Welcome to Mobile Home Mami Channel

In this solo instructional video, Nichole Briscoe walks beginner mobile‑home investors through the four essential phases to secure their first deal. She begins with the Learning Phase, urging viewers to consume her YouTube content, attend her live Instagram/TikTok sessions, and join her Facebook group to understand mobile‑home basics, regional market nuances, and profitability factors. Next, she outlines the Lead Generation Phase, emphasizing a 90‑day commitment to a chosen marketing method (bandit signs, Google Ads, driving for dollars, cold calling) with a strict schedule and no pivots. The Offer Flow Phase follows, where she normalizes rejection, encourages practicing rebuttals (including using ChatGPT for scripted responses), and stresses that each denial strengthens negotiation skills. The final Follow‑Up Phase focuses on persistent outreach, tracking leads in any CRM (Podio, Trello, pen‑and‑paper), and revisiting offers over months to convert “no” into “yes.” Throughout, Nichole shares anecdotal stories, timeline expectations (30‑90 days), and promotes her paid school community (≈$50/month) and a First Deal checklist via her Facebook group. The core message is that speed comes from consistent reps, not perfection, and that disciplined execution of these phases leads to repeatable success in mobile‑home investing.

Your first deal normally isn't fast, and that's okay. Let's get into the different phases. Number one, the learning phase. A lot of times when I see people excited about mobile home investing, they ready to just throw their boots on the ground like I normally do, jump in the car and start calling and talking to people. The first thing you have to do before you take the test, like any good teacher would tell you, is study. Right? Watch all of my YouTube videos, gather the information, take you some notes. Join my live on Instagram and and TikTok 7pm Eastern Standard Time, where I answer your questions. That was just a short infomercial. Seriously. I'm live every Monday, y'. All. IG and TikTok come and ask questions in the comments. Figure out your roadmap. Figure out your roadmap. Join my Facebook group. You know, I want you all to get the knowledge of what is a mobile home? What are the years of mobile homes? What's a good mobile home in your specific area, y'? All? I'm in the state of North Carolina. I'll buy mobile homes that's in the 80s. But I have students that are on the west coast that they buy mobile homes that are in the 60s and the 70s and their margins are higher than mine. Right? So find out what other mobile homes in your area that'll be good for a flip or, you know, how are we pulling in our buyers? Learn, educate, learn, educate, study. Once you get your knowledge base, let's move on to step two. Let's get into step two, your lead phase. Now, you spent your first 30 days just studying, taking in the information. Now you're like, I'm ready to go full fledged. I've listened to Nicole talk about marketing. I know what I want to do now let me do it. How are you marketing? Are you going to do bandit signs, Google Ads, driving for dollars, phone calls? What is your marketing style? Whatever it is, I keep my marketing the same for 90 days. How you gonna know it's not working if you're not being consistent for 90 days? Find your lead flow. Find your lead flow. Find your lead flow. Find your lead flow. Find your lead flow. I really need you all to get a marketing strategy and loc in. So if you decide, hey, bandit signs are the thing for you. What I need you to do is take those bandit signs and come up with a specific schedule. If your goal is to do 50 a week, pick the certain days that you're gonna put out your 50. Monday, Wednesday, Friday, then divvy up them 50 between Monday, Wednesday, and Friday. And get them out there, y'. All. Okay, child, I love y'. All. It's so cold out. Divvy up them Bandit signs. Monday, Wednesday, Friday. But you have to stick with it and be consistent for those next 90 days with the same exact schedule. Do not pivot. Okay, after you build in your lead flow, guess what's going to happen? People are going to start calling you. People going to start calling you. Do you want a revolution? The people are going to start calling you. And when they start calling you, you need to be prepared to ask your questions and go out. Now you're entering into stage. And what's stage three? The offer flow. You've built up your knowledge, you built up your leads. Now you're in the offering stage. It is okay if you go out and you get denied. Learn why they denied you. No, your offer is too low or no, I'm just not feeling it. Getting rejection is what built me up to become a better negotiator. Okay, so now you're in the offer stage, where you're going to start saying, hey, I'm interested. I'll buy this mobile home, or, hey, I'm interested, I'll help you get this mobile home sold. It is okay to put offers in. When you get rejected, you should be. I don't want you to get damned like, oh, man, every time I put in an offer, it's going to the left. That's what happened to me in the beginning. But it made my immune system stronger for rebuttals. So I just started practicing in the mirror. The rejections that I was receiving and the rebuttal I could have came. And what you guys have that I didn't have is ChatGpta. You got ChatGpt so you can type in why people are telling you no. And how can I become a stronger negotiator? Use your resources, y'. All. ChatGPT is free. Start writing it down so you can become a bulletproof negotiator. I've only learned from my rejection. I should have made that the title of this video. I've only learned from my rejection. That's real, y'. All. You. I learn from rejection. And when you get rejected, you get stronger. What's up, y'? All? I can hear you now on the other side of that camera. I don't have no money to get started. My credit bad. I don't think this is gonna work for me. Listen, y', all, I started off the same exact way, and $500 took me a very long Way and mobile home investing, if you have been looking, how to get started. Mobile home investing is the way, but don't do it without a blueprint. Join me in my school community where I give you contracts, I give you modules, I give you the essential tools you need to get start investing in mobile homes. And guess what, it's less than $50 a month. If you're ready to take action, click the link below and I'll see you in my school community. Guess what? Now we're in step four, that follow up phase. Everybody that told you no, what you're going to do is make them tell you yes. Let's just say no, no, no, no, no. What you say? Yeah, yeah, yeah. Y' all know what I'm talking about. Anyways, back to the video. Everybody that told you no, you gonna make them tell you yes. And here's what I mean. If they still got that mobile home and it's 30 days later, you should be saying, hey, just reaching out to you, see if you get that mobile home sold, well, I will be glad to help you get that mobile home sold. Like I told you, I still got those families looking to buy or, well, let's revisit the offer that I gave you. I couldn't meet you at the $10,000, but I was at 5. What are you thinking? Everybody that told you no, or let me think about it, or let me get back with you, you should be following up with them. I'm gonna give y' all a real, real story. I had this gentleman we wanted, I wanted the mobile home. He agreed he was gonna give me the mobile home for $3,000. Well, what happened was he moved out of town. The mobile home was still there. It wasn't urgent for him. He told me he would get back with me. Six months later I followed up. He was like, ah, I haven't got back to it. A year later I followed up. Guess what ended up happening. His mom passed away. He moved back to the area to help take care of his dad. He told me he needed to keep the house because now he was fixing it up for them. He wasn't interested in selling it anymore. I said, well, listen, I'm here if you need help. No problem. Six months later I called. He was like, hey, thanks for calling, but my dad is living there. Everything's going fine. I'm not interested, y'. All. I let a whole year go by and I called him. He told me his dad had died a couple of months ago ago and he was glad that I called him. Because he was ready to sell. Because him and his siblings were selling the land and they wanted the mobile home gone because it was a real house on it. It was like 10 acres of land. So my point again, I followed up with that man for years before I actually purchased the mobile home. No, mobile home is a dead deal unless you tell me, hey, don't call me anymore. I'm not interested. I'm never going to sell. And then I'm gonna still call you back in a year or so anyways. Y' all don't have to be like me. But I'm telling you, you have to follow up with the leads, offer a new offer, negotiate the price changes as well. You may find some people that say, listen, yes, I'm ready to sell. I just need to get rid of this. Where the whole time she wanted 10. Now she's willing to accept your 4 or your 5. Do not give up on your leads. You have to follow up. So with follow up, you have to keep a database. Now you can use podio, you can use trello. There are so many CRM management systems to manage your clients information. I don't care. I have some students I love, Ms. Shirley, she is one of my investors and she's a grandma, y'. All. She's older and she writes her stuff down and gets her grandchildren to help her. I'm saying that to say, I don't care if you have to write it on pen and paper. Track your leads and continue to follow up. You never know when you're needed. The same thing with park managers. Follow up with them. Okay, in closing, y', all, I really need y' all to understand speed comes from reps. That's it. Speed comes from reps, not perfection. So the harder you go with your marketing and following up the leads, the closing, the faster you're going to close a deal. I've had some students that came into my mentorship program, but had bought my course as a prerequisite, and they closed a deal within the first two weeks. I had a young lady who's closed a deal in 30 days. I've had a young lady who was consistent, not consistent, consistent. And guess what? It took her one year to close the deal. But after that year, she had built up confidence and she has been closing deals continually. This is a life skill that once you learn it, you'll never forget it. But the way to close your deal, a perfect timeline, I would definitely say will be that 30 to 90 days. But your success depends on you. If you're interested to get started. Comment First Deal and I'll send you the link to my Facebook group where you can get your First Deal checklist so you can make sure that you check everything off as you're going to the closing table. See you on the next video.
