In this solo episode of The Secret Property Club Podcast, host David Oliveira argues that mindset is the foundational element of successful property investing. He outlines how limiting beliefs—such as fear of failure, perceived lack of money, experience, or time—hold investors back, and he provides a step‑by‑step framework to replace those beliefs with a resilient, growth‑oriented mindset. Key techniques include reframing negative thoughts into possibility‑focused questions, investing in education and mentorship, using visualization and positive affirmations, and treating setbacks as learning opportunities. Oliveira then moves from mindset to action, stressing the importance of crystal‑clear goals, measurable plans, consistent daily execution, and accountability partners or mastermind groups. Throughout, he shares personal anecdotes, promotes the Progressive Property academy that transformed his own investing skills, and invites listeners to join The Secret Property Club membership for ongoing support and resources.

Hello and welcome to another episode of The Secret Property Club Podcast. My name is David Oliveira, I am your host, and today I am going to talk about maybe the most important aspect of your property investment journey. I am talking about mindset. You see, it's not just about going on property viewings and talking to agents, analysing deals, It's also about how you approach those numbers and approach those deals. You can think of mindset as the foundation for a successful property business. With a weak foundation, everything will crumble and those deals are not gonna happen. But if you have a strong mindset, then you can go through anything that comes your way. You will be able to be resilient and make decisions. So let's be honest, in property a lot of things can go wrong and there are going to be storms. So you need to have a strong mindset to be able to get through anything that comes your way. So let's talk about something that can hold you back: your own limiting beliefs, the little voices that, you know, whisper in your head saying that you are not good enough or that it's too risky, you don't have enough money, you don't have enough experience. We all have those limiting beliefs to some degree, but what is important is to not let them, you know, dictate your actions and control how you approach your business. For example, The fear of failure, which is a big one. Many investors are so scared of making a mistake that they never take any action at all. Some investors just play investing. And when I say play, I mean they pretend they are investing. They believe that they are property investors, but all they do is go to networking events and to training courses. And to viewings, but they don't put offers in and they don't actually close any deals. They believe in the wrong things. They think that they don't have enough money, they don't have enough experience, they don't have enough time, they don't have enough knowledge. And all of those are just excuses. They're not reality. So you kind of have to get over that, that mindset, that negative mindset that is holding you back. So what can we learn from this? Your mindset directly impacts your decision-making process. So if you are constantly focused on what can go wrong, you will see problems everywhere, you will see risks everywhere, and you will second-guess yourself, and you will end up missing opportunities. But if you cultivate a positive and resilient mindset, you will most definitely find opportunities for growth. You will be more confident, you'll be more decisive, and you will close more deals. The first step to succeed is awareness. You need to be very, very aware of your own limiting beliefs, and every time that you start talking or thinking in a negative way, you have to hold yourself back. You need to start paying attention to your own thoughts. So you can ask yourself, are these thoughts, are these decisions helping me, or are these decisions and thoughts stopping me and holding me back? Once you understand What are those limiting beliefs? You've got to replace your negative emotions, your negative thoughts for positive ones. And when that happens, you will see change. You gotta remember that your mindset is your greatest asset. So if you invest in your mindset, if you invest in self-development, you will then see transformation. Okay, so we spoke about limiting beliefs and what is holding us back. Now I want to be a little bit more practical. How do we actually overcome fear? It is a process but is definitely achievable. One of the most powerful techniques to reframe your thoughts is instead of saying, "I can't afford this," You can ask yourself, "How I can afford it?" And instead of thinking, "This deal is too risky," think, "What steps can I take to reduce the risks?" It's about shifting your perspective basically from a place of limitation to a place of possibility. That's really, really powerful. Let's say that you are worried about taking on a renovation project, you know, a refurb that is too big. Instead of focusing on the potential problems, you got to reframe it as an opportunity so that you understand how much value you can add to the property, how much more profits you can make by doing that refurb. Or if you are afraid of networking, then instead of thinking that this is going to be a disaster. You've got to reframe it to an opportunity to learn from experienced investors and to build potential relationships with new business partners. It's very simple to shift that mindset, to reframe your thoughts, and can definitely impact the way that you act and your experiences in the future. Education is really important because the more you know about property investing, about marketing, about negotiation, about sales, you will definitely feel more confident and empowered to go and close your next deal. So I suggest that you read as many books as you can, that you attend webinars, that you go to courses, that you join a masterclass. You can even listen to podcasts like this one and find a mentor that can guide you. Mentorship, joining a mastermind is a game changer because if you have someone that has been there, done that, and can offer you the support, the advice, that can make a huge difference. Because sometimes you just need a little bit of reassurance. You already know what to do, but you need the approval from someone that has the experience and that is doing what you want to do. You shouldn't be afraid to reach out to people that have more experience than you and ask for guidance. Most people, believe it or not, they are happy to help. It kind of gives them a boost of confidence and authority in the industry when they help somebody else, so you should, at every opportunity, when you have a question, when you're doubting yourself, go and ask somebody for help. Because when you do, you're actually reducing your risk to fail. And now that I mentioned risks, let's talk about that. Property definitely involves risk. There is no way, you know, to, to go around that. There is always a risk in any investment that you do. But you should be taking calculated risks, not reckless ones. You need to do your due diligence, analyse the numbers for every deal, and so that you can make informed decisions. You shouldn't let fear paralyse you, and then you're gonna fall again into that analysis paralysis. But also, you shouldn't be afraid to walk away from a deal if it doesn't feel right. Sometimes it's just not the right thing for you, but guess what? There are so many deals out there that you can definitely find another one soon enough. Two more powerful tools are visualisation and positive affirmations. I'm huge about these. I've got a vision board in my office that is so big I cannot miss it, and it's got there. How much money I want to make this year. It's got my values in there. It's got pictures where I can see myself in the future. It's got a chart showing how much passive income I'm receiving, and it's got some empty spots so that I can fill them in and have that passive income going up. And I've got some of my favorite quotes of all time. And I know that not everyone believes in visualization and positive affirmations and all of that, but the reality is whatever you put into your brain is who you become. If you put negative thoughts into your brain, if you are consuming negative stuff all the time, then you're going to be a negative person and negative stuff are going to come your way. But if you are thinking positive, If you are feeding positive information to your brain, then positive things will come your way. Visualization is about creating a mental image of your success and your future. On the other side, positive affirmations are about programming your subconscious mind with positive statements. For instance, you can say, I am a successful property investor. I am healthy and happy. I attract profitable deals. I find below market value properties everywhere. I see opportunity everywhere. I am healthy and I am happy. So if you repeat these affirmations daily, your subconscious mind will start look for ways to make it happen. So, building confidence takes time and effort. You can't be working on your self-development for a week and then decide to binge-watch Netflix for another week. It doesn't work that way. You need to be consistent on the work that you put into yourself. So, I suggest that you get out there Invest in education, read books, find a mentor, take calculated risks, use visualisation and positive affirmations, and you will see that you got this. Next, I will be talking about resilience. How can you be more resilient and feel confident? We all know that it is difficult to be a property investor, even the most Confident investors have trouble sometimes. Deals can fall through, a refurb goes over the budget, it's difficult to find properties, some offers are rejected. It all can happen, but it's not about avoiding failure, it's about how you bounce back from it. Resilience is a little bit like a muscle. It grows the more you practice, it grows stronger. And that's why I say that you have to adapt, learn, and keep moving forward even when the things, you know, don't go according to plan. In property investing, resilience is pretty much a non-negotiable. You need to develop resilience and perseverance. You need to shift your perspective on failure because that is going to help you. Instead of viewing it as a bad thing, you need to see it as a learning opportunity. So if something bad happens, you need to ask yourself, what can I learn from this? How can I do things differently next time? And every time that you have a setback, you need to see it as an opportunity, you know, to develop, to grow, to refine your strategies, and to just become a better property investor. I have had many failures myself in the past, you know, early on in the business. I've made a deal that on paper seemed the perfect deal, that deal that everybody wants, but I didn't really look at all of the regulations, so I end up losing some money and time. But instead of dwelling on it, I analysed what went wrong, you know, I learned from my mistakes I moved on, I analysed what went wrong so that I'm not gonna do that again in the future. That's what it is about. And this is why you shouldn't try to do it alone, because when you have a setback, sometimes it's difficult to, to build yourself back up. Having a good support system, surrounding yourself with people who understand the challenges that you have faced, it's really important. If you find a mentor, or join a mastermind, connect with other people, it will help you. Having that support can make a huge difference. It made a huge difference for me, and I'm very, very thankful to Progressive Property. I did a 1-year academy training with them, and it pretty much changed my life and my qualities as investor. It changed the skills that I have. You gotta remember that property investing is a marathon, it's not a sprint. There is going to be ups and downs all the time, not just financially but mentally as well. So you gotta focus on the long-term goal and you can't get your short-term setbacks, you know, stop you. So you keep pushing and you keep moving forward. That's what resilience is about. Build your resilience muscle and you will be able to overcome any challenge that comes your way. And now that we spoke about building the right mindset, overcome fear, and build resilience, it's time to turn it into actual results. It's time to talk about taking action so that you can achieve your investment goals, because let's be honest, mindset without action is just wishful thinking. The first step really is clarity. What exactly do you want to achieve? You need to know where you're going so that you can build a roadmap. Don't just say, "I want to have 10 properties in 1 year." Don't just say, "I want to be successful." You need to get really specific. How many properties do you want to own, in what period of time, what type of properties, what is your target income. You need to write it down and you need to make it measurable, because clarity is power. So you gotta set deadlines. Once you have those clear goals, you can create a plan. You can break down your big, big goals into small measurable steps. What actions do you need to take each day, each week, each month? So let's say that you want to buy 5 properties. To get 1 property, I need to put potentially 10 offers, so I will have to make 50 offers in total and potentially have 100 viewings or even 200 viewings. You gotta put the work in, and you got to be prepared for that. But at least if you know what the plan is, you know exactly what you need to do. If you know that you need to do 100 viewings in the next 12 months, then you can plan to do at least 10 viewings per month, uh, so that will lead you to the results that you are looking for. In the end, it comes down to consistency, and consistency is key. You know, on social media, on making offers, on exercise, on pretty much everything where you want to have positive results. So it's not about doing everything perfect, but it's about showing up every day and about taking action even when you don't feel like it, because small consistent actions will compound over time and it will lead you to success, to significant results. You gotta find an accountability partner or join a mastermind group just to keep you on track, someone that will hold you accountable to your goals and that will help you achieve them. It's definitely a game changer. I say again, it changed my life. It's really easy to make excuses when You are only accountable to yourself, and that is why having a partner, even if it's just an accountability partner, can be a very, very positive experience. I've seen so many people, so many investors that have achieved massive results just by taking action every single day. And are they special? They are not special, but they have decided to change their lives. They have decided to stay focused on their goals, and so they're just achieving incredible things. And you can do the same. You just gotta believe in yourself. You gotta believe in your ability to achieve your goals and your ability to take action. And when you really, really believe, you will find the energy, the resources, the motivation to do it, and opportunities will come your way. But don't wait for the perfect moment, because the perfect moment is right now. You gotta take action today. Set your goals today, create the plan, find an accountability partner, and most importantly, believe in yourself, because you have the power to create the life that you want. So now you just need to go out there and make it happen. And that brings our episode to the end. I hope that you are feeling inspired. I hope that you are empowered and that you have now made the decision to take control of your investor mindset. You got to remember, it's not just about deals and numbers and viewings. It's about overcoming fear, about building your own confidence, resilience, and taking action. You have the power to achieve your goals, you know that, but you've got to believe in yourself and you have to take your first step today. We have talked about understanding the power of mindset, which is something that I love talking about. We have talked about reframing negative thoughts and build confidence through education and having a support system, embrace failure as a learning opportunity every single time, and also the importance of take consistent action. So just to finalize, you gotta remember, your mindset is your greatest asset. If you invest in it, you work on it, you're gonna see results.
