Wholesaling Mobile Homes Quick Cash!!

Nichole Briscoe (the "Mobile Home Mommy") walks through a 1995 Oakwood 3-bedroom, 2-bath mobile home she is wholesaling. She describes the interior and structural condition (solid floors, skylight leak in master, removed bathroom fixtures, new water heater, busted/moldy cabinets), explains how she sourced the lead via a bandit sign, negotiated the contract (obtained it for $800 with 60 days to move), estimated repairs (handyman quoted under $1,200 for the master bedroom) and coordinated movers; she marketed the home and sold it the next day for nearly $7,000. The video doubles as a how-to pitch for her Mobile Home Elite mentorship.

Mobile home mommy. What's up everybody? It's your girl. Nicole Briscoe, AKA the mobile home mommy. AKA head coach for Bow Mobile Home Elite investors. I out here today at a mobile home that I'm wholesaling. So I'm gonna give you all a walkthrough and tell you how I got this lead, how I got it under contract and what I did to make sure I close on this mobile home. Let's take a walk. So this is a 1995 Oakwood 3 bedroom, 2 bath. As you can see, this is the living room. I'll let you know. I've already walk this property. The floors are solid. It may not look like it, but the floors are solid. Of course you will need new carpet flooring. The is new flooring put down in the kitchen. However, it needs to be pulled up. Now here, here's what's the big turn off, right? So when you come in the master bedroom, it was leaking from the skylight and they had started to remodel the home. Excuse me, remodel the master bedroom. So as you can see, they took all the walls down. They wanted to move the bathroom. It was a bathroom tub here. There was a the toilet, the stand up shower and the vanity. They removed it all in hopes to revamp it and move it around. Well, with that being said, they decided, you know what, I just want to be done with this house. And that's where I came in at. So this lead came, one of my bandit signs. I got a call from a distressed buyer saying, look, I just need to get rid of this property. I'm tired of it. I put too much work into it. Would you come out and take a look at it? So know your pain points, know your bias pain points. Listen to their problems. We are problem solvers. We are problem solvers. With that being said, I walked around. They said they had several people come and look at it. They weren't interested. I, I knew then that they probably didn't know how to market because this is a good solid home. And I've already had my handyman come out and give me an estimate on the repairs. Did you all notice that the home has a brand new water heater in it? So a water heater will be more expensive than replacing this. At least what my handyman would charge me to replace it. So again, I walked the property and I saw the value, but I also listened to their pain points. So if we come through the rest of the home. See the cabinets? Yeah, they're busted. Majority of times I'LL try to clean the cabinets off. However, these have mold on it. I normally let my handyman come in and advise if I should clean it, paint it. Majority of the time we just cleaning and painting it real good. Sanitizing it down for the mold. Now walk with me. Like I said, I've already checked this house to a soft spot. So all of the floors are sturdy. This is the middle bedroom. Again, nothing wrong with the middle bedroom. Of course, mobile home bedrooms are much smaller, but you would always check for soft spot. These floors are solid. And again, I knew my exit strategy for this home would be to wholesale it. This is not one I want to buy and flip because I'm already in the middle of two other projects. So again, this seller we came up, we negotiated a price. I got it under contract at that said price. I also negotiated 60 days to get the home move. I contacted the mover. The mover said, no problem, we could come out and get it moved. He came out and saw how, you know, saw the inside and the outside. Make sure that everything qualified for it to move. I posted the home had a showing. We sold the house yesterday. Guess how much I got it under contract for $800. Guess how much I sold it for? Almost $7,000. Have to know your market. Remember, do your research, know your market, build up your buyers list. These are the things that I tell you in our mobile home elite fast track course. Know your market. This was a very good mobile home. I could tell he just wanted to get rid of it. And I'm like, let's negotiate. My first price I offered him was 800. He said, no problem, take it. Know your sellers, know your pain points. Let me show you the outside of the mobile home. So the movers will come, they'll remove the decks. You don't have to worry about that. All of the skirting around the mobile home, my movers will remove that as well. A bonus bonus is the tongue is attached. Because if this tongue isn't attached or hitch, whatever you want to call it, you will have to pay. Don't be surprised if you see some chicken and some roosters running through this video because we were just chasing them a little while ago. We come back this way again. The house, the house structurally is nice. It's solid floors throughout. That's what I look. That's what I look for. For the roof has no leaks. That's what I look for. The master bedroom. My handyman already came and priced it. He quoted me under $1200 to fix that one room this can be a great investment property for a newbie investor or someone that's looking for a home. And the person that purchased it, they have their own land, they're just looking to add a home, a mobile home, particularly a three bedroom, two bath. So when they saw this, they were like, no brainer. I could get this home and fix it with no problem. So these are the things we're looking for when you're looking for a mobile home. So remember, number one, market yourself. Put out my bandit signs. Number two, I came out here, negotiated with the seller, I listened to his pain points, heard what he needed and solved his problem. Moving a mobile home. I also have movers that come out and look at it, right? The next thing is, I marketed the home. Once I marketed the home, had a showing, had people come out and look at it, got it on the contract, sold it, and now I'm helping them get it moved. It's as simple as that. Of course it is. More details in between. I'll be glad to take you a step forward, but you got to join the mentorship for that. But don't get discouraged if you're trying to wholesale mobile homes, it's literally that simple.
