, who doesn't have a video listing up there. That's what I'm looking for with the seller, because oftentimes the seller need our help to avoid dealing with people who are tire kickers, aka people that's gonna ask a thousand questions in their inbox but not do anything. Okay, the second thing, if it is an investor, you'll be able to tell that as well. Okay, and the third thing, if it's a realtor, you'll be able to tell because of their profile. They'll probably have "I buy houses," excuse me, uh, "Contact me for your real estate listings," etc. Pay attention to who has these properties listed. Now I love it when it's a realtor because for me— pay attention, y'all— the realtor is already going to have the mobile home on the contract. And since the mobile home is going to be on the contract, all I'm going to do is save it on Facebook and watch the listing. Especially now, as, uh, someone with experience, I know when it's priced too high. So I'll just continue to watch it to watch it, watch the market down. And then finally, when the home doesn't sell, guess who I'mma contact? I'm going to contact the seller when that listing is no longer being listed with the realtor. Am I making sense? Then listen, are y'all there or am I talking to myself? Tawana, the only one listening on TikTok. Ain't nobody else listening. Y'all know I'm different from other creators. I stare back at you. Bet. Okay, Instagram here. She said, girl, keep talking, I'm writing it down. Okay, YouTube is the only one that's staring at me. Got it, got it. Okay, so not only will I write it down when the realtor— not only will I write it down when I notice that it's a realtor, I'll reach out to the realtor because I know traditionally realtors don't like to deal with mobile homes. And the reason they don't like to deal with mobile homes, because their personal property located in the mobile home park with no land. Not all, but a great majority of realtors do not know how to sell personal property, y'all. And that's where I come in at, because I'm gonna help them get it sold. And, and, and not only am I gonna help them get it sold Majority of the realtors that I work with now— the very first one taught me this and didn't even know she was teaching me this. The very first realtor I worked with, she contacted me because she said she saw my sign on the side of a road. It was a double-wide mobile home in Chapel Hill. The man's wife had died like 10 years ago. He just wanted a fresh start. He was getting a new home built on the lot and he wanted the mobile home gone. And, and he wanted the mobile home gone. She said, I know you probably can't get much for it, so you don't have to worry about giving me anything. Y'all want to know how much I sold that double-wide mobile home for that I didn't even have to post on the market because I had already had buyers that wanted a double-wide mobile home? $22,000. Is what I sold that mobile home for. They had no title. And how was I able to sell it for $22,000 with no title? Because people need affordable housing, and can't nobody get no mobile home— excuse me, can't get no house for $22,000. I sold the house, uh, mobile home. When I say house, y'all, I'm talking about mobile homes. Uh, I sold it to an RN and her husband was a contractor, and she said they were gonna fix the house up. Me giving the realtor $1,200— I just made up a number and gave it to her. She was like, wow, I can't believe you giving me this much money. She said, I know you didn't make much from it. You keep, you keep thinking what you thinking and you thinking, but you're wrong, okay? You're wrong. So don't let people tell y'all you can't sell no mobile homes. For those, uh, that just joined us, I was telling, uh, the people that came in here earlier, Miss Shirley, she's one of my older, uh, students. She's somebody's grandma, meemaw, nana out in Illinois and Indiana. Just sold a mobile home she got for $1,200 for $15,000. And in the video, she's sitting back just like somebody's grandma, like this, counting the money. She sent me a message, was like, it's the first time I counted money. Ain't no problem. When I get done with this live, I'm gonna stay in this office and I'm gonna make that reel for you all to see. Miss Shirley be getting busy. Can I ask y'all a question? How y'all let somebody nana outdo y'all? Every time I see Miss Shirley working, I'll be like, dang, I sure didn't feel like posting no video today. Let me post the video. It's the only reason I hopped on live, because I was supposed to go live yesterday, didn't feel like it. Miss Shirley sent me that. I said, let me get my butt in gear. Sis out here going, I'mma keep going. Miss Shirley is well in her late 60s. She'll tell you herself, closing deals, closing deals. And then she said, I got another one. I think the second one she got is like $2,000 or $3,000. She said, I'm gonna sell this one for $13,000. Sent me videos of it. Never had to meet Miss Shirley to show her how to close the deal. I'm telling you all this, the homework assignment I gave you, I want you all today to go on to Facebook Marketplace, just type in manufactured home and start looking at these properties. Okay, if you've been looking into, oh, I want to get started in real estate, it don't have to be traditional real estate. You don't have to be a realtor, real estate agent to get to own some properties. You don't have to own duplexes, do Airbnb. You don't have to do a fix and flip, right? You ain't got to be the Property Brothers. You ain't got to be, uh, uh, uh, Joanne and Chip. You can be a mobile home investor. We out here doing it. All right. Somebody said, hello, I'm in Miami. Should I start in my area or surrounding area? If you're in the city, don't do the city, do rural areas. So whatever little towns are around Miami, that's where I would want you to invest. You do not have to be a realtor to sell mobile homes. No, when I got started, I didn't have a license. I have a license now because I do a whole lot of transactions. So I'm a licensed mobile home dealer, okay? Now every state is different, every state is different. Uh, so like the state of North Carolina, they stated that you can only do 3 deals per year, right? Follow me. When I first started, I found out that I can do only 3 deals per year in the very beginning. They told me 3 deals per name. I told y'all the first deal, the first year I did 23 deals. I got my own name. My mama had her own name. On to the next question. Do you have to have good credit? No, you don't have to have good credit. These mobile home parks, ain't nobody checking no credit, y'all. And let me tell you something, out of the parks that I've, I've invested in, I have had a part that's like, hey, we need to check your credit and your background. No problem. The score they wanted me to have was like a 610. I think that is like very low, just keep it real with y'all, okay? I tell my students, I don't want y'all investing inside of mobile home parks that's going to run your credit if there's not multiple opportunities out there for you to do. I.e., if you want to do a deal and there's only one deal out there, don't get your credit background check to run to flip one mobile home. I want you all to be able to do, uh, get your credit ran so there are multiple deals to do in that one park, right? You know what I'm saying? Don't want you to run your credit in this park for one deal, then go to another park. They got one deal. Nah, nah, nah, nah, nah. We gonna focus. We want to work with multiple, uh, a park with multiple deals if you have to get your credit ran. I'm coming to Jersey to teach. Leila said, I want to learn this, but I'm in Jersey. I am specifically coming to Jersey August 21st, 22nd. To teach people in Jersey. That's crazy. You can do this in Jersey, trust me. I got students in New York, one student in Trenton, New Jersey. Yes, but you got to do the country parts, can't do the city part. I didn't even know it was country parts in New York. I was shocked. There are rural parts in New York. I had no idea. Okay, let me see, because Markel, you asked me a question. My bad. Hey Nichole, I'm a new subscriber. I have been gifted a mobile home from my uncle, which I have finally finished renovations interior-wise, and I heard you mention selling rooms individually. 2-bed, 2-bathroom, I know not high demand as a 3/2, but in your field, are they still profitable? Thanks in advance. Yes, listen, I rent the rooms out, uh, that is one of the strategies that I do., and with renting the rooms out, one of my group homes is a 2-bedroom, 2-bath. Now, I made it a 2-bedroom, 2-bath because it was a vacant property inside of a mobile home park that I already had a group home in, so I knew the park owner would allow me to do it. But preferably, I would love for you to stick with 3/2s. Now, it depends if you're going to rent the rooms out, what is your target audience? For me, in the very beginning, renting these rooms out, I was taking anybody that had a dollar. You got $500, you got $750, because I was just trying to get the rooms filled. That's not the way to go if you are going to rent rooms out. Now, who I help are elderly people, and the reason I help elderly people, my mentor taught me, They have stable income, they don't have no drama, they not doing a whole bunch of move me out of here, let me get up out of here, right? So I prefer elderly people because they are long-term tenants. Everyone that I have has been with me— at first it was 6 months plus, now everyone that I have had has been with me 8 months or, or longer, okay? I do rentals, I sell, I sub— I do, uh, I subcontract out handyman labor. I do everything. I move them. Oh, Atlanta. I was in Atlanta teaching in April. You missed me in Atlanta this year. How do we get licensed? Just look up licensed mobile home, uh, dealer in my state, whatever your state is. Okay, y'all, so many ways to invest in mobile homes. You don't even have to have a car. You could just be the person that finds the mobile home parks that have relationships and source it out to other students. Y'all gotta understand, it's, it's levels to this, and there's a lot— it's not a lot of mobile home investors. I always ask y'all, how many mobile home investors do you all know? Zero. How many realtors do you know? Everybody know at least 3 realtors. Everybody know at least one mobile home investor, which is majority of the time just me. Okay, and I want y'all to think about this. Warren Buffett, y'all. Warren Buffett is one, uh, is one of the world's top billionaires. And guess what he does? He is the number one lender. Warren Buffett, a billionaire, is the number one lender for mobile homes. Why would a billionaire be interested in lending to mobile homes? Because he know it's always gonna be more people that need affordable housing than it is more people that's gonna need luxury housing. Y'all get what I'm saying? Warren Buffett owns Vanderbilt Mortgage and 21st, uh, 21st Century— I think I said it right— 21st Century Mortgage. Okay, Yummy said, my husband and I struck gold, just located mobile home park selling all the properties in order to put new ones in. Listen, that's how I made $181,000 the first year. I had a park owner that needed homes sold. I had another park owner that needed homes gone. And, and all I was doing was moving from one to the other. I was just guessing the price. And by the third home, he was like, I don't need to see it, call me on FaceTime. And I was just like, $10,000. This one is $12,000. He was like, okay. I was so naive though, I was accepting checks. That's something I would highly recommend no one does. Now him and I are still like this, but I will never in my life accept, uh, uh, checks again. Just do cash, cashier's check, wire transfer. Do not accept checks, y'all. Okay, now Yummy, make sure you know what you're doing. If you need contracts, if you need to know exactly what you need to say, you need to hop in my school group to get the paperwork, okay? My school group is in my bio. I got the free trial on before I even started. It's— you could come in 7 days for free. You want to learn the foundation. Don't mess up this deal because you said you got 30 properties, so don't mess it up, all right? Who else? Yes, ma'am, I work a warehouse job that's right beside the lot I rent for, so it's a bunch of guys who need, need a place, but I will tap in. Bet, bet. Where can I get your contracts and documents? They're in my school community, and I turned my free trial on, so you could come in 7 days for free to check it out. It's no subscription, it's month to month. If you decide to stay, it's $49 a month. It's worth you canceling your Netflix subscription for 2 months to get in there to close you a deal, okay? Oh, I should be at 5 miles by now. I did good today. Yeah. What other questions y'all got? What other questions y'all got? Do you teach in NC? I sure do. I'm in North Carolina. I'm in North Carolina, and I'm also having my, uh, second annual Mobile Home Wealth Summit. It is going to be located— let me pull my desk down— it is going to be located in Gibsonville, North Carolina, September 26th. Let me show y'all real quick. See, can y'all see this screen? September 26th, it's gonna be myself teaching you all how to invest in mobile homes, multiple strategies, how to get started in mobile homes. This is the lady who taught me How to do group homes. She owns 7 group homes in Houston, Texas. 7. She makes $500,000 a year because not only does she own— do the landlord part, she stacks services. Second, this is Lady D. Lady D is my tax deed, tax lien queen out of Atlanta, Georgia. And what Lady D does is she finds these mobile homes, y'all, for like $200, $300. She finds all the mobile homes on the tax deed, tax lien list. And what I like about her, she invests in other states outside of Georgia. So she targets states. She came to my challenge, uh, 2 months ago and she gave the VIP students a whole list of states they should be targeting. If you know, you know. And then we have Andrea. Can y'all see Andrea? Andrea is in North Carolina as well. She is a 7-figure real estate strategist. She owns group homes, mobile homes, traditional real estate, and what she's specifically going to teach is traditional real estate. The reason I think that's important is because a lot of times, even when I'm selling these mobile homes, I'll run across individuals that have properties, real estate properties. I ain't fooling with it, but I'ma send them to her. So y'all, this in-person event, this Mobile Home Wealth Summit, is in North Carolina, Gibsonville, on September 26th, 2026. All right, now I'm gonna give y'all a second to type your question while I put this treadmill up. September 26th. Um, my school community, y'all, I'm live in there 3 days a week teaching. And tomorrow, which is Wednesday, I'm teaching how to identify and comp mobile homes. Because what I'm finding is a lot of people will find a mobile home, but they don't know if they got a good deal or not. And I need y'all to know what you looking at. Just because you found a mobile home and it had a for sale sign on it don't mean it's a good property. Instagram, hold on, I gotta stop my— I gotta stop my little clock. Yes, good 2 miles. Let's see how many miles I got all together. 15,000 steps, 4.87 miles. I still gotta walk 0.12. Goddamn, almost there. Okay, so join me tomorrow. Join me tomorrow in my school group. I'm teaching tomorrow night, 6 PM, right? I went live on Monday, taught inside my school group, gave homework. Coming back Wednesday, tomorrow evening, and I'll be back live Friday inside of my school community. What I like about the community is more personal.. And with it being more personal, y'all can come on and ask questions. You can raise your hand. It's a Zoom meeting. I record everything. I got contracts in my community. I have, um, videos of me almost 2 hours long talking to Parks because I need you all to learn it. Now, if you come in the community, I don't need y'all to be scared, right? Because I am going to challenge you. Don't come in if you don't want to work. I'm going to ask you all to do things like call parks, but I want proof. Send me 3 phone calls of you talking to these park managers because I want to critique where you're doing good at, where you're doing wrong at, because the goal is to get free, right? The goal is to get free. See, I don't preach to people and tell you all you need to quit your job. I ain't gonna tell you to quit your job. But what I am going to tell you is to have some passive income just in case your job decides to fire you. I heard the lady talking the other day. She said J-O-B stands for just over broke. I was so broke in the school system. I ain't gonna lie, I was happy. I was happy working with them high school kids. But man, that paycheck to paycheck lifestyle won't for me. Now just to have the freedom to wake up in the morning and say, oh, I'm going to walk 3 miles before I go to work or before I go to the office. Like, it'd be stuff like that that means so much to me because I wouldn't be able to do that if I was still working my 9-to-5 job. That's just me. How do I get in the community? How do I join school? It is in the link in my bio. And it should say 7-day free trial. I turned it on before we started. 7-day free trial. Okay, when you come into the community, JJ, make sure you introduce yourself and say where you're going to be investing out of so I could try to partner you with somebody in the community that's in the same area. I got my first person from Arkansas. Anybody from Arkansas? Technically second person for Arkansas. I see Latrice just joined. Hey Latrice! Latrice was not playing. Okay, all right, what other questions y'all got? What would be the proper way to finance your mobile home without getting ripped off? So, Markel, I don't— when you say finance, I'm assuming that you mean you own the property and you want to finance it to someone else. Is that what you mean? Just want to make sure I'm understanding you correctly. Welcome, Tiffany. I see you just joined. Is that what you mean, Markel? Financing the mobile home, financing the mobile home, you want to make sure you have the right paperwork. In 2020, when I got started, I ain't gonna lie, I was guessing at the paperwork. By the time I got to the second mobile home, I was like, I'm gonna get an attorney to review my paperwork. Now in 2026, y'all ain't got to do a whole bunch of guessing like I did. You have websites like this— write this down— ezlandlord.com. JJ, I— if you type school in the chat, it'll send the link directly to you where you can join my community. But school is spelled S-K-O-O-L. EZ Landlord— somebody type that ezlandlord.com. Uh-uh, uh-uh, TikTok y'all can't do that over there. It will not send it directly to y'all. I'm sorry, y'all. Uh, who was that? Miss Boss Lady and Madria. I know I pronounced your name wrong. You actually got to click the link in the bio. I'm sorry, only Instagram can, uh, comment school or event, and I can send them the information to my event or to my school community. My bad, y'all. Okay, so EZ Landlord. Yes, thank you. EZ Landlord is where you all can get the free forms. Jen's Dagger, EZ Landlord. Okay. Oh, YouTube, we deep. TikTok, we got 58 people. Instagram, we got 10. But YouTube, we got 15. I don't even be going live on YouTube. Hey y'all. Okay, so when you go to EZ Landlord, let me tell you what you can get from there. You can get, uh, any document, any contract you need, state-specific. If you need more information though about the actual contract for mobile homes, that's inside my school group. You can get that absolutely for free. Like I said, I got a 7-day free trial. YouTube, TikTok, click the link in my bio, sign up for the free trial. I see Tony just joined. Welcome, welcome. Listen, make sure Make sure you all, when you come in my community, you introduce yourself so you can get connected with somebody else in the area, okay? But when it comes to contracts or mobile homes, I want y'all to understand, um, mobile homes is personal property, so we don't need a whole bunch of contracts. Like wholesaling a mobile home— wholesaling means you have someone that needs to sell and they have a pain of why they need to sell, and you found somebody that wants to buy their mobile home. Let me make it very clear, because I had a newbie in my school group that came on the Zoom on Monday and was like, I'm about to wholesale this house, I'mma buy it. Skrrt on 22s. When you're wholesaling, you don't buy anything, you don't transfer any title. That is the beauty of wholesaling. The beauty of wholesaling is you have, you have someone that needs to sell You have somebody that need to buy and you are just playing monkey in the middle connecting the two. Let me help you, help you, because you need a house, you need to get out this house, and I'm gonna play the person in the middle to make sure that the seller give me the keys, they got a clean title. And for the buyer, I'm gonna make sure you going to get approved for the park, I'm gonna make sure you get the electricity switched to your name. You are just the coordinator. You got to coordinate. You are the coordinator in the middle. Ain't no title going in your name. You're not gonna tell the seller, yeah, I'ma give you $1,000 up front because I know you need the money. And, and, and, and you thinking in your head, yeah, because when this buyer give me the money, I'll just take my $1,000 back. I think you need to let it go. It looks like another love TKO. You don't know if that buyer gonna give you Yeah, so don't be promising to get a seller no money. And, and y'all laugh and y'all think it's funny, but I've seen people do this. You don't get nobody no money until you get that money on from the buyer. When you get that money on from the buyer and they go and get approved by the mobile home park, now we giving some money over. Here's another thing with wholesaling. Y'all need to make sure y'all tell people that's giving y'all these holding fees that the holding fee is non-refundable. And the reason that we do that— follow me— the reason that we do that is to make sure that we don't have somebody that's like, yeah, I'm gonna put $1,000 down. Absolutely. The $1,000 that you're gonna put down is gonna go to the 7— the remaining, um, the $8,000 balance. With that being said, the park is requiring you to do a background check, a credit check, and you have to make 3 times the rent. Now, lot rent, y'all, is always cheaper than traditional rent. So let's just say the lot rent is $600. That means if they gotta make 3 times, they gotta make at least $1,800 a month. If they say, yeah, I got a clean background, I don't got bad credit, I got a 650, and I know I make 3 times the rent because I get $4,000 a month alone. They right there, when they say that, as long as they're good and they say, yeah, I know I can check the boxes of this, this, and that, then you should have no problem connecting that, collecting and holding on to that non-refundable fee that's going to go towards the money that they owe because they said that they could pass A, B, C, and D. Now, if they go to the park and they don't pass A, but they pass B, C, and D, that money that they gave you is non-refundable. That's your money, okay? That's your money. Hey, Toya from NC. What other questions do you all have? What other questions do you all have? So Somebody said, why not accept checks? The reason I don't accept checks, um, because you could call the bank and cancel the check. Went through that one time with a park owner out in Charlotte. Gave him the mobile home, got the mobile home delivered there. He called, canceled the payment, had the payment reversed. I will never accept checks again in my life. Okay. Do you still sell your classes? Yes, I have a school community, but it's a free 7-day trial. You can, um, click the link in my bio if you are on TikTok or YouTube. To come on into the community free for 7 days. Check it out. I got contracts, I got videos, and I teach in there 3 times a week. I'll be live tomorrow. Tomorrow I'm doing a walkthrough on how to identify properties and how to comp these mobile homes because I see a lot of people are having a hard time with comping mobile homes. Do you have to be licensed in every state? It depends on what type of mobile home investor you want to be. If your plan is to buy them and and hold them, yes, you need to be licensed. Okay, if you're transferring titles in your name, yes, you need to be licensed after you do X amount of deals. So North Carolina is 3, and in the state of North Carolina, I'm only supposed to do 3 deals. That means transferring titles in my name, right? And like the state of Maryland, you could do unlimited amount of deals. And then there's a state where you can do zero deals, meaning you can't put any titles in your name with the process of renting them out, right? But again, if you're wholesaling, that's different because your name isn't going on the title. Karen, I see you just signed up. Welcome. Uh, I moved to California. If I get a free mobile home and have to move it, should I buy a piece of land and put it If you get a free mobile home— all right, JJ, this is the best thing to do. If you get a free mobile home, before you accept the mobile home, know your exit strategy. If you do not have anywhere to put it, then I'm not going to tell you, yeah, go buy a piece of land, because it's not like you're gonna literally go buy a piece of land tomorrow. That's going to be a process because that's real estate. You're gonna have to do appraisals of the land. You're gonna have to get permits. Uh, is it your mobile home permitted for that land? They may only do double wides, not single wide. So getting a free mobile home, they're saying, oh, I'm just gonna buy a piece of land. It don't work that easy. Don't do it. So somebody gives you a free mobile home and you already don't have land acquired, then what you need to do is sell that mobile home, okay? And that's where you can wholesale it. Somebody gave it to you for free, turn around and sell it for $10,000, $15,000. Just depends on the location or the condition as it— that is in, that determines the price that you can sell it for. Natural Fitness Journey tapping in with you. It's been a long time, man. Your name looks familiar. Where you been at? What time is the live tomorrow? If you are in my school community, check the calendar, but tomorrow it is 6 PM Eastern Standard Time. Okay, you got to be inside my community. Um, and again, the benefit of being in the community versus being on these platforms is you can actually unmute, ask questions, raise your hand, tell me about a deal you have. I got a girl was about to buy a mobile home in Maryland, and once she ran it down, we decided that ain't the one. Let's, let's let that one go. This is my real page. This is my only page. What's comps? Comps means how much can you sell it for. I would hate for you to say, Nichole, I found a mobile home and I like it, and the man only want $5,000 for it, and that's not a lot. So I'm gonna sell it for $15,000. I'm gonna say, uh, Miss May, how you know it's worth $15,000? How you know the man only want $5,000 is a good price? Even though mobile homes are personal property, you can't just make up the price. You have to do your research on what it can sell for. You need to do the research if what they're asking for is a good price. So that's what I'm doing tomorrow because I got a lot of new people in my community and they just like, I found this mobile home And I'mma buy it. No, you not. Let's talk about it. Do you even know if the park allow you to come in there to buy it? We gonna, we gonna do things the right way. We gonna do things the right way. Okay. It's a big fixer. So should I ask if they can leave it there while we fix it? No, I would never fix a property on site and then move it. Cause when you move it, it's gonna get tore up again. Think about it. Oh, very good, very good. Um, you're moving something that it weighs thousands of pounds, and when you move it, you putting thousands of pounds on the highway. You think it's going to be in perfect condition? You think ain't no sheetrock going to crack? You think a doorknob ain't going to fall off? Don't do that. Mm-hmm. Then you set yourself up too, because JJ, I don't know where you are, but just because you got it for free, I would hate for you to go in and say, oh well, well babe, we got the house for free so we can put $20,000 into it. And then we do research in your market and find out, oh my gosh, this home resale value is only worth $10,000 and we done put $20,000 worth of stuff in it. This is— this— that's the biggest, um, what's the word I'm looking for? That is the biggest— I'ma just say the dun dun dun because I don't know the word I'm looking for— that I see people run into. They think because they put $20,000 in it that they can sell it for $40,000. Girl, where you get that math from? No ma'am, no ma'am, no ma'am. Because baby, a 1980 is still gonna be a 1980 on paper. No matter what type of flooring you put in there or backsplash, it's a 1980s mobile home, man. The end. Oh, child, you in California. You in the rich— you in a rich state. You know what I like about California? You getting a mobile home for free. But I guarantee you, whatever you get in that mobile home for and what work you could put in it, you could resell it for anywhere Yeah, y'all price is just so high, probably like $50,000 to $100,000. I got 3 main hitters in California: Sacramento, San Francisco, and Fresno. Fresno, Fresno sounds right. Killing, killing it because they get to sell mobile homes for more on the West Coast. Good stuff. I skipped some questions. Do you have any homes in your inventory for sale now? Do I have any homes in my inventory for sale right now? Mm-mm. I got a double wide. Yes, I do. I got a 4-bedroom, 2-bath double wide. I gave the lead to my student. I'm still helping her with the comps, but it's in Taylorsville, North Carolina. I gave the lead to my student because it's further away from me. This is what I mean too when I say, y'all, we can't step on each other's toes. It ain't a lot of mobile home investors. So all these leads that I've— that, that be calling me, all these leads, this guy told me call them back. This is 4 leads on this piece of paper. I just pay— at this point, I just pass them on to my students because it's It's a lot. This is a 1995 Horton mobile home. One of these is in Clayton, North Carolina, Fayetteville, North Carolina, Roland, North Carolina, Lumberton, North Carolina. This one was in Dora, Florida. Dora. Florida. Florida. Yeah, I just pass these leads on because if it's outside of 40 minutes for me, I don't want nothing to do with it. I'm a lazy investor. Okay, Elizabeth. Miss May say I need to start from scratch. You can start from scratch. Come and join us in the school tomorrow. Where I'm teaching you, um, what to look for. We starting from the beginning. I appreciate you not being the type that's like, I just found this one for sale, can I go talk to him? No, you don't know what questions to ask. I do have the script in the community of all the questions, but I don't want you— let me teach you what to say and how to talk to the people. I don't want you to be like, so is it a— how many beds and baths is it? You got the title. Why you need to sell? Does it need to be moved? How soon need to be moved? Are you buying on lot rent? If you learn to have conversations with people and have the right conversations with people, they have no problem with negotiating the price. They have no problem with working with you and they just trust you. I've had several people just give me the title to the mobile home and say, well, I trust you. You could just take the title. You just take the title. All right. Elizabeth said, I created my LLC, but unsure how to find my first lead. What do you think I should do? Elizabeth, you must have just got here. LLC is great, but it ain't gonna get you your mobile homes. What you need to do to get your mobile homes is understand where to find the mobile homes at. Last Wednesday is in my school community. I identified several ways to invest in mobile homes and how to find mobile homes. Homes, okay? I may go live and talk about that tomorrow. I may go live and talk about that tomorrow. But there, there's so many ways to find mobile homes. Do y'all need me to tell y'all all the ways to find mobile homes? My time about up today, but if so, I'll come back. I'll probably come back tomorrow to teach that. Is that a yes or no? Boss Lady said yes, so let me write that down. I'll teach you all how to find them, I promise you. It's not hard. Yes, yes, yes, yes. Facebook Marketplace is one way, Becca, but ain't the only way. Elizabeth said yes. Elizabeth said yes. Okay. Oh, are you familiar with Ohio and buying land? No, I don't buy land inside a mobile home. Excuse me, YouTube said yes. I got you. Arizona. Miss Jennifer in California, she invest in Arizona. She— Miss Jennifer invest in Kentucky. She go where the money reside. Okay, good stuff. All right, all right. So if you all are interested in getting started with mobile homes, definitely come back to the live. I'll be live tomorrow. Tomorrow's Wednesday, probably around 4 o'clock tomorrow. I think I'll go live tomorrow at 4 PM Eastern Standard Time. Set your time, set your clock to show you all how to find mobile home deals. I'm gonna go live at 4 or 4:30, probably about 4:30, but probably about 4:30. Turn on your notifications. All right, I'm gonna show you all how to find mobile home deals. All right, how to find mobile home deals. Uh, in the meantime, in between time If you are interested, serious about learning, September 26th. September 26th, y'all, you need to be in the building. You need to be in the building. I'm going to definitely be teaching you all about mobile homes, but, uh, Lynette is the number one group home expert in the country, y'all. This girl ain't nothing but 32 years old. She owns 7 mobile homes. She makes $500,000 a year. Because she stacks them services. Lady D, all the way from Atlanta, Georgia, 20+ years retired military, tax deed, tax lien investment. Y'all, I'm gonna bring these ladies online to talk to y'all as well. And then Andrell— Andrell is, uh, my 7-figure real estate strategist. She owns mobile homes, group homes, traditional rentals. She's going to teach you all real estate wholesaling, right, how to do that. She does a lot of sub-to deals. She finds a lot of vacant properties like they had tall grass and all the family members are dead and she gets the properties for free. To me, it's a lot of work. So when I run across the deals, I bring them to her. Y'all, this is an in-person event, September 26th. If you're on Instagram and you need more information, just comment the word event if you're on Instagram and the information will be sent to you. If you are on YouTube or TikTok, Click the link in the bio. I would love for you all to come. It's in person in Gibsonville, North Carolina, uh, September 26th from 10 AM to 4 PM. It is an all-day event. This is the second one, y'all, and we are going to have a time. But for those of you who don't want to wait until September, I need y'all to come to class tomorrow. September, um, tomorrow. Damn, I said September. Come to class tomorrow. Wednesday at 6 o'clock, and I'm going to teach you all how to identify and get the comps for these mobile homes. Okay, so I look forward to seeing you all tomorrow while I go live at 4:30, and then in class at 6 PM in my school community. Remember, I have the contract in there, contracts that you all need, um, proper bill of sale. Phone scripts you all need, uh, how to have conversation with these park managers, park owners. I'm telling you, just because one park tells you no, do not— does not mean that they don't need us. We just got to find the right park, y'all. When I first got started investing in mobile homes, I called about 50 parks and everyone was like, no, no. And now I get now why they were telling me no, because I didn't know what to say. I didn't know what to say. And I was just like, are you investor friendly? I won't even say hello, hey, how you doing? I just was going straight into, are you investor friendly? Are you investor friendly? Everybody was like, no, until I found this one little lady that was like, yeah, we don't mind. And I was so used to people saying no that I had never prepared for my yes. And what I mean when I say I never prepared for my yes, when she said, yeah, we're investor friendly, I hung up on her because I ain't know what to say. And by me hanging up on her, I was shook, didn't know what to say. And I called her back, told her I had phone issues and that what— and I asked her what did I need to do. I said, what do I need to do in order to invest in your park? And the rules were simple. She was like, just fill out an application. You have to pay a, um, it was like a $100 deposit. It was something very low. And I was just like, okay. Now, side note, I thought it was weird that I'm paying deposit in a mobile home park. For a lot, because what— what— how can I mess up this dirt right here? Why do I have to put down a security deposit for this piece of dirt? And I'm about to bring this mobile home in. Anyways, so yeah, they just did my, uh, application. They wanted a security deposit, and she was like, you can move a mobile home in just send me some pictures of the mobile home. And from there, y'all, I was rolling. I was rolling. I was so excited. That first mobile home taught me so much of what to do, what not to do. And I, I definitely thought I was going to quit because it was an overwhelming experience, but I'm so glad I kept going because look at me now. Look at me now. I'm getting paper, in the words of Chris Brown. Okay, so I hope to see you all back tomorrow. Um, I'ma talk for like 60 more seconds because I'm trying to go live for an hour because that's exactly what I said I will do. So if y'all got any last minute questions, drop the questions and then we're gonna get up out of here. Sweet Pea say love it, look at you now. Absolutely. All I wanted, y'all, was some money on the side of my job. I was not trying to quit my job. Trick love the kids. I love the kids, I just won't make no doggone money. Mhm, I just won't make no money. Okay, questions? Yes, yes, yes. Any people in Arizona? Probably people. We got people all over in the school community. Okay, y'all good? All right, Instagram, I appreciate you all. Done. I own land and want to get into the business but also need to get myself a— hold on. I own land and want to get into the business my also but need to get myself a Child, Boss Lady, what you talking about? Coming to them— coming to my school community, you could talk to me live tomorrow on Zoom, girl. I'm teaching the class. I'm teaching every Monday, Wednesday, and Friday, and I can help you out. Yes, girl, typing too, too fast got my head twisted. Somebody else said, what would you do different? Um, what I would do different is I wouldn't rush to buy I was in a rush because I just wanted to own something, so I bought that mobile home for $500. It was terrible. It was 90 bags of trash in it. I went to go and view the property in the dark. Stupid. Only paid $500 for it. Almost got beat up at the DMV because the man told me $700. My little broke self showed up with $500 because it was all I had, and, um I thought he was gonna get me in the back of that truck and beat me, but he took my $500, he snatched it out my hand, and I transferred the title and I got on about my business. But it was a terrible first property. I thought I was gonna spend $500— I mean, $5,000— and I spent $11,000. I cried, I cried because I thought I was gonna run out of money. And then I got my second one. And that took $9,000. Remember, I started off with a $20K loan, so I had $11,000 in the first one, $9,000 in the second one. And the lady came that bought the second home, which again, all I did was rent-to-own in the beginning. She put down $10,000. Somebody say more than enough. He will give you more than enough. She gave me my $9,000 that I had put into it, and she gave me an extra $1,000. She didn't know she gave me that way. But anyways, uh, from them two mobile homes, that's when I was like, rent to own is cool. I'm getting about $1,000 a month, but I just took out this $20,000 loan and now all the money gone. What am I going to do? So that's when I learned how to wholesale. And wholesaling was important, then was important to me because it made me get money without putting money out. Because I was only at that time putting out bandit signs to pull in leads, and people would call me. I would go out there and look, and I would go and rack up them, um, mobile home leads. And I just kept going and going and going. And that's where, that's why, that's where I'm at, where, uh, right now. Multiple ways how to find mobile home deals. I'm gonna teach that tomorrow. That's very important. How to market, how to market for mobile homes. All right, a minute and an hour and 2 seconds. I met my goal for the day. Love y'all. Hope to see y'all in the community tomorrow. Class is at 6 PM Eastern Standard Time. I want to see y'all tomorrow. Miss Boss Lady, 100%. If you don't have no money to invest, I need you to have at least $500. If you could come to me with at least $500, I can help you make some money because I'm gonna get you to take that $500 and buy some marketing materials. I may get you to get bandit signs, I may get you to do some flyers, I may get you to get a couple t-shirts and go to some networking events. To get you a lead. Because then if you're in my school community and you don't know what you're doing, we can get you partnered with somebody that is in the area that may know a little bit more than you do, and then y'all partner and split it up. Then you ain't got to do nothing strange for a little piece of change, and both of y'all made some money. Are you following me? Are you following me? All right, Miss Boss Lady, what's your name so when I see you in class tomorrow I know your name? What's your name? You said you joined because I had a whole bunch of names pop up at the time. Xena said yep. Hey Xena, Xena, I ain't seen your name pop up in a while. Miss Strong, I got you. All right, Miss Strong, I'm gonna see you in class tomorrow. I look forward to seeing y'all. Have a good night. See y'all tomorrow. I'll be live tomorrow on TikTok, probably 4:00, 4:30, teaching y'all how to market to get these mobile home deals. Okay, end it here. And
