Hey guys, Nick Krautter here. I'm so excited to be bringing SellPDX.com back. It has been a resource for almost 20 years in the Portland area, and we just revamped it. A lot more video and some great tools. And I want to tell you about the APoD tool which we built. It's right there on the website. You don't need to log in or anything to use it. And that stands for Annual Property Operating Data. So if you've been dreaming of building your real estate portfolio and learning about investment property. This is a 1-year snapshot on the financial health of any property you're looking at. Now, you do need some numbers to run it, but we tried to make it as simple as possible. So we, uh, put a 35% expense ratio. Depending on how old or new the property is or what condition it's in, that might be a little high or might be a little bit low. So take a look. I want you guys to pick a property you're curious about. Put in the numbers of the price, your loan quote, and the rents, and it'll show you your rates of return, gross rent multiplier, cap rate, cash on cash. Those are all critical things to learn and know about if you want to invest in real estate. And if it sounds super complicated, I promise you, you can get it, and I'm happy to help you learn how to be an educated investor. And it starts with using the APod tool on sellbdx.com.
