Welcome to Mobile Home Mami Channel

In this first-ever YouTube Live session (simultaneously streamed on Instagram and TikTok), Nichole Briscoe – the "Mobile Home Mommy" – introduces herself, shares her personal journey from a school social worker on Section 8 to a full‑time mobile‑home investor, and outlines why mobile‑home investing is the easiest entry point into real estate. She promotes a free 5‑week webinar series and a paid VIP mentorship challenge, explains her wholesale strategy for beginners (including scripts for contacting park owners, the importance of avoiding investor‑heavy language, and how to pivot to vacant lots), and teaches marketing tactics such as bandit signs, Google Ads, and KPI tracking. Throughout the session, Nichole fields live questions from the chat, conducts a role‑play with guest Tony Jackson (who shares a recent $5,000 deal and discusses time, effort, and profit), and addresses operational concerns like licensing, tax liens, lot‑rent payment structures, pet policies, Section 8 tenant issues, and emotional attachment to properties. The stream ends with reminders to register for the webinars, purchase the starter pack, and join the community via email and social media.

Testing, testing, 1, 2, 3. What's up, YouTube? How y'all doing? This is my first time YouTube Live, so bear with me. I'm live on IG and TikTok as well. It's my first time. Hey y'all, okay, what's up, what's up, what's up? Terrence, you took your message away. What you trying to say to me? Oh Lord, I ain't hit the live button on IG. YouTube, y'all gonna have to deal with me because I'm used to being live on Instagram and TikTok, and I'm super late. So we about to get started. What's up, TikTok? What's up, Instagram? Okay, we all here, we all here. Hey Instagram, hey TikTok, hey YouTube. I am super late. Y'all know I go live Mondays at 7, but I made it, I made it, I made it, I made it. Today was a long day. Good day, but long day. So let's get into it. What's up? I am Nichole Briscoe, AKA the Mobile Home Mommy. And before we tap into anything— hey Patty! Oh, haven't seen you in a while. Patty is one of my OG students from Texas. Um, but before we get started, I want to know how you all are feeling on a scale of 1 to 10. 10 being amazing. On a scale of 1 to 10, how y'all feeling and where y'all tapping in from? I got some good information to get to you all tonight. Ciao! Being a content creator is hard. I was trying to use my fancy equipment for y'all, ain't none of it worked out. So while y'all telling me how y'all doing, let me shut down all these, uh stuff I had set up that just was not working out. Yeah, but I got my steps in today. Hallelujah! Got my over 2 miles. I'm starting a challenge tomorrow, y'all. While y'all getting ready to tell me how y'all doing, I started my, uh, walking challenge. I got to do 3.5 miles a day, and I'm very competitive. I'm in a group with 6 other people, and I don't plan on losing, so The challenge starts tomorrow. I'm excited because I started today and I was successful at it. So on a scale of 1 to 10, I feel amazing and I got my work done today, so I feel a 10. I'm feeling a 10. YouTube, how y'all feeling on a scale of 1 to 10? Let me see what we got. TikTok ain't saying nothing. They just staring at me. Instagram, what y'all got? Let me see where y'all at. Okay, I see a 6. Somebody said they hungry. A 7. Tampa, Florida. Ohio. Upstate New York. Jacksonville. North Carolina. Kentucky. California. Idaho. A 7. A 7. Okay. Everybody feeling all right? Everybody feeling all right? That's good, that's good. So, okay, YouTube, YouTube said a 10 and an 8, and they tapping in from Florida. Y'all hold on, I forgot to put that do not disturb on. I told y'all I was rushing today. My bad, y'all, I was rushing today. So I'm Nichole Briscoe. Aka the Mobile Home Mommy, and I invest in mobile homes. I post content so y'all can see that it's real out here. Some days are better than others, but y'all, I'm out here in these streets investing in these mobile homes. Um, what I want you all to know is that seriously, you can do this. I think it is the easiest way to get into real estate, and I only know that because I tried it and real estate was not working for me. All I wanted was to own 2 properties at the end of 2020. And by, um, trying real estate, it didn't work out. So I hopped in the mobile home investing, figured out what I was doing. I did a lot of crying in 2020 because I really didn't know what I was doing. I kept getting told no, but y'all, I figured that thing out. And by the end of 2020, I had done 23 deals, I had made $181,000 while working full-time in the school system. Ask about me at Orange High School. I was a school social worker. Yep, yep, yep. Prior to that, y'all, I was on Section 8 full-time with a master's degree. That just didn't make sense to me. I'm, I'm serving people and I'm still getting service myself. Like, I wasn't making enough money in the school system. And again, my journey was to never quit my job. All I wanted was to not have to put everything on layaway. Can anybody relate? I felt like I was the only family member that was like, um, well, if we going a few months from now, can y'all let me know advance? So I can start saving. Like, I was the queen of a savings challenge and putting money in envelopes, and, and there's nothing wrong with doing that, right? I love me a good challenge. But the problem was I just got tired of not having no money. I got tired of always having to be the one to put something on layaway or, you know, ask for a payment plan. All I wanted was just a little extra money on the end, on the side.
Right?
I did that for 2 years, and then 2 years later, 2022, I quit my job. After I quit my job, I also retired my mom. My mom was a warehouse worker. My mom was a warehouse worker. She was packing medical supplies. Kerma Medical Supplies is the company she worked for in Suffolk, Virginia. We from Virginia. I'm telling y'all, Like, so when I say I get it, I get it, right? When I say I get it, I get it. This is why I, I try my best to come on every Monday, answer y'all questions. Definitely late tonight. Normally I'm on 7, but I had to set— I was trying a new setup, y'all. I'm on— I'm live on YouTube. We, we 7 members strong on YouTube, okay? Um, so yeah, I try to give you all realistic stuff to give you tools to get you started. If you all don't know, I have a 5-week— excuse me, yeah, 5-week webinar series going on now for free. A 5-week webinar series going on now for free where I'm live. Yeah, girl, I'm from Virginia, Portsmouth, Virginia, all day. I graduated from IC Northam. Um, 5-week challenge where I go live. I got a mobile home and land investor that's coming on as well. I have a tax deed, tax lien specialist, Oh, I can't wait for y'all to see her presentation tomorrow. That girl is on fire. She's amazing. Um, I have a business funding, business credit girl coming on, and I also have my CPA coming on because I find a lot of times we know how to create an LLC, but some of y'all smart, but the rest of us, we don't know what we be doing. Like, because if I knew what I was doing, I wouldn't have never took out no personal loan. You know what I'm saying? Kevin, it's going to be 7:00 PM Eastern Standard Time tomorrow. Specifically, we're going to be talking about tax deed, tax liens. Okay. It's a free webinar. It's 7 weeks. Yes, you could come tomorrow. But my biggest thing is I always tell you all is on Zoom. Click the link in the bio to register. If you're on Instagram, you can comment ready and the link will be sent to you. Only Instagram people. TikTok, YouTube, y'all gotta click the link in the bio to register. Okay. Um, one thing y'all learned about me is I'm cheap, right? So with me being cheap, you gotta show up to the webinar on time because I did not buy a big Zoom package where millions of people could come at one time. That's just not what Nichole Briscoe does. Okay. All right. So that's what we're doing tomorrow. Now that, uh, type a 1 in the chat if this is your first time here so I can know who I'm talking to. Type a 1 in the chat if this is your first time here so I can know who I'm talking to. Hey, Ravel, Ravela, excuse me. Okay, 1, 1, 1, 1, 1. Whole bunch of new people on TikTok. I've been watching your videos and I've been learning for the past couple of months. Okay, girl, Ravela, I feel like I'm still saying wrong. From Virginia Beach. Okay, 1. Instagram. 4, 5 ones. Okay, this is your first time here, welcome. YouTube, one, but following on IG. Okay, well listen, y'all, uh, mobile home investing is, is a journey. Like I said earlier, what I love about it is it was the easiest way for me to get into real estate. If you, if you had a course for it, I would buy it. I was just trying anything to get ahead, right? Because I got tired of being on Section 8. And food stamps, and I just wanted something that would work. And I was a little embarrassed to tell people that I was investing in mobile homes because I thought people was going— I really thought people was going to be like, girl, we real estate investors, you buying trailers. But now, oh, I'm so glad that I took that leap and I invest in them because it's the easiest way to get in. You all see the videos with people in it, like regular everyday people giving me mobile homes for free. Right, giving me mobile homes for less than $500. And then sometimes the park owners is like, you can have them as long as you start paying lot rent. Okay. All right. So mobile home investing for sure has been life-changing for me. I teach it to other people. Some common questions that I get is, how easy is it for me to get started? Or how much money do I have to get started? And I'm going to tell you this in the simplest form. It depends on how much money you have. So I have some students that come in and they already have business funding, business credit, so they're able to go out and start purchasing mobile homes. But then I have people like me that like, that was in the beginning, that was like, I ain't got no money, so I'ma have to take out a personal loan. I don't want people to take out a personal loan. So typically what I do is I teach people the wholesale strategy. Now, the wholesale strategy is when you find somebody that's like, hey, will you buy this mobile home from me? And you tell them yes, even though I know you ain't got no money in your pocket. You tell them yes, you go out, you look at the home, and you say, actually, I can't purchase this home, but I have some families. I didn't say cash buyers. Stop saying that. Thank you. I didn't say cash buyers. I have Families that I'm helping. Family sounds less scary than investor. Also, I teach my students not to say contract. Sign this contract. That make— that sound like you locking somebody up. Okay. Pay attention. So wholesaling is where you as a newbie person who's following me and it's like, I think I want to give this a try. I would teach you to wholesale if you didn't have any money, right? I would typically say you need at least $300 to $500. For your marketing material, right? Because you got to have a phone, so you're gonna have to have money to pay your phone bill. Gas is high, you're gonna have to put some gas in your car. But making the phone calls is very important. Connecting with these park owners is very important. Don't tell me that you call some parks and it don't work, okay? Especially when you've only called about 10 parks. Just like anything else, you're gonna have to let it— you're gonna have to let it marinate, right? I promise you, there is a park owner out there that needs your help. Typically, I go for mom-and-pop parks, and for my students that are like in Ohio or Florida, New York, uh, Where that girl at? It's on the West Coast, basically upstate New York, Philly, Florida, uh, Utah. That's where she is. Utah, um, California West Coast. I tell you all to not invest in the city. Find the rural towns. Okay. Find the rural towns. There are park owners that need your help. My first year of making $181,000, would y'all believe me if I told y'all I did that in one mobile home park? All you need is one. I kept getting told no by park owners. No, no, no, no. We don't take investors. We don't. My pitch was wrong. I ain't know. I was just like, hey, good morning. Are y'all investor friendly? I didn't know that was a turnoff, right? Then I fixed what I say when I call parks. So that they would need my help. Then, do y'all want to know what you need to say? Oh, you got a friend that his mom want to sell the mobile home? Girl, uh, send me an email. I don't want to say inbox me, especially on TikTok. It's too many. It's too— Soup for the Soul, you inbox me before we started. I told you 10 minutes. Girl, it's been like 40 minutes. I'm glad you made it. Sorry, I'm running a little behind. Send me an email. Send me— the young lady who said you have somebody that need to sell, send me email to support@nicolebriscoe.com. It is Nichole with an H. If you don't put an H, it's gonna say I blocked you because that email don't exist. support@nicolebriscoe.com. Okay. All right, um, so let's get back to it. So let me tell you all what you need to say to these mobile home parks. Pay attention, right? I'm gonna give you a sample. Hmm, any of my students on Instagram? Most of my students be on Instagram. Let's do a role play. Any of my students on IG? See, yes, I promise you it's gonna be easy. I just need somebody to role play with me. I don't see nobody commenting, so I'mma keep it rolling. But if you here, just let me know and I'll hit the invite button. That's Tony Jackson, right on time. You just popped up, Tony. Come join the live with me, y'all. Tony just closed the deal too. I'm gonna put his business out there. Tony just closed the deal. Tony, can you come on live? Tony just closed the deal. Tony lives in North Carolina. He is about, I'ma say, 50 minutes out, so we don't even live near each other. But Tony got him a business partner and he just closed it. He just closed the deal. He just closed the deal. Um, Tony, hit the invite button. While he's doing that, let me go ahead and just give y'all a spill. When you're calling these parks, I would typically say, yes, do you all have any mobile homes, any mobile homes for sale? And they'll say yes, they'll say yes, we have some mobile homes for sale. I'll say, okay, is it 3-bedroom, 2-bath, or could you tell me about it? And they'll say, oh well, it is a— yeah, it's a 3-bed, 2-bath, and it's a brand new mobile home. I would say, oh okay, well I was actually looking for something that was possibly used. Do not use the word handyman special. I'm looking for something that was possibly a used mobile home? They will respond and say, yes, we have one, right? Or no, we don't have one. If they don't have one, I'm then pivoting the conversation. Well, do you have any vacant lots? If they say, yes, we have a vacant lot, okay, what can it fit? I make sure I stage myself where I sound like the— like the expert. Oh, they're, they're, they must be serious because she's asking me specifically what is it permitted for, right? So first I'm asking, do they have any used homes? If they don't have used homes, I'm pivoting to, do they have any vacant lots? Once they say they have vacant lots, I'm like, well, here's what I'm doing. I'm helping a family. We would prefer to buy something that is there, but if not, I do have a mover and they're actually looking at a home that has to be moved, but with moving comes with so many expenses. Then they go into, yeah, you're right, moving a mobile home isn't cheap. That's not your cue to jump through the conversation. You need to relate with what they said. Be relatable, right? So you need to go, absolutely, moving is very expensive, man. That's why I help my families. I'm smoothing them in there, letting them know. I said we buy, and I also said I help them with financing the move, right? So now I'm buttering them up that I'm an investor. So they say, so typically then they'll say, well, if you're not buying a mobile home, if you're not buying a mobile home, who are you? And I say, well, I'm a— what do I say, y'all? I say this all the time. What do I say?
I'm a what?
I'm a Oh child, some of y'all be here every Monday at 7 PM, don't even know. This is pitiful. This is pitiful. Uh, old girl just said it, it just popped up. Boo boo boo boo boo boo. 2027 Life Lessons. I am a mobile home specialist. I didn't say I was an investor, I'm a mobile home specialist. And what I specialize in is helping families find mobile home parks to either put their mobile home in or buy a fixer-upper. And I also help parks with infill. Keyword is infill. If you say the word infill, you know what you're talking about. I hope y'all paying attention, okay? I said, oh, I help parks with infill. And then they said, oh really, can you tell me more? Absolutely. Um, I just helped a mobile home park where I bought 2 mobile homes in. They told me what their criteria was. They were looking for a 3-bed, 2-bath, and I was able to help them get that in that park. Or I just helped them move a mobile home out. Now pay attention to me. When I say move a mobile home out, I make it very clear that it was at the park's request that it was to be moved out because it was a demo home. Do not call parks and say, oh, you got a mobile home for sale. Can it be moved out the park? They don't want to talk to you no more. And here's the reason why. Why would I want you to come in my park if you moving stuff out? You're taking my money away. So when you're having conversation, I would prefer you get quiet and not have anything to say than to say something like, oh, so you do— you allow moving, uh, mobile homes to move out your park? Now you didn't turn their stomach upside down. They don't want to talk to you because you're talking about pulling an asset out of their park. All right, are y'all with me? If you with me, give me a 2. If you with me, give me a 2. If I lost you, if I lost you, give me a 1. Okay, everybody's with me on TikTok. YouTube, y'all there? Y'all sleep? TikTok, we got 123 people. Instagram, we got 33 people, and YouTube, we 10 strong. Let's get into it. Okay, everybody good? Okay. Um, okay, there go the comments on YouTube. I appreciate you. I appreciate you, Miss Jane. So, um, for those of you all that's joining us, I have a 5-week challenge going on and it's free where I'm giving you more information about mobile home investing. Right? And it's not just me. I'm teaching about mobile home parks. I have someone that's teaching mobile homes and mobile homes on land because I know some of y'all have business funding and ain't doing nothing with it. Ain't doing nothing with it. Um, I have someone that's going to come on for people that have bad credit to show you how to fix your credit with AI and business funding. Then I have my, uh, CPA coming on to talk about business structure tomorrow. Tomorrow. Tomorrow. We are talking about mobile homes with tax deeds, tax lien. I'm not talking about I'm going live. It is the link in my bio, right? It is a 5-week webinar series and you need to show up on time. We're starting at 7 PM, but once you click the link to register, you will get everything that you need to know for the 5-week challenge. All right, what chat, um, what questions do you all have for me? What questions do you all have for me? If y'all good and y'all ready to go to bed, let me know. We can get up out of here. Hey, Tony, um, what questions do you all have for me? Hey, you got me playing on something else in the background.
Yeah, I'm about to— I'm cutting it off right now.
Okay.
All right, what's going on, Coach?
What's going on with you? How you doing?
I'm good, I'm good, I'm great, I'm great.
All right, do me a favor. All right, I need you to answer a couple of questions. Okay, can you do that?
I can.
Awesome. How long have you been investing in mobile homes?
About 4 years.
4 years. And he's laughing for a reason, y'all. I had, I had to be on Tony neck, but we'll get to that. What has been your biggest challenge with investing in mobile homes?
Me?
Hmm.
Me?
You?
Consistency. Consistency.
Okay.
Yeah, me, consistency. And just, you know, That's basically it. And like, just building that confidence. Okay, I don't have no problem with now, but just building that confidence.
Y'all, I love Tony. Baby, Baby Sister 64, I see your question. I'm gonna answer that. Okay, listen, Tony will get going good closing these deals, and then he would just doubt himself and walk away. But what I love about Tony, even though he was off and on for for the past couple of years, baby, it's 2026. That boy is stronger. And you know what he did? He got, um, someone else that was a newbie investor and was like, I'ma teach him the ropes. And not only am I going to teach him the ropes, they go out and they do deals together. Where you at, like Creedmoor area?
I'm in the Raleigh area, like, um, over there, like close to, I'll say, like That's fine, you ain't got to give—
don't give out no location. No, he, he is investing out of the Raleigh area, y'all. And what, like I said, what I love, he, he is on that bandwagon. How, how much money did you just make?
This last one we made, we made $2,000 off of it. We, um, so we, we had it up for $65, we— but we got them down to We had— we took it, we sold it for $5,000 for that one.
I know you did. And earlier I had found a way to put it on the screen, and now I'm trying to figure out how I can put it back on the screen for TikTok. Dang, I had it earlier. Anyways, he just closed the deal for $5,000. What I do, y'all, on— on— I'll post it in my story so you all can see it. He closed the deal for $5,000 in the And, and the, and the— what blows me again is the biggest thing is that he would get on, he would fall off. He would come to me, I would fuss him out, cuss him out, get him back on track. He would start, he would stop. But this year, that boy— how many deals you done closed in 2026?
So this, this year is our first one. This one is our first one this year. Okay, got 4 more, 4 more, um, that we got. That we're working on right after this. So I'm trying to pick up, pick it up a little bit. We're trying to pick it up, we're trying to pick it up because we was slacking a little because of work schedule and this and the other, but ain't gonna let it bother us.
Got you, absolutely. So this deal that you got for $5,000, can you explain how you got it? What happened?
So this deal we got, I got it off of Abandoned Sign. They called me, he called me, he said he's seen it, um see my son. So I had, um, Biko come out there because he's close to that area and, um, got him on the contract and it went from there. Like, he wanted like $4,000, $5,000 for it. We talked him down, we talked him down to like $3,000.
Was it hard talking him down?
No, no, not at all. Biko, Biko got him though because he was pretty good. Believe it or not, man, Biko's pretty good. He's good at talking to people. That's why I gotta get him— I got him to relax a little bit. But, uh, it wasn't that bad. It wasn't that bad at all.
Okay, so, so you got it under contract for $3,000. Okay. And so, and sold it for how much?
We sold it for 5.
Sold it for 5 and made, made $2,000 profit?
Yes.
Okay. Um, was the process, was the process of getting the buyers out there hard?
Yes, that was the thing, because this one was, this one was a little bit harder to sell because it had— it was, it was, it was like a basically like a handyman, and a lot of people was like, no, I don't want to fool with it, or they wasn't really that serious because they knew they had a lot of work to do. But that's the only thing, like, it was just getting people out there. But once we got the right person out there, it was good. It took about 6 showings The sixth one was— that was like the best. That's why I knew I got them on that last one, because the way they were talking, you can tell.
Okay, so when you said it was difficult, was the home vacant?
It was vacant.
So did y'all— y'all didn't put a lockbox on the door so people can just go instead of keep going in?
No, he had the key on the outside, like underneath the little— like a little statue on it, on it, on the edge. We didn't do that. I just wanted to make sure we were good to go in and show it.
So you went out there 6 times?
I went out like 3, 3 times, and I think Biko went out about 3 times.
Okay.
We split it.
Okay. So y'all showed the property 6 times. How much time would you say from beginning to end did it take you to get that mobile home sold? How much time in hours?
I say maybe a total of 3 hours. Maybe if that much, 3 hours. And I'm talking about from, from the showing to the actual time when it came to even like closing it.
So add in the time where you had to go out, look at the property, negotiate with the man to get him to sign the contract, because I'm assuming y'all did that on the day one when y'all went out there, right?
Yeah.
Okay.
I say about, that's about that, about that time, because he only took a few minutes to get in and out there when he went and talked to him.
Okay. My math ain't the greatest, but 3 hours worth of work for $2,000 is all right to me. And how long did it take you from, like, how many weeks did it take you to get this home sold? Like, did you close this deal in 30 days, 60 days?
It was more, it was close to 60 days.
60 days.
Yep.
That's good stuff. Y'all, everybody, y'all following along? What questions do you all have? How do you have a license to do this, Tony?
No.
Oh, okay.
Do not.
That answers another question. No, you don't need a license to do this. My, um, 5-week free webinar, uh, I see your question on Instagram. The free webinar is every Tuesday and Thursday, every Tuesday and Thursday, 7 PM Eastern. The paid challenge that I have where I'm working with you all one-on-one is June 22nd. That link is in my bio, and that's only $97 or $197, uh, baby sister. So I answered your question. The, the actual challenge starts June 22nd, okay? So that's probably what you paid for. The free challenge, the free webinar series is what's happening right now because some people need to know a little bit more about mobile home investing, and some people are new here. So I'm getting people to come in so they can hear like how they can invest before they decide if they want that, um one-on-one with us starting June 22nd. Okay, uh, somebody's on TikTok said, did you carry charges during the 60-day period before the sale? Good question.
What do you mean charges? What do you mean?
They think, um, I know what they're thinking. They're asking like, did you have to pay any fees for the mobile home to sit there? Did you incur any expenses?
Not at all, not at all. Nothing came out of my pocket.
Nope, nope, he did not. Any other questions? Oh, somebody on YouTube said, my mom is in the double wide on land. The movers never quite put it together right. There is a raised area in the floor, slight but not seamless. If we want to sell it, would that be a problem? Absolutely not. Is your mama ready to sell it now? If so, now call me for your free reading. Okay. Okay. Holistic said, I want to get started, but I'm still saving up to invest. Well, Holistic, I will tell you this. While you are, um, saving up, don't miss out on free opportunities and low-cost opportunities, right? So right now I'm doing a 5-week webinar that is absolutely free. So tomorrow I know I'm going to be on that Zoom call for at least 2.5 hours because she talks She's— she has a lot of information about mobile homes and land with tax deeds, tax lien properties, right? And I don't 100% understand that myself, so that's why I have someone coming on to teach you all. So while you saving money, don't miss out on the free information, okay? All right. And that, that free— that challenge that, uh, baby sister was talking about, what she's talking about, it starts June 22nd. That's working with me and all of the panelists that I'm bringing on more one-on-one for only $97 or $197. You can't beat that, but that's not in June and I didn't want to make you all wait. With that being said, people that have purchased VIP tickets, we are going live in the school community. People that have already bought their tickets for the challenge that said, I don't want to wait during the 5 weeks. We're going live in the school group this Wednesday. Remember, I need y'all to get a list of your mobile home parks in your area because I want y'all to hear me call them live. And I'm pretty sure some calls are going to go great and some calls are going— people going to cuss me out. That's just the way it is. So if you are already bought your 97— excuse me, your VIP ticket, which is $197, make sure you're in the school community. If you're not, it's okay. Let me know tomorrow on a Zoom call and I'll get my assistant to make sure you're in the school community. All right. Yoshi said, I'm in the VIP in school, so will we be taught step by step instead of me buying the guide? I don't have a guide, but yes, Yoshi, you will be taught step by step. Am I missing any questions? How do you build your buyers list?
You asking me?
Yes.
Okay, um, so what I do is I would, uh, I would use like, let's say if I had a home that I just sold and I had some people that, that reached out to me about that home, the last home, I kind of like, I keep that up there. Like, I took that, that one right there from you, Coach. Leave that one up there and get the information from them. They use that from prior, from a prior, um, sale, or I can actually, um, just build it by, uh, sending a— you can— I sent a virtual, a virtual, um, ad out as well saying I'm looking for buyers or anybody that's looking to sell a mobile home.
You want to know something? I think that was good what you just gave them, but tell them how to filter out people that's really trying to buy and then, uh, tire kickers.
Oh, um, so for answer, I'd ask them, let's say they reach out to me about that one, like if they're on there, I got it for sale, I'll put up there saying that we're looking for a quick cash sale and make it— see if you ask me if they have a lot or a a, uh, a lot or space to put it at. Answer yes or no, and that pretty much, you know, um, weeds out all the people that don't have it.
Thank you. All right, look, y'all, I'm gonna try to do something different. I'm gonna share my screen real quick. Uh, Yoshi said thank you, I meant the starter pack. So look, the starter pack is $27. It's on your own, it's on your own, right, where you're just looking at it. But there won't be another time where you'll be able to work with me for either $97 or $197. So which one do you think you should invest in? You see what I'm saying? My, my students know mentorship, the lowest package I have for one-on-one is, uh, $3,000. That's what Tony paid me. I don't know if he paid it $3,000 or $6,000. That's how much mentorship is. So the, the 5-day challenge that I'm giving— that I'm doing, right? Not the free one tomorrow, that's for 5 weeks, right? I did that because I have new people and I want them to see the information that we're going over, right? But that the one-on-one with me and the other panelists for VIP is 7 days, for, um, general admission is $97. But again, that doesn't even start until June 22nd, and people that already bought the VIP tickets, I'm going live for them on Wednesday. So they don't have to wait until June 22nd to see how I'm doing this and to ask me questions where it's not like this, where they can actually come off of mute and talk to me. That's the difference between general admission and VIP.
All right, get the mentor. Get that mentor. It's good, well worth it. I'm telling you, you're gonna make that money back. I'm telling y'all. I need to go and do it.
Yoshi, you already in VIP, then you good, you good to go. All right, so let me see if I can share my screen real quick. Do I want— I think I may just want— it's almost 9 o'clock. Should I save this for tomorrow? I think I'mma save it for tomorrow because I don't know how to share my screen on YouTube. Y'all make sure y'all just show up for the free session tomorrow, so I don't want to click the wrong thing and be over here tearing up. Okay, um, do you all have any other questions? Will Wednesdays— will for— yes, Wednesday will be recorded for VIP people, but I will be live, so if you could show up in the school community, that will be great. Okay, any other questions?
Oh, they have one right here. I see they said, uh, somebody says, putting out bandit signs still the most effective way to get buyers? Um, for me, it all depends. I think it is for me, but also, uh, don't be afraid to call the, um, the mobile home parks as well. Those are actually really good too because you can really like build relationships.
Mhm.
But bandit signs are really good too.
So listen, you gotta do what works for your budget.
Yep.
What I do right now is I do bandit signs and I do Google Ads. They both work very well for me. KPIs are important. Does anybody know what KPIs are? If you don't, let me go ahead and tell you. KPIs are key performance indicators. You want to track what's bringing you the leads. So, Keisha, Keisha, the class is 7 PM tomorrow. Keisha, let's say tomorrow you say, oh, I'm buying bandit signs, and you buy 200 bandit signs, and your goal is to put out at least 30 a week. Well, what you want to do is every time somebody call your business phone number and you're excited about the lead, you want to slow down and say, I'll be glad to help you. How did you find my number? How did you find my company? Because you want to know, that is your KPI. How did people find you? Did they find you from a referral from somebody else? Did they find you from a bandersign? Did they find you from a flyer? Because whatever the way they say they found you, you want to invest more into that. I had one park that just was sending people to me, and while I appreciate it, I had to made sure I showed up with a Starbucks card, a Dunkin' Donuts card. T.I. said, you can have whatever you like, because he was sending so many people to me. So I had to make sure that I let him know, um, where everybody knows your name. I forgot the name of that show, but I wanted— what was it? Cheers. There it is. Where every— where everybody knows my name. Thank you for remembering me. Here's some money. And what happens when you get somebody money? They remember you. Okay, so back to what I was saying, KPIs, you just need to track where the leads are coming from. Okay, don't be so excited. Okay, somebody said, where can I find all the dates and prices in time? The link is in my bio, the first one, the The second link is the free webinar series that we're doing. The free classes, they're not gonna be as long as the paid ones, right? But the free classes is every Tuesday and Thursday at 7:00 PM. And the challenge that starts June 22nd, you'll see that information in there. Uh, June 22nd through the 26th, unless it's VIP, I'm doing 7 days for VIP. All right, where we at? I know I saw some more questions. Miss Shay said, I want to do this in a rural area, but the home I'm renting now makes me hesitant. They are tearing my house up. Any quick advice regarding emotional attachment? Uh, I think you need to let it go. It looks like another love TKO. That's what I have to say about emotional attachments. In order to make money, you gonna take some loss, okay? I'm torn right now with a decision. Um, I got this young lady who's on Section 8. Uh, Section 8 pay their part of the rent on time before the first of the month. This person right here— oh, look at me not cussing. Tony, you proud of me?
You doing good, you doing good.
This individual right here— what's today's date? 25th, she still ain't paid that little stipend that she has to pay. Okay, they didn't pay 90% of her rent. Girl, where's my money? So I'm torn between do I say something to Section 8 or do I get the 90% and let her get backed up? And you know, typically I'm a different landlord. I pull up to people's houses Y'all ain't got to be like me, but that's what I do. Okay, and so, um, if y'all want to know the truth, I'm gonna keep it real with you. I'm thinking about, um, calling her caseworker tomorrow and say, hey, I just want to let you know, um, your tenant doesn't pay her rent and I'm looking forward to filing an eviction. Maybe when her caseworker tells her that she's going to be possibly losing her voucher, she'll hop to it and pay me my money in a nice way. The opposite way from what, what I want to say, which is what Rihanna said. Some of you all know, you know, okay? Because why haven't you paid your rent? And then it throw my books off. Okay, Tony, I ain't gonna hold you. I'm gonna let you go. But last thing, do you have anything to say for somebody who may be on the fence that don't know if mobile home is investing for them?
I'm telling you right now, you ain't got nothing to lose. You might as well jump off the porch. That's how I look at it. Like, it's so much out here. I mean, you could do it so many ways too. Like, so I'm trying to, you know, it's just, I feel like if you're gonna do it, do it, and don't hesitate. Like somebody just said, don't hesitate. But, um, just do it. Don't even worry about like not knowing or anything like— because you're gonna— it's gonna be something you just don't know. You just gotta go out there and just do it. And there's so many people out here that you can network with and get help from that's out here with you. So if you need any help, always reach out because there's people that's out here willing to help you.
Mm-hmm.
That's what I got.
Listen, what I— look, what I love about Tony is he, he was serious. He paid for mentorship. He close deals. He doubted himself. He was like, I just don't know what it is. I fussed at him, cussed at him. He got back on track, he fell off again. Well, this is the most consistent I've seen him be, and it's because now he has his confidence. And I also think that it helped Tony because he's training someone under him. And so now it's like, I have the— I don't want to say the advantage, but I have the, the ability, the responsibility and the knowledge to show this person because they're so hungry. I know, I know Biko be on you like this because he do, because he's sharpening me though.
It's like he's making sure I'm on it, I'm making sure he on it. So it's like we help each other on that one. That's what I appreciate him the most about.
Biko be beating me down. I'm like, golly, pray, praying for Tony because Biko is on it. He posting the real everything. I'm so proud of him.
He got that personality for it too. That's what I love about it.
Did he tell him— tell you about— well, I don't know if y'all partner together on it, that free home he got, how he was gonna post it for $3,000. Did he tell you?
Oh no, I said we— I see we went out there together and looked at it, and I'm kind of glad that he talked to you about it because he told me that you— he wanted you to talk to him about it. So that thing is— it is beat down though, like Did he tell you what I said? Yeah, yeah, yeah.
Absolutely not.
Yeah, yeah.
Tell my son I'mma list it for $3,000. No, you're not. Yeah, this is what you're going to do. All right, Tony, I appreciate you.
I appreciate you.
All right, have a good night.
All right, you too.
Yeah, I know I missed some questions. I'm getting to it. Hold on, hold on, hold on. Okay, maybe I didn't miss no questions on TikTok. Oh, I'm gonna jump off the porch. I'm 19 years old. Listen, if you go look at my reels, maybe 4 or 5 back, my guy Jaden, he was just— he just graduated high school last year. And on his graduation day, him and I went to go and close the deal. He won't worry about— let me— he won't worry about let me go take graduation pictures. He was just like, 'Can we meet up first so I can get the money from the deal?' And if you pay attention to the reel, I go to his graduation, I'm giving him a hug. He's like, 'Do you got another one we can close?' I love that you're so focused at 19, because I won't. Keep it up, keep it up, keep it up. Is the purchase and sales agreement something that I create, or is there a specific website to get one from? I mean, you could create one, but I, I get scary when y'all ask ChatGPT to make contracts because even though AI is intelligent, it doesn't understand mobile homes and how mobile homes are personal property. So I do have a template one that you can use. It's in my free Facebook group, uh, Mobile Home Mommy Mentees. Mobile Home Mommy Mentees. You can send a link to that group. All right, okay. Um, Miss Shanna said, I didn't have any success with putting out bandit signs. Well, I would ask you, where did you put them at and how many did you put out? Shay said, I need a Georgia mentor. Listen, you don't need a Georgia mentor, you just got to do the work. I, I've trained students in all states. They never met me in person. Your person don't have to be in Georgia. No, he didn't get it and fix it up. He wholesaled it. Thank you for sharing. No problem. She said Hood Rich, or he said— I can't see, I'm sorry. Any advice for trying, trying I've watched so much, but like you said, I'm scared. But I, I, um, so what I get what you're trying to say is that you're scared. I mean, I don't waste a whole bunch of money in other courses. You're not gonna know what's right for you until you try. Before this, I was trying to do traditional houses and I got afraid of taking out— what's that loan you take out? I didn't want to take out a— I forgot what you call it. This is when I was investing in real estate. What's that loan called? It's not like a short-term loan, but you take it out and you only got like a year to flip the property and you got to pay the money back. Hard money lender. Thank you. A hard money loan. That right there shook me to my core because I'm like, what if I borrow this $200,000 and I can't pay it back in the 6-month timeframe that they gave me. I, nah, that scared me more than going into some trailer homes. The worst thing that has happened to me is I have fallen through the floor. Jesus, it was so embarrassing because that was back when, when I was mentoring students, they had my personal phone number. So I was on FaceTime and I was showing her a home that you don't walk through. Oh my gosh. And so literally she saw me fall through the floor. And what made it worse is I had told her to screen record, so before she shared it, I shared it. Times like this, child, was ghetto. No, it wasn't a DSCR, was a hard money loan. It was a hard money loan. All right. Hey Dominique, thank you, I appreciate you. Feel like I'm— I skipped over some questions. Diamond said, I asked about the permits for renting rooms or the homes because I'm in Florida and I read something about it. You just— 'cause you read it don't mean it applied to you, boo-boo. So every state is going to be different. but it's all the— your paperwork is always all in your wording and it's all in the populations you serve. You see what I'm saying? You can't run around and say, oh, I got an assisted living home, or I got a personal care home, right? Because when you do that with those two types of verbiage, those require a license. I don't have no license. You get what I'm saying? So you have to look at state specific. Now, do I take my mobile homes and rent rooms out to elderly people? Absolutely. I'm not gonna sit here and lie to you and say I know that strategy through and through. I've been doing it since 2021, but working with elderly people I've been doing for not even a year. And where did I go? I said, I need additional training. And her name is Group Homes for Newbies. She is the one who taught me how to maximize. See, ChatGPT make you think you know what you're doing. And so I was renting rooms out and I only had one person in the room. What Mari say? The lie detector said that was wrong, right? We can't ChatGPT stuff. You have to pay for knowledge. You have to pay for knowledge. So I reached out to the GOAT and got some help because my one bed in the room wasn't working. And I was just so— I don't want to say disgusted— I was so baffled. Like, these old people not gonna want a room with each other. Excuse me, elderly people. Forgive me, elderly people not gonna want a room with each other. And as soon as I slapped two twin beds in the room and was like, I only have shared rooms. They was like, that's fine as long as there's more than one bedroom and a bathroom in the house. And I was just like, and can you put a shower chair in the back? Absolutely, I could put a shower chair in the bathroom. See what I'm saying? So pay for knowledge. I would just tell you that, make sure you pay for knowledge. All right, y'all, what other questions do you all have? If you all just joined Oops, that's my alarm. My alarm telling me to go to bed. Um, for those of you who just joined, I'm Nichole and I am the Trailer Queen, y'all. I love investing in mobile homes. I love investing in mobile homes. It has truly made a life for me where I've been able to retire myself, retire my mom, have financial freedom. I own 28 of these little trailers and I ain't stopping no time soon because it, it just makes Sense, right? I bet you nobody in here knows more than 5 mobile home investors. But if I ask you all, if you knew 5 realtors, you could be like, my aunt, my uncle, my neighbor, the lady at the, uh, my church, and my line sister. Everybody know, everybody know a whole handful of realtors. But when it comes to mobile home investors, Ain't nobody effing with my clique, you feel me? She can't see my question. What's your question, YouTube? Let's go over to YouTube. What's the average monthly cash flow? Simon Says TV, you're asking a great question. For me, I like to have close to $1,000, so average I'm at 9— let's say $900 to $1,000. Now Let me tell you this, when it comes to the lot rent for my properties, I make the tenants pay me the lot rent because I don't want to ever have a relationship with a park and wonder or have to call every month to be like, hey, did Simon Says pay his lot rent this month? Okay, I was just asking because he sent me my $1,000. I was just making sure he sent you your $400 for the lot rent. Okay, bye. No, if the If the— my rent is $1,000 and the lot rent is $400, they pay me $1,400 every month. And the way I like to operate is I like to pay my lot rents every quarter. So I like to pay the lot rents for 3 months in advance. Therefore, I don't have to worry about them defaulting and not paying the lot rent. If I need to evict them, I'm evicting them for not paying me. Does that make sense, Simon? Do I buy from auctions? I did see that question, I'm sorry. Um, no, I've never bought from auctions. However, um, Lady D is coming on tomorrow. She's teaching tax deeds and tax liens. All you got to do is click the link in the bio to register for the 5-week free training. She's talking about tax deeds and tax liens tomorrow, okay? So she buys from the auction all the time. She buys land, she buys mobile homes, she buys real estate. She had even paid me for mentorship because she kept— she said she kept watching my content and she didn't understand the mobile home aspect because it was no value in the mobile home. She was just buying the land and like moving the mobile homes off and knocking them off because she didn't think they would sell. And once she bought my mentorship, now she teaches her students, hey, Buy the mo— buy the land and the mobile homes. We gonna keep it all and fix it up. Sorry, y'all. Did I miss any other questions? Do you do— YouTube said, do you do sales out of state? I got a free mobile home that needed some work but couldn't pay the vol— volmer, so I walked away still thinking about that. What could I have done? What could you have done? What could you have done because you couldn't pay the Volmer? I don't know what that is. I don't know what the Volmer is. But anyways, anything that you couldn't pay for— maybe you was trying to say mover and you typed it backwards. I'm tripping, I'm thinking too hard for it. All right, bet. What's a Volmer tax? Volmer. VOLRIM tax. Never heard of a VOLRIM tax, but listen to me, listen to me. Anytime you are trying to get a deal and you can't pay the taxes on it, you can't pay the lot rent on it, my advice to you is to wholesale. 27 Life Lessons, that's not what they typed over here, but thank you. Um, that's when you wholesale, okay? So like, I bought a mobile home When I say bought, I got a mobile home on a contract that was 6 years behind on taxes. Was I honest and told the buyer? Absolutely not. What I did was when it was— they liked the home and keep it real, 6 years, 7 years behind on taxes, y'all, it was only like $500, right? Because mobile homes are personal property. They're like cars, they depreciate. So let's say the mobile home was like $500 behind on taxes. When the person walked through, the buyer, and said, "I really like this house. I want it." I didn't say, "Well, the taxes on it are behind and we, you guys, you know." That's going to scare somebody away. I said, "Well, listen, I got other people looking at this property. If you're serious about it, I'm selling it for $500,000. You would have to at least put $2,000 down." My goal up front is I'm trying to get all of my money up front or all the seller's money up front or any monies that I owe out up front. So with that $2,000 and they say, yes, I'm putting it down because I love it and I want it so bad. I'm like, okay, cool. You, you got at least put down $2,000. Past my bedtime, guys. Forgive me. You got at least put down $2,000 and they say, okay. I make sure I tell them it's a non-refundable deposit. Once they say, okay, yes, I'm with it, non-refundable, I don't care, I want— and they sign that document, and I take their ID and I take a picture of it beside that document. I then take that $2,000, I take $500 out of it, and I pay the taxes off. Okay, Jayon said, what is your school course? I don't have a school course. Um, what you're talking about is my 5-day challenge that starts June 22nd. And what's happening June 22nd is, um, me and the other people I'm inviting to the free webinar, we're going to be working one-on-one with people to show them exactly what to do. It's not going to be set up like this because I want you all to be able to— it's on Zoom, so you'll be able to come off as questions, etc. It's only $97 or $197, but if you pay $197, you don't have to wait until June 22nd to have access to me. For example, the people that are VIP, I'm going live on this Wednesday inside of the school group, and they're going to watch me take calls live. And then I want to leave them time to ask questions, to be like, what if, or can you give me a call script? No problem, okay. But Jayana, if you want more information, just come to the free, uh, 5-week, uh, classes. That's every Tuesday and Thursday at 7 PM. The link is in the bio. You click the link in the bio, you'll get all the information you need. Diamond girl, you asked a good question. Do you rent with people— to people with animals? The Lord knows I can't stand a cat or a dog. And I know some of y'all about to tap off because I said that. I just had my personal reasons with animals. And since I was a kid, I done got chased down, bit, jumped on, and I just— my heart can't take it. So do I rent to people with animals? I absolutely do, for an upcharge. I charge a hefty, uh, pet deposit, and I add an extra $50, uh, per month. One lady got a pit bull in my house. Mama say mama— when I say that dog is so big, she ain't got never worry about me walking through doing an inspection, ever, ever. I send my handyman over there to do walkthroughs because I'm not doing it. I'm terrified of dogs. Okay, ciao. Simon Says TV on YouTube, sorry if this was already discussed but I joined late. So your business model is to buy the mobile home cash, renovate, and then charge roughly $1K per month? No, um, if you new here, I buy mobile homes, I rent mobile homes, I wholesale mobile homes. I have a model where I rent the rooms out to elderly people in mobile homes. I'm a licensed mobile home mover where I use my license and I don't own a truck to move these vehicles and I get paid. I subcontract out my handyman. So I'm a mobile home investor that has— I like to relate to myself as an octopus. My tentacles are all over other things in mobile home investing. I got a park that's like, "Hey, can you get me, you got some guys that do septic?" And I'm like, "Yep, I got guys that do septic. What do you need done?" My guys give me the quote. If they say the quote is $10,000, I'm like, "Man, somebody else gave me a quote for $8,000." Whoop-de-whoop-de-whoop. They're like, "Okay, we'll price match. We'll do $8,000." I'll tell the park owner, "Hey, yes, I can help you." However, the fee is going to be— what the price is going to be $10,500. So now I just made $2,500 because I did the outsourcing of the work. Do I buy out of state? No, not really. I normally pass leads on to my students, and I don't buy from wholesalers because I'm a wholesaler. And most of the people, like, because I don't know why people want to call the number on my t-shirt. And I listened to the recorded calls from my assistant, but most people that are wholesaling mobile homes don't know what they doing. So listening to you all, some people, not y'all, cause y'all wouldn't do that. Call my assistant and be like, yeah, do she buy out of state? Cause I got a mobile home. It's a 1975 and I'm just trying to sell it for $65,000. What state are you in? North Carolina. Okay. She's not interested. Well, how do you know? Well, you can send her pictures, but typically, um, if your name isn't on the title, she's not gonna buy from you. You all do not understand how wholesaling mobile homes and wholesaling houses are two different things. And I know that by the verbiage that you use on the phone with my assistant. Well, I got an assignment of contract. I, I don't have the title in my name, but I'm, I'm, I'm the assignor of the deal. Golly, this is not how you talk. To people. This is why a lot of y'all not closing deals neither, because you calling people talking about, I am the assignor, um, I can assign the contract over to you, um, it's going to be a cash sale. Y'all be using those trigger words, baby. Come off more personable, please. Okay. So if you just joined us, make sure you, uh, sign up for the free 5-week series that we're doing. We're going live Tuesdays and Thursdays. Tomorrow we're talking about mobile homes, mobile homes on land, all regarding tax deeds and tax liens, how to find these properties. The link is in the bio with all the date and all the information that you all need. YouTube, I appreciate y'all being here tonight. This is my first time on YouTube Live. Um, TikTok, I appreciate you all. Passionate, you did post this question like 3 times. I'm sorry. Uh, you don't have to register for each class, but if you did not get the link, I would say re-register. And if you, if you still have a problem, go try to re-register now. If it don't work, you can inbox me on Instagram. I can control more what I see on Instagram versus TikTok. All right, y'all good? Nobody got no more questions before I tap out? 3, 2, 1, we good. Miss Keys, go re-register. If it don't work, send me a message. I'mma stay up for like 15 minutes to check, okay? Miss Keys said good, interested in purchasing in the future a double wide. That's good stuff. Uh, how can you contact me? You can send an email to support@NicholeBriscoe. That's Nichole with an H. How do you register? I only said it 10 times. Click the link in the bio. Click the link in the bio, babe. Click the link in the bio. Sandra, what was your question? What was your question, Sandra 57? What was your question? Pvon, you ain't got to apologize. I just be picking. You fine. Sandra, you still not typing your question. Sandra, going once, going twice. Y'all have a good night.
