In this solo episode of The Secret Property Club Podcast, host David Oliveira warns property investors about three recurring, costly mistakes in 2025 and offers practical ways to avoid them. First, he highlights the looming tightening of Energy Performance Certificate (EPC) standards, urging investors to assess current EPC ratings, estimate upgrade costs, and factor these into purchase decisions before regulations require a minimum rating of C. Second, he cautions against over‑leveraging in a climate of uncertain interest rates, recommending stress‑testing deals at 7‑8% rates and maintaining breathing room to prevent mortgage payments from spiralling when fixed terms end. Third, he warns against buying in so‑called “hotspot” areas without thorough due‑diligence, stressing the need to examine employment data, transport links, rental demand, and other fundamentals rather than relying on hype. Throughout, David emphasizes proactive planning, the use of AI tools for faster analysis, and directs listeners to the Secret Property Club community resources for further support.

Hello and welcome to The Secret Property Club Podcast. I am David Oliveira, and if you are new here, this is where property investors get the real insights that can make or break your investment journey. It has been a while since the last episode, but I've been quite busy working with investors in our community, and you know what, I keep seeing mistakes that can cost quite a lot of money over and over again. So today I'm sharing the top 3 mistakes that could literally cost you thousands in 2025, and more importantly, I will be sharing how you can avoid them. The biggest mistake that I am seeing now is investors not staying on top of energy efficiency requirements. The government has been tightening EPC standards for rental properties. And while the timeline keeps changing, the direction is really clear: properties will need to meet higher energy efficiency standards. So right now, rental properties need at least an EPC rating of E, but the changes that are about to happen mean that properties, rental properties, will need an EPC rating of a C. The smart move for all of us is to get ahead of whatever changes are coming, instead of struggling later with the upgrade costs that might be required. Just last week I had a member of the Secret Property Club contacting me. He's got 12 properties and is quite worried about the potential upgrade costs for the EPC ratings. Now, I understand that because it could be thousands per property if you are not prepared. And here's what you need to do: get the current EPC assessments and understand how much is going to cost to boost the EPC ratings. And we need to factor those costs into any investment decisions that we make. A property deal that looks great today might be quite expensive down the line, because you might look at a property that is really cheap, but because of the changes on the EPC ratings a few years down the line, you're going to have to spend quite a bit of money. Now, the second mistake, and this one is quite painful: overleveraging when rates are still so unpredictable. It really can be a problem. I'm seeing investors stretch themselves thin assuming that rates will drop quickly, but we don't know that. So look, I get it, property prices are still high and you want to maximise your purchasing power. That's all good and I understand it, but I have seen too many investors get caught out when their fixed rates end, and then suddenly instead of having mortgage payments of £300, they are paying £500 or £600 per property. So what the smart play right now. I think that you need to leave yourself some breathing room. Stress test your deals at 7% and 8% interest rates, and not 4-5% that you might be getting on fixed-term rates. If the numbers don't work at the higher rates, then you need to walk away. And then the third mistake is jumping into the so-called property hotspots without doing your homework. Remember that Due diligence is everything. Everyone's talking about certain areas being the next big thing, but are you actually checking the fundamentals? I see investors buying in areas just because they heard someone talking about it and because someone said it's an up-and-coming area, without looking at employment data, transport links, or even just the rental demand, which is a fundamental basic thing you need to check on every deal. Just because an area is cheap, it doesn't mean that is a good property investment area. Before you buy anywhere, you need to make some checks: what are the employment rates? What's the average time to let? Are there any major employers moving in or moving out? This takes only 30 minutes of your time, but could save you thousands of pounds and years of headaches. You can also use AI to analyse your deals much, much faster. So there you have it. These are 3 mistakes that are costing investors serious money right now: EPC compliance planning, overleveraging, and poor area research. Avoid these, and you are already ahead of most investors.
