Welcome to Mobile Home Mami Channel

In this livestream, Nichole Briscoe, known as the Mobile Home Mommy, greets her audience, shares her personal journey from failed traditional real‑estate attempts to becoming a serial mobile‑home investor, and outlines the hard‑earned lessons she’s learned over six years. She details how she financed her first deals with a personal loan, the true costs of buying, moving, and rehabbing a $500 mobile home, and the pitfalls of rent‑to‑own contracts and tenant management that led to only two evictions. Nichole explains her current business model – owning multiple mobile homes in parks, renting rooms to elderly residents, and generating income through group‑home services, subcontracting, and lead generation for other investors. She introduces her mentorship “school community,” free 7‑day trial, class schedule (Mon/Wed/Fri), hot‑seat coaching, and the importance of using business credit instead of hard money. The video promotes the Mobile Home Wealth Summit on September 26 in Gibsonville, NC, highlighting the speaker lineup (Lynette, Lady D, Andrell, etc.) and urging viewers to register early. Throughout, she engages the chat, answers live questions about titles, financing, and partnership opportunities, and stresses the need for systematic lead‑generation, problem‑based pitching, and building a supportive network of mentors and referral partners.

Hello, hello, hello, hello! We rocking and rolling. Okay, we rocking and rolling. What's up, y'all? Hey, hey, how's everybody doing? Let me make sure we good. Make sure we good. Make sure we good. Pat, what's up? Pat, what's up everybody? I am Nichole Briscoe, aka the Mobile Home Mommy. Y'all, we got some things to talk about today. We have some things to talk about today. I don't know if I like the way that look. Trying to get everybody right, y'all. Trying to get everybody right, each angle right. Listen, if this is your first time here, I need you all to drop a 1 in the chat. If it is your first time here, I need you all to drop a 1 in the chat. I don't like the way this looking on YouTube. I think I'm gonna turn this light off, y'all. Give me one second. Let's see, I think that's— I think that's better. Okay, okay, okay. Oh, there's a lot of new people here from Instagram. TikTok, what about y'all? Okay, there's a few— 2 people on TikTok. And YouTube, everybody's good? Y'all been here before? All right, let's get into it. If this is your first time here, I am Nichole Briscoe, AKA the Mobile Home Mommy, and my goal is simple: to teach others what has changed my life. I am a serial mobile home investor. Now I need y'all to understand, the way I started was not easy. When I got started investing in mobile homes, what I was trying to do was traditional real estate.. And investing in traditional real estate, what that looked like for me, I was just trying to, to, to flip a house, a single-family home. I was just trying to get started. I remember the exact moment when I realized traditional real estate won't gonna work for me. What it was for me, it was me being tired of realtors telling me no, they didn't work with newbies. And it was all about presentation, y'all. I didn't do a good time at presenting myself. You know, my, my, what they call it, the elevator spiel. My elevator spiel was not right. Okay. My elevator spiel was not right. I was just like, do you work with investors? I ain't had no game. I ain't had no— I didn't do a good job. So I was trying to get real estate investors to work with me. I was— agents, excuse me, to work with me. I was trying to find hard money lenders. I ran into so many hurdles. So what I tried to do, what I tried to do is I said, let me try something a little different. Let me try something a little different. I tapped into mobile homes. I tapped into mobile homes. I hear you, Keith, but I, every time I move it, I just be having a hard time. My videographer is in the comments telling me to move this to the side. Oh, see what you made me do, Keith. That's all I got. Get back to what I was saying. Investing in real estate won't working. Y'all tell me where I left off at. Investing in real estate won't working for me. Uh, trying to partner with other people wasn't working for me, so I said, you know what, I had spent my last $2,000 on this, uh, real estate investing course in 2020, and I wanted to spend money on this new course because I had found out about mobile home investing on YouTube, right, by Black Couple. Shout out to Byron and Sharnice. And I'm like, let me just try. And I'm so glad that I tried. When I tapped into mobile home investing, I had spent another $500 on the course. I was a serial course buyer. If you said you could make money for me, I was like, let me do— let me go even harder. I think I could do it, right? So what I decided to do was I can invest in mobile homes as well. Invest in mobile homes. Didn't have any money. Took out a personal loan. Now, with taking out a personal loan, Wells Fargo approved me for $20,000. My monthly payback was $363 a month. I had never cheered in my life, but I signed up to be the cheerleading coach at my high school. Why? Because I was getting paid. Little ninja getting paid. Some of y'all can relate to that. I was getting a stipend, right? If all else fails, at least I got this stipend to help me pay back this loan. So I took out this loan, $20,000, and I thought with that $20K I was gonna get 4 mobile homes, y'all. I ended up with that $20K only getting 2 mobile homes, and that hurt my soul. And the reason it hurt my soul, because I wanted 2 mobile— excuse me, 4 mobile homes at $1,000 apiece, because my goal was I wanted to replace my income at the school. I was making like right at $40,000, $41,000, but it won't enough money because in the school system we got paid once a month. By the time they hit me for the taxes, I was like $3,200. So my goal was to replace the income, and that $20K won't enough. So I found out another way to invest, because that $20K I took from the bank, y'all, it ended up giving me only 2 properties. Do y'all know, while I was working full-time as a school social worker, that in the year 2020 I was able to do 23 deals? Out of those 23 deals, I was able to keep 9 of them. 9 of them, I did all the same exit strategy. Big mistake. Rent to own. So at the end of 2020, I had 9 properties going into 2021. Y'all, as they doing AA, that's my story and I'm sticking to it. I was addicted after that. I couldn't turn back. It was mobile homes for me. Because I was making money too fast. Then the reason I was able to get those 23 deals done when I had— I don't want to say lost all my money, but I spent my money on those 2 homes— was because I learned how to wholesale. See, when I went out here and I was so anxious, guess, guess how much I paid for my very first mobile home? Guess how much I paid for my very first mobile home? $500. So I knew with $500 I was about to make a whole bunch of money. Y'all, that mobile home was terrible. It should have been— oh, I ain't gonna say it. It was terrible, okay? I spent $500 on a mobile home, but as a newbie investor, I made a mistake. What was the mistake I made? I went out and I looked at the mobile home in the dark with my cell phone light. Girl, what is you doing? But I was so desperate, and I was just tracking mobile homes on, uh, Facebook Marketplace, right? So I was, I was searching Facebook Marketplace, and I saw this guy, he wanted $2,000. I didn't have $2,000, and he marked it down again to $1,500. Then he marked it down to $750. $750. I had marked all these mobile homes, so when he went down to $750, I was like, oh, I can do it. I thought I was gonna be able to borrow the $250 from somebody. So it wasn't me, because I sucked at negotiating, y'all. When I pulled up to the DMV, I was like, all I got is $500. He cussed me out, but he still let me transfer the title. I bought that first mobile home for $500. I was so excited. I was, I was just, I was just so excited with buying that mobile home for $500. Do you all know when the mobile home— it had to be moved now, it had to be moved. So that's when I hopped to the bank to get that personal loan for $20K. So after I got my $20K loan, I was super excited. I go and move the mobile home. The mobile home get moved. That was another $2,000. So now we $2,500 in. I need y'all to keep up with the numbers. With being $2,500 in, by the time the mobile home got moved— oh, let me back up because somebody asked a good question. Where did I move it to? I had called some parks. I had called at least 50 parks, and this one guy was like— I didn't— again, I was terrible at negotiating. I was terrible at introducing myself. So I said, hey, how you doing? Um, is your park investor-friendly? Terrible introduction line. He was like, yeah, what you got? I was like, I need to move a mobile home. He was like, sure, we got lots you can move it into. You can move it here. I'm like, okay, so $500 purchase price of the mobile home, viewed it in the dark in the middle of a little country town. Some of y'all will pick that up later. Spent $2,000 to get the mobile home moved, and when the mover moved the mobile home, I was like, why the lights won't turn on? He was like, well, did you expect that electricity would just come with it? My brain didn't interpret. Stupid. When you move a mobile home, you got to set up electrical. Plumbing. Oh, I didn't know all that. So, okay, we move forward. I paid for a plumber, I paid for electrician, had to get permits, got permits, right? Thank you. Holding costs, right? I didn't know all my holding costs. So, you know, it was $1,200 for a plumber, another $1,000 for an electrician. Now my little money going out because I was trying to stay to 5. So when it came to rehabbing the property, I'm like, let's, let's just keep it cute. And he was like, cute? We gotta clean it out. So cleaning it out, y'all, it was over— I want to say at least 80 to 90 bags of trash in the house. I had bought a hoarder's delight. I'll never forget, he found at least 2 dead cats and about 10 dead mice. That man, that handyman, ate me up like I've died. He ate me up. And I just remember bags and bags of trash and me being cheap I said, I'm not paying for no dumpster, use the back of your van. And he did, he did. But he was like, I misquoted you, I should have charged you more. That's not my business. Maybe I got in trouble with the park for putting about 30 bags in the trash can. I went through a lot of mistakes, I went through a lot of mistakes with that mobile home. But let's move forward. I finally get the mobile home rehab. One plumber ran off with my money, ran off on the plug twice. The second mobile home— or the second plumber, I thought I was gonna have to fight him. I'll never forget, his name was Pork Chop, and he wore overalls with no t-shirt, and he pissed me off so bad. But finally I got all the work done. Now the home is ready to be moved in. My first open house, I market the property. I'm like, yes, I'm about to rent this, I'm about to rent to own this, right? Because in my head I wanted to be the lender. Not the landlord, because, um, because what I was taught was being a landlord was bad. You want to be the lender. You look— being a lender just means that I'm the bank. I just collect the payments. Anything wrong with it, you gotta fix it. First open house, nobody showed up. Panic mode. I panicked. I'm like, oh, shh, ain't nobody show up. What am I gonna do? Second open house, second open house, One person showed up. Somebody say it was somebody's granddaddy. He showed up, he put his hand on the house, he— I didn't know what he was doing. I walked around, he said, young lady, I just prayed for this house and it's gonna be my mobile home. He said, this is my, um, this will be my first property I own and I'm excited. So I'm smiling, I'm cheesing. I made somebody's granddaddy a homeowner. So I'm just— we just smiling, taking pictures. I made him a basket like I was a realtor. I had put all this, uh, laundry detergent and tissue and a few Scooby snacks. I was like, what kind of snacks you like? Gave him the mobile home. See, the problem was I was so desperate to find my first tenant that I didn't properly vet him out. See, this is what I noticed about no newbie investors, and this is why I get on my students. You don't get desperate. You need to make sure you have enough money for the holding cost so you're not just getting desperate being like, "Ida Pappy, come on, you can rent this house out." You can— nah, nah. See, see, we're not rushing because this is, this is why— listen, listen, listen, listen— this is why now doing this for 6 years, I've only had 2 evictions. 2 evictions. One of them, y'all see me turn up on the internet and that's how y'all found me because I went viral, right? But I'm trying not to curse no more, right? I'm doing better. I've only had 2 evictions in the past 6 years because now I got better with my vetting process. So going back to this granddaddy that I let him rent to own, I explained to him what it mean. He called me, he called me, he was like, Nichole, the light bulb in the refrigerator went out. And I was like, this is your property, sir, you have to fix that. He was like, okay. A month go by, he's like, Nichole, the heat not working. Now y'all, this was a rent-to-own property. I'mma ask y'all the truth. If it is in the contract that the home is as is and the heat went out and you found out that was a furnace and it was a $3,000 job, would y'all have paid for it? Yes or no? Tell the truth, shame the devil. Cuz technically, in the words of Master P, it ain't my fault. YouTube, Marie said yes he would. Diary said no. I see a whole bunch of yes, no. Horse said No, no, ain't nobody saying yes on Instagram. Y'all cold-blooded. Oh, that was a good one. Miss, uh, Mr. Trucker said yes, add it to the price, put it on the back end. That's smart, that's smart. I, I don't want to say I wasn't smart, but y'all remember I told you I was a social worker, right? For, you know, I got my, my master's and my bachelor's degree in social work, and I was just like It's only been 30 days. It ain't this fault, this man's fault. And then I wasn't wise to, to call around for quotes. See, y'all hear me telling y'all, get 3 quotes, get 3, 3 quotes, right? DJ Katt, another one, right? I didn't get 3 quotes. I called Michael and Sons. Well, I just called and it was like, oh, we can do it for $3,000. And I was like, okay, thanks. Let them fix it. $3,000. Didn't know that little Craig down the road couldn't— could have got— I could have got it and installed it for $1,500. $1,500. Okay, y'all follow me now. After the heat went out, he called me. Nichole, the light not working in the stove. At this point, I mean, this man is calling me every— I mean, every day. Mr. Lee was his name— was calling me for something else. And I said, you know what, I'm tired. The last time he called me was for a water leak. He was like, Nichole, it's a water leak under the sink. And guess what I told him? Guess what I told him? Y'all think I was like, okay, I'mma fix it? Or do y'all think I was like, nah, it's on you? Side note, TikTok, I need y'all to keep sharing and hitting the screen. So yeah, let's get this up. Thank you. YouTube said— oh, I already got that. Um, Home Gym said tell him to fix it yourself. Nike said nah, it's on you. Uh, Nia said you said stop calling me, it's on you, you gonna fix it. Somebody said, I said, it's on you, blood. I did. And 27 life lessons, that was the biggest MF mistake I could have made in my life. So I was like, nah, cut, it's on you, you own the house, don't keep calling me, you gotta fix it. Somebody say, 3 months later he stopped calling me. I got a little nervous because I'm like, this man ain't calling me no more. After he stopped calling me, his wife called. Now I don't know if y'all know any people like this, but this was a married couple that lived in separate houses. I've seen that a couple of times in the community. I'll just leave that on that. They don't get divorced, they just live separate, and they come together when some shit go down. I get a call from his wife and was like, Nichole! And I was like, how can I help you? And she was like, you a terrible landlord, got my husband— oh, he your husband now? Got my husband living in this house like this, these floors soft, blah blah blah. I'm like, first of all, first of all, I'm popping big stuff. I had, I had real long locks then. So I'm like, but hold on, but hold on. And I'm just trying to explain myself. I'm married at the time. I get my husband. I'm like, baby, let's go over here because they tripping, they talking about these floors. Y'all, when I tell you, I walked in there and you know how your, your grandma's red velvet is crumbling? Those floors were so crumbly. Not only was I embarrassed, I created a problem for myself. Are y'all listening? I created a problem for myself the one time I said no. That cost me a lot of money. I told that old man no, stop calling me, and that was the one time I should have answered. That mobile home, to get them floors fixed, was definitely over $5,000. The water home spread from the— the water for the mobile home spread the damage from the kitchen all the way back to the bathroom, all the way back to the bed, to the bathroom. So guess what happened? He was like, I don't want to live here no more, you can take the home back. But I'm like, but hold on, but hold on, but hold on. You sure you want to move out? You just give me a chance, give me another chance. That's what Biggie said. I was like, you could go to the hotel, I'll pay for it. Just give me a week, I can get this guy to come and fix it. Nah, I don't want it. So I'm not gonna lie, it was a win-win for me because guess what happened? I got my mobile home back. It was rent-to-own. That means he got no money back. I got the mobile home back, I redid the floors. Um, another rule that I broke Y'all, the man, when he moved in, he didn't have the security deposit. He only had the first month's rent. Guess what I did? Well, instead of you paying $600 a month, how about you pay $1,200 a month to offset the, uh, excuse me, not security deposit because it was a rent-to-own. It was a, a down payment that was supposed to go to the purchase price of the home. I broke so many rules because I didn't know what I was doing. I was desperate. And I was moving quickly. Why am I telling y'all this? Because I don't need you to be desperate. I don't need you to move quickly. I need y'all to have y'all holding fees. And as a landlord, you have to do a great job at doing what? Building that house up structurally. Like, you see what I'm saying? Like, the backsplash of the— on the back of that kitchen stove isn't important, but the type of flooring that you put down is what's gonna make that house last. Getting a plumber to come through, right? Not bro man from the fifth floor. And checking all the pipes, making sure everything is good. That's what's gonna be longevity to the property. Are y'all, are y'all with me? Are y'all with me? TikTok, y'all good? YouTube, y'all good? Yes, yes, yes, yes. It's the— y'all good. Listen, it's levels to it, right? So after that first one, guess what could have happened? I could have cried, I could have stopped investing, but here I am now, 6 years later, owning multiple properties. I'm a licensed dealer in the state of North Carolina, right? I'm a licensed mobile home mover in the state of North Carolina. Y'all get what I'm saying? And now I've developed the strategy where I rent the rooms out. Again, that came from another problem. What was the problem? What was the problem? The reason I started renting rooms out wasn't because I was trying to be creative. It was because I lost a lot of money on my fourth mobile home, put it inside of a mobile home park. The park owner won't gonna disclose to me that, that, that, that the reason that that lot was empty back there was because it was in the— it was flooding a lot. He wasn't gonna tell me that. Moved them, had to pay a second move to another mobile home park. But from making all those mistakes, guess what? Now, now I got 4 group homes inside of mobile home parks. Where I'm renting the rooms out, right? If I'm being honest, my lowest bid is $950 and the highest bid I have is $1,700. I have people in shared rooms. I have people in front of private rooms right now off of one mobile home. I'm making almost $4,000 a month and these are mobile homes inside of the mobile home park. What I need you all to know is you don't have to own land to get started. You don't. That's the only reason I was able to get started, because I couldn't afford the mobile home and the land. You don't have to own land to get started. You can invest inside of mobile home parks. I don't care a park told you no, move on to the next. The second thing, we all don't have to invest the same way. I started off fixing and flipping mobile homes. I started off moving mobile homes. You can start off wholesaling mobile homes. If I had less than $1,000 right now, I would start all over again wholesaling mobile homes. If I started with $500 right now and no car, I would start off doing cold calling for, uh, mobile home investors. And why do I say that? Because so many times people— like, I see people inside my school community, can y'all tell me how you are structuring your schedule? I'm so busy, I'm a I'm a nurse full-time, I'm a dentist full-time, and I don't have time to make calls, man, I will be outsourcing the heck out of some lists. But y'all don't want to be creative. It's— everybody here got a cell phone. Ain't nobody— put a 1 in the chat if you watching me on the laptop. Who? Nobody, baby. Everybody here is on their cell phone. Everybody got a cell phone. Everybody paying their cell phone bill every month. You should be asking that cell phone, what that mouth do? Make the cell phone work for you. Y'all ain't with me, let me slow down. Make the cell phone work for you if you're good on the phone. I got a guy who was in my school community, now his name is Jeremy. I think he said he out of Raleigh and he's a car salesman. I just met him, I think, 2 weeks ago. I know he's gonna kill it because he has the personality. Jeremy is also a DoorDasher, y'all. It's people like him. When, when, like, we, we— side note, we had a school meeting today in my school community. It was amazing. You should have been there. If you ain't there, you need to be there. I got a free trial right now for 7 days. So on, on TikTok, you could click the link. On the, uh, the rest of y'all, you could type school. It'll come straight to your DMs. Free 7-day trial. You got to try it out. This man is a DoorDasher. I would pay Jeremy $200 a week to put out 100 signs. This boy gonna see the mobile home parks because he does DoorDashing. Y'all got to use your resources when you don't have the time to do the work. It's not about you don't have time to, uh, make park calls, or you don't have time to go and reach out. No. My bad, you got to spell school the wrong way. S-K-O-O-L, S-K-O-O-L, and the link will come straight to you. If not, it's in my bio. Y'all, there are so many different types of ways to, to invest in mobile homes. You don't have to do rent group homes out, rent rooms out. I found that accident by mistake because a mobile home in the state of North Carolina, y'all, no cap, I shouldn't be spending— back in 2020 when I got the home I shouldn't have been spending no more than about $16,000 to $18,000. 2026, I'm spending about $20,000 to $23,000 on a rehab. That mobile home in 2020 cost me almost $30,000, and I felt scared, right? I had— I felt scared, but I had to strategize. I felt scared, but I had to strategize. YouTube, my bad, y'all can't type school. You gonna have to click the link in the bio. To join my school community. Okay, I messed up, y'all. I spent $30,000 on this mobile home back in 2020. Just because I spent $30,000 don't mean that I could try to turn around and sell it for $50,000. That's not how bingo work. It's not how it work. I spent $30,000 and I made a mistake. But with making that mistake, I had to figure out an exit strategy that would work. I knew it couldn't rent— I couldn't rent it out, and here's why. I'm the type of investor, I like to have all of the money I put out within 12 to 18 months. And there was no way I could get $30,000 back within 12 to 18 months. I couldn't rent to own it. Let me keep it real with y'all. Y'all want to know a secret? That mobile home ain't got no title. Maybe Maybe 25% of the mobile homes that I own don't got no title. That ain't none of your business though. Some of y'all too scared to buy mobile homes without no title, but you got to know what you do, what you do to do what you do. Let's move on. That mobile home ain't had no title. I won't trying to rent it out because Nichole like to get all her money back within 12 to 18 months. My philosophy is if I don't get my money back in 12 to 18 months, it don't work. What can I do? I can't rent it. I can't rent to own it. I didn't know what else to do. Well, 2020 was the age of Clubhouse. Yo, how many people remember listening to Clubhouse? I'm listening to Clubhouse and I hear a lady talking about how she rent rooms out to travel nurses, and I'm like, oh, renting rooms out to travel nurses. Here I go running my mouth. I tell people I'm about to start renting rooms out in my mobile home. What all my friends say? Ain't nobody gonna rent no room out no mobile home. You can't do that. People not gonna pay to live in no mobile home. Them rooms ain't big enough. Blah blah blah blah. Everybody just talking. Tuck my hair. And now here it is, 2026, I own 4 of them and I'm renting the rooms out. And I have a purpose with mine. Are y'all listening? There's a purpose with it. What's the purpose? Now I rent rooms to elderly people. Why do I choose elderly people? I ain't got to worry about nobody coming in my house late in the summertime. My electric bill is not sky high, baby. Right now I got the AC set on 76, and everybody is like, Nichole, it is too cold in here. I refuse to take it up another notch because I don't want to sweat nobody out. But at 76 degrees in that house, right, they're walking around with sweaters on and long sleeve t-shirts. Y'all saw Miss Joyce. Y'all saw Miss Joyce, long— two long sleeve t-shirts and a sweater. That's how she sit in the house. And she sit outside and say, whoa, it's just too cold in that house. I ain't got to worry about no high bill. Everybody get along. I don't have to worry about a whole bunch of fighting and bickering. This is why I choose elderly people. And another reason I choose elderly people, a lot of people don't take— a lot of people don't take care of elderly people like they should be. So although my homes are independent housing and they come and they can cook, clean, and bathe themselves, I make sure they get the resources that they need, i.e. I got an insurance broker that'll come and talk to them to make sure that they have proper insurance. I have a, uh, um, a church that once a month they will give us incontinence pads. I gotta— I got another church, they give them a coupon book, $5, where they can tear off and they, they can use. It's a— it's, it's to the farmer's market, so it's a book of 40 It's a total of $40, but it's $5 coupon where they can go and get fresh produce. I am the resource queen for these elderly people because a lot of people don't take care of them. 3 of my people came from being homeless outside. A lot of people you see outside that are homeless and older, they got income, but everywhere you go they want 3, 4 times the rent. These elderly people ain't got that. They make $2,000 a month and that's it. Let me do a pause. Let me do a pause. September 26th. I know you see it. September 26th. This is my Mobile Home Wealth Summit. Of course I will be there teaching you all mobile home investing. But this young lady right here, I don't think I can zoom in. Oh, I can. This young lady right here, she is the number one group home expert. This is my sister. She's based out of Texas. And she has taught me and thousands of other people how to own and run unlicensed group homes. Unlicensed group homes. This young lady, Lady D— Lady D is the tax deed, tax lien expert. And you know why Lady D came to me? She said, I keep running across mobile homes and nobody buys them when I go to all these tax deed, tax liens, um, auctions. And I need to know more about them. And when I explained to her the value of mobile homes and what you could do from it, she was on it. Now she buys all types of properties off the tax deed, the tax lien list. Then you got my other sister, Miss Andrell. She is a 7-figure real estate strategist, and guess what she does? Everything. Andrell owns mobile homes, she owns houses, she owns group homes, but she's going to teach you all how to wholesale real estate. And the reason I think that's important is because oftentimes Even though I invest in mobile homes, I get these leads with houses I don't want to deal with. So guess what I do? I send it to her. I love getting $2,000 and $3,000 referral fees. She'd be like, sister, the wire coming today. I write the leads down, but that's not my focus. So I got random money coming in because of this one right here. I need you all to understand, you don't have to be the mobile home guru. There are so many different ways, but you have to get started. Um, this event is September the 26th, uh, in Gibsonville, North Carolina. It's gonna be in North Carolina. If you are on Instagram, you can comment event and the link will be sent directly to you. If you are on YouTube or TikTok, gotta click the link in my bio and click event. Please do not wait until the last minute to get your ticket. Last year was crazy, we was packed and I sold out, y'all. I, I want y'all to listen to this too. Last year the tickets was $500. Tickets not $500 this year. Ticket is only $249. Please don't wait to the last minute because I can't make up no more seats in this venue that I have, and it's a really dope venue. All right, this is where you need to be. This is where you need to be. Now, with that being said, with that being said, I think that's my student Renee. Renee, is that you? If it is, blink twice. I promise you was there, uh, Coop. The link is in the bio. The link is in the bio. Are y'all learning? Is this helping y'all? Great information. God bless you. God bless you too. No school. You cannot type— you cannot type school on YouTube. Let me just tell you about my, uh, my school community. My school community is, is a free 7-day trial. And the reason I did that is because I want people to come in and see the information that I'm giving and what you can get. All right, I don't want people to come in with the impression that you have to flip mobile homes. You don't have to flip mobile homes. I got one student, you want to know what she do? She just goes around and get contracts. You can use Klarna, you can use Klarna and Afterpay is on it when you get to the checkout page. I got a student that just get contracts. And here's what I mean by contracting. Y'all know how I told you that with mobile home investing, or some of y'all are new here, what I'll do is when parks tell me that I can't invest inside the park, y'all want to know what I do? I go around and I look at all their problems and I write down all of their problems. And I say, well, I understand you don't need— you don't want investors inside your park, but I see you got a couple of vacant homes. Do you need help with disposing of the vacant home? Well, we got some— we're going to get some quotes. We just haven't got around to it. I know I spoke— you may not remember me, but I spoke with you 2 months ago and we could get you a demo quote. Basically, I done taught sis how to be a subcontractor. Subcontractor to get quotes for these said mobile homes, and she would get them demoed and pulled out the park. What she's making is a fee from being the service provider. How did I teach her that? Because I learned it by accident. How did I learn it? Park owner saw me doing work and doing work. He was like, will your guys fix my house? In my head, I'm like, These ain't my guys, I just met them on the Nextdoor app. But out my mouth I was like, sure, what do you need done? He was like, well, we need service done. Oh, a tree fell on this mobile home and the, the tenants— they own the home, is a TOH. A TOH means it's a tenant-owned home versus a POH, which, which is a park-owned home, which means the park owner own it. So it was a TOH home and they couldn't afford to pay for it, so he was going to add it to the back of their lot rent and just break it up. All he wanted from me was a quote. I sent my guys over there, they got on the roof, they gave me a quote. The quote they gave me, I came back, I gave him a different quote. He was like, let's do it. He said, how soon could they have it done? My guy said that they can have it done by Friday. I told him it will be done by next Friday. Intention, intention. What does that mean? Now I'm over-delivering because I told him one thing but delivered another thing. Oh, you better know who he called now for all these jobs. Not Tyrone, he called me. So now I'm getting big old contracts from this mobile home park, and the bigger the job, I just get qualified people to— people to do it, y'all. He had a plumbing leak at the, at the, uh, mobile home park. I know I got 2 plumbers. One is licensed, one is not. He— the water line had busted. I called my guy and was like, I need you to get out there, I'll pay you double. He went out there, he gave me his quote, I gave him the quote. Now, yeah, and this is what I need y'all to understand. I need y'all to understand, this man has a property management company for all of his mobile home parks. He owns mobile home parks here in North Carolina and South Carolina. He has over 500 lots. He owns a property management company right here in North Carolina. He don't call them to do the work. He called me. I need y'all to be paying attention. This is nothing but, uh, Building up your pipeline. This is what I done taught Sista to do. Sista ain't got no car. You don't need no car. Figure out what the problems is in the park. Navigate. So what is she doing? What she's doing is she's calling the parks, getting information from the park, listening to the park owners, park managers' problems. She has somebody else that's a little shy to just go out and start conversation. She feeds information to her. Now they splitting the money together. This is what I'm teaching my students. This is what you all need to know. So just know, when you come into my school community, I will teach you this. I do have a free 7-day trial, but don't come in if you just want to be a looker. I need y'all to take some action because, see, 2026 is almost gone. We got 5 months left. By the time you sneeze and blink, it's gonna be Christmas. Everybody gonna have on matching PJs. And you gonna be sitting there at the same level that you was at at the beginning of 2026, yelling that 2027 is gonna be your year. No, it ain't. I said what I said and I meant it. The time to invest is now. The economy is crappy. I got a friend that was at Social Services before working at the high school. I was at Social Services, I was a food stamp intake, and I had just got hired to be in CPS, Child Protective Services. She just told me that her boss told her, hey, they doing some shifting, you should try to look for something else. She 4 years away from retirement, she just left that county to go to another county because her boss indirectly told her, because she really really like her. Hey girl, they about to lay you off. I am so grateful for what I have now because I know some of y'all don't know me prior to me investing in mobile homes. Not only was I working in the school system, yeah, I was on Section 8. Section 8 for 7 years, comfortable. All I wanted was to figure out how to make some extra money. 2027 going to be your year. Well, you go ahead and sit over there and wait. Blessings to you, okay? But for those of you that want to get it in 2026, the time is now, okay? Okay, so September 26th, if you are on Instagram, you can comment event to get the information.. You all need to be in the building. We got the group home. Myself is going to be there. You got Lynette. She is the number one group home expert. This is who I learned how to do the group home strategy. She is also a service stacker. Y'all know she started a group home business in 2020. She started the group home business in 2020. I think she was like 27 years old. She number like 31, 32. I'm so proud of her. When I say service stacking, she makes almost a half a million dollars on her 8 group homes. And the reason why is because she owns the homes, right? So she's getting the rent. She's also getting the money where she, uh, has another company where she provides the care for them, the transportation company. She learned how to bill Medicaid. The girl, she do everything, and she's so young. I wish I was doing that in my 20s and not pop locking and dropping Let's move on. Uh, Lady D. Lady D, over 20-plus years military experience. She is a bad mama jama. She is a tax deed, tax lien expert, and she is going to show you all exactly not only how she combined what I taught her about mobile homes. She pulls a list and she gets tax deeds, tax liens, properties for very, very cheap, okay? And then last but not least, you got my sister Andrell, a 7-figure real estate strategist, y'all. Andrell has a similar story to mine. She did not want to quit her job. I'll let her tell y'all, she got fired, y'all. She had set a date to quit her job and they was like, oh no. I think she had set a date to quit, posted it online she was gonna quit. Like 2 or 3 months later, they saw it and called and fired her. When y'all meet her, say hi. Say, how the hell you get fired on your day off? Okay, that's Andrea. She owns group homes, mobile homes, single-family homes, and she do something with the, the quiet title deed stuff. Like the way she just be getting properties and not paying for nothing, it blows my mind. But I don't like dealing with real estate, so when I get leads, I send them to her., and I get my referral fee. All right, so that's September 26th, September 26th, 2026, in 2 months. Please come out, but please don't wait to the last minute to get your ticket. Uh, you could comment event on Instagram or click the link in the bio. For those who you all don't want to wait until September and want to get started now, y'all join my school community. You can come for free and try it Join my school community. We was up today, we had our first Rise and Align meeting where everybody came and set their goals. I had 21 people show up, 21 people show up, and they all listed their goals. They told me, uh, where they're investing out of, and guess what I'm doing? I am going to help them achieve what it is they want to do this quarter, because I can't be the only person investing in mobile homes, okay? Oh, the event is going to be in Gibsonville, North Carolina. So listen, if y'all ready to take action, join my school community. Try it free for 7 days. Just make sure you come to class. Next class is going to be Wednesday. I'm— I actually teach. Classes are taught by me Monday, Wednesday, Friday. And not only do I teach, let me tell you what Friday is. Friday I throw you in the hot seat. The hot seat means that you did what I asked you to do and we're gonna work it out. How did you, how did you come up with this? What was their pain points? I dropped live calls inside of my community. Why? Because I want y'all to see how I'm talking to people on the phone. I had a call before I came on tonight. I'm gonna, I'm gonna drop that in the community. It was a gentleman 'in Taylorsville, North Carolina.' I'm like, 'I never heard of that. You must be far.' He said, 'Well, we're about 10 minutes from Statesville, North Carolina.' I'm like, 'Oh no.' He said, '20 minutes.' I said, 'Oh, so Statesville is close to Charlotte.' Y'all, I didn't talk the man down on the phone. Mind you, he told me he wanted $100,000 for his mobile home. At minimum, he would take $80,000. By the time we got off the phone, he was like, 'Well, I definitely want to work with you, and if we can get at least $30,000 Baby, you just gotta— you just, you just gotta— you just gotta know how to talk to these people, you see what I'm saying? So I'm gonna up— who's in my school community now? Let me see who already in my school community. Who's in my school community and came to the call this morning? Let me see where y'all at. Who is me? Anybody else? Oh Lord. TikTok, y'all got— I mean, uh, YouTube, y'all got a lot of comments. What's up? Yes, yes, yes, yes, yes. Okay, okay, okay, I answered all those questions. We good. Uh, Mike, I can't drop the link, but if you click at the top left-hand corner, the picture of me, and click profile, it should let you stay on the live, and you can go into my school community, and you can come in free for the first 7 days. Demita, Demita's here, but Demita missed the call this morning. Just know when I get off, I have a call to upload for you all. Now it's about a 27-minute call, but I want y'all to listen to it, to analyze it, okay? I want y'all to listen to it, to analyze it. You already know how I get down. I want to know the pain point, why they selling the mobile home, what we're going to do about the ownership of the mobile home, because this particular guy said he has a salvage title for a mobile home. That don't exist. But he said he had a salvage title for a mobile home, right, right, right. He also said that, uh, it's a 4-bed, 2-bath, and he wants it moved. But I want you all to point out those 3 things. What was the pain point? What was the selling price? What was the negotiating strategies that I used? The purpose I teach my students is I'mma teach it to you And when we come back on Friday for the hot seat, right, I need to know what deals y'all working on. I need you to make a call while we on— while we on the Zoom meeting so I can hear how you talking and I can give you advice. That is the way I am teaching my people in my school community because I want them to grow. All That 28 said, what time is class? Class is at 3 different times. So our Monday class is at 10 AM. Everything I do is on Eastern Standard Time. Our Wednesday class, the breakdown, is where I'm teaching the strategies of what it is I need you all to do. Wednesdays is 6 PM Eastern Standard, and Friday is 12 PM noon. Everything is recorded and put back in the group. All right, any questions y'all got before I tap up out of here? Any questions y'all got? TikTok, I appreciate y'all sharing and liking the video. Y'all ain't got no questions? I could go. Ash said, what if you work 5:00 AM to 3:00 PM Central Monday through Friday? How bad do you want it? You make it work. When you off at 3:00 PM watch the replays, come back into the school community and ask questions. You're only going to miss 2 classes with your time, with your, with your schedule. That don't mean that you can't watch the replays. Do I use hard money? No. The way the money I use right now is my wholesale deals, and if I'm not using my wholesale deal money I use, um, business credit cards now that I didn't have in the beginning. Business line of credit I didn't have. I just, I just got those. Uh, how, uh, let me see. I was at work today and was still in the class. That must be Tawana, I'm guessing. I could be wrong. Tawana was definitely at work with her headphones on. There was another lady, I think it was Cat. Was Cat who was there but had, had us in her pocket or something and was just listening and typing in the chat. Tawana, I knew I was right. Hey girl, I'm glad I came across your live. I never thought about flipping mobile homes. Listen, it is easier than traditional real estate, and I can only say that speaking from my experience. No problem, that's what I'm here for. Hey Maurice, how you doing? Keisha said, how do we set up a mobile home with no title? It depends on your state. Typically what I do is I just get it registered through the tax, uh, the Register of Deeds, and I make sure I pay, uh, taxes on the mobile home. That's it. Can I apply for your receptionist position? Nah, I have an assistant right now. She's doing a really good job. All right, we good. It don't look like y'all have any more questions. Remember the event, September 26th. Don't wait to the last minute. Um, September 26th in North Carolina, myself teaching mobile homes, Lynette teaching group homes. She's the one who taught me how to run my group home. She's out of Texas. Lady D is out of Atlanta. She is doing— she is a tax deed, tax lien queen. Andrell is in North Carolina. And y'all want to know something dope? I met all of these women on the internet. I didn't know them at all. I met her in a group home group I was in, and I just started DMing her, asking her questions, right? We ended up becoming friends. I met Lady D because she paid for my mentorship class, and when I'm asking all my students for their social media handles, I went to her page and I'm like, girl, you got all this information, what you do? She does tax deeds, tax liens. And then Andrea, Andrea DM'd me and was like, hey, can we go out for lunch? And I was just like— and now that's my girl. That is my girl.
